The contractor (who I have heard is no longer with [name removed]) rushed through a number of things and literally cut corner to get the house “done”. I have consistently found things that need to be fixed over the last 10 months. Luckily, [name removed] has been very good at communicating with me and getting these things remedied. [name removed] has been a lifesaver as well.

My warranty manager has been communicative and friendly. However, [name removed] seems to look for every excuse to avoid doing the right thing if it mean work or expense for [name removed]; even when the errors and issues are obvious. I had to deal with this constantly throughout my (very long) build process and it has now extended to warranty issues. I am not sure where in your organization this is coming from. I am now left with no option but to try to pursue legal remedies.

The quality of work from many of the subcontractors was awful. The oversight of the subcontractors was severely lacking. There were so many mistakes made during the construction of the home that were not caught by [name removed] employees. The amount of time it took to complete my home was awful. And the worst of all was [name removed] the brick contractor. I paid extra money to get a certain look from the brick and the mortar, and what I ended up with was not even close. I think the outside of my home does not look good and is not what I paid for. I'm extremely dissapointed with the brick, mortar, and overall look of the exterior of my home. I wish someone from [name removed] management would contact me about this issue.

It's a brand new house but everything is falling apart already. The wiring is bad I can't get good internet connection, the paint is terrible your bare hands can't even touch it without leaving a mark. The kitchen cabinets are falling apart, my son can't play at the back yard because we still have water holding up, toilet seat falling apart...the list goes on and on. I expected more quality products after all its a luxury home

The construction manager ([name removed])was very responsive and a pleasure to work with. [name removed] did a great job finding us exactly what we were looking for and [name removed] did everything he said he would. Great job by all!

Liked - [name removed] has done well on some warranty issues I've brought to her attention. I have seen her hold subcontractors accountable and she has advocated on my behalf. She has done a good job of communicating appointment times and also for getting me appointment times that are convenient for me, which I greatly appreciate. I am still waiting to hear about a solution to a warranty item I submitted several weeks ago. [name removed] has said that her boss is involved and the concrete guys might have a solution, but my driveway still has not been fixed with all of the footprints and stains. I'm hoping that gets resolved soon.

There was lack of organization at every level. Almost a year into living in the house and multiple things that I would like to bring up for repair, but I am not sure I have the patience or the energy. Things that should have been right the first time.

The amount of time it took to complete the build. I was told by the Sales Manager at the time that it will take 12 months - 15 months to complete (I believe he said that to ensure that I signed the contract, if told otherwise, I would not have signed). It is unheard of for a builder to take almost 2 years (21 months) to build a single family home. Considering the current economic state with high mortgage rates, this was unfavorable to me. The build was prioritized to close on Dec 4th because I was scheduled to travel overseas and there were still a few things that needed to be completed after closing and have not been completed.

[name removed], who handles the warranty for our neighborhood, has been really great trying to take care of everything. Still a few items on the punch list. Dislike - the fact that landscape is unwarrantable item. One of my trees is dead, possibly because sprinkler system had to be replaced and wasn’t watering properly. But this is unwarrantable. Why? [name removed] is replacing my neighbor’s - what can’t [name removed]? Dislike - the fact that corner/wall cracks are not taken care of within the first year. Again, [name removed] does that, why can’t [name removed]?

Like - the home turned out amazing. [name removed] and [name removed] both were very responsive to my questions and concerns throughout the process. They were always available to meet in person and also over the phone. They listened to us and cared about our concerns. Dislike - The subcontractors that came in made a lot of mistakes and showed little regard for the work done by the other trades. For example - the carpet guys damaged a bunch of the baseboards, the framers stabbed one of their tools into the exterior insulation sheathing, I found a LOT of beer cans on the job throughout the process. I would say overall the quality of workers that were on site were average at best and had to come back to the home multiple times to get things right, but at least [name removed] and [name removed] held them to a high standard before cutting them loose.

This absolutely requires a conversation on the phone or in person rather than over a survey forum. This was one of the worst processes I have gone through as an experienced homeowner. From the lack of communication to the ineptness of employees was severely lacking on all fronts. I am also concerned about the quality of some of the materials that were chosen to be placed in my home. Again, if something was not available it was never communicated that it would be substituted with another product. Either [name removed] was aware and let it unfold or was completely oblivious. Either way, I feel the integrity of the [name removed] name has been tarnished from this experience. To mention a few of many things: -The original sales person delayed our building process by 60-90 days from not turning in paperwork and she was subsequently fired after many complaints from not only us, but others in the community. -Many conversations with corporate led to no action. -Dry wall, texture, and paint completed before windows and several rain storms happened during this time compromising the dry wall. -Finishing details like countertop slabs with flaws, flooring that is separating, paint details, etc. -The new sales person in [name removed] [name removed] could benefit from training in professionalism and communication. All of this to say now because we did not want to seem "difficult" to [name removed] out of fear of a contract cancellation and retaliation. Working with the Sales agent was not the best experience. Lack of communication, or sometimes wrong information provided which added several days of delay and waiting during the closing period. The overbearing "policy" from "management". Understanding that we are in a Pandemic, and at this time an Arctic Blizzard, some concessions should have been made by [name removed] end regarding "REQUIRED" walk-throughs, etc. Understanding legal responsibility and reducing your liability after the fact, but come on! No video walk-throughs when we have our realtor present with the [name removed] rep!?
