Overall, we are very happy with our new home—particularly the brightness, the quality of materials (including shelving, walls, and countertops), and the improved utilization of space. We also appreciate that the construction team addressed most of our concerns in a timely manner. However, there are two outstanding issues that remain worrisome, and we would like to raise them again to ensure they receive proper attention. First, the garage floor condition upon move-in was disappointing. While we understand that some corrective work was completed within a short timeframe, the floor remains uneven in several areas, both visually and when walking or parking. The uneven leveling has also caused water to accumulate in certain spots during rainfall, rather than properly draining, which raises concerns about long-term durability and maintenance. In addition, there are still visible oil stains that were not properly treated or removed. As a result, we had to proceed with an unexpected epoxy treatment at our own expense simply to bring the garage floor to an acceptable condition. Second, and more concerning, is the HVAC heating system. The system produces excessive and clearly noticeable noise—specifically a persistent low-frequency vibration that transmits through the living room, master bedroom, and master bathroom. This noise is disruptive, particularly during nighttime operation, and is strong enough to wake us from sleep. Although we have reported this issue previously, it was unfortunately dismissed as a “minor issue” or described as having no viable solution, rather than being thoroughly evaluated and properly addressed. Given the impact on daily living and sleep quality, we strongly request that this HVAC issue be re-evaluated by the appropriate technical team and corrected. This level of noise and vibration should not be considered normal or acceptable for a new home. We appreciate your attention to these matters and look forward to a resolution.

Some post closing exceptions are still in progress but they are in contact with me. Other thing in design center, I went ahead and added media room set up, there is a lot of delay in setting it up and they are not providing with exact details like what they are going to install. I was surprised to see bulb projector as I was expecting laser projector. And also I had issues with US bank as they didn’t finalize closing disclosure until last minute.

I see some of the items used really poor quality. For example: 1) For 2 car garage door opener is single motor and it’s not even $120, why can’t you a double motor? 2) if anyone doing shower in 2nd floor or guest bathroom, whole house I could the sound. Why don’t you use good insulation for the walls? 3) restroom commodes are super cheap quality. 4) my backyard lawn is completely uneven, when rain comes, water stores everywhere. 5) kitchen island also I see water slide into one of the sides.

Warranty service/customer care service is NOT very good. It has been almost 5 months but no one has come for the warranty orientation despite requesting several times and when invited in the phone behaved very rudely and unprofessionally. Our HVAC system is not working properly (not cooling) despite one time repair. Again, we raise ticket but no come came to fix this issue. Our doors are still not taken care of it does not retract strong enough and latch its own unless it pull it with force. We had few yard station not receiving water properly. A guy came and suggested few steps to take care of and we did take care of those steps, however, it is still not working. These are all at least few items which needs to be taken care of by the warranty people promptly but it is disappointing to see that these basic things have not been taken care of yet!

The wood planks on the floor are developing holes. After the [name removed] warranty team and the installer reviewed and confirmed the issue, it was referred to the manufacturer over a month ago, but there’s still no estimated resolution time. The sharp wood chips are poking at our feet.

I love the model of the south gates . What I disliked most was the rigidity and the unwillingness to engage in meaningful dialogue with the customer. It often felt like a “my way or no way” approach, and I was treated as if my voice didn’t matter. I wasn’t given the opportunity to speak with different team members when my concerns weren’t addressed—especially frustrating when the issue seemed easily fixable.

The lack of flexibility and rushed execution become evident upon closer inspection. The same subcontractors work at the same pace, whether it's a spec home or a $1.3 million property, impacting the craftsmanship. While I understand the need to build quickly and cost-effectively, the details clearly reflect that approach.

My experience with Southgate Homes has been disappointing. From the start, they were completely inflexible with even the most minor changes to the home design or finishes. As a buyer, I expected a more accommodating and customer-focused approach, especially for a purchase of this magnitude. Throughout both the pre-construction and post-construction phases, I encountered numerous issues that should have been addressed with more attention to detail and professionalism. Unfortunately, these problems were made even worse by having to work with one of the worst construction managers I’ve ever dealt with—unhelpful, and lacking any sense of accountability. I would not recommend Southgate Homes to anyone looking for a smooth and customer- friendly home building experience. The only good experience i had was with [name removed]( Sales Manager) and her associate [name removed]. I wish I was assigned with another construction manager

I do not like how things have started to break within the first year. Cabinet doors are coming off, exhaust fans are noisy, already had a major HVAC issue etc. This does not give me confidence going into year 2, where there will be no builder warranty and I’ll have to bear the cost of it.
