Warranty team took care of the rain water leakage on our roof. After fixing the roof they have fixed the drywall and repainted it to look new as before. We had many issues with the home we bought. It started immediately with AC units issues that took multiple months to fix, bricks falling of the wall, wooden floor with planks popping up, kitchen cabinets with paint issues, roof leak, cracks on interior walls, and recently window crack. I've at least 2 open warranty claims with Grand Homes that are not being addressed for over a month. It's the worst experience we ever had with the house.

Good: Sales person was very helpful and caring. Shown more flexibility towards customization and structural changes. Lake forest model one of the best model ever seen. Bad: Design experience was very bad due to lack of options, outdated and less items/materials. Design time is more focused on completing the design instead of true customer satisfaction and less flexibility like not giving daytime light bulb instead of regular light bulbs. Uncontrolled damages during construction work due to lack of skilled labor and training such as ceilings, wood floor and windows.

The warranty department has tried their best to fix errors that we should have never experienced. Thus we are somewhat please due to their effort. It's however, very disappointing to have purchase a new home and to this date 6 months later still without a working compressor with no date of resolution from Grand Home. Very disappointed in Grand Home.

Everything was great. [name removed]- our sales agent was responsive, [name removed] - our design gallery rep was exceptional in helping us design our home. She went above and beyond in spending time and explaining everything. She even helped us navigate the community HOA in getting some very important exterior selections approved. [name removed]- our builder is the best builder we could have asked for. He is just amazing in everything he does. He is very patient and takes the time to get thing right that were important to us. He was always available and navigated couple of issues that didn't match the initial design. Biggest among them was our driveway. Only thing we were not happy was a person who did our blue print because they missed a big part of the plan. On one side of the property, we had an ADA ramp and plan was drawn to build driveway over the ADA ramp which of course can't be done. It was only noticed by [name removed] during the driveway pour and we had lot of issue due to that. This was a big miss and should have been noted early during drawing phase of our plot where we could have selected the left swing garage and avoid issues later. [name removed] also did an great job in working with us in solving few issues during construction, especially our bath tub. Model we selected was not available so he did a lot in searching for something similar that we liked.

Presales and design center were fantastic. Delivery took an additional 6 months without any feedback during delays. Quality of materials is good. Quality of workmanship is horrendous. Very, very poor attention to detail. Mismatched caulk colors, no clean caulk lines, paint on all surfaces, granite counter with paint embedded, shower with tap embedded in grout, counters with mismatched pegs causing uneven shelves, French doors that are off more than 2 inches, grounds with excessive trash and building material, globs of stain on wood, unfinished corbels… it goes on.

We had to go through a very painful process of getting the fence extended to what was committed to us before the contract signing. Had to personally follow up with City of Mckinney to get approvals. The experience with our builder Pedram was great though as he was very professional and transparent. Kept us informed about all completion steps and always heard our concerns and tried to address them in the best possible way.

Everything . Living space is small. Media rooms wall are low height and feels disgusting to hand home theatre screen. Small bed rooms where no room to walk or sit after placing king size bed. No patio. Over all [name removed] home are not grand at all. I see many people backing out and ready to loose earnest money

Our entire team made us feel like they were invested in building our dream home…not just another house. [name removed] met with us several times before signing to get things right and then was quick to find solutions anytime there were bumps in the road. [name removed] was so incredibly involved and kind. He took his time with me every single meeting and was very solution focused. He always responded quickly to my questions and we built so much trust together over the course of our build. I knew we were in great hands each day and that he would be on top of it if anything went wrong. [name removed] was top notch the few times that we needed his help and [name removed] was just phenomenal in the design center. Truly, we had an outstanding experience.

Sales Agent - Seemed to loose interest after the contract was signed; did not attend design center meetings, had delays in receiving the mailbox keys after closing Builder - Communication - On multiple occasions, customer was given an incorrect status on issues encountered (stating the issue was resolved when it was not). - Insulation Replacement - Customer reported storm water damage to insulation in 3 window bays; met with builder and got an agreement to fix. Builder confirmed the insulation was replaced and the seats were boarded. Customer asked one of the boards to be removed to inspect; found out the insulation was not replaced. Issue escalated to Builder's manager; manager agreed to replace all the 3 window bays. End result - Manager replaced only 1 window bay. This was not communicated clearly in advance. Customer had to ask specifically on how many window bays were replaced (after the fact). Build Quality & Price - This is areas of improvement for Build Quality & Price on certain components like cabinet drawers (better quality rollers, no paint over hinges), closet fixtures (steel rods instead of wood), cabinets, electric switches (better quality). Grandhome competitors include them in base price for similar priced properties.

The builder was great with communication and problem solving. The sales office was not, and created a lot of unnecessary stress at the end towards closing. Especially when we were waiting for the certification of occupancy, the day before closing.

[name removed] is great, but my ceilings are still cracked weeks later, no one has replaced my bushes that the sprinkler company is responsible for destroying, and now JJ won’t respond to my texts. A bunch of things are still not completed at my home in [name removed] [name removed] even after closing; 1. Laundry room sink is not installed yet 2. The paint is not done well on the walls and the cabinets; it’s already sticky and peeling (because sanding was not done well) 3. The fire place tile has steaks of white paint from the ceiling and it’s not corrected 4. The bathroom counters got installed after closing. And the walls and cabinets got damaged by the installers, [name removed] [name removed] has not fixed that issue yet. 5. The oven frame is bent and is not fixed yet 6. The dryer GFCI is not working and the faulty breaker is constantly in a tripped state. The warranty complaint has been filed weeks back and it’s not even been looked at. And besides this, the fit and finish of the home is pretty mediocre to bad. This is our third home in Texas and we got the worst product despite spending the most money. Very unhappy and never recommending [name removed] Homes to anyone again.
