Since 1984, Eliant has been independently evaluating the performance of homebuilders across the U.S., Canada, and the Middle East:

  • We ask recent homebuyers to evaluate their builder's purchase process.
  • Then, we ask homeowners to evaluate their builder's quality and service (1) after the first 5-months in the home, and (2) again at the end of the first year.

In "Homebuilder Customer Reviews", we present the ratings and comments collected from new-home buyers at these three points in time.

What we liked was the semi-customization option, the selection of materials, and the options available through the Design Studio. However, we did not like the level of customer service across different departments.

I wish I had better experience at design center because me and [name removed] agreed on some second kitchen cabinets but those weren't added to the PSA and I thought they were but at the design center, I got know that i'll have to pay $1800 to get those cabinets. Even [name removed] told design center about it that there is miscommunication and design center girl emailed her boss but my request was denied and I ended up paying for it. Which wasn't my fault. Also, when you building new home there should be more options or suggestions for little details you could miss and it's really hard to get it done later on.

Everything was great. Although I was a little disappointed in [name removed] not returning phone calls or texts. He seemed very attentive initially, but after a few phone calls and texts he disappeared. On the other hand [name removed] was GREAT! Super attentive and professional.

Lack of transparency in Move-in and Closing dates, Poor workmanship causing multiple rework, material shortages and delays, Use of non-documented citizens (illegals used to do skilled labor cheap taking away American jobs as part of a documented Subcontractors work force) performing sub standard work requiring rework, Contractors drinking alcohol on job sites on the weekends and evenings after Project manager is off site. Workforce inability to speak that native language of the USA (English) you are unable to communicate basic concepts to them due to that barrier. Despite cheaper labor being used homes have doubled in cost in the last 10 years. this is my 2nd grand home and It is unlikely that I'd buy another or even recommend [name removed] to anyone else. Warranty process is very bad, their focus is controlling costs not customer service. they are very capable folks to put the problems back on the customer vs take ownership and solve it within the first 30-60 days. should be a no questions asked policy the first 60 days. Cold water supply line froze to hot water heater I was told just to wait for it to get above freezing to thaw out...3 days later.....no hot water...Sprinkler line was not glued causing water main pipe to separate and burst. I was told to take a picture and call the city when it was clearly on [name removed] homes side of the supply line. So many issues 7+ warranty claims in first 30 days of home. Walls and sheetrock are not smooth and even you can see the seams of sheetrock and sheetrock tape that bunched up on wall, badly patched areas of sheetrock and more. it's just a really bad quality of home.

We've had the worst contract experience! From not getting accurate information about the house we're building, to getting the feeling you don't care about our business, and you'll sell the house whether we want it or not... and not responding to any of our emails regardless of who the emails were being sent to! The overall design experience was good. Even though we had a couple of items that were agreed on in the design but were never implemented, or were done in a different way that was agreed to. The building process was awful! We started with a really good initial meeting and very promising setup. But after that things started going downhill! From changing the builder a couple of times, to not listening to most of the directions or pointers that were discussed almost on a weekly basis especially towards the final phase of the build, which resulted in a delay in closing and having to go back after closing and fix many of these issues that were pointed out before!!

Closing was not that great . The dates did not work With my work schedule. I was pressured to close since it was the end of the year . But I was still under the 5 day period of notification. I was told penalty fee etc . So the excitement of new home was not there . I came just signed and left back to work and took keys 3 days later .I was made to rush to sign documents and get done asap as it was going to be past Dec 31st. They could have accommodated closing better . The shutters in front of my house were not painted even after closing . So family pic infront of house , I could not share with family and friends . I had to hide / edit pic of that part of house . So that aspect busted the family excitement . It is what it is . [name removed] was excellent , [name removed] was awesome . They did a great job . I appreciate their commitment and hardwork .

Sales team was phenomenal and process. Design interview process should be a bit more practical as we were hurried up tomake choices that we regret later. Since this is a house some people might love for the rest of their lives they would want to make sure they take their time to make the perfect selections and choices with ample amount of time up aheadof the interview. From a customer experience standpoint that would be create great positive feedback and from Grandhome standpoint the design interview process would be very quick and clearcut. Saving time, less stressful thereby creating room for more interviews within a day with effective results

the worst part of the construction process is the lack of professionalism with the sub-contractors. There was constant rework (major rework), their inability to follow building codes, no quality of workmanship, constant churning of labor brought about inconsistancy in the construction process. There was not one trade that seemed to care about what they were doing vs how to get it done fast. There was blantant disregard of instruction from the onsite subcontractor staff to the builder. With the amount of money I spent on this home ($192 sq/foot) I expected a high level of workmanship - items were just covered over by calk and paint, windows not square, lawn not properly prepaired (rock/brick/not level), paint on the wood floors, paint on the window, etc. Even the cabinet were improperly installed, then covered with epoxy and paint. The house looks good until you really look closely then it is not much better than a DR [name removed] home. Once you got the the Grandhomes staff there was a different level of caring. We lived very close by and was able to see the home being built on a daily basis. I have a construction background and know how things should be done. Our builder ([name removed]) was awesome, he was responsive, kept us up to date on everything, prompty deal with the problems and there were a lot of them. So far our warranty manger ([name removed]) The basic problems with the home were a result poor architectural reivew and adjustment to the changes we made. They forgot to add appropriate ac/heating into an extension, which lead to a number of 'on-site' adjustments and had a ripple affect. This caused major reconstruction of the back wall and windows, changed the elevation, took away room space for 'added required' ac chases. In our media room we lost 16 sq feet of usesable floor space because of this. This in turn caused problems with furniture when we moved in. The plans did not account for the reality of the construction or the inability of the subcontractors to execute to the plan. To me it seems that while you consider your company as a semi-custom builder, you are not much better than the mass production builders ([name removed], Highland, KHovanian). Our home's appraisal did not come close to the contract price. The base fixture package - seemed cheap - the same as one of the other builder for a lot less cost.

While there were some positive aspects, there are significant concerns that need to be addressed to improve the overall customer experience. Firstly, I must commend the Grand Homes employees I worked with directly. [name removed], [name removed] at the design center, [name removed] (the initial GC), [name removed] (my final contact and GC), and [name removed] were all exceptional. They demonstrated professionalism, kindness, and an unwavering commitment to making the process as smooth as possible within their control. These individuals are the reason I would consider recommending Grand Homes despite my frustrations with other aspects of the process. Their dedication and work ethic are truly phenomenal and represent the best of what Grand Homes has to offer. Unfortunately, the overall experience was overshadowed by a lack of communication and coordination. The appointment scheduling was poorly managed, and there was an expectation of availability on short notice without proper communication. Additionally, the consistent delays and rescheduling created frustration and uncertainty during an already stressful process. My experience with Grand Lending further compounded these issues. If not for the financial incentives tied to using this lender, I would have chosen another option without hesitation. The service provided by Grand Lending was far below expectations, and I would rate my experience with them extremely poorly. Another significant concern is the involvement of higher-level management. My interactions with anyone beyond the individuals mentioned earlier have been disappointing. The disconnect and lack of responsibility at this level have made it clear that customer satisfaction is not prioritized as it should be. Lastly, while the home is beautifully designed, the quality of workmanship does not align with the premium price I paid. We have encountered multiple issues within the first 45 days of living here, and the overall craftsmanship falls short of the caliber expected based on the sales process and marketing. This has caused considerable frustration, to the point where I am contemplating selling the home entirely. In conclusion, while I am grateful for the outstanding efforts of the individuals I worked with directly, the systemic issues and lack of quality control need attention. I hope Grand Homes will take this feedback seriously and work toward improving the experience for future customers.
