Just little annyoying issues here and there , also, builder said he have fixed the issue that my third party inspector found before the closing, however it seems like thats not the case . There are still few of items they were told that he had fix before closing but never did, I couldn’t verify them myself because it was outside the house in roof area.

Workmanship was sub par for the finishing touches. Carelessness with leaving smudges on glass cabinet and guest shower door, more examples available if interested.

i disliked having to move so quickly through design, not having options worth paying extra for, not seeing a rendering of the home prior to build to catch design errors, and having to choose design features before even seeing the final drawings. I also disliked not having a list or being presented with Structural options are available to us. we may have chosen some other options had we known what was possible or the difference between what was structural and what was design.

I have closed the home in June 2025 and moved in August 2025. In less than three months paints are peeling off from the doora and cabinets. A songle coat of paint work was done for interior walls just a touch would show the rocksheet. When approached warranty they say paint is not covered in warranty. We pay so much to buy a luxury hone spending millions of dollars very disappointed get such a cheap quality of material work by Grand homes. This needs to be resolved by warranty team to make customer happy that way we can always refer someone in future to go with Grand homes.

We've disliked the entire process, after the design studio. From our home almost being built with the wrong set of plans (we caught this during our weekly visits, not the builder), to having to always be the ones informing our builder [name removed] [name removed] that there were/are major design/construction issues, to Grand firing our original builder right in the middle of the most important phases of construction, to constantly finding drug and alcohol related trash strung throughout the property during construction (we have pictures), to being so off target on the closing date that we only had two days to inspect our house for defects before having to sign the contract or reapply for financing at a much higher rate, to cleanup crews causing physical damage to the property and our builder not addressing them, to finished quality of many major surface areas not being of the new construction standard, let alone a Grand Homes standard (windows, doors, cabinets, countertops, walls, fencing, and trims) to being told by our Warranty crew [name removed] and [name removed] that "poor workmanship does not equate to cosmetic defects", to an entire portion of a storage closet missing, when it was included in both spec homes, we were suggested to visited to improperly trained warranty workers showing up to fix warranty issues without causing more damage or being unable to properly repair damage, to the worst landscaping job, I've ever seen on a new construction home. The back yard grading allows the neighbor's yard to drain into our yard because heavy equipment was used to drive over the top of the retaining wall, pushing down the retaining wall below the grade of the neighbor's yard, to being told on several different occasions that Grand is willing to fix our issues, to Grand then backing out and not fixing what they promised to before, to construction materials not being ordered or verified being ordered, causing over 60 days of delay in home delivery, which forced us to lose thousands of dollars in Homestead tax credits for 2025, to feeling like our home would be a complete and utter failure to us if we hadn't been there all along correcting and guiding the construction process, to feelings of embarrassment when talking to our neighbors about our home and the choice we made in having Grand Homes to build our dream house, to seeing the excellent construction process and final product of the Windsor home built right next to our home and knowing that our experience with Grand Homes was nothing like theirs.

I would recommend Grand Homes only if [name removed] (from Well Springs) is the builder. This is the second home we have built and the difference care is beyond reproach. Will is truly dedicated to his job and was/is an absolute pleasure to work with. He always took the time to explain things in simple terms, ensured I understood the process and consistently kept us updated. While dealing with Will at no point did I feel lost or uneasy. [name removed] also worked with us for a bit and exhibited some of the same qualities under Will's guidance. If I could somehow guarantee the person I recommend could work with them I would recommend this company.

I thought our builder was great and met every commitment that he was able to. Our driveway is deteriorating and it would seem that it will not be repaired with warranty. The driveway is too narrow and the garage is too narrow for a home of this size / expense. I believe Grand Homes has cut every detail possible to save money and maximize its profit. I would have paid more in order to get a garage and driveway that were usable. But I was not given this option at purchase.

We loved how professional and knowledgeable [name removed] was when we were trying to decide in the beginning stages. We loved how much [name removed] paid attention to details during the build process. He kept us updated on everything and when we had questions he would answer immediately. He made us feel very comfortable with the building process. We trusted him completely! Very good customer service.

I like the house the way it build but we have some to fixed for our house like front sprinkles, garage door keys missing , leaking in the upstairs sink .

I have to manage the teams that are here to support me and debate and argue what should be basics of home building to get anything corrected. No one seems to care other than sending these surveys which nothing ever changes from. I’d be happy to give more specifics.

We would have liked a better explanation of what is structural or design. We would have changed a few things or added extras, but when we wanted to add modifications to the house (i.e. rain faucet in master bathroom) we were told we could not because it was structural. Cabinet quality in kitchen and bathrooms need to be reexamined. Lighting fixtures could be a little more robust - poor quality for the price we paid for the house. It would be nice to have a program at the design center that would virtually show you how your options and selections would look inside the house. Landscaping is not as nice as the other builders in the neighborhood. [name removed] and [name removed] are a great team. We had questions and they responded the very same day. If a call needed to be made, they had someone here within hours to get it corrected.
