The contract is awful, i had 4 different builders, its 1.5 million dollars home and a new builder doesn`t know anything, still at this time shingle was coming down from roof and sprinker system isn`t working well. Quality of paint and Quality of material is too too bad, in so many places there are gaps between the tiles which wasn`t filled up correctly. In Initial Contract i was being held up to pay 10,000 after signing the contract because she mentioned to us that there will be 3 bedroom upstairs but it was only 2. I had payed you guys 255k from making in Law suite, seems like the bathroom their doesn`t have a single cabinet? what kind of design is this? The tree was installed infront of the outside door. Pathetic design Completely messed up.

Every person from [name removed] homes was great. The only issue we had was the quality of some of the work done by the contractors. [name removed] did great correcting some of it before we moved in but the concrete work on the garages was very poor.

My home is beautiful however we have experienced issues: 1. Standing water in backyard; 2. Severe roof leak that damaged upstairs floor and caused water to come through downstairs vents; 3. Debris in line from kitchen sink causing water to back up; 4. Rag in line from kitchen sink causing water to back up and damage under sink due to leakage; 5. 5-8 minutes for water to get hot (Re-Circulation pump should have been installed); 6. House constantly heating up well above setting in summer; 7. Blower motor defective on Carrier AC unit barely used; 8. Tile already cracked in bathroom; 9. Wall crack in corner kitchen ceiling; 10. Several kitchen drawers not well adjusted on tracks, stick easily

HORRIBLE EXPERIENCE FOR A NEW HOME. Builder, does not take ownership of his guys not showing up. I have texts from the builder admitting how bad of a job they did. Would never recommend your firm to anyone. And this is a similar opinion throughout the neighborhood.

Contract penalizes me heavily if I’m late in escrow no penalty for GH if their committed move in date slips. We arrived on July 1st with an expectation of staying in our hotel for 2 weeks which was within the committed move in window from GH. We finally moved in on 31st Aug. Granted they compensated me and my family (7 of us)for half of the hotel cost. The biggest issue for me, contract bias aside, is the complete lack of workmanship in the finishing trades. I’ve dug deep into this issue and met with my neighbors, who moved in before us, and also talked to an external builder. Let me say the concrete, framing and electrical trades perform, relatively, at a more acceptable quality level than their contemporaries . The main issue are with painting ,plumbing, carpentry and especially tile work. “Warm” bodies” are doing the work . Another different builder reaffirmed this. Quote: “ you have to be all over these guys to get it done AND when they “finish” to make them fix the issues. The concept of “total” quality is completely missing …….. and the responsibility is NOT with the “tradesmen” but with [name removed] [name removed] leadership and their business model. COVID-19 is a weak crutch to lean on to mask the real issue. They, GH need to step up and fix this . I have some suggestions but I doubt there will be a follow up with me. We are still working through a plethora of issues mainly with warranty who are doing their best imho.

Given the complexity of the issues surrounding my window frames, [name removed] was able to coordinate the between the necessary parties and get a quick resolution. My windows have been taken care of and are just like new. [name removed] is a true asset to [name removed] Homes.

Our experience with [name removed] has been phenomenal. She was very helpful. If I can rate our experience with [name removed] it would be 10/10. She is an excellent representative for [name removed] homes. On the other hand, our build process was horrible. Although we had recommended [name removed] [name removed] to few other friends that are also now building in this community; given the amazing experience we had with [name removed]. Our home build delivery was delayed multiple times due to issues with the assigned builders. Our first assigned builder delayed procurement of material during the initial build phase and later discovered he was no longer with the company and was assigned to a new builder [name removed]. [name removed] came off very promising and assuring to take over and do things right, but that was mostly a false impression, based on our experience. We had many hiccups and issues throughout the process. We had become very frustrated given the number of issues and corrections that needed to be made and not according to our PSA. At a point, we had informed the VP of [name removed] [name removed] to take a look into those issues, after things have gotten much smoother. Prior to our closing, we had performed a home walk, during which we continued to identify many items that needed to be fixed, Including dirty stained carpets, paint issues throughout the home, backyard water draining, visible irrigation pipes, garage door paint, to name a few. I was promised by [name removed] all these items would be resolved within a few days after closing, but again he had failed to keep his word. After multiple attempts and requests over several weeks after closing, I have given up trying to get these items' addressed by [name removed]. [name removed] later told me to deal with the Warranty representatives and that those are not his problem although he assured me he was going to fix these prior to closing. Hence I would rate my build process as a 2/10 and frankly would not recommend [name removed] [name removed] to any other family or friends where they may potentially have to deal with such. I do strongly believe the sales team, particularly [name removed] is very genuine and extremely pleasant to work with, along with the business management team including [name removed]. It is the lacking of builder that was assigned us which left us with a very bad experience.

I wanted to wait till whatever was remaining to be corrected or and thenleave a review and give grand an opportunity to fix the mistakes that were made. Glad I didn’t hold my breath. Still a couple of items remain, big ticket items. The focal points of the house which i believe wont be corrected but this is what you get when a untrained builder who is put on a house he has no reason or any qualifications to be on and is done so with out any supervision. Instead walking the jobs regularly making sure it is done right,it seems to be a culture of “if no-one complains who cares” It more oh lets blame labor issues and current things in the media. If that was case then why is this company building homes to begin with? Quite frankly I never seen such insincerity through out a company top down. You can smell the horse manure and from a mile away. Also my master bathroom flooded the night i moved in. That was an incredible experience brand new home and the master bathroom flooded. [name removed] and [name removed] have been helpful but i guess I'm not the only with significant issues. Also I have not signed off on the staircase work or countertop issues that still remain.

Items are still pending resolution over months that should have been covered by warranty . we have raised warranty tickets and had Representative [name removed] come by but several items are still pending. Was promised they will be addressed within a week but have not heard back nor able to get hold of [name removed]. Just another and common issue with [name removed] homes. Wish management really takes the time to address such issues for the customers. Certainly not the experience GH promises or claims. 1/10.

Dislike= I wanted my house outlook to be white but end up getting gray king brick. In design center she told me it is white and it will look white once house finishes. They reccomend me to buy some white stuff that goes in between brick and which I did buy but still house looks gray. Secondly, my office and my master closet wall. If you talk in office there is an echo sound coming to closet. I don't know if they are missing some padding in between walls or something. Rest other things looks fine to me. These are the only issues I need to share with grand [name removed]. And I finally got chance to say through this survey. Like= Warranty service is great. [name removed] is always there whenever we have any issue or problem. I will give him 10 out of 10 for his service.

The home builder was more interested in closing on the house than making sure the skunk problem issue was completely resolved. The builder was contacted of a horrendous skunk smell causing nausea and eyeburning. Finally after 22 days this issue was resolved only because we pursued and contacted the model home personnel and she contacted higher ups our issue was resolved. We are still waiting on the replacement ceramic logs that go in our fireplace. We feel that the builder put this issue on the backburner because we had already closed. We feel this was not fair to us, it was unprofessional and not customer focus.

House was beautiful. Optional or custom-requested items were not installed properly and we had to step in to have them corrected over multiple times.

Interior trim work is lacking, after 9 months many of the base boards have large cracks/seems. Exterior sidewalks and landscape was never done well from the beginning.
