- Backyard needs to be graded. I paid [name removed] last year for the yard to be graded not Landscape Pro but the expectation is that I resolve this directly with your landscaping subcontractor. Yard needs to be graded and credit provided for sod and install. - Concrete in driveway / sidewalk looks horrible. - My microwave has never worked since closing. [name removed] isn’t addressing the issue. - There is a hole is the drywall in the garage that was never patched. - Several wires are protruding from the side of the home. - As discussed in the inspection, the roof has improper contact with another portion of the roof at a change in roofline. - Shingles are being found in my yard. - Marble floor in powder room was never cleaned. - Laundry room pocket door doesn’t slide freely like guest bedroom pocket door.

First, we enjoy the style and space our [name removed] home provides. The layout is ideal for our family. Now that we are in the home - we are moving forward with positive thoughts / experience; however, the process of getting into our home was miserable and full on disappointments / frustrations. I will not hold [name removed] responsible for the countless supply chain issues (still don't have our refrigerator even though we picked it a YEAR ago) but I will state that from the Sales [name removed] to the Builder to your Corporate Reps - horrible and unprofessional. Sales [name removed] (our first one - this will become a theme) was the most scattered brained individual ever. [name removed] only did she NEVER send over the right updated contract, my wife ended up having to set up a spreadsheet to ensure we were capturing the right information. This took up hours upon hours of her time solely bc your sales rep was incompetent. To the builder (our first one), he was so disconnected it was ridiculous. He would laugh about some items on backorder not realizing we needed those very items and ALWAYS had a ready-made excuse as to why something didn't get accomplished. Now your Corporate [name removed] - whoever was the head of our subdivision or region was so dismissive when [name removed] went back on their word to put in our pool simultaneous to the house. We did EVERYTHING that was asked for this to happen and then a week before we broke ground were told "[name removed] has a new president and no more pools..." And because our sales rep didn't sign a document we completed (once again, total incompetence) your person told us "no signature, no pool - if they don't like they can get out of their agreement". So instead of being empathetic to a bad situation [name removed] created - your people started threatening us. So professional. I have never told a person a bad thing about our house but I will never promote or endorse your people and service. Like I said at the beginning - I'm just glad we are in our house and never have to deal with those people again.

Very poor on it since we requested to fix sprinkler but they took more than 2 moths to come look at it but still not fixed. Very poor landscape service. Lot of our sods are dead and one of the tree dies too we told them to replace but they never did. But they came and replaced spec home dead soad and tree. Our neighborhood yard look poor since they placing poor quality soads.

Gas leak - didn’t get resolved for 3 weeks after close which is a safety issue and the plumber reported that line was so lose that it could be tightened with his hand. Irrigation - sprinkler installed on neighbors property and won’t be resolved for several weeks Electric - several outlets are non functional and does not accept plugs, outdoor fan that worked during inspection does not turn on anymore, several lights throughout the home flicker Water leak - garage has a water leak that we have no idea what source Dry wall - towel rack installed on dry wall poorly and broke off the wall AC - didn’t get resolved for 2 weeks after move

The [name removed] at [name removed] were good to work with on most all occasions. We did not like the way our sales represented worked with us during the build process. All requests for updates were deferred to the construction supervisor. [name removed] should hire a project manager(s) for every development that helps manage customer questions/expectations/status and also assists with keeping the sub-contractors and superintendent on track. The other enhancement I would recommend is a case management system to track construction and warranty requests and status. Providing customer self service and a mechanism to ask questions online.

The lighting experience through [name removed] was unprofessional and unhelpful. We were pretty much ignored throughout the entire process where we flew in from out of state to get done which as a result we purchased 1 light fixture and did the rest on our own. We were disappointed by the [name removed]'s sales team, but I believe the owner did notice we were ignored while wondering the showroom floor, which was nice, but the damage had already been done. The design studio was an average experience as well. A suggestion for First-Time Home Buyers is to send them not only a check-list but perhaps give them ideas of what to prepare for as the "Design Consultant" didn't help with any design and pretty much took orders and ask what we wanted in each room. This is not their fault, we take ownership on not being fully prepared as first time buyers flying from out-of-state, but again, it could be helpful for others. Also, we were given various documents for add-on features such as an extra garage, window bump outs all of which was not part of the design studio packet/PDF we were given from our sales rep ([name removed] at the time). This was missed as we did not know it was an even option which we would have added and regret it to this day. If all options, add-ons, interior and exterior features could be included in a single consolidated document that would be helpful as it certain options were in separate documents. The communication prior to foundation, framing could have been improved as well. All that said, [name removed], [name removed], [name removed] and others part of the home building/buying experience were great. The design of the home is aesthetically pleasing as well as the over quality and build of the home. We had some cabinet issues and bathroom design flaws but are currently addressing them with little to no inconvenience. We are thankful [name removed] and the overall warranty team has been super helpful and patient in addressing any issues and ensuring we are pleased with the home. Also, considering we were in a Pandemic, the curbside closing process was very smooth and efficient. We are very pleased with our home, are fans of [name removed] and have learned a lot in our first home buying/building experience and in the end, glad we went with [name removed] and had the team that worked with us.

We like the quality of the homes, and the finishing. The flooring, paint, fixtures, cabinets, and doors were all better than builders grade and we appreciate that. The design professional for flooring, counter tops, cabinets, and walls/trim at Southwestern Design, [name removed] was fantastic. The design professional at the lighting company [name removed] was also great and provider excellent customer services even after and during installation. Our builder [name removed] is first class and was a pleasure to work with. [name removed] didn't play games and always gave us straight answers.
