* [name removed] Work with respect to Roof Leak took almost 8 months to get it fixed .Workers came almost 6 times and every time they came they confirmed it was fixed but apparently not fixed completely. I couldn't use my Pantry and [name removed] s pantry for almost 6 months * List of Items noted during Move In in May was confirmed will be rectified in 30 days but the entire list was lost by the Manager and there was no copy Maintained . Poor management of Checklist and as a buyer I was not given a copy that . Most of the items were not completed in 30 days period instead it went on and on for almost 10 months * I repeatedly raised list of items to be addressed in warranty. Till now there is no consolidated list of issues reported and action item taken against it * I am requesting for a list of items reported , action taken and sign off from Buyer that all issues reported is taken care off * Very Very Poor Quality of work done for the issues reported under warranty . Poor job from Painters painting the wall, installing the baseboard (edges did not have good finish) . Paint particles were spread . Then didn't even care to clean it properly post their work was done * BathRoom flooring was bulged, It got repaired but still there is a bulge . Manager said that's all could be done and its well with in industry standards ... when we can evidently notice the buldge in floor in naked eye and could feel when you step on it, not sure how could that be in the industry standard

Builder didn’t complete exception list and had to deal with warranty staff to take care of his lack of completing. [name removed] group to date have been great to work with. For the price of the home the trim and cabinet paint is very poor quality. Scuffs and marks easily.

During the initial walk thru, prior to closing, there was a long list of items that needed to be addressed. Because of the long list of items, there were items that were missed during the walk thru. After contacting the builder, we were told to contact the warranty team. Warranty services told us it should have been identified during the initial walk thru and nothing could be done. The issue was in the main hallway and it was very embarrassing to have this quality of workmanship and have people visit our new home. It was eventually addressed, but not without a lot of discussion. Wish this process was easier to address. Additionally, we were the first to build on the lots of home in our area. After we moved in, the home next to us was started and much to our concern, the house was put on the property, so the new house's living room windows looks directly into my daughter's bed-room window. There is maybe 8 feet between the windows. When we asked the builder if this could be address, we were told that it was something we needed to take up with the new homer owner after they closed on the house. All that was required was for Southgate to extend the existing fence about 8 ft to address this issue when the fence on this new lot was put in.

Warranty service is good. Rodney, the warranty manager, is fantastic. However, the construction crew next door is careless. They cut my internet cable as well as wrecked my sprinkler heads. My emails to Brian Cimperman have been ignored.

I've had to follow-up and ask about open issues a lot. I still don't have window screens installed in all the windows of the house, more than a month after Closing. Also, communication can be improved a lot - there is no escalation point at Southgate. Who do I talk to if I feel the sales people aren't helping and similarly if I feel the builder is not very helpful. I just deal with 3 people [name removed], [name removed] and [name removed] at Southgate. I should have had escalation contacts for each of these, especially for the builder [name removed]. The other issue is that once the contract is signed, you're on your own and the sales team asks you to just talk to the builder for any issues. I signed a contract with [name removed], not a builder!

Dislike: SouthGate Homes build process lacks "First Time right" approach. Issues reported during build process are not taken care of till the house is ready for closing and then there is a lot of rip & replace which results in patch-work and lack of inishing.

I liked my home, the way it's placed and the upgrades chosen for that. But i was not happy with the closing process. I was not given any options to choose the closing date ( not even two dates to chose from) my job needs travel during the closing date and it wasn't addressed and not even considered.

Really like working with our Builders. First Wes and then Steve when Wes went onto another development. Steve was very responsive and kept us updated on the build of our home. There were a number of items on the final walk-thru that Steve worked really had to close out even after we closed.

There are several change order part of the build with the reason that demand supply problem but they didn’t compensate financially anything although buyer agreed to approve the changes reorder with different brand items as originally contracted.

When I moved in the following issues were not resolved or addressed during the inspection period: 1) Dishwasher never worked. It’s my understanding service was scheduled to be completed before I moved in. That never happened and I’ve occupied the home with no working dishwasher for a month. Allen has been great bearding cats and making it right…. Southgate shouldn’t have missed this. 2) My ovens didn’t work when I moved in and it was finally discovered last week that it was a faulty breaker in the garage…how was this not checked? 3) All 3 windows in my master bedroom have to be replaced because they don’t open and aren’t up to code…how was this missed? Was my house inspected by the City? 4) There are nicks in the countertop that I asked about and Southgate told my contact that they will not address this more me. I don’t feel this is Southgate standing behind their products. 5) I agreed to close on 9/30 and we all were moving fast….but I expected a bit more support from Southgate on being responsive to these issues. I do like the home…and can be converted into a happy referenceable client. Allen has been great and Brandon has been great….My position is that the company isn’t supporting the people taking care of the customers directly. I have been very displeased in the first 30 days with the Southgate corporate responses to the issues I have experienced. I would a appreciate a call from someone in Managment to discuss my experience and how we can have a good relationship going forward.

I did not like Chad setters attitude his willingness to almost cancel my contract two weeks from the end and that most of the trades needed to virtually be babysat because they were not doing a quality job. Steve did a beautiful job with the tools he had and was quite understanding but extremely poor framing which occurred in February at 28th to 35° and that rippled down through the whole system they also should have never installed my lawn in the conditions they did well raining as it floated in back has created flatness issues overall we are quite happy but a lot of issues we should not have had to deal with.

The overall finishing in the house was not up to the mark with several misses like improper paint, plugs not working. It looks like there was no quality check done.

The Best part during the overall process was the construction manager, [name removed] is very experienced and knowledgable. He has been very supportive and helpful, even after the closing he is taking care of things very professionally. [name removed] is also a great sales manager, she was always on top of updates throughout the process, even with all the supply chain issues, she handled it pretty well.
