I expected better. The reason I went with a new house is because I wanted some customization and I wanted to avoid unforeseen expenses. The customizations were limited, rushed, and almost incomplete. A year later, we're still looking at tearing down entire walls to correct them. The observed attention to craftsmanship is decidedly low. There have been problems with nearly every room and system including HVAC, concrete, drywall, framing, bathrooms, doors, plumbing, subfloors, carpets, fireplace, electrical, trim etc. The problems appear to be simple matters of the person doing the work not caring. The only saving grace is that warranty department has been somewhat responsive on fixing, or attempting to fix the problems. After a year and the warranty expiring though, I'm concerned other craftsmanship issues will reveal themselves and they'll turn into expensive repairs.

Adam was AMAZING! AND he still continues to assist us with “new home shake down”. From the time we met he’s be exceptional in addressing all our concerns. He definitely deserves a raise or promotion, or at least a kuddos from higher leadership.

Still waiting on items to be repaired for over a year. Since moving I have found more issues. Wall are not straight, doors and windows are not squared off. Trim and doors still need to be painted, back door needs to be repaired. Driveway floods and back yard is full of big rocks.

I liked the layout of the home as it meet my needs. Customer service at first was good until I signed the contract. Didn't explain what I needed to know. Construction was fine but the finishing touches are definitely lacking. Not what I expected when paying as much as I did. Would not recommend to any new potential homeowners.

I loved the communication we had with out sales rep Kaitlin. She was always quick to respond to any questions we had, any doubts we had, or any concerns. What I didn’t like was that there were so many delays that we were sort of forced to move in before the home was completed. As we moved in we kept finding things that needed to be addressed immediately. Things that made me feel bad about having spent so much money and not have a home that was ready. We are still in the process though, and in no way have our construction manager or sales agent made us feel like we’ve been forgotten. As long as everything we find is addressed as promised I’m sure we will feel better overall of the experience.

The entire process was awful. The lack and transparency of communication made our move to Texas extremely difficult. We were supposed to close in August and it wasn’t communicated until the last minute it was delayed and even then delays were communicated without any reason why. We changed construction managers four times (it may have actually been five). We are a military family and I was very transparent with the sales individual and construction manager our situation before we even signed the contract and they promised we would be in good hands. Our house sat with nothing done for 4 months and no one could ever explain why. Fast forward to closer to the 10th+ closing date, we were able to lock into a rate because we were made confident it was safe to do so. We were delayed again, past our lock rate date. I was able to confirm an absolute drop dead date for our rate with our lender. It was communicated to the construction and sales management team with our lender in copy to ensure the house could be finished in time. Everyone agreed. Closing came and it was a mess. We had no idea if any of the blue tape issues were addressed because the individual who did our walkthrough with was released from the company three days before our closing. We had to chase down answers as no one reached out to ease our anxiousness of getting our house finished by closing. Just a few items to note that were opened when we signed papers: a temporary support for our island (huge safety issue), light fixtures missing, missing gutters (which by the way we had no idea they were missing until the gutter company showed up weeks after we closed. Nobody communicated anything), our heat wasn’t working, non-functional cabinet drawers, damage in multiple areas of the house, missing paint in various areas. We are now almost a month past closing and the exceptions listing we signed with the company have still not been closed and some not even addressed. I absolutely will not recommend anyone build with this company. From start to finish it was a giant nightmare.

It was not built on time, and we had to rent an apartment for four months when my house should have been ready a month prior to me retiring from the military. I know people like to blame covid but there were other homes going up and closing after they started mine. I was told it was a model home and I could not change anything. I had six different superintendents for the build. During construction framing was slow and the subfloors must have been in before the roof because my upstairs flooring according to, my inspector, is swollen and weak. I made the supervisor aware prior to closing and was told that was normal, now the upstairs is very squeaky like an old, haunted house. During closing I never seen the people I was coordinating with. It was a very dry closing, nothing exciting even though I had just brough my forever home. Nothing, not a goodie bag, a bottle of wine, nothing but here is the key and a fob with your documents on it. How do you expect people to talk about your company and get that word-of-mouth sell.

My home has major construction deficiencies. I reported them to the project manager and they were never addressed before I moved in. After moving in, I submitted many warranty requests, and they still haven't been addressed after one year of living in the home. My experience with Legend Homes has been awful so far, I lose sleep at night over the many problems my new home has. The warranty representative is frequently combative and admits to trying to do as little as possible to address major issues. It feels I will constantly get the run around when trying to get my home repaired to the state that it should have been in when I first moved in.

We love the area and Mike was great to work with, however we’ve got a laundry list of stuff we’re either just going to have to live with now, or have already fixed ourselves, which is what we were hoping to avoid by switching to a completed home to close on time. Respectfully, the craftsmanship of the DRH ‘Express Home’ was well beyond this one - I expected different for 450k. We’re replacing all of the cabinets in the kitchen and master bath because aside from the doors being too narrow to fit a plate through, every single door or drawer is either warped, hung loosely, scratched, or needs adjusting. We’re not overly pissed, but my general review is that a purchase like this should be a cleaner build. I empathize with trade issues and supply shortages as much as anyone, but in this market, you should be more concerned with the additional money your buyers are having to put into these homes to make them right, on top of inflated prices and crazy interest rates. I want to reiterate, Mike was awesome.

I liked the fact that I could get a few custom items approved at the very start of the contract, that made my house more comfortable for my wife and I I disliked the fact that asking for some simple custom items, took more that two weeks for each question to be answered and one question took more than a month, delaying signing of the contract and ultimately delaying the final move in date. I liked that all people that we interacted with were very respectful and nice to deal with. Most dealt with my concerns and really felt my concerns. The people really make Legend Homes better than the quality of products used and the quality of the build.

Most of the corners in the home are not square. None of the blue taped items have been addressed after the final walkthrough pre move in. The roof leaks in 2 different locations and we have put in notifications to have them repaired. No one has serviced any of the notifications. On the initial placement of the island was off by 3” and the repair to fix the issue was done poorly. Base boards around the dish washer have cracked due to poor install.

From a sales perspective, great job. Mike Patino communicated well and often. From a project management and execution, the home is still not complete. We're being told the trades people are coming...and we're still waiting. From a craftsmanship perspective, it's poor to average at best. The floors are uneven, and the grout is cracking. The grout along all the seams has holes, isn't even and smudges on the wall or floor. There areas that need painting and the floors have paint drops all over the place. When we moved in, the house wasn't even cleaned, so we spent all weekend dusting and cleaning windows. There are tons more little things to write about, but our concerns have fallen on deaf ears. The only good experience was Mike Patino... and we don't hold him accountable because he did his portion, everything else has been second rate. For these reasons, it would be hard for me to recommend a Bella Vista or Princeton Homes.

Mike Patino was our sales person and we have had a very positive experience with him throughout this process. The other aspects of this experience were VERY POOR and we are GROSSLY DISSATISFIED with the process and the finished product - our home. Deadlines were never met, the quality of the craftsmanship was poor at best, and the general contractor (Adam) continually told us dates of completion and then made excuses for why it wasn’t completed. While I understand this may not have necessarily been his fault, honesty and transparency is paramount. ON MANY occasions, we felt that Adam just told us dates of completion with no accurate information as to when the particular task would be done. We doubted there was even a clear plan. On multiple occasions I would ask Adam a question about a particular item in the home that was done incorrectly and he did not even know the item had been installed. This may have been 1-2 weeks after we saw the item in question. We closed on our home almost a month ago and items on the “ to be completed” list are still not done. I have built several homes and this is by far the poorest craftsmanship I have seen. The worst areas are the bathrooms in regards to trim, caulk, paint, and finish work. The other catastrophe was the kitchen, cabinet finishing, and backsplash. Ultimately disappointing since this is the center piece of the home as we paid extra for the “gourmet kitchen”. This is our retirement home, have spent a large portion of our retirement savings to build, and we are horribly disappointed. We would NEVER recommend Princeton or any of it’s partners to a potential buyer.

There was a lack of communication. My home sat for weeks and even months with no progress and then was rushed to meet a deadline someone in an office decided and the workmanship was terrible. I’ve been in my home a month now and it is still not finished.

Very painful experience. One of the first to lock in phase 2 home and watched 50+ homes close before us. Very disappointing through the whole process. Delays without reason cost $7,000 more at closing and $700 more on monthly payments. Fireplace was not properly attached to the framing and was added after the entire house was framed and roofing completed after numerous inquiries to where was fireplace. Interior pant has light spots where not covered well. Missing caulking on master tub tile and has sharp edges. Fireplace panels uneven and huge gap. Baseboards missing caulking. Doorways missed caulking or grout at transitions. Master closet has sharp corners and safety concerns. Toilet seats have paint missing or scratches from mishandling. Caulking on black splash underneath cabinets smeared and poor workmanship. No data cable for Internet entering home. Crooked walls. Paint splatters on tile in bathrooms and laundry room corners and areas out of sight. Missing shelf piece in laundry room. Door knob non-up on entry closet. Loose nail heads popping through paint on ceilings and walls. Areas behind toilets missing caulking. Corners and bathrooms and closets and bathrooms I am very poor workmanship on the plaster and not square I have a lump sticking out and were never knocked down properly. Areas of drywall tape visible through paint. Rear patio door sticks and hard to open or close. Areas of dead grass in backyard. Poor drainage and water puddling on side yards even though water shut off. I could go on and on and feel very disappointed and Bellavista lack of quality and management throughout the construction phase.

I love the house layout, the quality of most of the home and allowing us to customize the home. However, There are a lot if things that need to be completed. I never received the in wall body sprayers that I paid for even though I mentioned it 4 or 5 times before the house closing. The millwork door trim through out the house was beyond poor as there needs to be caulking in a bunch of places abd the 2 trim prices around the pantry door are needing to be replaced because there is over a 1" gap between the millwork and floor. I have 2 complete bare spots in the theater room at the 2 ends at the platform. The pocket door is being replaced because the door handle assembly was installed so poorly. The door was delivered, but is waiting for installation. The landscaping sod install wasn't done very well as the grass is extremely bumpy and not smooth. Finally, the house was never well cleaned as I have drywall and other construction debris still in the windows.

Options were not explained very well and not everything is in writing. Communication was good at first than progressively worsened as the expected movie in date kept being adjusted creating problems with selling our old house and traveling to see our new home. To this day, not every option, we paid extra for, is installed in our house. We paid extra for chrome door hardware and do not have it. We paid extra for our front door and it is not stained while homes being finished around us have similar doors that’s are finished. I’ve bought 2 new homes before and this happens to be the worst home ever in terms of quality, fit and finish, and communication with the two people over seeing the completion of our house, Katlin Holt and Campbell Willfong. Most emails or txt go un-answered or even not acknowledged at all. Both parties have been good at times but after moving in, mostly bad now.

The millwork door trim through out the house was beyond poor as there needs to be caulking in a bunch of places abd the 2 trim prices around the pantry door are needing to be replaced because there is over a 1" gap between the millwork and floor. I have 2 complete bare spots in the theater room at the 2 ends at the platform. The pocket door is being replaced because the door handle assembly was installed so poorly. The door was delivered, but is waiting for installation. The landscaping sod install wasn't done very well as the grass is extremely bumpy and not smooth. Finally, the house was never well cleaned as I have drywall and other construction debris still in the windows.

My house has a lot of details that were not addressed or finished. I feel like I was rushed to close by 3/31 end of month and quarter. Los if things were left incomplete and are still incomplete.

Options were not explained very well and not everything is in writing. Communication was good at first than progressively worsened as the expected movie in date kept being adjusted creating problems with selling our old house and traveling to see our new home. To this day, not every option, we paid extra for, is installed in our house. We paid extra for chrome door hardware and do not have it. We paid extra for our front door and it is not stained while homes being finished around us have similar doors that’s are finished. I’ve bought 2 new homes before and this happens to be the worst home ever in terms of quality, fit and finish, and communication with the two people over seeing the completion of our house, Katlin Holt and Campbell Willfong. Most emails or txt go un-answered or even not acknowledged at all. Both parties have been good at times but after moving in, mostly bad now.

I expected better. The reason I went with a new house is because I wanted some customization and I wanted to avoid unforeseen expenses. The customizations were limited, rushed, and almost incomplete. A year later, we're still looking at tearing down entire walls to correct them. The observed attention to craftsmanship is decidedly low. There have been problems with nearly every room and system including HVAC, concrete, drywall, framing, bathrooms, doors, plumbing, subfloors, carpets, fireplace, electrical, trim etc. The problems appear to be simple matters of the person doing the work not caring. The only saving grace is that warranty department has been somewhat responsive on fixing, or attempting to fix the problems. After a year and the warranty expiring though, I'm concerned other craftsmanship issues will reveal themselves and they'll turn into expensive repairs.

Still waiting on items to be repaired for over a year. Since moving I have found more issues. Wall are not straight, doors and windows are not squared off. Trim and doors still need to be painted, back door needs to be repaired. Driveway floods and back yard is full of big rocks.

My home has major construction deficiencies. I reported them to the project manager and they were never addressed before I moved in. After moving in, I submitted many warranty requests, and they still haven't been addressed after one year of living in the home. My experience with Legend Homes has been awful so far, I lose sleep at night over the many problems my new home has. The warranty representative is frequently combative and admits to trying to do as little as possible to address major issues. It feels I will constantly get the run around when trying to get my home repaired to the state that it should have been in when I first moved in.

I liked the fact that I could get a few custom items approved at the very start of the contract, that made my house more comfortable for my wife and I I disliked the fact that asking for some simple custom items, took more that two weeks for each question to be answered and one question took more than a month, delaying signing of the contract and ultimately delaying the final move in date. I liked that all people that we interacted with were very respectful and nice to deal with. Most dealt with my concerns and really felt my concerns. The people really make Legend Homes better than the quality of products used and the quality of the build.

Most of the corners in the home are not square. None of the blue taped items have been addressed after the final walkthrough pre move in. The roof leaks in 2 different locations and we have put in notifications to have them repaired. No one has serviced any of the notifications. On the initial placement of the island was off by 3” and the repair to fix the issue was done poorly. Base boards around the dish washer have cracked due to poor install.
