Misconceptions from day 1. Over promises made. Build time far exceeded contracted requirement. Things did not move properly until upper management and [name removed] were involved. Horrible build experience with [name removed] and [name removed].

EVERYTHING WAS SMOOTH AND EASY GOING AND FASTER BUT NEEDED JUST COUPLE OF HOURS MORE IN DESIGN CENTER WITH PATIENCE WITHOUT PUSHING RUSHING FOR TIME . ON SIGNING CONTRACT BUYER SHOULD BE AWARE OF THE PROCESS WHAT TO BE DONE DURING THAT . I DIDN'T KNOW AND NEVER GOT A CHANCE AGAIN TO MODIFY ANTHING THAT WAS MY BAD EXPERIENCE IN BEGINING . BEFORE START CONSTUCTION AND SIGNING CONTRACT THERE WAS A MONTH OR SO SHOULD BE ONE FINALE MEETING NEEDED FOR ANY CHANGES . ON ANY CHANGES OR CUSTOM MAKING ANY DRAWBACKS TO BE DISCUSSED AND TO BE EXPLAINED TO BUYER, ANY TROUBLE ON ANY CHANGES HE I S NOT AWARE OF IT , BCOZ IT IS HIS ONLY ONE DREAM HOME COULD BE IT IS NOT HIS ROUTINE WORK , BUYER IS NOT AWARE OF IT SO IT SHOULD BE HIGHLIGHTED AND FOCUSED. There was a very stressful multi week period between my appraisal coming in 170K under the purchase price, and the subsequent resolution, where I don’t feel Grand Homes communicated with me as frequently or with the clarity/detail needed for me to feel confident, or that Grand Homes wasn’t going to try to force a purchase price that would leave me in financial ruin. Ultimately, I do feel that Grand Homes stepped up and did right by me, but it’s not clear to me if that was because I was persistent in my position, or if Grand Homes did this of there own accord. This is the only thing that would make me hesitant to recommend Grand Homes to others. The true cause for the discrepancy in price and appraisal, and the ultimate driver for the resolution, is a bit of a black box to me. From the little I know, I credit [name removed] with the resolution. I feel he understood my frustration and subsequent reasons for my expectations, and did what was needed to close the deal. Additionally, the craftsmanship of the home is excellent, and I credit [name removed] and [name removed] for that. They were both attentive to my peculiarities with the home and they worked diligently to deliver on that. [name removed] really helped me feel like my home wasn’t just one of many that he was overseeing, but sought to see my home through the buyers eyes.

1. Shingles are flying off the roof. 3 reminders have been sent to home warrantee with no response. 2. Site plan used during the sales process misrepresented the buildable lots surrounding our lot thus misleading us to believe the home was more private. We would not have selected this lot if an accurate site plan was presented.

Like: sales [name removed]. Design: [name removed]. Warranty: [name removed]. Construction: [name removed]. Dislike: closing team: [name removed]. Construction: Estaban. [name removed] told me I had many weeks after construction to close. then when the house was built, I was told I had 1 week to close by [name removed]. the day I moved in, the master bath shower was clogged. it was flooded for the weekend before a plumber could come on Monday. turns out workers pushed the excess grout, a lot of it, down the shower drain. Then, 1 month later, the workers turned off the water supply to my grass and trees without telling me, during the summer months, and my grass dried and trees died. [name removed] identified the problems for me and helped. [name removed] is amazing.

Everyone we worked with throughout the home buying process who was affiliated with Grand Homes was very helpful and knowledgeable. Anything we have needed, so far, has been well taken care of in a very reasonable amount of time.

I like pretty much everything, but I did deal with out buying agents, I recommend everyone to have buyers agent to talk some cosmetic issues with builders .

There we some mixed messages with Sales in regards to some things that could or could not be added to our home. For example we were told that Grand Homes WOULD NOT add a fence to our house, but my neighbor told me that GH did provide it as an option.

We really enjoyed working with [name removed], our construction manager and we really liked our sales person, but she went out on leave and after she left, we had little contact from anyone except [name removed]. The house is beautiful and we're mostly satisfied. However, we cannot say the same for the yard. I completely replaced almost everything in the yard. Unfortunately, the yard is not level, even in areas where it absolutely should be level, so water will pool in a number of areas in the yard. There is so much garbage under the grass and in some cases the trash was half in/out and I had to dig it out. Even if it will disintegrate, it will not do so quickly. Overall, the landscaper's performance was less than satisfactory, I would rate it poor at best.

I’ve been thoroughly impressed with the design, the materials used, the exceptional quality of workmanship, and the overall experience. My builder, salesperson, design expert, loan coordinator, warranty representative, and VP have all been professional, respectful, and patient. The culture at Grand Homes is truly unique and one-of-a-kind. I’m overall very happy with my experience.

Grand Homes charges a premium for their homes, but unfortunately, my experience has not reflected the quality one would expect at that price point. From the early stages of construction through to the present, I’ve encountered several issues—many related to poor workmanship. While I appreciate that their legal counsel has been responsive and is trying to assist, communication is often filtered through legal terms and documents, which makes resolving concerns more formal than collaborative. Some repairs have been done, but the quality has been inconsistent, and in some cases, mediocre. While I’ve chosen to accept certain fixes, I remain disappointed overall. For anyone considering signing a contract with Grand Homes, I strongly recommend hiring an independent attorney early in the process to review all documents carefully. The brand name comes at a high cost, but much of the construction is handled by subcontractors whose work does not always meet the standards promised. On more than one occasion, I’ve personally observed unprofessional behavior on-site, including workers drinking on the job. In hindsight, I would have approached things differently—and I hope this helps others make a more informed decision.
