I thought our builder was great and met every commitment that he was able to. Our driveway is deteriorating and it would seem that it will not be repaired with warranty. The driveway is too narrow and the garage is too narrow for a home of this size / expense. I believe Grand Homes has cut every detail possible to save money and maximize its profit. I would have paid more in order to get a garage and driveway that were usable. But I was not given this option at purchase.

We loved how professional and knowledgeable [name removed] was when we were trying to decide in the beginning stages. We loved how much [name removed] paid attention to details during the build process. He kept us updated on everything and when we had questions he would answer immediately. He made us feel very comfortable with the building process. We trusted him completely! Very good customer service.

I like the house the way it build but we have some to fixed for our house like front sprinkles, garage door keys missing , leaking in the upstairs sink .

I have to manage the teams that are here to support me and debate and argue what should be basics of home building to get anything corrected. No one seems to care other than sending these surveys which nothing ever changes from. I’d be happy to give more specifics.

We would have liked a better explanation of what is structural or design. We would have changed a few things or added extras, but when we wanted to add modifications to the house (i.e. rain faucet in master bathroom) we were told we could not because it was structural. Cabinet quality in kitchen and bathrooms need to be reexamined. Lighting fixtures could be a little more robust - poor quality for the price we paid for the house. It would be nice to have a program at the design center that would virtually show you how your options and selections would look inside the house. Landscaping is not as nice as the other builders in the neighborhood. [name removed] and [name removed] are a great team. We had questions and they responded the very same day. If a call needed to be made, they had someone here within hours to get it corrected.

Our experience with Grand Homes over the past year has been a mix of positives and significant challenges, ultimately resulting in a home we love but a process that required far more effort and follow-up than we expected. Sales Experience (Inconsistent and Confusing) Our initial sales interactions were inconsistent. The information provided was unclear, incomplete, and at times unprofessional, leaving us uncertain about moving forward. At another location, we finally received the level of clarity and guidance we needed, which restored our confidence in the builder. Unfortunately, communication inconsistencies continued, especially around pricing details and policies such as flooring options, which were explained differently at different times. An escalation email to management regarding these issues went unanswered, which was disappointing given the importance of these decisions! Construction Experience (Strong Start, Then Decline) At the beginning of the build, communication was clear and the project felt well organized. That changed quickly as multiple staffing changes occurred in a very short period. A team member who was providing helpful updates was suddenly removed, and the person who replaced him struggled with communication, attention to detail, and follow-through. Several aspects of the home were built incorrectly or not according to the agreed-upon design, which led to rework, delays, frustration, and ultimately a closing date that slipped by several weeks. During certain phases of the build, it also felt like there was no consistent on-site oversight, which contributed to the number of mistakes made. Post-Closing & Warranty Experience (Mixed but Improving) After moving in, we found numerous items that had been missed, mostly stemming from the issues during construction. Our initial warranty representative was excellent — efficient, responsive, and committed to resolving the backlog of issues. However, after another staffing change, communication again became a challenge. Some issues that had been pending for months were left unaddressed, and at one point, a customer service representative even argued with us about an item that had been documented early on. This created unnecessary conflict and added stress during what should have been a straightforward warranty process. Fortunately, the most recent representative assigned to us has been professional and proactive, and the remaining items are finally being addressed. This has helped restore some confidence in the warranty process. Final Perspective Overall, the experience with Grand Homes has felt like a roller coaster — moments of excellent service and communication followed by periods of inconsistency, delay, and frustration. The biggest challenges came from frequent staff turnover, lack of consistent communication across teams, and mistakes during construction that could have been avoided with stronger oversight. That said, we do love the home itself and the community we chose. The final product is something we are happy with — it just took significantly more effort, patience, and follow-up on our part than we anticipated.

Like: The construction process from excavation to close has been an awesome process with [name removed] keeping us posted and doing great with recommendation. [name removed], [name removed] and [name removed] has been great to work with. Dislike: The price value and limited options is the biggest dissatisfaction. You don’t have much option at your design studio for this type of houses. When we pay over $2.3 Million for a house; there is an expectation on what you offer - the experience has been troubling that there is no differentiation between other type of houses with different price point. Here is the reality - after close, we just got a key handed to us with a cheap plastic keychain. I have built 6 houses across the country and for price to value this has not been a good experience.

This is our second Grand Home Build. Even though this home costs a lot more than our first build. The materials used appear to be of lesser quality. Additionally, our stairs throughout the house aren’t stained and finished properly. They are the highlight of the model. After just 5 months the stairs need redoing. We loved [name removed] and the work and effort he put into our home when we lost our builder for the 2nd time. [name removed] is a professional and his work ethic and Follow through made what was a bad experience and great one to end out the project. [name removed] from the design center was excellent throughout the selection process. Her recommendations and insight helped us make well informed decisions/choices. She helps you through the most difficult process. [name removed] wants to do the best for her customers. We felt the love and the sincerity in wanting to make the experience special. She was there for us through all of the worry.

I love how beautiful my home looks. But I didn't like being put on deadlines, which caused me to miss out on other upgrades I wanted for the home. My sales agent, who is no longer with Grade Homes, did not present all my options, and I felt rushed to go to contract.

We left the model home after completing the paperwork and the next step was the design center. We left the model home not knowing things we wanted to be done had to be done at that meeting and not the design center. The BIGGEST issue we have is not being able to increase the size of the front door. This almost made us leave the purchase and find another builder. We didn't realize it had to be done at the meeting where we conducted the paperwork. We asked for it while picking doors at the design center and were told it was too late. Absolutely ridiculous to leave the model home meeting not being made aware of other options that had to be completed at that time. The design center was a fiasco with LT. After spending all morning at the first appointment, we arrived for the second appointment and all of our choices had vanished from the computer. We rushed through and tried to duplicate the day 1 choices. Our biggest miss was not confirming gray grout in the master bath. LT also did not let us know we needed to provide money at the time of our first appointment. We had to struggle and move money around to get it done expeditiously. Remarkable to us that LT had to input our choices into three different computer programs. The design center was a fiasco and the experience could easily be streamlined and more efficient. Best part of building with Grand Homes has been [name removed] and [name removed]. Both have been absolutely magnificent, easy to deal with, and willing to discuss various issues that have arisen. We have dealt with [name removed] from day 1, and his communication has been terrific. There are many people in this day and age that don't communicate well. [name removed] kept us involved throughout the process. [name removed] and [name removed] are both professional and a great representation of Grand Homes.
