Purchase Experience Testimonials from Real Homebuyers

Forney, Tx, on Nov 11, 2025

I love how beautiful my home looks. But I didn't like being put on deadlines, which caused me to miss out on other upgrades I wanted for the home. My sales agent, who is no longer with Grade Homes, did not present all my options, and I felt rushed to go to contract.

We left the model home after completing the paperwork and the next step was the design center. We left the model home not knowing things we wanted to be done had to be done at that meeting and not the design center. The BIGGEST issue we have is not being able to increase the size of the front door. This almost made us leave the purchase and find another builder. We didn't realize it had to be done at the meeting where we conducted the paperwork. We asked for it while picking doors at the design center and were told it was too late. Absolutely ridiculous to leave the model home meeting not being made aware of other options that had to be completed at that time. The design center was a fiasco with LT. After spending all morning at the first appointment, we arrived for the second appointment and all of our choices had vanished from the computer. We rushed through and tried to duplicate the day 1 choices. Our biggest miss was not confirming gray grout in the master bath. LT also did not let us know we needed to provide money at the time of our first appointment. We had to struggle and move money around to get it done expeditiously. Remarkable to us that LT had to input our choices into three different computer programs. The design center was a fiasco and the experience could easily be streamlined and more efficient. Best part of building with Grand Homes has been [name removed] and [name removed]. Both have been absolutely magnificent, easy to deal with, and willing to discuss various issues that have arisen. We have dealt with [name removed] from day 1, and his communication has been terrific. There are many people in this day and age that don't communicate well. [name removed] kept us involved throughout the process. [name removed] and [name removed] are both professional and a great representation of Grand Homes.

We chose to build with Grand because they offered what seemed to be the best product. The floorplan was beautiful and the show home made it seem a step above the other builders in the area. It came with a higher price tag, but we were willing to pay it for what we thought we would get. From the moment we were under contract forward it was nothing but a struggle, I honestly felt like I needed to fight for everything that we wanted and watch over everything or else something would be wrong or missed. At every step the people I worked with ([name removed] at Design, [name removed] and [name removed] on the build, and [name removed] on the Warranty) were great. They listened, they tried, they responded when I identified issues. At the same time the design center was limited and was inhibited by corporate policy. Choices were made that we clearly to the benefit of their bottom line rather that providing the premium product they purported to sell (our home not sits on an elevated hill with a drainage depression running through the middle of the back yard rather than leveling the lot adequately for example). Many of the visible construction materials were damaged before install and were attempted to be patched or touched up. During the build every time I checked in things were done wrong (the slab was poured incorrectly, tile was installed wrong, the wrong countertops were installed, etc). When I identified them they got fixed, I was never fought on these items which was one of the few redeeming aspects of the build, but I'm left wondering how many things I didn't catch that may come back to haunt me in the years to come. We identified after closing that the grout in the master bath wasn't correct, after they replaced it there were still issues. They said that it was the grouts fault and said the only solution was to use a grout renewal product on the brand new grout... but they could have simply bought premixed grout for an extra $100. Again, I stress that the people I worked with were friendly, eager, helpful, and responsive and yet this build has been incredibly taxing and challenging. I built another home previous to this and it was an entirely different experience. I can't and don't blame the people I worked and interacted with so I can only conclude that the company is the problem. Regardless of how much I love certain aspects of the home, I wouldn't recommend building a home with Grand.

From the time I signed the contract, [name removed] the sales agent was very informative, always kept me updated with the process. Very encouraging as well. Then [name removed], Ms [name removed] and [name removed] started communicating via email about important milestones and dates as far as what to expect and providing recommendations whenever issues arise that were beyond my control. [name removed] was the person that I got to see every day, maybe not every day ?? but he was and still is a very dedicated, industrious person that is willing to stay over his work hours to assist with any questions that I might have . He gave me updates on everything, the delays as well as the goods. He is a happy man and loves what he does. As a client I can see through his workmanship that he really enjoys his job. He has a great relationship with the men at work site and I saw how they all interacted with him and vice versa. I love the house and at all times may the Name of the Almighty be Magnified.

Disliked the loan company Grand used - their Customer Service was abysmal

You'll find that everyone is remarkably approachable, eager to offer assistance, and all ears when you need someone to listen, plus they maintain exceptionally high standards in all aspects.

What I like the most is the respect and consideration the entire team had with me and my family. Super responsive, committed to clarifying every single doubt or concern we had.

The warranty experience is the worst. Multiple request to resolve the same issue. Disconnect with rep and service providers. I should not have to deal with a flooded back yard due to poor grading and incomplete repair by Grand homes for an issue that was reported before move in. Absolutely the worst at resolving the issue

Liked the personalized touch. Entire team made sure to accommodate to make this home functional and up to our standard. Very kind and hardworking team. Disliked that the finishes still could have been cleaner (grout lines, tile side cuts, cabinet smooth finish etc) materials feel subpar compared to price we paid.

I did not like having to paint the house because only flat paint options were available. I did not like quality of sod. Everything else was and is great.

The build quality is poor at best. Electricians, plumbers, “dry-wallers,” painters, etc. were absolutely unskilled and unprofessional. I could write a novel about our negative experience with this build.
