Missing items (light over fireplace) not installed. Communication between sales and construction is not good. Issues after closing with warranty rep not good very poor communication and response time. Warranty rep ([name removed]) very good and responsive. Others not good.

I liked the varieties of home plans they offer, what I don’t like is the quality of what they put in the house the woods in particular. I understand foundation moves but this is outrageous. Ally of minor errors ont he house while building makes it looks like they were in a rush to finish. Over all, I am not really satisfied as for who they send out I am very satisfied with [name removed] with warranty trying to check up on how things are going from time to time.

Liked the level of contact and information. Did not like the disconnect between design and build teams which we had to manage on a couple of items namely the choice of brick and the linen closet.

Likes: 1. The best part was the option to customize the floor plan. Grand Homes allowed me to do lot of customization. 2. Awesome sales team ([name removed]). Helped patiently answer all my questions and guided me in the entire journey. 3. Awesome builder([name removed]). Great job building a beautiful home. Can be improved - We are first time building a new home from scratch. The time allocated for design center selections seemed short. An overview of what to expect at design center and may be some videos explaining the whole process will help us to be prepared and make right choices. Dislike - limited choices at design center. What we see in model homes were not available in deaign center. - Some of the base options doesn't seem upto the standard Grand gomes maintains. For eg. The base carpet looks very cheap. I encourage Grand homes to improve the base options especially the carpet. Some base options are great and some can be improved.

Overall the build quality is good, and the builders and warranty guys did a great job. However, there’s a few things I was left disappointed with. - There was lack of communication from the Sales people and the construction manager that left me disappointed on a whole lot of things. - There was no communication on the progress of when the house construction started. - I wasn’t made aware of what are all the upgrades in the house which made certain areas of the house pretty basic. - The lighting positioning in the kitchen and game room are all over the place and scattered around instead of being symmetrical. Having said that, I would also like to give a shout out to the warranty guy [name removed] who went above and beyond on making sure all my concerns were taken care of. He’s very proactive and very easy to talk to. Grand Homes are lucky to have him in their team. Top notch service from [name removed]!

[name removed] has been pretty responsive and I always get an email confirmation back when I email in a concern. However, we are concerned about the quality of the house and the workmanship. we have had so many warranty issues in the short time we've been in the house that it is concerning. We'd really like to talk with someone about it. Is that possible?

The communication from warranty and builder to us as a home owners was very rude in recent conversations for the works they need to be done while closing. With warranty it's been worse all the times. They are all very loud this time so that they can escape the job. N giving wrong communication to Mr [name removed]. We loved Grandhomes... but, due to the bad in-person customer service we experienced was changing our perspectives on Grandhomes. We don't want our friends to face this kind of experiences. I know this review didn't mean anything to you all. Hope you all resolves issues professionally.

[name removed], has great! Responds in a timely manner, helps find solution to the problem. Professional and pays attention to detail. He is honest about what to expect and follows through with his cases.

The initial part of the purchasing process was fine. [name removed] at the model was fantastic and very helpful. We love this home and have enjoyed it so far, however, since moving in we have been plagued by a number of issues that have been minor inconveniences to major impactful events. - First day of move in we had water back up onto our master bath and hall bath floors. This was water coming up from the sewer lines. It got some of the carpet wet in the master bedroom, closet and my office. - a couple of the metal support brackets and wooden block backing supports for our clothing rods were missing. We were not able to use it until it was fixed. Once fixed we used our own painter to paint then so they matched everything else in the closet. - A couple days later, another area of the rod broke off leaving our clothes on the floor. - I asked for a better quality rod and I was told this was the only kind of wood that Grand Homes would allow in the closet so we had to go to Home Depot and buy our own wooden rod to replace the broken one. - We had a broken pipe in our sprinkler system in the back yard that was spraying water and mud onto our sidewalk. while there repairing it, the workman found another sprinkler head covered in cement from the installation of the fence round the back yard. He was able to remove the cement. - I have since found another spot in the back yard that looks like another busted pipe. Will call that in today (10/16/23). - The water in one toilet upstairs keeps running - The toilet downstairs in the hall is not level and rocks when you sit on it - The AC Vent in the living room vibrates loudly when the air comes on - The hot water in the kitchen takes a long time to get hot (2-3 mins) and event then, its not very hot. - We had two loose metal spindles on the stairs that our grand kids found (Scary) - Finally, I had to stay home today from work to wait for a repair company to come and fix our garage door that came of the rails yesterday. I couldn't get anyone out here yesterday so my wife's car is trapped in there so I had to arrange for transportation for her to work today. The right side support cable has snapped and the door is jammed and will not close properly leaving a gap of about 7-8 inches on one side. As you can tell this is frustrating. We know that something are going to happen, but it seems like we have had more than our fair share. I asked one of our neighbors if they are seeing issues, but they just moved in and have not had time to really report anything.

The wood flooring wasn’t well done, we can feel some hollow spaces beneath it as you walk around the house , the carpets are starting to detach from the floor and unravel … seems like the house was built in a haste to get us close on grand homes timeline. It’s kind of disappointing and scary to see wears and tears in only few months of living in the house

Everything they say is not covered under warranty is not what we expected. Both the builder who promised to do some works in the walk through still didn't do it as he promised after closing. And warranty people gave up on some. Both says they will have to do it from their pocket... this sentence from both builder [name removed] is not appropriate or professional. Very bad customer service experiences we are facing. They messed our front yard grass due to plumbing issues n my carpet with their workers walking for days n no cleaning as promised. We are very unhappy that these poor customer satisfaction tags to Grandhomes unfortunately. We still love our home n will recommend to our friends for sure but, [name removed] need to work on customer satisfaction and services little more.

I really appreciate that our Sales person [name removed] was very helpful to us in order to get our desire floor plan and elevation. I am also thankful to our builder [name removed] who helped us getting through the process after [name removed] left. He continuously provided updates of the house and address all the issues that we saw during the process. The only disappointment was the time, we were excepting to move in by June End instead we got the house in mid July. But apart from that we are satisfied with the House.

Like: Quality of the build is great. Dislike: The price of the Dowton [name removed] home that we initially wanted buy was in celina community but it was 1.2 million in October 2022 and the same home in [name removed] ridge was much lower . However, the home prices in celina community were brought down significantly lower , lower than what we had paid for in [name removed] ridge community and we expected some reduction in our home price in walton ridge but the builder never made that reduction . It was disappointing that we over payed for this home in a community that was not our first choice.
