The only thing is during the pre walk through meeting the floor was dirty. We were not able to examine the floor inside and outside. On the pre walk paper we were not allowed to right any issues I don’t know why by builder and warranty department. [name removed] did took care of the issues after that but still some of the issue like outside patio there is a big scratch patching was needed but not done and when I raised the concern to [name removed] and dawn both than you know after you close your house everything is home owner responsibility. [name removed] did solve our most of our problems. She did a good job. She is very hardworking warranty employee.

When we were closing in Dec 2022, [name removed] and [name removed] gave us lot of grief. We have no shower doors for 10 days after closing. As of today, We are facing lot of issues with our lot drainage. I have been complaining about water pooling in the side yard and no one cares. My kitchen cabinet shelves have been ghosting and grand homes is not able to fix it. I am very dissatisfied with grand homes and would not recommend to anyone.

We would like to be perfectly clear- those 10s were only for [name removed]. She has done her best to right the wrongs [name removed] Homes has done. We are extremely regretful about building with [name removed] Homes. If we could do it all over again, we wouldn't. We will also be telling anyone and everyone who will listen what a nightmare it has been. From the beginning we felt we were given the short end of the stick because we were building out of state, meaning while our home was being built in TX, we were living in OH. We made our representative aware of this and they assured us it would not be a problem. From the start we told GH we wanted to be physically present for the pre-drywall meeting and asked if they could give us a 2 week heads up so that we could make work and travel arrangements. As it turned out, we were only given a few days notice and when we asked if it could be pushed to the following week, they told us that wasn't possible. So that left us w/ no choice but to do it virtually. That was not ideal and, as you can imagine, turned out to be a complete mess and a waste of our time. Because we couldn’t be there we asked our realtor to attend the meeting so that he could be there to have a close look at things, but then at the last minute GH showed up unprepared for a virtual meeting and insisted that our realtor had to be the one to hold the phone. This kept him from being able to make sure everything was done correctly. Further, the connection kept failing so half way thru we were forced to resort to listening in by phone with no video. This is why we wanted to do this very important step in person and made that point clear from the start, but GH let us down in that regard. Moving forward we were being given completion estimates of August to September at the earliest. However, once we moved to TX in June, the completion date suddenly jumped ahead to a completion date of July 1. This hurt us in a number of ways. We wasted effort on a long term rate lock. Secured and prepaid for long term temporary housing that ended not being needed. Had to rush to prepare for a move-in much sooner than anticipated. And more. It was becoming more and more clear to us that customer service was far from the top of GH’s list. After closing we quickly learned that the completion date had moved up because so many corners were cut. We were even told by neighbors that houses that started before ours were still being worked on when we were moving in! This is when the real nightmare began. We were so excited to have a backyard because we didn’t have one in our previous home. Unfortunately our backyard was a disaster by the time we moved in so our excitement turned to endless frustration. Issues there started prior to closing when we observed that the team had laid the sod down without properly functioning irrigation. As a result, the sod wasn’t watered for a few days. Keep in mind this was at the end of June when it was over 100 degrees outside so needless to say, all that sod just died. When GH realized what happened, their solution was to over water to try and bring dead sod back to life. Really all they did was flood the entire back and side yard creating a swampy mess. Plus, the house was still being worked on so big huge boot prints and ladder leg impressions were embedded in the soil all over the sideyard and backyard. This created an uneven terrain that made it very difficult for us to walk on and for the kids to run around without twisting their ankles. Clearly the correct course of action would have been to regrade the uneven surface and immediately replace the sod; however, we were instead asked to close on the home and promised that the issues would be dealt with after closing. Months went by with no action on GH. Meanwhile we have 3 kids and a dog and a backyard that could not be used. After a lot of complaining and pushing, GH came back and “fixed” it by replacing some of the SOD and “correcting” the drainage issues, but we continue to have the same issues with a constantly flooded back yard post-rain followed by endless muddiness all over the place. To this day, over 6 months from closing, our backyard is still out of commission to the point that we have to walk our dog on a leash back there to avoid him becoming a muddy mess by walking around in parts of the yard that are NEVER dry. We are now going to take matters into our own hands and hire a landscaper to properly correct the drainage issues and put in French drains so that we can begin using our backyard…a yard that was supposed to be functional at closing. As for the front yard, we started noticing that our brand new driveway was cracking and just looked terrible compared to our neighbors driveways, even ones more than 2 years old. We raised the issue and were told that there was nothing wrong with it but fortunately we kept pushing and ended up getting it redone once GH admitted that it was not properly done to begin with. This was something that should have been done before closing, but again, corners were being cut and quality was clearly not a top priority for our build. In the end even replacing the driveway was a nightmare for us as it resulted in a complete mess and other damage to irrigation that we then had to complain about multiple times to have it addressed. The inside of the home is an even bigger headache. For starters, we noticed that our kitchen was not constructed the way we had designed it. During construction we signed off on design and were told that everything would need to follow what was signed off on. Well we were missing two pull out drawers underneath the range that were on the signed off plans so at closing we raised the issue and were told it would be addressed. We then were subsequently told that the cabinet company would not be installing the drawers as they “weren’t paid for”. Laughable considering the design that we agreed on with GH and signed off on after the pre-construction meeting included the drawers. So again, we found ourselves having to fight for what was agreed to. Finally after working with [name removed] the drawers were installed, so we do thank her for her support. Another horrible experience surfaced when I gave my 3 year old son a bath for the first time in the new home and found that the tub would not drain. At the same time, our other son used the toilet in that bathroom for the first time and it was clogged. My husband attempted to plunge the toilet only to then see a bunch sewage come up into my brand-new bathtub and that sewage had to sit there until a plumber came by. The plumber arrived the following day and found that the problem was that there was grout debris from when the shower tiles were installed and the installers were just letting the debris go down the drain, thus causing a severe clog. How this type of issue made it thru inspection is a mystery. We could go on and on with issues we have dealt with and continue to deal with. Here are a few more examples. Our heat didn’t work the first time we tried to run it this winter. We had to self diagnose with the assistance of an expert and found that the gas lines were not on, the ignitor was turned off, and then that the thermostat wiring was not properly connected thus not allowing for the furnaces to turn on. Our master bathroom tiles are completely unleveled all over the place to the point where you can stub or even cut/scrape your toes if dragging your bare feet along the surface. We are told that this is going to be addressed, but again, why would this not have been caught during construction? Oh, because quality wasn’t a concern. Right. Numerous light fixtures throughout the house are NOT centered. The one over the dining table was so bad that we had to come up with a way to shift it so that it is centered where it should be. For others, such as the fixture over our master sink, we are just having to deal with the constant visual reminder that little concern was placed on the quality of work on our home. Given our experiences with GH thus far, we are not very confident that sharing this experience thru this survey feedback will make any difference; however, we feel that being open and honest about our experience is still necessary. As said at the start, we very much regret building with GH and at this point would not only not recommend building with GH to anyone that we care about, but would in fact strongly discourage anyone from doing so. [name removed] to say all customer experiences have been or would be the same as ours, but even one experience like this should never be a thing with a company that presents itself as one who’s “mission is to improve the quality of life of our customers” with an “uncompromising commitment…to present classic homes that have been engineered for enduring value, quality and style”. Our quality of life has only gone down since moving into this home. And quality? Definitely lacking.

Our biggest issue is the quality of the painting. The edges of our flooring (where the floor meets the wall trim) are covered in tiny paint splatters that we haven't been able to remove. And many of the cabinets and doors throughout the house have noticeable poor-quality paint jobs.

The extremely low quality of the majority of the tradesmen and their sloppy work, combined with [name removed] [name removed]' inability to adequately supervise them and insist on a good work product. Further, we did not appreciate [name removed] [name removed]' insistence that we close rapidly, which caused two things to occur. 1) our ability to fully examine the finish work was nullified, and 2) [name removed] [name removed] failed to clean our home, including the paint splatter left all throughout the edges of our wood flooring (left by the painter, who failed to perform any prep work before painting our home). You cannot stand in any part of our home and not see extremely sloppy finish work by the trim carpenter or the painter. [name removed] [name removed] failed us in that regard.

I dislike that we where not given a week to inspect the house prior to moving in. When imperfections were pointed out they were not corrected in a timely manner and we are still waiting. We were told we would inspect a week out and this was on the [name removed] Homes website as well. There's just too much smudged paint on the walls, ceilings, doors and base boards. There's just too many imperfections in this house. When we contracted we thought we would be getting a "grand home", however we feel like we have gotten a used car off of a lemon lot! We wish we could walk away, Mr. [name removed] told us we were getting a great home and this did not happen. There's nails left in the gutters and when it rains we have standing water. The corking throughout the house is horrible! I child could have done better. The front door is off center and I have no ideal how some these items pass inspects. Cabinets are not flushed, the wood staining and white paint on the staircase is so sloppy and the trim is loose. The media steps are uneven, the left side comes out a couple of inches more than the right. The trim throughout the house is loose and falling apart. There not drainage on the side of the house to properly drain water, standing water brings lots of mosquitoes. If we did not invest so much into this home, we would have walked away. Once we contacted the supervisor the house was thrown together! We should have gone with [name removed] Homes, they are truly better builders.

The transition I feel was not as professional as it should have been. [name removed] took over he was very accommodating but the experience of having a builder versus a site manager is not the same. I feel some things did not get the attention that they should have gotten and when I brought up issues to be fixed or repaired I sometimes felt like it was a hurry up and let's get this done situation. There are still some things that are an issue but just got frustrated and let it go. I must say the level of your business is not GRAND from start to finish. For example we had a sewage flood day 2 of residency by no fault of our own. We had to wait over 12 hours for someone to come out. The warranty supervisor was rude to the point he is never welcome on my property in the future. To display and state things happen it is was it is blew my mind. And to walk in sewage overflow area and track that back through the house....where did you find him. [name removed]....I have no words in my opinion this is not the job for her and I will leave it at that. When you spend the kind of money that we spent and your process from start to finish isn't stellar there is no way to have confidence in recommending or giving positive feedback on your company. Anytime you have to contact warranty in your first week of residency is an issue in itself and to not be met with we'll take care of it with no problem is the worst kind of service you can receive. Caulk does not fix everything neither do sharpies. Overall I would say my satisfactory rating is hovering around 70%. The carpet replacement was a whole mess to expect us to move the furniture and then to replace the carpet and padding that we know aren't what we paid for and to get blown off about it is another issue. Warranty process is definitely unsatisfactory.

The warranty service is garbage. Instead of replace all you hear is repair. Most of the service people appear to be the cheapest laborers they could find. They offer a lot of excuses. When you shell out the type of money that you do for these homes you expect the same top notch quality and customer service across the board. [name removed] homes needs work in this area. Warranty service alone would have me steering potential customers in a different direction. Definitely a headache.

Later I met the new builder , the one before [name removed], it was [name removed] a very pleasant experience either, I felt lack of communication and a lot of work got delayed and forgotten , which caused a delay on closing , therefore , I was very disappointed. Until one day, [name removed] took over, the entire experience changed, he had the best “can -do”attitude and listened to our needs and got things done in a timely manner , if it wasn’t because him, I d rate less than 5 on all my experience but he deserves a “all10” review.

The warranty officers have been very easy to work with and have communicated consistently with us. My one frustration comes with attention to detail with the company doing the physical work. We have had repairs redone due to simple things like not putting enough weight on the floor when it was glued back down.

The only thing is during the pre walk through meeting the floor was dirty. We were not able to examine the floor inside and outside. On the pre walk paper we were not allowed to right any issues I don’t know why by builder and warranty department. [name removed] did took care of the issues after that but still some of the issue like outside patio there is a big scratch patching was needed but not done and when I raised the concern to [name removed] and dawn both than you know after you close your house everything is home owner responsibility. [name removed] did solve our most of our problems. She did a good job. She is very hardworking warranty employee.

We would like to be perfectly clear- those 10s were only for [name removed]. She has done her best to right the wrongs [name removed] Homes has done. We are extremely regretful about building with [name removed] Homes. If we could do it all over again, we wouldn't. We will also be telling anyone and everyone who will listen what a nightmare it has been. From the beginning we felt we were given the short end of the stick because we were building out of state, meaning while our home was being built in TX, we were living in OH. We made our representative aware of this and they assured us it would not be a problem. From the start we told GH we wanted to be physically present for the pre-drywall meeting and asked if they could give us a 2 week heads up so that we could make work and travel arrangements. As it turned out, we were only given a few days notice and when we asked if it could be pushed to the following week, they told us that wasn't possible. So that left us w/ no choice but to do it virtually. That was not ideal and, as you can imagine, turned out to be a complete mess and a waste of our time. Because we couldn’t be there we asked our realtor to attend the meeting so that he could be there to have a close look at things, but then at the last minute GH showed up unprepared for a virtual meeting and insisted that our realtor had to be the one to hold the phone. This kept him from being able to make sure everything was done correctly. Further, the connection kept failing so half way thru we were forced to resort to listening in by phone with no video. This is why we wanted to do this very important step in person and made that point clear from the start, but GH let us down in that regard. Moving forward we were being given completion estimates of August to September at the earliest. However, once we moved to TX in June, the completion date suddenly jumped ahead to a completion date of July 1. This hurt us in a number of ways. We wasted effort on a long term rate lock. Secured and prepaid for long term temporary housing that ended not being needed. Had to rush to prepare for a move-in much sooner than anticipated. And more. It was becoming more and more clear to us that customer service was far from the top of GH’s list. After closing we quickly learned that the completion date had moved up because so many corners were cut. We were even told by neighbors that houses that started before ours were still being worked on when we were moving in! This is when the real nightmare began. We were so excited to have a backyard because we didn’t have one in our previous home. Unfortunately our backyard was a disaster by the time we moved in so our excitement turned to endless frustration. Issues there started prior to closing when we observed that the team had laid the sod down without properly functioning irrigation. As a result, the sod wasn’t watered for a few days. Keep in mind this was at the end of June when it was over 100 degrees outside so needless to say, all that sod just died. When GH realized what happened, their solution was to over water to try and bring dead sod back to life. Really all they did was flood the entire back and side yard creating a swampy mess. Plus, the house was still being worked on so big huge boot prints and ladder leg impressions were embedded in the soil all over the sideyard and backyard. This created an uneven terrain that made it very difficult for us to walk on and for the kids to run around without twisting their ankles. Clearly the correct course of action would have been to regrade the uneven surface and immediately replace the sod; however, we were instead asked to close on the home and promised that the issues would be dealt with after closing. Months went by with no action on GH. Meanwhile we have 3 kids and a dog and a backyard that could not be used. After a lot of complaining and pushing, GH came back and “fixed” it by replacing some of the SOD and “correcting” the drainage issues, but we continue to have the same issues with a constantly flooded back yard post-rain followed by endless muddiness all over the place. To this day, over 6 months from closing, our backyard is still out of commission to the point that we have to walk our dog on a leash back there to avoid him becoming a muddy mess by walking around in parts of the yard that are NEVER dry. We are now going to take matters into our own hands and hire a landscaper to properly correct the drainage issues and put in French drains so that we can begin using our backyard…a yard that was supposed to be functional at closing. As for the front yard, we started noticing that our brand new driveway was cracking and just looked terrible compared to our neighbors driveways, even ones more than 2 years old. We raised the issue and were told that there was nothing wrong with it but fortunately we kept pushing and ended up getting it redone once GH admitted that it was not properly done to begin with. This was something that should have been done before closing, but again, corners were being cut and quality was clearly not a top priority for our build. In the end even replacing the driveway was a nightmare for us as it resulted in a complete mess and other damage to irrigation that we then had to complain about multiple times to have it addressed. The inside of the home is an even bigger headache. For starters, we noticed that our kitchen was not constructed the way we had designed it. During construction we signed off on design and were told that everything would need to follow what was signed off on. Well we were missing two pull out drawers underneath the range that were on the signed off plans so at closing we raised the issue and were told it would be addressed. We then were subsequently told that the cabinet company would not be installing the drawers as they “weren’t paid for”. Laughable considering the design that we agreed on with GH and signed off on after the pre-construction meeting included the drawers. So again, we found ourselves having to fight for what was agreed to. Finally after working with [name removed] the drawers were installed, so we do thank her for her support. Another horrible experience surfaced when I gave my 3 year old son a bath for the first time in the new home and found that the tub would not drain. At the same time, our other son used the toilet in that bathroom for the first time and it was clogged. My husband attempted to plunge the toilet only to then see a bunch sewage come up into my brand-new bathtub and that sewage had to sit there until a plumber came by. The plumber arrived the following day and found that the problem was that there was grout debris from when the shower tiles were installed and the installers were just letting the debris go down the drain, thus causing a severe clog. How this type of issue made it thru inspection is a mystery. We could go on and on with issues we have dealt with and continue to deal with. Here are a few more examples. Our heat didn’t work the first time we tried to run it this winter. We had to self diagnose with the assistance of an expert and found that the gas lines were not on, the ignitor was turned off, and then that the thermostat wiring was not properly connected thus not allowing for the furnaces to turn on. Our master bathroom tiles are completely unleveled all over the place to the point where you can stub or even cut/scrape your toes if dragging your bare feet along the surface. We are told that this is going to be addressed, but again, why would this not have been caught during construction? Oh, because quality wasn’t a concern. Right. Numerous light fixtures throughout the house are NOT centered. The one over the dining table was so bad that we had to come up with a way to shift it so that it is centered where it should be. For others, such as the fixture over our master sink, we are just having to deal with the constant visual reminder that little concern was placed on the quality of work on our home. Given our experiences with GH thus far, we are not very confident that sharing this experience thru this survey feedback will make any difference; however, we feel that being open and honest about our experience is still necessary. As said at the start, we very much regret building with GH and at this point would not only not recommend building with GH to anyone that we care about, but would in fact strongly discourage anyone from doing so. [name removed] to say all customer experiences have been or would be the same as ours, but even one experience like this should never be a thing with a company that presents itself as one who’s “mission is to improve the quality of life of our customers” with an “uncompromising commitment…to present classic homes that have been engineered for enduring value, quality and style”. Our quality of life has only gone down since moving into this home. And quality? Definitely lacking.

The warranty service is garbage. Instead of replace all you hear is repair. Most of the service people appear to be the cheapest laborers they could find. They offer a lot of excuses. When you shell out the type of money that you do for these homes you expect the same top notch quality and customer service across the board. [name removed] homes needs work in this area. Warranty service alone would have me steering potential customers in a different direction. Definitely a headache.

The warranty officers have been very easy to work with and have communicated consistently with us. My one frustration comes with attention to detail with the company doing the physical work. We have had repairs redone due to simple things like not putting enough weight on the floor when it was glued back down.

When we were closing in Dec 2022, [name removed] and [name removed] gave us lot of grief. We have no shower doors for 10 days after closing. As of today, We are facing lot of issues with our lot drainage. I have been complaining about water pooling in the side yard and no one cares. My kitchen cabinet shelves have been ghosting and grand homes is not able to fix it. I am very dissatisfied with grand homes and would not recommend to anyone.

The Warranty Department is horrible, they only communicate when they want to and make up stories and lie right to your face. They are also very rude and condescending. Our biggest issue is the quality of the painting. The edges of our flooring (where the floor meets the wall trim) are covered in tiny paint splatters that we haven't been able to remove. And many of the cabinets and doors throughout the house have noticeable poor-quality paint jobs.
