disliked selecting all internal upgrades in a single day and being pressured to commit quickly. Dislike no flexibility in making changes past the design center date. We trusted some verbal commitments or statements from Grand employees that turned out to be inaccurate. The positive thing has been the assistance we have received with defects we have found since closing. [name removed] has been great (though he was not our builder) if we have concerns with contractors at other building sites and [name removed] has been wonderful to work with post close which is the main reason for the overall scores of 8 instead of a much lower score given how disappointed we were in many of the errors and mistakes before closing.

The entire process of building a Grand Home was seamless for us, from the initial contracting through move-in! [name removed] was great at listening to our wants & needs, and continued to work with us on different model options until we decided on the Edgewater Lake [name removed]. Once we got into the build stage, I cannot praise [name removed] enough of how awesome of a builder he is! All of our questions were promptly answered (even after moving in), and we always felt secure knowing he was doing everything possible to build us a flawless home. THANK YOU BOTH!

Lack of transparency in Move-in and Closing dates, Poor workmanship causing multiple rework, material shortages and delays, Use of non-documented citizens (illegals used to do skilled labor cheap taking away American jobs as part of a documented Subcontractors work force) performing sub standard work requiring rework, Contractors drinking alcohol on job sites on the weekends and evenings after Project manager is off site. Workforce inability to speak that native language of the USA (English) you are unable to communicate basic concepts to them due to that barrier. Despite cheaper labor being used homes have doubled in cost in the last 10 years. this is my 2nd grand home and It is unlikely that I'd buy another or even recommend [name removed] to anyone else. Warranty process is very bad, their focus is controlling costs not customer service. they are very capable folks to put the problems back on the customer vs take ownership and solve it within the first 30-60 days. should be a no questions asked policy the first 60 days. Cold water supply line froze to hot water heater I was told just to wait for it to get above freezing to thaw out...3 days later.....no hot water...Sprinkler line was not glued causing water main pipe to separate and burst. I was told to take a picture and call the city when it was clearly on [name removed] homes side of the supply line. So many issues 7+ warranty claims in first 30 days of home. Walls and sheetrock are not smooth and even you can see the seams of sheetrock and sheetrock tape that bunched up on wall, badly patched areas of sheetrock and more. it's just a really bad quality of home.

[name removed] was top notch! [name removed]. Sheetrock and drywall work is shotty at best. My seven year old grandson could've done a better tape and mud vs what's in our home. Two of your vendors are terrible. [name removed] pulled a bait and switched on us, wouldn't return calls, voice mail or text messages. They have turned me over to collections. [name removed] was sent to work on our HVAC four times. 1st guy used pliers to bend the grid in the register and said he fixed the problem. 2nd guy was a no call/no show. 3rd guy came in his shiny new truck with an empty bed (no tools, no materials) and took 4-6 ft of ducting and my husband told him it wouldn't fit. 15 minutes later, guy comes down with the ducting that didn't fit. 4th guy, again, lovely shiny truck with no tools or materials, and 2 hours late with no communication of his time, he determines a sensor is bad. He turned off the unit and didn't give us any eta, next steps, etc. [name removed] is now our builder. He is basically non responsive. He told my husband that he, 'gets too many texts'. I looped in [name removed] to help us with the heat and he was able to get a different HVAC company to our home and fix the problems. We have nail pops, tape peeling off the walls, separation of mostly everything that has caulking or painting joining two materials.

Purchasing a home is a significant investment, and one hopes for a smooth and professional process. Unfortunately, my experience with Grand Homes was far from that. From the moment I signed the contract to the final delivery of the build, the journey was riddled with issues, unprofessional behavior, and poor communication. Contract Issues and Price Discrepancies Right from the start, I encountered issues during the contract phase. There was a problem with the pricing of an upgrade for the downstairs bathrooms, which required the involvement of the VP to resolve. This should have been a straightforward process, but it set the tone for the challenges that followed. Construction Concerns During the build, my concerns about the framing were brushed off, and I was discouraged from asking questions. Shockingly, I discovered rotten wood being used in the construction. To make matters worse, contractors were seen drinking on the job site—completely unprofessional and unacceptable behavior for a project of this magnitude. Installation Errors The build was marred by numerous mistakes, including: An incorrect AC unit being installed. A poorly executed niche that had to be abandoned because it was not installed correctly. The builder outright refusing to install a smurf tube above the fireplace, despite this being a common feature in many homes. Pressure and Lack of Consideration I was pressured into signing HOA documents (HOA 1 and 2) even though I was not comfortable with the delivery of the house. It felt like I was being forced to comply without my concerns being addressed. Post-Move-In Issues Now that I’ve moved in, additional problems have surfaced: There’s a loud, earthquake-like noise in the upstairs bedroom every time the garage is opened. The backyard ground is eroding. Drainage issues persist because a proper drain was not installed. Discrepancies in the contract have led to the refusal to install key features, such as a pillar, that were promised. Overall Impression Grand Homes’ handling of my home purchase and build process was deeply disappointing. The lack of professionalism, accountability, and attention to detail was evident throughout. Instead of feeling excited and satisfied with my new home, I am left frustrated and burdened by unresolved issues. I cannot recommend Grand Homes based on my experience. Homebuyers deserve a transparent, respectful, and professional process—none of which I received. I hope Grand Homes addresses these systemic issues to provide a better experience for future buyers.

One thing that I didn’t like was so many changes that with out my knowledge. Some of changes were annoying. I feel like the changes were meant to increase the amount of money to cover the losses. I actually purchased soft lights for exterior front door on top of the house. And they company (Grand homes) got me cheapest soft lights which was not even a fraction of what I paid for. It was one of my highest disappointment. I asked and no one was listening. Other than that I am happy with everything

The is my 3rd Grand Homes homes in the last 20 years. I just want to provide you with a constructive and honest feedback. What I like about Grand Homes is the architecture. What I don't like the lack of selection in design center, the sloppiness of some of the interior design staff, the builder, and the lack of customer service by Sales staff. I will provide further details in later part of this survey.

Doing the whole process of my home we would come out to visit to see the progress and we always noticed our home doors being wide open even when the appliances, carpets, and wooden floors where installed. There were many times we came out and it was storming and the house doors were always open not pulled closed door was wide open. There was many time we came out and the workers had use our restroom. Restroom was flity no ower should have to come into their newly built home and the toilets is being used by the workers. Is that what the potty outside for their workers. Home was not clean when doing the walk through. I don't fill the width of the laundry, closet and someroom. or not to measurements. Lights not in closets. I feel we have been cheated out of space in this home.
