Likes: 1. [name removed] was kind and caring throughout the process. 2. Grand was flexible given our timeline and situation with moving and retiring from the military and not being able to close when they originally wanted to. 3. [name removed] has been so professional and kind throughout all of our issues with the house having a lot of finishing touches needed before closure. 4. [name removed] has been professional and helpful with keeping track of all of the issues we've found with the house since we moved-in. Dislikes: 1. The floorplan needs to be changed before this house is rebuilt. There are no linen closets or coat closets. We have no where to store towels and sheets or our winter coats. The "arch" at the top of the stairs is very obviously uneven with a step on one side and a slope on the other. It's very weird and should be corrected. One of the closets has a small door to enter, but then is super wide, but not deep, so you can't reach items to the left or right because it's neither a walk-in nor a 2-door opening. The kitchen has almost no "high" cabinets and thus everything has to be stored low down, which might work for some, but we'd prefer higher cabinets to keep breakables out of reach of our kids and at easier reach for my husband. The pantry is also very small given it's a 5 bedroom home. 2. We've had a number of issues with the home that we believe occurred because this was the last home built in the subdivision and thus it had multiple builders and probably lots of foot traffic. The broken countertops, wires cut to the security system, damaged wood floors, stairs missing wood stain, carpet not properly finished/tucked in at the edge of rooms and hallways, missing door stops and toilet paper holder, broken window sill seat, missing mailbox, inoperable garage door...[name removed] and [name removed] have had a ton to track and keep up with over the weeks and they've done a great job, but some of this seems like it occurred either because of poor workmanship before [name removed] took over OR because the home was left open for viewing regularly. Definitely would recommend against some of the sub-contractors you've been using (though I know it's hard to find good subs/workers too). 3. The loan process was really difficult, but we eventually got there. I hate to even mention it now because [name removed] apologized and made it right, but it's part of the process that we didn't like.

[name removed] has been wonderful and great at communicating with us. One of our issues is out of [name removed]'s control and falls back on the wood flooring company. That's the only outstanding issue we have but [name removed] has communicated with us regularly about that.

The sales process and the warranty/first year process has been wonderful. The loan process wasn't great and we've had a question since closing that hasn't been answered, but even that was still pretty great.

I am generally dissatisfied with [name removed] [name removed] all though this long, enervating process. It’s difficult listing all their atrocious activities from Sales to design center to build. They’re all mean and misleading people. I’d completely avoid [name removed] [name removed] in the future.

Our contractor and building process was GREAT, [name removed] was helpful and excellent. [name removed] and his guys made the building process exciting and not stressful at all. [name removed] was good about responding to our questions and emails. Our biggest obstacle and disappointment was the closing process. The finance department was very unorganized, never had their information correct, and we got moved around to different people weeks leading up to closing. It was very nerve wrecking with [name removed] at closing when she was still asking for documentation that we had turned in several times and she had all our dollar amounts wrong. Spending 800,000 on a new build: numbers are kinda important at closing and an explanation of where money is going. We ended up paying 4,000 extra to grand homes that was half way explained to us at closing and partially for a delay in closing which was builders fault- not ours. We waited 14 months for our house, we had all of our ducks in a row.

Having a lot of problems once moved in with water leaking, and cosmetic things. We missed a lot of the cosmetic things in the walk through, but now living in the home and cleaning we are finding so many lazy mess ups, and electrical mess ups. We also have had endless problems with the front yard and HOA. Bushes and grass that never rooted and grew.

Through the entire process the agents kept changing. The home was built during Covid so I somewhat understand why it was poorly built what I do not understand is the lack of interest in getting it fixed. There are so many defects and again the warranty folks keep changing and have taken nearly a year to make it right. I finally got this person [name removed] and he is the first that seem to be interested in finishing the corrections. I don't plan to build another home although if I should or know someone I would not recommend [name removed].

To be honest I really do not know where to start. Outside of our Sales rep [name removed], and at times our builder [name removed], the entire building process has been a disappointment. [name removed] took the satisfaction and joy of my families 1st new build right away from us. When we first agreed on our home we decided with the 2 car Downton [name removed] model. After our visit to the design studio, we decided to upgrade our build to the 3 car model. This was within the first week of us signing the initial contract. Through a nightmare of back and forth emails, Grands client was finally allowed to spend more money with them and build a 3 car downton [name removed]. Now I will just skip to Grands after closing process. The warranty system is flawed and needs a much better suited staff to work in that department. We had visual documentation of damage done to our front door of our home prior to closing. [name removed] advised us that this will not hold up our close date, and it will get handled right after. It seems that now, [name removed] is making the issue about the damages to my front door my fault. [name removed] was fantastic an still is. [name removed] in your Warranty department better not step foot on my property!

No follow through. We are still faced with the same issues notated before we closed. Our sales rep is the best. The VP BUZZY is a stand up guy. All the others involved in my build I can’t speak the same. This was my 2nd home build so I had expectations of the process. Horrible experience.

We dislike that there wasn't consistent communication. Before signing contract, it would have been nice to have a better understanding of structural changes to home. Due to the brick issue with our home, it would have been appropriate to call a formal meeting to discuss the HOA issue instead of this being a surprise. However, we are satisfied with the brick color and stone provided. A lot of issues were resolved over time, so we are grateful for that.

The home was not finalized when we moved in. Examples of these are: Trim was not complete in a couple areas of the house, the section of master vanity drawer was not complete, the center island is cracking where it is glued together and underneath center island was not finished (wood is exposed). Only have been in this home for a month and keep finding things.

I have been working with the warranty department since October with damaged cedar out front, garage doors not set properly all joints in the home are not corked, including the staircase. Multiple paint and stain issues, oversized holes-pits in the islands and damage wood floors
