There have been quite a bit of things that needed to get fixed since we moved in, for a new home it is unacceptable. Our driveway concrete is detaching and taking months for anyone to get back to us. It is getting so bad that we are considering meeting with a lawyer to see what our options are.

The purchase experience was fine. The construction manager [name removed] is the most helpful and friendly individual to work with and has been addressing my issues as they come up. The homes overall quality is low. The glue down vinal flooring is terrible. I pleaded with the company to install something better and that i would even pay upfront for the increase in floor cost but i was sternly denied. Window opening were not square and straight. It took at least 4 lengthycontractor visitsendingwith totalwall float and retexture and paint. Exterior window cut outs were overcut with visible elongated saw marks. Kitchen cabinet quality is low. Main living room air conditioning vent was not connected to the system requiring a large hole to be cut in the celing after moving in.

Fit and finish of home could have been much better. I feel that it was rushed and not done properly. All communication with builder reps has ceased and nothing else has been resolved.

Timeframe that the home was suppose to built did not happen. I understand materials were on back order but it caused us to miss the APR that was previously locked in for us. Seemed like the finishing inside the home was rushed and maybe inexperienced builders were used. Items that were noted on walkthrough still has not been fixed and yeah we have put in a work order for items to be fixed still waiting on those. Flooring in my home was by far the worst and cheapest flooring I have ever seen which we will have to come out of pocket to replace the vinyl flooring in the home.

Forced to close early, construction said if I delayed any further they would sell the house out from under me and give me my ernest money back. Installed dead grass and refuses to replace. Had a bunch of unskilled labor doing trades, mortar looks like it was done by a drunk teenager, cabinets are crooked and open in wrong direction, top coat on concrete cracking already, driveway concrete overflowed etc etc

the project manager was terrible his boss was terrible neither one of them knows construction or how to build an actual house. many faults were found in the home and the project manager tried to cover them up. the quality of materials are bottom line materials. contractors that were selected to install bottom line materials did not know how to install items correctly. The landscapers installed dead grass. the project manager claimed it was dormant. it is in fact not dormant it is dead. the contractors would leave beer cans and bottle all over while building. I had to fix all electrical and a lot of the plumbing. my home is in [name removed] place and I will never recommend anyone to move into a home built by this agency. you cut too many corners and build a terrible product. I have zero positive experiences with you. I could continue with what makes your agency garbage but I doubt you care. no warranty agent influenced my decision with my comments. don't put blame on a warranty agent with the garbage you build. they do hire cheap terrible contractors to come and try and fix stuff. you should probably change your business model.

Many things still needing work even a month after moving in. Still need concrete stoops, some vents, paint spots finished. Landscaping is all brown, possibly dead? Was told by construction managers grass and trees are just dorment.

We were rushed to close and promised that everything off the checklist would be done after the holidays due to Covid and now we have been in our home for a year now and nothing off the checklist that was promised to be done has been done.

1. Delay in closing by over 3 months. We suffered much inconvenience seeking alternative housing. 2. Fixtures in the home are very basic- toilet, shower, kitchen tap, flooring, etc 3. Master bedroom AC not effective. Called and they did a remedial work with very little improvement. We dread the coming cold season because the vents aren’t releasing much air. Again they’re talking about WARRANTY. You can only have a warranty on a finished product. Come correct the error in HVAC configuration before talking about Warranty. 4. The floor/ frame in a part of the house is uneven and making a weird sound as if the floor wants to cave in. As you step on the floor within that whole area, there is loud squeaky sounds and louder than squeaky sounds. We reported this and nothing has been done. And it’s getting worse. 4. The carpet in the stair have pins. Our feet have been pierced/ cut multiple times. We noticed the installation wasn’t done properly. We reported this and WERE TOLD THAT ANY REPAIRS WILL VOID THE WARRANTY. So, how do we live with such hazard when the house isn’t free? 5. The vinyl carpet is coming off the floor in certain areas. 6. The sales representative said they had a gift for us after closing. It’s been several weeks after, they’ve not stopped by to give us the gift. 7. We haven’t received the key to the swimming pool. 8. We reported a crack in the wash hand sink in the visitor’s bathroom. Nothing has been done about it.

Quality of the build. Wall corners chipping off. trim is wavy. Toilet doesn’t flush. Wall,ceiling, and vents all painted same color instead of taking time to remove vents. Outlets loose. I thought Bella vista was one of the better finish product companies but I was misinformed. It’s all about how fast you can get it out no matter the quality

1. My home was delayed a month 2. When I closed I was rushed through the closing process with empty promises of things getting fixed. 4. My water pressure now 30 days after closing is terrible in all three showers. 5. We have had painters come three times and still not done. All work done has been careless and with half effort. We have non matching paint, paint on light fixtures, paint on tiles, paint splattered on windows. Do not know when this will be done but we were promised it would be done the day after closing! 6. We have sheet rock issues— metal showing on almost every window in the house, nail pops in the ceiling, sheet rock tape showing. 7. We have had one bedroom with a floor under the window where we stepped on it to open the window and our foot sunk into the floor. Carpet had to be pulled and the board replaced. Now we have had to pull carpet in the entire hallway upstairs and in another room because of uneven boards. This is again 30 days after closing. 8. Tiles in the living room and dining area were coming up off the floor. Not fixed until 30 days after closing. 9. The plumbing in the driveway. Told we were going to have that closed and cemented day after closing. We had to continue to call and call and call. Fixed two and a half weeks after bothering the contractor on a daily basis. 10. There was a hole in the bottom corner of the coat closet, holes in the master bath they have now been plastered but not painted 30 days after closing. Still waiting11. The toilet paper holder in three baths fell off when attempting to use them for the first time. They have just been fixed but the half bath now has holes in the wall because the holder was placed in a different part of the wall. 12. Above all shower walls and around EVERY part of the house there are caulking issues. I still have much more to list

Updates became non existent until I really pushed for them. I was an out of town buyer and I would have family/friends check in on the home. Maybe issues were found throughout the build and they were “Addressed” but I never saw the fix, it was just covered with the next process.

Bella vista was quick with their documentation process. My lender did not give me a good faith estimate until a few days prior to closing, so that aspect concerned me. On move-in, there were a few discrepancies that still needed to be fixed. The construction manager has been extremely helpful with ensuring issues are resolved.

Disliked the lack of respect from Ontario! Communication was not answered to us or our Realtor. The closing was a disaster because Bella Vista would not provide the information needed on a timely manner.
