Like: options of floor plans/design, builder ([name removed]) was the best, [name removed], design studio ([name removed]). Dislike: standard options that come with the home seem inappropriate/basic for home size/price/grandeur (ex] can lighting in master, cook top, single oven etc) and minimal flexibility at design studio. Corporate [name removed]/[name removed] was frankly rude every time we called her from design studio and didn't want to assist with any upgrades. After move in I had to seek the information from the HOA and grand sales office for how to set up services (internet, garbage etc) who service providers were. I initially received incorrect information. I think that transition could have been made much smoother.

Found out that the design center was not truthful with the selection and what you paid for. all the roofs are the same and they charged an up charge for a different roof and the color t XXXXX of the home was not the proper color that was requested.

[name removed] was excellent from beginning to the end of our construction process, the issues started with the finance department, we contacted that department months before the rates were increasing to see what we could do in order to lock our rate with Grand homes, we were met with a brush off answer to the effect of “ oh they aren’t going to raise the rates and if they do it won’t be by much, that attitude made us go with Wells Fargo and we were able to lock our rate four months out, the next nightmare came with the wood floor that was put in, it had adhesive residue and a haze every time we complained they sent a cleaning crew out to mop the floor, it took me approximately two weeks after closing to properly clean and shine that floor, the shower downstairs was not completed at the time of closing and still isn’t completed, we have been waiting on a frameless shower door as of today about 45 days, and the water is pooling in my driveway when it rain and there is a section of gutter missing in the corner of the house near the garage, it is frustrating to pay the amount of money for a grand home, and then drop the ball after closing with these drawn out construction project promises

The process of buying a home is not always an easy experience but working with [name removed] made it an easy decision to go with Grand Homes. He made sure to answer all our questions and concerns we had plus the changes we wanted to make the model we choose was a huge win for us. Once moving in, we worked with [name removed] to ensure everything was to our liking and followed up to ensure we didn't see anything out of the ordinary.

I did not like the fact that there was inconsistencies from selling agent to design center to actual builder. I do not feel that the selling agent did a good job of explaining what all of our options were. We felt pressured and rushed and it was obvious that he only wanted to make a commission. Whenever Grand made a mistake, they expected us to make concessions or just deal with it. When we asked for things, it was always too late. We would ask things of [name removed] and should would never get back to us and when she did she was rude and demeaning, The selling agent told us things and the design center told us completely different things. For example, there was supposed to be stone in two places on the front of our house but the design center said that it would only be on one part. We wanted an entrance from the primary bathroom to the laundry room and a sink in the laundry room. That is what we were sold but then we were told there would not be space for a normal sized sink if we had an entrance from the bathroom after the contract was signed. We ordered a 15 ft sliding glass door only to be told later that our fireplace would have to be moved in order to accommodate a 15 ft door. The design center didn't know rocker light switches are standard. Our original builder quit and no one notified us. Our house sat untouched for five weeks. We were hounded to sell our current home once dry wall was placed but had we done that we would have been homeless because of unnecessary delays due to mistakes made by Grand homes. A mistake was made with the framing of the house, they corrected it but didn't get a new permit so when it was time for inspection, of course it did not pass. As a result, we were delayed another several weeks. The painters were awful and the final product still was not up to par. The stairs are a nightmare and the painters could never get the lines even. We have been here about three months and rarely use our stairs. The quality of the stain used was so poor that the stairs already are faded in many area. When we had some painting done after we closed, the contractors all said the quality of the sanding and painting of all of our doors and walls was poorly done. Many of the electrical outlets and light switches are crooked. The wall to the media room is uneven, we discovered this when we had barn doors installed. The toilets don't completely flush. I could go on, but I think you get my drift.

I would tell anyone that care to listen that the folks in the warranty service department are very responsible to any and all issues that come up. I must add the response time and the guys that do the work are very good. Job well done.

I liked the entire process except the design center. The people that work at the design center was great and willing to take care of my every need, the only issue was the standard material offered was extremely bad choices; such as brown carpet only for standard selection.

Dislike - the lack/misleading information around the closing date. My house has rust around windows and doors. Paint is thin and every time you touch it, it scratches. Air conditioning had a major problem. The air duct disconnected from the unit in the attic. I went two weeks with a non-operational unit.

Workmanship ie: mediocare painting & quality of kitchen, bathroom cabinets, the way carpet were installled , the seams were not tucked in properly, missing staples in some areas of the house. The outside windows had some glues that were next to impossible to remove. We lost 6 weeks of our precious vacation hours due to closing delays that went on 6x on a weekly basis due to manpower shortage that were not communicated in a timely manner. It took 14 months to build this property. Grand homes does not deserve the name grand.

The people have been good but the quality has been low and is getting worse. All of the wood is splitting, drywall cracking, nail pops, garage concrete cracked, major gaps in hardwood flooring, cabinets coming apart.

Grand Homes really tried to make sure we were pleased with everything in our home. I did not like having to be switched from builder to builder to builder which created communication problems and delays. Overall, Grand Homes made good effort to make up for deficiencies.

He promise to fix all the things defects that we pointed all during our walk through but failed to fix any of those things. He lied to us about so many things about.

Likes: We were pleased with the sale consultant ([name removed]) and our building supervisor ([name removed]). Both met and exceed our expectations throughout the process. We would highly recommend Grand Homes based on our interactions. In addition, our closing process was the fastest I've ever experienced! Dislikes: The only negative experience we had was with the Grand Home Loans. Our agent ([name removed]) did not communicate our home loan was contingent on the sell of our previous home. This caused our home not to be funded until much later than we had planned.

I have had nothing but problems since I’ve moved in “March 2021”. Warranty takes forever to resolve issues and some issues aren’t fully resolved. There were things that went wrong during the build and we were lied to about things as well. I would tell anyone that would listen not to build with grand homes especially to the price that you pay. I expect quality and have had subpar quail it’s throughout my house. Just had water coming through a window that’s approximately 20 ft up and water ran all down my walls and have stained them and left water on my wood floor is just the most recent deficiency.

Warranty work takes months to accomplish. Turret was not nailed down and it had rained many times while the turret was open. Also, after paying $2,200 for company to seal my house, they said my home was poorly built with many openings that should not have been like that. They could not guarantee the sealing of my home. So ultimately I wasted $2,200. the day I moved into my home there was a dead rat between the walls so I never had a new home smell only the strong stench of the dead rat. I have hired more than one pest control company and I still have mice. My walls have already cracked after only 4 months, a window had no caulking at all, base boards not caulked, side of the beautiful staircase patched, GRANITE island has over 40 epoxy patches and Grand Homes refuses to replace it , fireplace cracked, garage floor destroyed with digs and many blemishes (Grand Homes did epoxy it, but it is still quite noticeable), outside brick window ledges not built to builder's code as they should have a 15 degree slant down and mine have 0. Many of these issues have been given to the warranty dept and no action has been taken. My turret still remains unpainted a month after they repaired/fixed it. I was promised by warranty person all items would be fixed today May 4, 2021 and now I find out warranty person no longer works for Grand Homes. So needless to say, no warranty work is being done today as promised.
