Like the floor plan and elevation look. Dislike the poor quality of finishes that we payed a lot of money to upgrade.. not level frames and railings. Behind the stove , no drywall install and insulation exposed.

I not happy with the condition of the landscaping preparation prior to the install of the sod. I have to have the yard leveled due to the bad grading. I was not happy with the framing crews as they just slapped stuff together - for a 'higher end home' one would think Grand Homes would have high standards for their subcontractors. We were very involved during the building process and had their lack of respect towards the end product was sub-standard. We have had a number of issues that have been resolved (great response by the warranty manager - [name removed]), we very much liked our sales associate and builder ([name removed]). Overall, we like our home, even though there are thing that are an irritation. Ask about the value, I would reconsider using Grand Homes again. The one aspect where you shine was our ability to customize. I seem to me that over all there was 'nickel and diming' to get the quality of a higher end builder.

There was a very stressful multi week period between my appraisal coming in 170K under the purchase price, and the subsequent resolution, where I don’t feel Grand Homes communicated with me as frequently or with the clarity/detail needed for me to feel confident, or that Grand Homes wasn’t going to try to force a purchase price that would leave me in financial ruin. Ultimately, I do feel that Grand Homes stepped up and did right by me, but it’s not clear to me if that was because I was persistent in my position, or if Grand Homes did this of there own accord. This is the only thing that would make me hesitant to recommend Grand Homes to others. The true cause for the discrepancy in price and appraisal, and the ultimate driver for the resolution, is a bit of a black box to me. From the little I know, I credit [name removed] with the resolution. I feel he understood my frustration and subsequent reasons for my expectations, and did what was needed to close the deal. Additionally, the craftsmanship of the home is excellent, and I credit [name removed] and [name removed] for that. They were both attentive to my peculiarities with the home and they worked diligently to deliver on that. [name removed] really helped me feel like my home wasn’t just one of many that he was overseeing, but sought to see my home through the buyers eyes.

Very responsive and great attention to detail. It is very difficult to keep track of all of the new clients but [name removed] has done a great job in being responsive and taking care of our concerns in a timely manner

Grand home misplaced kitchen island by over 1 foot per blueprint which did not allow full size refrigerator to be installed. A Grand homes error. Pre close cleaning not done, dirt everywhere when we moved in, no one completed a check on home for defective items prior close. Only broken promises. I have built 5 houses prior to this one and this has been my worst experience. Grand homes should fix their errors and do what they promise!

Everything was great. Although I was a little disappointed in [name removed] not returning phone calls or texts. He seemed very attentive initially, but after a few phone calls and texts he disappeared. On the other hand [name removed] was GREAT! Super attentive and professional.

the worst part of the construction process is the lack of professionalism with the sub-contractors. There was constant rework (major rework), their inability to follow building codes, no quality of workmanship, constant churning of labor brought about inconsistancy in the construction process. There was not one trade that seemed to care about what they were doing vs how to get it done fast. There was blantant disregard of instruction from the onsite subcontractor staff to the builder. With the amount of money I spent on this home ($192 sq/foot) I expected a high level of workmanship - items were just covered over by calk and paint, windows not square, lawn not properly prepaired (rock/brick/not level), paint on the wood floors, paint on the window, etc. Even the cabinet were improperly installed, then covered with epoxy and paint. The house looks good until you really look closely then it is not much better than a DR [name removed] home. Once you got the the Grandhomes staff there was a different level of caring. We lived very close by and was able to see the home being built on a daily basis. I have a construction background and know how things should be done. Our builder ([name removed]) was awesome, he was responsive, kept us up to date on everything, prompty deal with the problems and there were a lot of them. So far our warranty manger ([name removed]) The basic problems with the home were a result poor architectural reivew and adjustment to the changes we made. They forgot to add appropriate ac/heating into an extension, which lead to a number of 'on-site' adjustments and had a ripple affect. This caused major reconstruction of the back wall and windows, changed the elevation, took away room space for 'added required' ac chases. In our media room we lost 16 sq feet of usesable floor space because of this. This in turn caused problems with furniture when we moved in. The plans did not account for the reality of the construction or the inability of the subcontractors to execute to the plan. To me it seems that while you consider your company as a semi-custom builder, you are not much better than the mass production builders ([name removed], Highland, KHovanian). Our home's appraisal did not come close to the contract price. The base fixture package - seemed cheap - the same as one of the other builder for a lot less cost.

The model home has features that aren't available in the design store, our builder messed up numerous items and we are left with patchwork and Grand Homes did not really accept accountability for any item.

The issue with our home is that we were expecting a certain range in square footage. We picked the house based on that communication from Sales and confirming the same information through the website. It fell over 100 square feet of space and we still had to pay the same price of the home with being that much under the square feet.

The quality of the house was not acceptable at that price point. Very poor quality a lot of unnecessary defect leaks and issues with the house. Even till now still waiting for over a mo th for things to be fixed.

I really liked the communication from the sales team, the builder and design center. I liked the fact that the builder and sales team remedied concerns on plan changes that were not known to us. I did not like that the timeframe was sooner than originally communicated as it escalated my timeframe on selling my other home; Although everything worked out and this is much better than the home being delayed.
