The best part of the process was our builder [name removed] who kept us very informed and was very accessible. The design studio made some mistakes and [name removed] was key to helping us resolve our issues. Would work with him anywhere.

Likes: 1. The best part was the option to customize the floor plan. Grand Homes allowed me to do lot of customization. 2. Awesome sales team ([name removed]). Helped patiently answer all my questions and guided me in the entire journey. 3. Awesome builder([name removed]). Great job building a beautiful home. Can be improved - We are first time building a new home from scratch. The time allocated for design center selections seemed short. An overview of what to expect at design center and may be some videos explaining the whole process will help us to be prepared and make right choices. Dislike - limited choices at design center. What we see in model homes were not available in deaign center. - Some of the base options doesn't seem upto the standard Grand gomes maintains. For eg. The base carpet looks very cheap. I encourage Grand homes to improve the base options especially the carpet. Some base options are great and some can be improved.

The builders did great. They communicated accordingly. The design we chose has an open shower for the master bedroom shower which we did not know about until after we had completed the design selection. Spending on window blinds after purchase is not desirable. Hot water was not working when we moved in due to bad GCFI connected to it which was not fixed until after several calls and some days after we moved in. The material used for door knobs was below expectation. Several door knobs kept becoming loose that I had to re-screw and it is still happening.

It was super professional too to bottom. Right from introduction to the sales agent, [name removed], to the final walkthrough with [name removed]. All were incredibly thoughtful and knowledgeable about the area, the home, the community and amenities. We went from contract to close in two weeks and I could not have asked for better stewardship throughout that condensed timeline. Also, post sale, [name removed], [name removed] and others all seem to care that I’m pleased and that I have the information I need for a smooth transition.

While the sales process was indeed commendable, I regret to inform you that the construction phase and subsequent quality of the home have left much to be desired. These issues have caused considerable distress for my family and me, hindering our ability to fully enjoy and settle into our new home. Firstly, I want to acknowledge that I appreciate the efforts of Manager [name removed] in addressing some of the issues we have encountered. However, it is essential to emphasize that these efforts do not alleviate the overall dissatisfaction stemming from the numerous quality-related issues we have encountered since our move-in. Outlined below are some of the key concerns we have identified: Poor quality paint usage observed in various areas, notably the bathroom and kitchen cabinets. Trim work exhibits numerous imperfections, including irregular angles and excessive caulking. Placement of light switches is unconventional and inconsistent with standard practices. Microwave trim falls off with minimal pressure. Paint residue present on quartz surfaces in the bathrooms, indicating inadequate preparation. Inconsistencies in wall paint application, resulting in visible discrepancies in color. Suboptimal installation of the sprinkler system, with heads protruding above ground and malfunctioning in certain areas. Poor quality paint application on window trims, exhibiting stickiness and apparent discoloration. Numerous unsightly holes surrounding light fixture covers. These issues not only detract from the aesthetic appeal of the home but also raise concerns about the overall craftsmanship and attention to detail during the construction process. As homeowners, we expect and deserve a level of quality that reflects the significant investment made in purchasing a property. I understand that many of these issues may not have been readily apparent during the initial inspections. However, it appears that the individuals responsible for the inspections may have lacked attention to detail. When discussing Grand Homes with others, the first thing that often comes to mind is the perception of luxury and elegance, particularly regarding the impressive staircase design. Unfortunately, the oval shape of our staircase appears uneven, prompting uncertainty as to whether it was intended to be an oval or a perfect circle. Nonetheless, the irregularity detracts from the overall aesthetic appeal of the home. "[name removed] is currently addressing some of the issues mentioned, although it's worth noting that the uneven oval or circular shape of our staircase may be challenging to rectify. Given its impact on the overall aesthetics, I urge the VP to personally inspect this matter, as it is unsatisfactory. Additionally, I incurred an unexpected expense to relocate a vent on the wall, which was erroneously placed on the fireplace wall, hindering our plans for a wall tiling project. During the final walk-through, we identified numerous issues marked with blue tape, with assurances that they would be resolved post-closure. Regrettably, upon moving in, we discovered several unresolved items still marked with blue tape throughout the house. While there are further issues I could detail, I fear exceeding the limitations of this communication. Nevertheless, I trust that these concerns will be addressed promptly and comprehensively to ensure our satisfaction as valued homeowners.

I dislike that it has taken almost 8 months to have our caninets repainted once the paint started peeling off. I like the fact that [name removed] is very responsive and definitely does what he can for us when we discover issues with the house.

Build quality was not good initially and there were many issues. But warranty took care of of each and every issues and they are still helping me. They made sure quality and service is good and they promptly responded me to my every email and message and never left me with uncertainties. Great work and very happy with Grand Home services.
