Extremely difficult building process, a number of mistakes despite us containing to provide updates on what should be done by the builder (you would assume a builder would catch mistakes before a home owner), and poor workmanship.

I am a Realtor who works with many builders and I sell a lot of new construction. From the beginning, [name removed] was easy to work with and was very responsive. Once we went under contract, everyone involved in the process was extremely helpful and detailed. I had a few delays with my financing as I had to sell a couple properties to buy this one, [name removed], [name removed] and team couldn’t have been more understanding and patient. Then, I met with [name removed] and [name removed] who explained my warranty process thoroughly. They walked me through all the components of the house and what I needed to know about the product. They brought in someone to come paint and texture, nothing was missed. Once we did the final sign-off, everyone followed up with me often and answered all my questions. Since closing, [name removed] has been exceptional to work with as well as the team at Grand Homes. I have referred several agents already and will let all my future buyers know. The overall experience has exceeded my expectations as well as the quality of the home. The only thing I dislike is that [name removed] is no longer with the company. Other than that, Grand Homes is my builder of choice for everyone I come into contact with.

They sanded wood floors put one coat urethane on and now low spots r dull with no sealer on. Now shoe traffic puts dirt into those areas.

When we moved into the home the shower in the master bathroom was not installed per personal selection but eventually, the job was completed around the 13th of July. The cabinet in the kitchen had debris on the face of some of the cabinets probably caused by the people doing the drywall they were repainted but you can see clearly where a brush was used and you can see the brush strokes. I requested a sink in the laundry room but found the plumbing had been put on the wrong wall which was shown clearly on the blueprints but we compromised and moved on. The living room had a visible defect on the ceiling that was caused by the tape and the drywalling and I don't know the reason for this but it was repaired. One of the windows on the second floor was defective because it was installed backward. Upon moving in a few days later we had heavy rain and there was a leak in the master bathroom which was repaired within a few days. Every drawer in the house was not opening or closing correctly and dragging because the railings were painted inside which cause the problem this was eventually repaired. We also had problems with the gutters because some of them were not sealed properly and some were just missing from some sides of the house and we continue to have these problems. The landing on the stairs was stained and varnished but was very dull and gray and this was also repaired. I was very disappointed in the product that we received.

The initial part of the purchase experience was good After the initial payment was made and the contract signed, starting with the design center the experience went downhill. The designer was not fit for the job. The sales associate ([name removed]) helped us get a second appointment however, some of the choices were made for us without us being aware. The sales associate was not responsive nor the best communicator 3/4'th way during the build. One of the reasons that I closed on the house was because of the superintendent([name removed]), he helped with fixing several issues.

[name removed] (builder) was awesome! Never over promised me anything but what he did promise he tried his best to do anything he had control of. He was professional polite to me and my family! Would I recommend builder, yes but I would defiantly not recommend your warranty dept they are a joke. My 5 year old could do better then them. Already my 5 year old will respond!!!!!!

(1) Before moving in, we got a home inspection report. Grand Homes is yet to act on the inspection report to fix the exceptions that were pointed out, despite my several reminders to them. (2) After 4 months, the debris (sand) evacuated from driveway still stirs at me everyday. It is yet to be removed even after talking to warranty and the builder several times to remove the debris. We are the only ones in the community that still has all that sand piled up near the house. (3) Also, the vaulted ceiling in the home has cracked badly and the repair person is taking more than 4 weeks to do it. They come to look at it every week, promise to do it and are yet to repair it.
