The design center experience by far. It was in-efficient as every question required the rep to do manual calculations in this age of tech. Every ask took about 15-20mins to answer and we had limited time to make decisions. The choices were woefully inadequate. I could go on…

Purchase experience was highly professional. [name removed], the builder, is an excellent person to work with. He addressed all the issues that arose during the walkthroughs. However, the sub-contractors and workers, such as the painters, plumbers, and punch list guys, were subpar. They often left incomplete work, and [name removed] had to repeatedly ask them to fix the same issues, sometimes multiple times. .

Lazy oversight from lazy & poor craftsmanship. Homes aren’t as functional as a family of three would like. No storage space. Can barely fit two cars in two car garage. Hardly any room for a person to get out of the car once both parked inside. Poor attention to detail. Goes back to oversight and genuine care for the build. Scratches on windows from grand cleaners and installers. There’s more but I don’t have the time

From contract signing through move-in, the process was as smooth as could reasonably be expected for a project of this size and complexity. Whether it was [name removed] or [name removed], someone was always available to answer questions, provide updates, and address concerns promptly. Their responsiveness and willingness to help made the entire building experience much less stressful and gave us confidence throughout the process.

We initially appreciated the home design and responsiveness during the sales/build process. However, our experience after closing has been extremely disappointing due to numerous unresolved warranty and construction issues, repeated failed repair attempts, incomplete work, and lack of follow-through. Despite extensive documentation and repeated efforts to coordinate resolution, communication has now stopped entirely as the warranty period approaches expiration, forcing us to invoke Chapter 27 procedures to preserve our rights and seek resolution.

Didnt imagine the trains would be this loud and run all day and night long. Would’ve loved that transparency but i do understand that a business has to be run and sometimes withholding information is necessary.

I disliked the fact that I went to the design center before meeting the builder. I would have love to meet with the builder before heading to the design center as the builder gave me a better understanding of the home. This would have really helped in making design center decisions. [name removed] was really great to work with.

We have had an outstanding experience working with Grand Homes, and in particular with Tino (Constantino) as our project manager. From day one, Tino has demonstrated exceptional attention to detail, strong communication, and a genuine commitment to making sure every aspect of the process is handled professionally and thoughtfully. He is incredibly responsive, proactive in addressing questions or concerns, and consistently keeps us informed at every stage of the build.

Jason took major initiative in earning our business as buyers. I was originally meeting with Shaddock Homes, but the experience there was very different. They kept telling us “no” and asking for more upfront money, while Jason consistently followed up, tried to find solutions, and approached things with a “let’s see what we can do” attitude instead. Oddly enough, the salesperson at Shaddock never followed up with me or checked in afterward, which really stood out given how proactive Jason was throughout the process. The build process was honestly fun for us overall. We originally had a much longer time horizon in mind, but everything ultimately worked out for the best. Tim was wonderful to work with early on, so naturally we had a little hesitation when we were transitioned over to Tyler and Felipe because of the relationship we had already established. That said, Tyler and Felipe were fantastic throughout the process and have continued checking in and helping us whenever possible even after closing. That level of follow through has meant a lot to us.

Communication was very poor in the beginning. Sales rep was great. My second builder was good but because the first builder did such a poor job it hurt the entire project.

We sent in the results of our inspection. Many of the items that came back were on thr inspection we sent you before we bought the home. That means you didn't fix them but told us you did. We trusted that you did. Now we will have to wait and see if those items will be fixed via the warranty. These are items I never expected to come up on a brand new home that was $585k. I expected more. The good is that they are small details and nothing major. Overall [name removed] and [name removed] were amazing and the process was smooth. Overall we are happy. We just hope that the small details from the inspection are cared for.

Grand Homes is not transparent and honest with the pricing, was told a price and had to pay a large sum to find out after closing the house was not worth the price I was told. I ask Grand homes and can't seem to respond instead the people I dealt with are no longer there apparently, like scheme. Home had issues before closing, Grand homes promised they will take care of it but after closing. I took there word for it and after I close some of the issues got resolve and others was told I needed to get with warranty which make no sense to me.
