The best part was working with [name removed]. He was quick to communicate and made us feel that providing us with a beautiful home was his top priority. We also appreciated [name removed] who stepped in when our initial builder was terminated. He did everything within his power to meet our timelines and make sure all was as we wished. Both guys truly went above and beyond. Our warranty rep, [name removed] has been very responsive and has been making sure all things that needed fixing are getting fixed.

Contract negotiations were challenging, pricing changed frequently mostly increasing with little discussion. Plans were not adjusted as discussed and we were asked to sign off on plans that did not coordinate with the standard specifications when the expectation would be the plans. Standard specifications were lower than expectations for Custom Homes. Time frame was extremely long, waiting over 6 weeks after contract signing for the interior selections and delaying the start of construction until all decisions were completed (all significant exterior and plan selections completed). [name removed] did not appear to push plan approval from HOA, we intervened to push approval. We were fortunate to have [name removed] as our 1st supervisor, he was aggressive and pushed the beginning as far as he was able prior to permit approval and hit the ground running once the permit was approved. Under [name removed]'s guidance, the early phases of construction proceeded quickly, underground prep, slab prep and pouring, and framing, all in a great schedule. [name removed] walked us through the first plan meeting, making adjustments based on HOA requirements and other items and noted that he would send it to the architect for final plan adjustments. Apparently, final adjustments were not made on the plans and many subcontractors did not make adjustments to the a/c locations and other things, which resulted in issues and rebuilds during construction. [name removed] was great but due to change in employment handed it off to [name removed] at gypsum board installation to complete the job. We were SO HAPPY with our work and relationship with [name removed], he listened to us and was so customer focused. Construction continued with all decisions made and a great pace with [name removed] pushing the [name removed] to our end of year / early January turnover. There were some hiccups along the way but [name removed] coordinated the work through and delivered a great final product. At final acceptance were revealed a few minor items not corrected or completed and he pushed them through even after we moved in. Overall from our perspective, we got a spectacular product and are extremely happy with our new Shaddock Home. There were hurdles along the way in the early project scope and negotiation stages and change order adjustments along the way but we continued to move through it. Construction was as smooth as it could be and thanks to both [name removed] and especially [name removed] for their excellent work and focus on our new home and delivering it to a Shaddock level of excellence. [name removed] delivered earlier than original expectations and we are so thrilled to be in our new home. Overall that supports our final rating of 9/10.

I thought there was poor communication with the builder (NOT the sales rep). Also, when we came for our final walk-through the day of closing the house was a complete mess and several items identified on the orientaton were not addressed. We were just told by builder that "I couldn't get responses from the contractors." I am a real estate agent so I totally understand that sub-contractors don't always communicate timely (or at all). However, the next day many of the items were addressed. It just made us feel that this house/closing was not a priority for this builder. He could still have communicated with us about the condition prior to our walk-through. It was a huge disappointment. I would have been completely embarrassed if this was a home for a client of mine - instead of my personal home.

[name removed] and [name removed] have been very responsive through the warranty process in answering our inquiries to fix small issues. It has been more of a challenge getting ultimate vendors to follow up and get fixes scheduled (lack of call backs, showing up without appointments). Some of the items also could have been caught prior to closing.

Contract process was straightforward. Delays in build were frustrating but were more the market/economy than the builder. There were some quality & construction issues during the build that could have been handled better but Shaddock sales rep has been very responsive and helpful throughout, and helped to mitigate the communications issues with the builder.

It is not the warranty service or customer care experience that we dislike but more in the quality of workmanship for the investment we made into our home. Very poor work and sloppy work throughout the house that is substandard in even the most basic of homes.

We had an awful experience with [name removed] (first building manger). [name removed] fit better job, but many issues were already unfixable at that point. Design Center was short, bored and uninterested in any problems we experienced such as discontinued items, pricing differences or help after your two appointments. Subs were largely unskilled and unsupervised. Many items/installations were damaged or poorly repaired. Upper management was uninterested in problems on site, or unacceptable excuses were made for poor quality work.

Overall finishes were subpar - paint on plate covers and overspray on flooring, awful paint job on cabinets (drips, roller and brush marks), terrible concrete finishing (splatter all over brick and surface chipping/flaking out), insulation in ceiling that had fallen out and was never replaced prior to drywall install, tile floor with hollow spots, floating LVP floor was not prepped well and there are multiple large areas that have air pockets and click when stepped on (which according to their "flooring expert" is a normal finding - NO, the crew did not check for low spots prior to laying planks!), poor tile/grout install on showers, crap landscapers (LandPro) their sales guy [name removed] was terrible to work with and the crew just threw down sod without prepping soil. Build timeline took about 9 months from breaking ground to completion which is about average. [name removed] was lazy and didn't supervise well/looked the other way and tolerated crap workmanship, disgusting job site with trash everywhere (including a literal pile of crap on top of a toilet flange plug which I asked to be cleaned up and it eventually was - 3 weeks later!). Painters washing their brushes in our black kitchen sink (a $1200 upgrade through [name removed] but can be found online for $500-600). The list goes on and on. A lot of features [name removed] advertised on their "luxury" flyer was not done, such as Taexx in-wall pest control, etc. Exterior sheathing is a joke, it is literally a cardboard sheet which gets taped to provide the "air barrier". You would think a semi-custom home builder would use Zip system sheathing at the minimum, but they said that product is too expensive, which is ironic since the smallest floorplan in my subdivision (a single story, 4 bedroom) starts at over $700k. [name removed] the CM was a joy to work with and was communicative, flexible with certain requests, and made sure we were happy. Really wish we had him from the beginning. However, overall, the execution was mediocre due to low quality work regarding finishes and we had to spend a great deal of time cleaning up after we moved in.

We think the warranty manager, [name removed] and sales associate, [name removed], have both been wonderful to work with and very responsive. They genuinely want the homeowners to be happy and they really care about the homeowner experience. We didn't care for the construction manager when we purchased ([name removed]), but thankfully [name removed] and [name removed] have come to the rescue. We do think once our warranty items are all completed, that we will be happy with our home. We love the neighborhood!

I felt the overall value proposition, thoughtful inclusions and quality of the home would have been great, if it was executed properly. Unfortunately, the construction and finish out felt substandard in many areas and simply not to plan in others, including missing windows, faulty subfloor, leaking roofing, and framing mistakes.
