Build quality is poor, lots of sloppy workmanship. Water heater is placed in a bad spot, it waste a tremendous amount of water. Several electrical connections had now ground wire connected. Front door was badly installed.

30-day close list was a horrific experience. Defective wood floors should have been replaced before we closed on the home. Kitchen cabinets severely damaged due to the wood floors. Warranty team does not follow up or take notes; closes tickets without completing. I could go on...

No adjustments were allowed to the plan. The door to the bathroom from the guest bedroom should open into the bathroom to allow for more furniture arrangement in the bedroom. The step into the garage from the house is tripping hazard for a 55 plus homeowner. This step was not shown in the model, which is misleading. The light switch covers do not match throughout the house - some have rounded corners and others have square corners. The quality of the paint on the cabinets is poor. The painters did a poor job of painting the baseboards; they allowed paint to slop over from the baseboards to the walls. There is no walkway from the street to the front porch, which causes guests to walk in the street to the driveway or walk over the grass to get to the front door. This was not apparent when I looked at the model because the model has a walkway from the street to the front door. I should have been told that I would not have a walkway from the street to the front door. The master bedroom should have a standard door (not bifold doors) from the bedroom to the bathroom to improve privacy. The master bedroom should have two outlets on the wall that is designed to accommodate a headboard so that the nightstands on either side of the bed can allow for lamps to be plugged in behind them. The current design of the bedroom has only one plug in the center of the wall, which means you have to plug in lamps, etc. behind the headboard. There should be two towel racks in the master bathroom. The master bedroom closets should have more shelves and there should be an outlet in each master bedroom closet.

1.My garage door has not been replaced with the specified one for the last 6 months in spite of repeated Warranty requests & request to the builder. No one is giving a date as to when it will be replaced. 2. The shower in the master bedroom is poorly designed & is very dangerous for a senior person . The bench/seat ,the shower & its handle are not in sync. One has to get up from the seat to control the water. To prevent a fall no grab bars have been installed.(It is 55+ community!) 3. The hot water GCCI switch has been tripping. One has to go out of the house to reset it.The switch has been replaced twice. The technician while replacing the GCCI switch last time commented that a cheap quality switch was used & there have been complaints about this switch. 4. Air conditioning is not uniformally distributed in the house. The Master bed room gets very cold while the other two rooms & the study get less airconditioning; fans have to be used in these two rooms.

It has been difficult to get Trophy to honor warranty items. Scheduling has been stressful, work quality has sometimes been poor or the worker breaks something else, it takes multiple trips, and there is no escalation process.

Likes: My construction manager [name removed] was awesome. He was prompt in getting back to me with answers to my questions, and he was better than me at spotting issues during our intiial walk-through. He was prompt in addressing issues found after closings. [name removed] in sales was great with me as well. Answered my questions timely and kept me updated on progress. Dislikes - messed up my original design (I had chosen the tub/shower in the Primary Bath). Need to have a book of exterior brick color, stone color, stone shape and trim colors to make it more clear what you are choosing. (My stone shape is very different that what I thought it would be, but I didn't know the proper discription to make sure the contract selection was correct). Design wise - the location of smoke alarms (unsafely high, especially for 55+ community; weight of the fold up attic stairs (it was extrememly difficult to close and I'm freighten of how hard it will be to safely lower. This is especially concerning in a 55+ Community), Sprinkler placement is non-existant in middle of front flower bed and strip of grass closest to the street. We have had a great experience with our home. There are just a few thing inside of the home that I feel have been poor quality. (door knobs, nails in bottom of doors, cables not complete in box, etc.) I'm disappointed in the gym for as large of community we have here, the gym is unusable if someone else is working out. Warranty submittals are Typically followed up on the specially the larger items. I have had trouble with the sprinkler system without help. Too many repairs to count and too much money spent. The grass was installed in February and have numerous dead spots but no assistance. Some drainage issues around the house but no accountability for runoff from neighbors yard that filled the drainage slope. Rained before grass placed for neighboring home and mud ran between fences. Doesn’t drain as well as expected. The sprinkler has been my big issue that never seems to resolve itself. All heads were buried and had numerous leaks and crimped drip irrigation lines. Once I fixed one they washed their hands of any repairs but I couldn’t wait for days or weeks to get it repaired.

Trophy is non-responsive. I reported my irrigation system is not working. I was told to send email through Trophy’s website. I got a call on May 10, which is 18 days after I reported the irrigation does not work. I have problems with my electrical outlets and lights. There are several lights and outlets on one circuit. I checked it myself. The light over my house number has never worked. My tankless water heater had zero electrical wiring so it was inoperable when I closed on my house. In my opinion, Trophy is terrible.

We have 8 huge cracks in our exterior brick. It’s from foundation to the freeze boards! (All around the house.) [name removed] was supposed to come by last Thursday & I’ll Assume he didn’t bc neither of us have heard from him. We need this figured out because cracks are separating & it’s not mortar. We have had to have garage door replaced & the company called but never left message. If I wouldn’t have seen them in my missed calls we still wouldn’t have newer door. Painters just showed up to paint it with no notice as well. There seems to be a huge disconnect between a lot of people on Trophy’s team. It’s frustrating & the quality of work does not seem to be above par. You guys seem to want to get to your next 10-20 homes & quickly at that! We would love to meet at our home with [name removed] & his boss if possible. I think we will have an inspection done with a 3rd party to see what is wrong with exterior. But it would be wonderful if you guys would do what you say you are going to do at closing & take care of your customers even after closing. We have been in our home since March & the exterior brick issue is huge. The rock on front of home is separating from brick as well. It’s ridiculous.

Your [name removed] company did not honor time commitments, with the initial contact person, did not know covid 19 laws, asked for information late in day and expected it to be seen to provide by AM the next day, and responded to AM questions late in evening so follow up questions had to wait for the next day, and could not wrap head around wanting 15 yr rates as well as the 20 yr and 30 yr rates. Also failed to allow us to lock a rate early as he did not know the process. Closing was easy and simple.

Following are the features that we like and issue about the house: Master bedroom: walk-in shower, large walk-in closet, extra large bathroom, large master bedroom. (do not like the 3 small window, plus there were no blinds on the three small windows. We had to purchase the blinds to match the other blinds. Sunlight is bright in the morning.) The doors to the bathroom and to the closet does not close properly. Kitchen: 5 burner, double oven, wine refrigerator, Pantry: Automatic off and on lights, large pantry. Laundry room: There was no sink, had to buy sink and have it installed. Also, changed the water outlet valve from plastic to metal. Family Room: Nice fireplace, liked the electric outlets on the floor, good quality sliding door but no screen on the patio door. Patio: Issues here. Was not aware of the large column. I have to sell or get rid of our patio furniture because it will not fit. Small cracks and yellow stains on the concrete floor. The gas grill is excellent. Great quality and liked that the natural gas. Office: Storage space in the closet is very good. Lots of shelf space. The office door and the closet doors do not close properly. Like the fan in the office. Guest bedroom: Large walk-in closet. The bedroom light is not bright. Room is very dark. Guest bathroom: Sheet rock work is still not completed. I have requested the warranty department to fix the the deficiencies noted by the independent house inspector but no one has advised.

It takes a very long time to get things done. We have opened a ticket in our first 30 days and there is work still being done. One of the major thing was my door which doesn’t close properly and due to that I can’t unlock and lock from my [name removed] app. The guy came back in march 9 and told us that new door needs to be ordered since the door is not aligned with the frame. We are going into 3 months and we still haven’t gotten it replaced. We had so much cement outside on our front step which was shown and put in a ticket for and it’s still there. A guy came and wanted to take it off from his screw driver. Hard cement doesn’t come off from a screw driver. We were told we can get a grinder to get it off. It’s still there and looks ugly since it’s the front of the home. They install the water shut off pipe in the garage and never came back to paint it to make it even. I still have patched in the garage from where they made the hole. We are in this house for almost 6 months and we haven’t gotten our garage door which was originally suppose to be installed. We had a diff one put in so we can close in time. No followups yet on that either. These are basic things and needs to be addressed sooner than later.

I don't associate with liars, so it's very disappointing when dealing with those types of individuals within a business I'm dealing with. I'm a man of my word, unfortunately Trophy Homes is not. I will say that not all Trophy Homes employees are liars, and some are great to deal with. The salesman did not give accurate information, but then maybe he'll say my wife and I BOTH misheard. The construction manager responsible for making sure our home was delivered in a near perfect condition, well, he failed miserably at that and also lied. Trees have and still are, dying, all over the neighborhood but Trophy pretends they are oblivious to such items or either they blame the homeowner.

I had wished to give a better rating about the quality of the home, but alas Trophy gets the trophy for the worst home builder on the planet, having lived on 5 continents in multiple residency this has been the worst experience. Despite [name removed]'s (great guy an this rating has no reflection on him at all) efforts to fix the problem , many continue to crop up. The last was a dead tree in the front that (of the 4 we had 2 removed because of close proximity to the dwelling, the third is trying to leaf and the 4 the is totally dead. Well, trophy claims they are not responsible for replacing a dead tree that was planted about 5 month ago in late fall/early winter. How could owe have known that the tree was dead then!!! SAD. It took nearly 5 month to fix problems that plagued the house. AND WE ARE THE LUCKY ONES: We have neighbors (now friends) hwho have worse horror stories. Again [name removed] has been wonderful. He tries his best to fix problems, but what can he do when idiotic organizational policies, poor quality workers (the worst is IES, novice so called electrician apprentices) curtail his good I intentions and efforts. Despite Trophies insisent efforts to make ownership and moving experience the WORST and most ONEROUS it can possibly be, the neighborhood itself is wonderful, the neighbors we met are great and we enjoy the activities at the fire pit and the community center.

The warranty team has responded quickly to my warranty requests. My contact, [name removed], has been very responsive and involved with the repair teams. The repair teams have been responsive, but Quick Roofing's scheduling process has been somewhat confusing. However, so far, the workmanship has been good.

Poor quality of workmanship! Poor communication of when broken or forgotten items will be fixed or replaced! Waiting all day for a garage door ( it’s been five months ) they said they would be here Thursday afternoon! No one is here no has called! This is very typical. Trophy homes was recommended to me by a friend but I would Never recommend Trophy Homes to anyone…not even my worst friend! Very unhappy! You cannot contact anyone! Put in a warranty request and forget about anyone except the system to send an automated email reply. The almost never call within two days as the email indicates. This home has been my worst NIGHTMARE!

In spite of the fact that the lot I originally purchased was not large enough to accomodate Rapport, [name removed] very quickly offered me alternative lot and all permits were transferred to the new lot in 2 weeks. I also want to commend [name removed] for his professionalism, excellent customer service and friendly manner during the purchase of the property.

1.My garage door has not been replaced with the specified one for the last 6 months in spite of repeated Warranty requests & request to the builder. No one is giving a date as to when it will be replaced. 2. The shower in the master bedroom is poorly designed & is very dangerous for a senior person . The bench/seat ,the shower & its handle are not in sync. One has to get up from the seat to control the water. To prevent a fall no grab bars have been installed.(It is 55+ community!) 3. The hot water GCCI switch has been tripping. One has to go out of the house to reset it.The switch has been replaced twice. The technician while replacing the GCCI switch last time commented that a cheap quality switch was used & there have been complaints about this switch. 4. Air conditioning is not uniformally distributed in the house. The Master bed room gets very cold while the other two rooms & the study get less airconditioning; fans have to be used in these two rooms.

Warranty submittals are Typically followed up on the specially the larger items. I have had trouble with the sprinkler system without help. Too many repairs to count and too much money spent. The grass was installed in February and have numerous dead spots but no assistance. Some drainage issues around the house but no accountability for runoff from neighbors yard that filled the drainage slope. Rained before grass placed for neighboring home and mud ran between fences. Doesn’t drain as well as expected. The sprinkler has been my big issue that never seems to resolve itself. All heads were buried and had numerous leaks and crimped drip irrigation lines. Once I fixed one they washed their hands of any repairs but I couldn’t wait for days or weeks to get it repaired.

We have 8 huge cracks in our exterior brick. It’s from foundation to the freeze boards! (All around the house.) [name removed] was supposed to come by last Thursday & I’ll Assume he didn’t bc neither of us have heard from him. We need this figured out because cracks are separating & it’s not mortar. We have had to have garage door replaced & the company called but never left message. If I wouldn’t have seen them in my missed calls we still wouldn’t have newer door. Painters just showed up to paint it with no notice as well. There seems to be a huge disconnect between a lot of people on Trophy’s team. It’s frustrating & the quality of work does not seem to be above par. You guys seem to want to get to your next 10-20 homes & quickly at that! We would love to meet at our home with [name removed] & his boss if possible. I think we will have an inspection done with a 3rd party to see what is wrong with exterior. But it would be wonderful if you guys would do what you say you are going to do at closing & take care of your customers even after closing. We have been in our home since March & the exterior brick issue is huge. The rock on front of home is separating from brick as well. It’s ridiculous.

It takes a very long time to get things done. We have opened a ticket in our first 30 days and there is work still being done. One of the major thing was my door which doesn’t close properly and due to that I can’t unlock and lock from my [name removed] app. The guy came back in march 9 and told us that new door needs to be ordered since the door is not aligned with the frame. We are going into 3 months and we still haven’t gotten it replaced. We had so much cement outside on our front step which was shown and put in a ticket for and it’s still there. A guy came and wanted to take it off from his screw driver. Hard cement doesn’t come off from a screw driver. We were told we can get a grinder to get it off. It’s still there and looks ugly since it’s the front of the home. They install the water shut off pipe in the garage and never came back to paint it to make it even. I still have patched in the garage from where they made the hole. We are in this house for almost 6 months and we haven’t gotten our garage door which was originally suppose to be installed. We had a diff one put in so we can close in time. No followups yet on that either. These are basic things and needs to be addressed sooner than later.

I had wished to give a better rating about the quality of the home, but alas Trophy gets the trophy for the worst home builder on the planet, having lived on 5 continents in multiple residency this has been the worst experience. Despite [name removed]'s (great guy an this rating has no reflection on him at all) efforts to fix the problem , many continue to crop up. The last was a dead tree in the front that (of the 4 we had 2 removed because of close proximity to the dwelling, the third is trying to leaf and the 4 the is totally dead. Well, trophy claims they are not responsible for replacing a dead tree that was planted about 5 month ago in late fall/early winter. How could owe have known that the tree was dead then!!! SAD. It took nearly 5 month to fix problems that plagued the house. AND WE ARE THE LUCKY ONES: We have neighbors (now friends) hwho have worse horror stories. Again [name removed] has been wonderful. He tries his best to fix problems, but what can he do when idiotic organizational policies, poor quality workers (the worst is IES, novice so called electrician apprentices) curtail his good I intentions and efforts. Despite Trophies insisent efforts to make ownership and moving experience the WORST and most ONEROUS it can possibly be, the neighborhood itself is wonderful, the neighbors we met are great and we enjoy the activities at the fire pit and the community center.

Poor quality of workmanship! Poor communication of when broken or forgotten items will be fixed or replaced! Waiting all day for a garage door ( it’s been five months ) they said they would be here Thursday afternoon! No one is here no has called! This is very typical. Trophy homes was recommended to me by a friend but I would Never recommend Trophy Homes to anyone…not even my worst friend! Very unhappy! You cannot contact anyone! Put in a warranty request and forget about anyone except the system to send an automated email reply. The almost never call within two days as the email indicates. This home has been my worst NIGHTMARE!

Trophy is non-responsive. I reported my irrigation system is not working. I was told to send email through Trophy’s website. I got a call on May 10, which is 18 days after I reported the irrigation does not work. I have problems with my electrical outlets and lights. There are several lights and outlets on one circuit. I checked it myself. The light over my house number has never worked. My tankless water heater had zero electrical wiring so it was inoperable when I closed on my house. In my opinion, Trophy is terrible.

Following are the features that we like and issue about the house: Master bedroom: walk-in shower, large walk-in closet, extra large bathroom, large master bedroom. (do not like the 3 small window, plus there were no blinds on the three small windows. We had to purchase the blinds to match the other blinds. Sunlight is bright in the morning.) The doors to the bathroom and to the closet does not close properly. Kitchen: 5 burner, double oven, wine refrigerator, Pantry: Automatic off and on lights, large pantry. Laundry room: There was no sink, had to buy sink and have it installed. Also, changed the water outlet valve from plastic to metal. Family Room: Nice fireplace, liked the electric outlets on the floor, good quality sliding door but no screen on the patio door. Patio: Issues here. Was not aware of the large column. I have to sell or get rid of our patio furniture because it will not fit. Small cracks and yellow stains on the concrete floor. The gas grill is excellent. Great quality and liked that the natural gas. Office: Storage space in the closet is very good. Lots of shelf space. The office door and the closet doors do not close properly. Like the fan in the office. Guest bedroom: Large walk-in closet. The bedroom light is not bright. Room is very dark. Guest bathroom: Sheet rock work is still not completed. I have requested the warranty department to fix the the deficiencies noted by the independent house inspector but no one has advised.

I don't associate with liars, so it's very disappointing when dealing with those types of individuals within a business I'm dealing with. I'm a man of my word, unfortunately Trophy Homes is not. I will say that not all Trophy Homes employees are liars, and some are great to deal with. The salesman did not give accurate information, but then maybe he'll say my wife and I BOTH misheard. The construction manager responsible for making sure our home was delivered in a near perfect condition, well, he failed miserably at that and also lied. Trees have and still are, dying, all over the neighborhood but Trophy pretends they are oblivious to such items or either they blame the homeowner.
