Like: [name removed] delivered home to the commitment amidst [name removed] delays with no price hike. Its a shows how much shaddock values the customers Dislike: builder/sales person got changed few times. No coordination and I faced few hiccups along the process. Sales person has no idea on lot of things and no coordination with 3rd party installers like home pro. I had to deal with multiple parties. Home orientation is not done at professional level.

Our oak floors have been cupped since our walk through on May 5, 2021 and we were told at that time that the head floor man would get back to us in September. Haven't heard anything as of today. Other that the hardwood floors being somewhat disappointing , we love our [name removed] home.

I did have a lot of issues with communication from my sales manager and the design center. There was tons of mis-information passed to me from both sides which made the initial experience very unpleasant and misleading. The only reason why I am giving this survey 10s is because our construction manager, [name removed] came in and truly saved the day. Without [name removed], I would have given my experience and feedback a 1 or 2. There seems to be a massive gap in y'all's process from sales manager to design center with the products y'all offer and an absolute disconnect between building process and HOA. I am still battling an issue with the HOA right now because when I signed my home contract I was told by my sales manager [name removed] I could paint my house dark gray, and now the HOA is saying that I can't. Very unhappy about this. I also put out two phone calls to upper management at [name removed] and never ONCE received a phone call back. So like I said, this whole experience would have easily warranted a 1-2 out of 10. You can thank [name removed] for saving the day and providing excellent customer service.

The closet from the 2nd floor which shares a wall with the shower has lots of humidity. I have collected two jars of water using the desiccant box. I placed a ticket but was told that if there is no water damage visible the warranty does not covers a fix. I will have to collect jars of water from that closet humidity for the time a live in this house. The stickers/labels from the windows were not pulled. The counter top has an inclination and water accumulates in the back splash grout. Everything else is perfect!

I have asked for the color of paint that was used for our cabinets multiple times. Both with [name removed] and [name removed] and no one has gotten back to me. No touch up paint for the cabinets was left and I was willing to go buy my own but I can't get a response from either. Also, within the first month of moving into our home two trees outside the front door died. I was told they weren't under warranty and that they'd the arborist out to take a look at it. Its been three months since I was told that and didn't get any help so I removed them myself. Just thought I could get a little help since they were dead before I had even lived in the house for a month.

1. Lack of consistency as we went through 3 different builders which was very frustrating as the information never flowed smoothly hence we spent alot of time ensuring our selections were implemented correctly. 2. Lack of communication between builders resulted in lost time that cost us financially by having to pay movers twice, pay for storage and staying in a hotel for almost 2 weeks,due to missing the initial projected completion of May.

I disliked the inconsistencies when it came to getting some options. Some other customers were able to get things even though we were told they weren't an option for us. I dislike the quality of the flooring material used. [name removed] [name removed]'s fault, but we are disappointed that the floors are peeling not even a year later.

A little frustrating with the lack of effort put towards fixing exhaust flaps on the roof that can be clearly heard in the house during winds. Was told it is what it is after one attempt to fix from attic. You would think with a $400k house there would be some way of having exhaust flappers that don’t wake you up during the night when the wind blows from the wrong direction.

I liked that the sales person and builder kept their commitments. There were several occasions where there was a difference in expectation or miscommunicaiton, and they always responded in the best interest of the customer.

My bedroom ceiling keeps cracking even after post-closing repair and I still don't have a brick step in my garage. There is a temporary sheetrock guard in place that is weakening.

Since March, my grass has been damaged due to construction next door. [name removed] was notified and I was assured that my grass would be repaired when they installed grass in the home being built. It was not installed. I have sent more than 5 reminders and pictures to both [name removed] and [name removed] and it still is not replaced. [name removed] will not even reply to my text messages. Everything has been a fight, a struggle, and complicated. My house flooded and it took 6 months to get the damage repaired and I had to do the majority MYSELF! I get we had covid but in looking at the timelines I was clearly not a priority. It boils down to communication and CARE. Both are clearly lacking.

I like that the home seems to be well made. [name removed] typically stands behind its product. The only issue I have is my driveway after a year is starting to break up. I am told by the warranty team that because it does not affect the functionality of the driveway (today) it is not a warranty issue. I agree it does not affect the overall functionality of the driveway, but it will in the next year. Additionally, I have had numerous issue with circuit breakers arcing and tripping. [name removed] finally did the right thing and, replaced the faulty breakers, I hope it resolves the issue long term.

Our experience with [name removed] was outstanding. [name removed] only was the quality of materials great, but most of the high quality came standard with the home. Things like larger baseboards, crown molding, etc. all come standard which was awesome! The best part of our experience with [name removed] was the overall building process. There was over and above communication, and when we saw something that could have been a problem, [name removed] was quick to make it right. Even in the middle of a global pandemic, [name removed] was able to deliver on the standards that they promised.

[removed] much it is difficult to get in contact with the representative. He is typically unresponsive then after you send several emails someone will show up at our home to fix the issue. At least the issue is fixed without issue.

TheMr [name removed] never replied to my emails. My house has flooded 3 times with NO apology. My builder stopped responding to texts of me asking him to keep his word and replace a small section of grass they damaged while building the house next door. The streets are littered with nails and debris from ongoing construction by [name removed] and Grand homes. We’ve had two flat tires so far. NO apology. The list simply goes on and on.
