Build quality was not good initially and there were many issues. But warranty took care of of each and every issues and they are still helping me. Disliked - The plumber missed installing a water line for the kitchen island, the air circulation from the air conditioner is not optimal, and the driveway is narrow, with the next-door fence attached to our home. Liked - The floor plan is excellently designed, ensuring every square foot of the house is functional, and each part of the house receives ample natural light during the daytime.

We've been to several builders and communities, and [name removed] zeroed in on what we were looking for and convinced us we wanted to build the house we were interested in. He helped us select the best lot available and gave us the benefits of building in Lake [name removed] and living in the [name removed] area. He answered all our questions better than anyone else and pointed out things he learned that we were interested in. He is very personable. We appreciated Grand's crediting us the title insurance coverage at closing. It amounted to approximately $5,600, which provided some of the needed financial relief. The builders went above and beyond to improve the experience. Dislike: Because we were under the impression the house would be completed and closed by May, we planned logistically and financially to close in May. We were notified in late November that Grand wanted to close in December, which was very stressful. We are in Kansas. When we signed the contract, I put in notice to terminate my apartment lease in May. [name removed] was not ready to sell her house. Grand pushed to close in January but allowed it to close in February, which is better than December. This is now April; we paid cash for the house but still have not moved in because we aren't ready based on our initial planning for the end of May. Dislike: Covering title insurance helped, but we are still losing money paying expenses for the Grand home in [name removed], my apartment, and [name removed]'s house in Wichita. So we are paying triple the expenses from March to June. Dislike: The design center process created issues. There was confusion about the master bath shower and the junior master vanity. There is too much pressure to finish design center selections in half a day.

What we like the most about our home: Open windows and natural lighting! Open living room. What we dislike about our experience: Had a very bad experience with the water heater not functioning properly for over a month, and the team didn’t care enough to fix it on time or compensate for the inconvenience occurred. This sits as a sour memory of our moving into our new grand homes home. Lack of linen cabinets is a real issue / flaw in the design even. I have not been recommending Grand Homes to others due to lack of functionality (no linen closet / shelves / master closet bare, tiny master shower, lack of space in master closet) and bad customer service experience that I went through.

I like the sales person , [name removed]. He was very informative all the time. Design Center appointment was a disaster. The designer who helped us didn't have a clue about what she was doing. She was always asking other designer what to do, made mistakes at our choices. The best part of our purchase experience was our builder, [name removed]. He knows his job very well. He was very informative all the time. Whenever we needed him, he was there. Besides, he is very fast. I couldn't believe that he builded our house in less than 2 months. Whoever I tell this, no one believes me. But that's the truth.

1. I dislike about the design studio experience. The representative did not gave all the options to consider and rather showed us the basic options. 2. Grand Home Management didn't care to address their customers issues. For example: We have noticed that many of the wood planks used in the hall exhibit numerous dark black spots (multiple spots) and excessive number of hollow spaces around the planks and noticeable gaps between them. Not here and there but everywhere. However, the display picture and the sample wooden plank at the design centre does not show black spots, as a customer I expect the same. Even construction builder has agreed and told he would do the needful. 3. Closing Management were not considerate about the customer requests and were ready to take extreme decisions like cancelling the contract. Overall, i had go through numerous issues with the management.

I did not like that I was pressured and very stressed towards the closing due to our lender was experiencing a delay to clear us for closing. [name removed] kept calling and threatening to cancel our contract if we don’t hurry up the process. I and my family was put into a very stressful situation . Grand home agent was not very considerate.

The quality of construction is not good at all. Had leaks, cracks, Wood Floor,Fence , electrical,Ugly Paint Pacthes issues all over the house, and the warranty Claims take forever. It does not make sense that only one warranty claim gets worked at a time. Commitment from the Builder are not yet fulfilled. There is a big list from the day of closing which gets pushed over and over. Builder's contact changed without any notice and all the commitments he gave are not being honored. [name removed] sure whom to trust anymore.

The quality of the constructions is very poor, I notice the crack ranging from 5 inches to 20+ inches all over the house. All the door knobs are of poor quality and not fitted properly on the doors. I have at-least 4 door knobs that have become loose and fell down from the doors. External water sprinkler system has issues from Day1, I have been told it will be fixed and made me sign the house while closing with an exception and it still leaking after 10 months. Based on my experience [name removed] homes is the worst builder i have seen when it comes to building the house with quality and will never ever buy or recommend a house to anyone in-fact i already did that and will do. Hope this survey will not become like a routine survey instead gandhomes management will take some action so that it will be helpful for other buyers. Thanks

I like the overall floor plan and the build quality of the house. There were definitely issues as expected (the workmanship wasn't great and there were a lot of simple mistakes) but [name removed] and [name removed] worked on their toes to get those issues fixed for us. They responded as soon as we addressed the issues and fixed the issues for us. We are very happy and satisfied with [name removed] and [name removed]. Grand Homes sales person [name removed] was informative and convincing. He gave us good details and helped us with the process. He is a great sales person to work with. Few major concerns regarding the quality of hardwares and appliances. 1. The quality of faucets are not good at all. The faucet in every bathroom leaked. 2. Multiple door knobs including the front and back entry doors came off which is a huge security concern. 3. The AC unit doesn't cool down the house. It wasn't the correct size for the house. The AC company said they will fix it but we are still waiting on them. I understand that Grand Homes tried to get the best quality material they can but things didn't work as expected. Other than these concerns, I am happy with the people I worked with. No problem is a big problem as long as there is a solution and grand homes is willing to work on solving it.

I disliked all of the mistakes that were made during the build. [name removed] has also told me that they would fix things and they haven’t. I still have water damage in my front room due to a leaky window from faulty installation. I have a tub that needs to be refinished after tile was dropped over and over from the 5 times they had to replace all of it. I have a fan that died while we we trying to change a lightbulb. The new refrigerator that came with the house has already had to be repaired due to to a leak and it was missing a shelf in the freezer that I had to replace. I am nervous about what is going to pop up after my 1 year warranty is up. I will never ever ever purchase a [name removed] [name removed] again. [name removed] I will continue to discourage anyone who is in the market to buy a new home from buying a [name removed] [name removed].

Everyone is very friendly and tries to help and correct any situation we have. We mostly have had small issues with sub contract trade issues that weren't double checked by [name removed] [name removed]. Example, missing paint on trim locations, caulk around the floors and around bathrooms is noticeably lacking in several areas, pantry doors have large gouge marks in the trim where they installed it. Mostly little items that weren't noticed on the walk through because we found so many other items to fix.

I chose [name removed] homes because i grew up in a grand home and thought it was one of the best builders out there but after getting my home i have come to see that i may have been wrong. Dont get me wrong, i love the design and the home esthetics but when it comes to the quality as well as the customer service im a bit iffy regarding my experience. After several times of trying to get things looked at/fixed, i pretty much gave up because i would either not hear back or they would come start a job and never finish. I truly do not think it is right or fair to have such an experience but i guess we live and we learn. I wouldve loved to be able to say i would recommend [name removed] homes but i/we (as well as some of my neighbors that i have gotten to know over the past year) have had several issues from leaks without solutions, cracks in the home, unfinished items in the home, sprinklers not working until just a couple months ago, etc. Just one too many things for a new build.

Still have outstanding warranty items to be fixed. Now have 2nd leak in front of town home. When built quality control was obsolete- no flashing around windows and sprinkler system never set up in beginning -still dealing with system not working properly and have had dead trees and plants still waiting to be replaced. I disliked all of the mistakes that were made during the build. [name removed] has also told me that they would fix things and they haven’t. I still have water damage in my front room due to a leaky window from faulty installation. I have a tub that needs to be refinished after tile was dropped over and over from the 5 times they had to replace all of it. I have a fan that died while we we trying to change a lightbulb. The new refrigerator that came with the house has already had to be repaired due to to a leak and it was missing a shelf in the freezer that I had to replace. I am nervous about what is going to pop up after my 1 year warranty is up. I will never ever ever purchase a [name removed] [name removed] again. [name removed] I will continue to discourage anyone who is in the market to buy a new home from buying a [name removed] [name removed].

I chose [name removed] homes because i grew up in a grand home and thought it was one of the best builders out there but after getting my home i have come to see that i may have been wrong. Dont get me wrong, i love the design and the home esthetics but when it comes to the quality as well as the customer service im a bit iffy regarding my experience. After several times of trying to get things looked at/fixed, i pretty much gave up because i would either not hear back or they would come start a job and never finish. I truly do not think it is right or fair to have such an experience but i guess we live and we learn. I wouldve loved to be able to say i would recommend [name removed] homes but i/we (as well as some of my neighbors that i have gotten to know over the past year) have had several issues from leaks without solutions, cracks in the home, unfinished items in the home, sprinklers not working until just a couple months ago, etc. Just one too many things for a new build.

Still have outstanding warranty items to be fixed. Now have 2nd leak in front of town home. When built quality control was obsolete- no flashing around windows and sprinkler system never set up in beginning -still dealing with system not working properly and have had dead trees and plants still waiting to be replaced. Crooked and uneven cabinets- can go on and on
