My wife and I really enjoyed the knowledge, experience, professionalism and warm welcome [name removed] shared with us throughout our beginning process. She was always available and responsive. It was heart breaking to us once we learned of her replacement. We missed everything about her throughout the reminder of our home build. Someone in Southgates upper management made the wrong decision letting her go. Her loss was felt on our end and added a level of stress on our shoulders. [name removed] was absolute amazing. He really did a fabulous job as construction manager. It’s unbelievable the level of professionalism, knowledgeable and patience he exudes as a Construction Manager. His performance throughout the building process reflected his ability to multitask and follow every detail through. He is absolutely amazing at his craft. His positive and calm professionalism was comforting. He really put all of our dreams into action and for that my family and I are truly grateful. Thank you Sir

We were promised that a list of outstanding items would be taken care of before we moved in but that did not happen. It took me a lot of time following up trying to get things finished. We still haven't had our flooring repair completed. The other warranty requests have been ok at best. It has required a lot of follow up to get things repaired.

The experience started out very poorly with a sales person making promises that weren't kept and our builder seeming to be too busy to ever communicate with us. Once [name removed] tool over m, everything changed for the better. He was an excellent communicator and quickly addressed any issues we had.

Sales agent/manager forgot to submit our Pool building form and some of selections. As a result we were not allowed to build pool before closing also had a pick different selecrions. Construction was delayed over 5 months and [name removed] did not offer any rental assistance.

Disliked the sales people . Very high attitude. At the time of closing while giving the keys I wasn't even treated well or asked to sit. Even through out the build process sales always said there is nothing they could do for every problem we faced

Sales Mgr. does not know how to follow up with customer, slow to react to customer request , not friendly, not considerate of customer times. Builder needs improvement with follow up with vendors, to many mistakes during the process of building my home.

Landscaping was done cheaply. The yard elevation is causing significant water retention song both sides. There should really be a retaining wall given the severe chance in yard elevation in 5' space. Base boards are nice but seem to be made of mdf, expected better material. Otherwise, we love our home.

[name removed] (construction manager) was awesome. He was always available when we had questions or build issues. Design center experience was fantastic - the number of options were great. The standard level finish out is excellent compared to other builders we spoke with. Sales rep sometimes didn’t communicate in a timely manner. Issues on getting pricing on floating shelves - had to call corporate directly. We felt breaking ground took too long from date of signing contract.

The quality of Lawn is very poor. I pointed this out right around closing and initial move in. I was told that proper watering per recommendation will fix it. I have made sure that I water the lawn per the recommendations for the past 5 months. However there is no change there are several dry patches. There are areas where it is fully covered with Sand that would have slid into our yard from the near by vacant lot. This needs to be taken care off.

I liked the regular updates from builder. It helped me stay non track and prepare, The sales agent is helpful in giving advice on all our questions and enquiries. pre closing walk through is good to know about the house.

There few item which I extremely happy about and on the other hand I have seen few things which can improved like having "windows in the living can be opened" we have 6 windows in living/dining room and none of them open...to me this is a bad design...the sprinker system went down in the 1st month itself and I lost 5 bushes in the front and I'm yet to get a response on how to replace them

Didn’t like that we were told several options were available and then when building the house, they were no longer available, the limited amount of vendors that southgate uses is horrible. Timeline projected when purchased to finish home was 3 months longer. The quality of craftsmanship is not was expected for this type of house. Appraisal of home was $40,000 higher than sales price. Several of items had to be fixed after closing

1. Terrible communication gap. Did not even communicate the change in sales manager.I have been waiting for several weeks for a response and came to know that manager is no longer working. 2.Several tasks were done out of order during construction. 3.Several quality issues ? Several plumbing issues and failed inspection 4 times for very basic reasons. ? Post tension cables blown out ? Master toilet plumbing placed in wrong location and PT slab had to be cut open ? Sheathing o ZIP sheathing had several holes o Over driven nails o Sheathing not nailed into studs making it less stable ? Zip Taping o Taping was applied before sheathing issues were fixed o Wrong Tape was applied. o Tape was not applied correctly. No shingle lap fashion. Several places where tape will work as funnel instead of acting as weather barrier. ? Bowed drywalls resulting from framing issues ? Foyer dimensions off ? [name removed]-equal column widths – visually disturbing ? Warped double I-joist beam ? Beams without adequate support ? Missing Tstat in first floor and HVAC initially not designed for separate zoning in Master bedroom. ? Wrong base plate fasteners ? Studs not cut to length and not resting on bottom plate ? Contractors starting on next task without fixing issues from previous task. For example, sheathing tape applied before the sheathing issues fixed. Insulation contractors started before the framing issues fixed. ? Top plates not resting on studs ? Missing braces for the beams ? Braces not cut at 45 deg to properly support. ? Broken and bowed studs ? 2X4 walls instead of 2X6 walls ? Revealing windows ? Overhanging base plates ? Wobbling floors, not nailed properly ? Improper nailing causing the joist flanges to be broken ? Paired beams without/inadequate nailing ? Improper handling of equipment causing big damage to floor in Gameroom

There was a lack of communication during the building process. We found that there were multiple small items that while brought up during the walk through were not addressed.

He did a great job in making sure my house was a quality product. He also assisted me through the process and was very timely in all my questions.
