What I like is the great communication that grand homes provide. From start to finish we get weekly update by the sale person and the construction manager. What we don’t like there is no options to add or change stuff once we signed off at the design center. We are willing to paid the difference but grand homes do not allow any change once you signed off the design. I think you should allow to change one time if the buyer willing to paid the difference.

Communication was great. We did feel rushed when it came to closing and was offered limited options on when to close. We had a lot of commitments we made prior and expressed this to Grand Homes way in advance and there was a lack of empathy from [name removed]. She was very cold to us via email and over the phone. That left a bad taste with our experience with Grand Homes.

What we liked 1. Ability to customize the home - very valuable for us 2. Plans - we like open plans 3. The sales lady [name removed] was simply incredible - she made our experience very pleasant 4. [name removed] - the building was awesome - always did his best to help us where he could 5. [name removed] at design center was very patient - many thanks to her What could be better? 1. Choice of floor wood and tile - was limited in our opinion - of course, if there is a way for Grand to partner with a company like [name removed] and allow customers better choice, that would make it very easy -- else we had to go out after closing and replace floor etc but I understand choice can not be unlimited 2. Fence issue - we were given iron fence and wanted wooden fence. The fence was not even done but we were told that we would have to live with iron fence even tho HOA had ultimately approved wood fence. Not sure what communication gap was there but if I had not fought and if HOA had not supported me, honestly, Grand would have made me spend $6-8K extra for simply removing iron fence and adding wooden fence which would have been a colossal waste of money, resources, and would have left me a very unhappy customer. Thankfully, we were able to resolve it with the help of HOA but my expectation would have been that Grand would have addressed it in a more reasonable manner because the fence was not even installed - it could have been changed to wooden easily (in my opinion). So just a caution - this approach by Grand was not a reasonable one - all else was reasonable I must say. 3. The choice of grout lines for back splash and bath etc. -- Grand has a model at Wells Spring --- which uses 1/18th inch grout lines. I requested same exact grout lines for my back splash. Grand said their tile guys would not be able to do it . So I had to drop it and get it done from outside afterall. So it is hard for me to understand how tile guys can do it in the model which customers see and make their purchase based on it and then say that they can not do it for the customer's home!! This is not reasonable thing to say. I hope you would agree with me. 4. Color of hardy planks - if you look at the model at Wells Springs. the hardy planks color matches well with the brick color. For our home, it does not. They could have selected the right color to match the brick. Now I had to repaint it and it may cost me few thousand dollars I am guessing to make the hardy plank color match the brick color - just like the model. So this was a miss on part of Grand as we did not select the hardy plank color - I think it came with brick selection - and it is not as seamless as the model home. Please see what you can do about this...and get that repainted to match the bricks - this will save me the headache and $$. 5. One last thing - the front door - seems like made with poor quality - the opening mechanism broke within 4-5 days of moving it. And [name removed] is doing his best to get it fixed. If this is not fixed in warrantey (that is what [name removed] says) then I would be shocked! That would not be reasonable thing to do either....Please let me know Rest was all great. [name removed]

Its a nightmare for us ,from Day 1 , the Day we signed the contract to the day we closed. Very rough moves at every phase. Very unsatisfied customer due to the painful process that we underwent as we are first time home buyers. I would never suggest a grand Home for first time buyers

I hope this message finds you well. I am writing to share both my appreciation and my concerns regarding my recent experience with Grand Homes. To start, I would like to express that I truly appreciate the floor plans and overall design Grand Homes offers. The architectural layout and aesthetics were a major reason for my decision to build with your company. However, I am deeply dissatisfied with several aspects of the build process and communication, particularly around lighting and the overall quality of certain features. Some Concerns: Lack of Clarity from Sales and Design Teams: Unfortunately, both the sales team and the design center appeared unclear about what features were included by default and what were considered upgrades. This miscommunication led me to approve a number of additional light fixtures—many of which turned out to be of subpar quality and not aligned with what I expected. Lighting Quality: The installed lights are dim and of very low quality. When I escalated the issue, I was informed that no homes were equipped with better lighting—yet my neighbor's home, built by the same builder, clearly has better lighting that was provided as part of the build. Internet and Cabling Issues: The internet cabling provided is outdated and not compatible with current technology standards. I had specified CAT cables as a critical requirement and paid extra for them. However, the installed CAT cables were neither terminated nor functional. I had to hire a private technician at my own expense to resolve these issues prior to moving in. These issues have caused significant inconvenience and frustration, especially considering the investment made in building this home. I hope Grand Homes will take these concerns seriously and work on improving transparency during the sales and design processes, as well as overall quality assurance. I would appreciate a follow-up on this matter to understand if any remediation or resolution can be offered. Thank you for your attention.

EVERYTHING WAS SMOOTH AND EASY GOING AND FASTER BUT NEEDED JUST COUPLE OF HOURS MORE IN DESIGN CENTER WITH PATIENCE WITHOUT PUSHING RUSHING FOR TIME . ON SIGNING CONTRACT BUYER SHOULD BE AWARE OF THE PROCESS WHAT TO BE DONE DURING THAT . I DIDN'T KNOW AND NEVER GOT A CHANCE AGAIN TO MODIFY ANTHING THAT WAS MY BAD EXPERIENCE IN BEGINING . BEFORE START CONSTUCTION AND SIGNING CONTRACT THERE WAS A MONTH OR SO SHOULD BE ONE FINALE MEETING NEEDED FOR ANY CHANGES . ON ANY CHANGES OR CUSTOM MAKING ANY DRAWBACKS TO BE DISCUSSED AND TO BE EXPLAINED TO BUYER, ANY TROUBLE ON ANY CHANGES HE I S NOT AWARE OF IT , BCOZ IT IS HIS ONLY ONE DREAM HOME COULD BE IT IS NOT HIS ROUTINE WORK , BUYER IS NOT AWARE OF IT SO IT SHOULD BE HIGHLIGHTED AND FOCUSED. There was a very stressful multi week period between my appraisal coming in 170K under the purchase price, and the subsequent resolution, where I don’t feel Grand Homes communicated with me as frequently or with the clarity/detail needed for me to feel confident, or that Grand Homes wasn’t going to try to force a purchase price that would leave me in financial ruin. Ultimately, I do feel that Grand Homes stepped up and did right by me, but it’s not clear to me if that was because I was persistent in my position, or if Grand Homes did this of there own accord. This is the only thing that would make me hesitant to recommend Grand Homes to others. The true cause for the discrepancy in price and appraisal, and the ultimate driver for the resolution, is a bit of a black box to me. From the little I know, I credit [name removed] with the resolution. I feel he understood my frustration and subsequent reasons for my expectations, and did what was needed to close the deal. Additionally, the craftsmanship of the home is excellent, and I credit [name removed] and [name removed] for that. They were both attentive to my peculiarities with the home and they worked diligently to deliver on that. [name removed] really helped me feel like my home wasn’t just one of many that he was overseeing, but sought to see my home through the buyers eyes.
