Since 1984, Eliant has been independently evaluating the performance of homebuilders across the U.S., Canada, and the Middle East:

  • We ask recent homebuyers to evaluate their builder's purchase process.
  • Then, we ask homeowners to evaluate their builder's quality and service (1) after the first 5-months in the home, and (2) again at the end of the first year.

In "Homebuilder Customer Reviews", we present the ratings and comments collected from new-home buyers at these three points in time.

One thing was the timing. I would like to be firmer, because is more difficult to make all the arrangements before move in. And the quality of the cabinets paint.

Cabinets are cheap material, uneven and warped. Improper cheap painting. We have white cabinets and you cans still see the red of the primer. The whole house was painted by DIY guys. Had to call my warranty guy to have several repairs retouched again. A/C unit had a loud noise and they came back to repair it and still waiting for sheet rock guys to come back to repair. You really get builders grade stuff for everything…as a matter of fact, one of the workers told me this exact thing, obviously I won’t mention who said to protect him from his job. The design team, the way the process was…was a horrible experience. We wanted to add several things and she said it’s too expensive just do it after you close. Never suggested things we could add and never knew you could add certain things. I would had much rather buy the house as a shell and we would have had renovations afterwards just like the lady at design suggested. (Surprise she even suggested it.)

Huge dislike when the builder would say things will get done and always pushed off follow ups and follow throughs. We always had to remind them about a schedule and they honestly had no idea what was going on. Example: Upon first walkthrough, they destroyed the kitchen backsplash because the outlets were in the wrong place. [name removed] said it would get done by the following Monday (we closed Friday) and come monday no one ever showed up. When asking [name removed], he said he would contact the company about a timeframe and to let me know. However he never did on 2-3 occasions and finally decided to push it off and have them call me to schedule instead. Still I heard nothing and then I had to tell [name removed] to get an answer for me. 1 month after closing and of running around, they finally fix the kitchen backsplash. (I suggest never telling buyers when something will get finished when its not in your control. College 101). Even throughout the build process the communication has been just like the above. Then whenever we have valid questions about the build, were stuck with [name removed] saying things like “oh yeah thats how its supposed to be”. OR “yeah it will get done” and in return it gets pushed off. If its that busy, take notes so you remember to follow through and dont just sit around a computer desk twiddling your thumbs in the model home. [name removed] Q the warranty rep took notes during the 7 day walkthrough about the concerned items we still saw and said he would follow up. He eventually ghosts me and then only keeps contact with my wife and then we never hear from him again when things need to get done. He always asked my wife what else needs to get done when he has the list and should asking us what got finished. Were basically doing everyones job for them because we have to constantly remind everyone what did not get finished. Its a common thing probably since they dont live in the home so they don’t really care when things get done. I’ll say this, getting something done but not in a timely manner does not mean it was done properly. Grand homes is the same as almost every other builder. As in if you close on your home, it’s essentially not their problem to do anything on time.

Like: Quality of home is exceptional. Dislike: The entire process was frustrating as there was a lack communication from GrandHomes. No one would answer questions in a timely manner, or answer us at all in some cases. Many things were not communicated until we reached out and chased various people down. The [name removed] [name removed] appointment was disappointing because the designer did not have things put together. For example, if we would ask any specific questions about certain designs or customization, it would take them quite some time to find the paper with that information. Firstly, in order to make the process more efficient, the customizations should have bee electronically available during the appointment (such as on an iPad) and emailed to the clients prior to the appointment. This way, the clients would have had a better idea of what potential customizations were available and the [name removed] [name removed] representative would not need to take an extremely long time looking for information and writing selections down on various papers. Plus, we were not given all of the options for customizations during the design appointment. Builder and sales rep did not communicate correct information regarding one of the customizations we opted for, which was the covered patio.

The heater doesn't work , I called the company Nutex and they sent a technician and it got delayed and then he came abd ordered the part but the technician couldnt come to install it so we ar suffering without heat in this weather as only one unit is working. The garage door pees up by itself as there is something wrong with the sensor. I have still waiting on to be fixed. The bedrooms have no door locks on them had to call the builder and spoke to him he states that he has ordered them. there is no privacy unfortunately.

[name removed] was an awesome sales agent. She was accommodating and personable.[name removed] from the [name removed] [name removed] was so nice and she really helped us paint a picture of the home we want to see.My Builder [name removed] was very responsive and knowledgeable. He provided so many insights on what we need to make our home what we want it to be. He went above and beyond to do what is in the contract. [name removed] the warranty guy was very helpful. My main dislike is the [name removed] [name removed] [name removed] guy. I was the one who reached out to him to start the loan. After sending him my requirements, he ghosted me for months. Only to email me one time to say he is having a hard time getting a loan for me. It was such a nightmare. I could have looked for other lenders and have time to shop around but him not upfront and he left us hanging. We almost lost the house because of his irresponsibility and his lack of caring for the homeowner since he will not make money. [name removed] [name removed] should have a better loans person.

After signing contract it took more than 3 months before broke ground. There were multiple delays on completion of the house due to supply issues.

The protracted delay with the completion of the home. We signed the contract in April 2021 and I understand there was supply chain issues due to Covid 19 but we had homes that signed in June/July getting completed we'll ahead of ours. Secondly while [name removed] delivered on the exterior structure, the quality of the finishing (paintings) and overall finishing leaves much to be desired. The sub contractors used by Grandhomes do not do great job and should have been called to order. Stuff like the showers doors without the water proof rubber base, shaking railings poles, HVAC system that don't deliver air to some rooms, garage door with a.huge gap on the side that rodents can creep into etc We are not satisfied with the finishing of our home

The quality of construction is very poor. Very unhappy with the electric work, cabinet work and plumbing work. We had toilet leak and flooding on the very next day we moved. And several other repairs within few days after we moved. Overall I wish the quality and the workmanship would have been better. Also we got everything upgraded in the house when we got it built. But the upgrade selection list was so poor and we had to pick something from the poorly available selection. Lot of upgrades were missed that we picked at the end and was a difficult fix at that time.

Communication could be improved, there did not seem to be a consistent process for updates or regular communication. Our builder was terminated and the company did not disclose that until we contacted them a week later for an update. This should have been communicated immediately along with the go-forward plan. We also did not agree with our builder's termination, we felt like our experience with him was excellent so that was very disappointing as well. Finish work could have been better - for instance - some seams are noticeable, painting in some areas was subpar, post-close cleaning was low quality and our realtor's team came in afterwards and did a much better job. There was also a contractor that damaged our driveway in multiple places that are still noticeable. They should have been held responsible for redoing the entire driveway or Grand Homes should have done that as the 'scars' are still apparent. We understand why you do not work with pool builders as you used to but it would be nice to bring that back as doing it afterwards is a gigantic mess that's more costly and more wasteful than if it could have been done during the build process somehow. We love the house overall as it is very nice and typically your employees are friendly and helpful when asked. We really like Grand Homes' models and designs and you seem to be finishing construction in a lesser time-frame than most of your competitors. Thank you.

I thought grand homes was a reputable company but after purchasing 3 house and the quality we received is very bad. I'm so so disappointed and angry I can't even explain in words. All my money went down the drain. They put the most cheapest quality materials and the pressure they created for me to close the house even before they finished building it. I wasn't satisfied when I did the walk through but still they pressured me to close the house because the builder has to complete building houses in a certain period of time. I am removing almost everything because the quality they put is horrible. Grand Homes is horrible. They conned us. I will never refer Grand Homes to anyone.

I love my home and absolutely LOVE my floor plan but it was a very painful process getting here. Too many plans of our floor plan floating around for the subs that caused lots of confusion. The subs were NOT the best quality, for this price home you would think that they would require better workmanship. I Really liked my project person, he did the best he could with what he was given to work with but nonetheless frustrating. The lawn and bushes planted during a freeze, some bushes dead and some grass never took. lucky that i had a project manager that would listen to my concersns during the process and were able to tackle most of them as they came but The flooring install was a nightmare, it took pulling teeth to have it corrected and my house is still dusty from them redoing it. We had to run around covering brand new tvs, lighting, blinds in order to minimize the dust on stuff when they decided at the last minute that the install was indeed not done correctly. This should have happened before the flooring got demo'd and sanded down for a NEW install. Thank god we were there when they started sanding or we would have had more issues than we did. Although a crew of Grand cleaners was sent after the floor, I had to hire people to try to blow the dust off the ceilings with compressors, and blow dust off walls bc Grand was not going to do it. Cleaners did the minimal but at that point I had 1 day to move and i had to do what i needed to do to make it happen. Who cleans their own house that had builder issues where a dust bomb went off? Homes should be turned over nice and clean, ours was not, still cleaning dust off ledges and windows. This price home should have a mid selection starting point at the design center, everything was an upgrade. Project managers should have a checklist of what is standard for each floor plan with overlays of what was an add on, current process is not efficient. I had issues with this during my build. Still finding things that need attention and i hope that they get resolved.

Very good experience, from sales [name removed] to builder [name removed], very good team effort, [name removed] perform excellent job and vey help during whole build time. He is awesome person and very knowledgeable builder. I think he is very value added resource in Grandhomes family.
