No one knows more about a homebuilder's quality and service than the builder's customers.

Since 1984, Eliant has been independently evaluating the performance of homebuilders across the U.S., Canada, and the Middle East:

  • We ask recent homebuyers to evaluate their builder's purchase process.
  • Then, we ask homeowners to evaluate their builder's quality and service (1) after the first 5-months in the home, and (2) again at the end of the first year.

In "Homebuilder Customer Reviews", we present the ratings and comments collected from new-home buyers at these three points in time.

Eliant verifies that only evaluations completed by actual customers are included in this "Homebuilder Customer Reviews" site. No other evaluations - whether collected by the builder or those appearing on other public sites - are included here. All customer comments are included verbatim, no editing is permitted.

Firstly my salesperson didn’t explain/show me the optionals and customizations we have. They said we can customize at the time of design center appointments but Designer said I would have to choose all these before the contract sign. Next for brick choose, really it’s a disaster. Really lots of followups and no response. Then i requested divisional manager about all the missing option but they said they can’t though i said will pay the city approvals fee. Contacted vice president and still no luck. Missed options: 1. Wooden floor(they dint offer me) 2. Guest washroom changing to standing shower(I don’t even know that we have this option) 3. External focus lights(sales person told me i can chose at design studio but she didn’t allow me) 4. Extra lights In Dining room(they said i can choose at the time builder meeting but he simply refused) 5. Firstly i choose one lot and salesperson was fired and i tried to reach and no one responded so i lost that lot and ended up paying 30k premium. 6. Linear fire place, at the time of design center appointment they said they don’t have the option but all my neighbors got that option who went before me and after me 8. Additional hose bibs, i requested like anything but no luck. 9. Main door - requested new one die to security reasons but they simply rejected but all other got same Except [name removed] no one helped me and responded me. This is not my dream home. As i a first home owner i had very worst experience. I will never ever recommend Grandhomes.. Literally Grandhomes before contract sign and after sign is totally different

Liked: Excellent customer relationship by [name removed] (Builder). He had appraised me of progress on regular basis. Answered all questions and concerns (pointed to correct contact with Grand homes). All issues were closed and none were left open. [name removed] had gone well beyond his duties to help us (His Attention to details and closing all open items no matter how small or big) with Can light correction, Floor discolorization (worked with [name removed] and close our concern), Fence re-design, Helped with food color stain on counter top, Dimmer switch mapping. Without [name removed]'s touch, I would have given lower rating to Grand homes. Some of the items which need to be improved: 1) Sales agent assigned ([name removed]) was the worst. (Luckily i had to deal with him occationally). Even simplest of the items became an issue during construction (example, he showed Barn glass door and gave a number of only $600 difference between French door and Barn door, but during design review it was made clear it will be $5000+ difference, when we asked him to put French door because the price he mentioned during Structrual changes in the first week was different from design selection, he took this item till the last month to close). He also took more time to close Structural changes and approval process with Architects. 2) Since signing of the contract in March 2022, no one person explain the entire process Grand homes follows on progress, steps or communication process. 3) Every time we receive a call from GL (Other than [name removed]) was about scheduling meeting to review some critical items and to get signature. There is no time given to review all items before, all items to be reviewed and closed face to face without enough time to think through or do proper review for correctness. Rushed into signature without time to review. 3) No time given for structural changes, all decision on structural changes within 2 days of signing initial contract. $1M homes with less than 3 days for structural change is unreasonable. 4) When we signed up in March 2022, we were told completion in 12+ months around May 2023 completion, but in actuality it was completed in a rush by Nov 2nd week. This lead to mad rush in completing lender selection and closing process. 5) Designer [name removed] did a good job of noting and documenting our design picks.

A few things during the selection process at the showroom did not go as well as we would have wanted themwe were told a few things at the design center that when we got to the actual home being built were not correct or the information was in sufficient overall, [name removed] and [name removed] did an incredible job, we have no complaints there. It was more around the [name removed] center and things that were told to us that were not accurate.

Our agent [name removed] was very informative, nice and supportive throughout the whole process. Our builder [name removed] went above and beyond to ensure everything was done right and to our satisfaction. He is very skilled at his trade and deeply cares about the houses and the people he builds them for. I will recommend grand home to friends and family and when I do refer them, I make sure that [name removed] be their builder. Only one thing that was very unfortunate and cause so my stress for us was design center with [name removed]. I would definitely tell people to avoid having her as their design consultant. [name removed] was intrusive, rude, condescending and arrogant. If given option at the design center, we likely would have spent a lot more money. [name removed] home could do 2 things to elevate their business. 1- Elevate [name removed] and [name removed] to position of higher position in the company where they could be responsible for training people. 2- fire [name removed]

you guys are calling your self as a luxury builder. but in reality I don’t see that anywhere in terms of material that you used for cabinets or the plumbing. The plumbing material is very very cheap. Or the basic things that came along with the house. No proper communication about the loan process.

I disliked that I didn’t know what was standard since the model was overly upgraded. So it was a guess. The floor plan is amazing! The only problem for me, and I’d guess most others, is that the laundry room is not deep enough to handle a standard sized washer and dryer, very strange. The builder, [name removed], and his boss [name removed], were the absolute best. [name removed] is so competent and hard working and caring. He is the main reason that I will recommend Grand to others. He’s absolutely the best. Thank you for a great home!

I do not see proper response after contract and did not explain well what kind of changes can be done in during the contract and what changes can be done during the design center.

The entire process was smooth until movie-in. But i do not like the design center. they have not explained enough when it comes to our closet design. they left everything on builder we believed completed the paper work. Later came to know Builder cannot do anything until it is written in the PO. we are very much disappointed on it. I have spent 910K on my house which has a very bad closet. Most liked things: Sales Agent Builder

1) Dislike - Drain pipes from my neighbors that outlet in to my backyard, I have escalated to Grand Homes leadership but no expected remediation was put in place (French drain is required for this property); slope of my backyard that makes it not usable; wet backyard and heavy water left after rain. 2) Dislike- My stairs had a different color then we selected, correction was done by the builder but still not up to the color we were expecting/ selected 3) Dislike- Design center selection was very rushed, and not a good customer experience. Designs looked like they were work overloaded and they had to rush; left a bad after taste after the experience. 4) Dislike - Contract paperwork not in par with my experience with other builders 5) Dislike - Grand Homes as a company has cut corners on what a Home Buyer would expect in a property at 1Milion + price point; I have bought 5 properties in last 2 years, and default offerings by Grand Home are far below then what's expected for default features of the house this size, houses in $500k had basic features in the house that are not included in a Grand Homes property as standard. Grand Homes has clearly exploited home buyers in post pandemic era then other builders I have worked with or my friends and family have bought new homes. 6) Like - Builder ([name removed]) was extremely patient and tried addressing our concerns and always available to discuss, but Grand homes as a company was lacking the support needed for the home buyer 7) Like- Grand Homes elevation and layouts lives up to their name "GRAND"

My experience was very bad at the time of closing, I strongly recommend Grandhomes should send one of their executives to evaluate quality of home before final inspection, the warranty manager [name removed] was rushing through the inspection and he did not even open electrical or heater box during inspection, I was not given a quality home at the time of closing. I was completely wrong on hoping my home buying experience will be better with grandhomes but I was completely wrong.

I didn't like my sales experience as well as my experience at designer studio which made me really unsatisfied as well as unhappy but [name removed] [name removed] are lucky to have [name removed] and [name removed] in there team because they both care about their customers and customer satisfaction, they go above and beyond to save company's reputation. If I had the option of 100 points instead of 10 I would still have looked for more points as they are Gems and Pride to [name removed] [name removed].

Just the loan lock cost we paid. We later went with our known lender and asked to give the money we paid to lock the rate. Moving from our known lender was just a week after we paid the lock fee, so we expected to get the money back. [name removed] happy about it.
