The finishes on the woodwork were terrible. There were big gouges in door and window frames and the baseboards. Instead of patching and sanding they tried to use caulk which doesn’t look good. I finally just gave up trying to get them to fix it. We had to have the electrician out twice. Once to fix the box in the ceiling for the ceiling fan. Once because a breaker started flipping all the time. At least with he electrical it was fast to get the electrician out here and get it fixed. The other thing that I hate is that the yard is very uneven where they installed sod. I have actually fallen twice just trying to walk in the yard.

The warranty service is absolutely amazing and [name removed] has been extremely responsive and communicative.

Quality of workmanship was terrible. My new cabinets came with dents and scratches that were never fixed.

Process was smooth. Builder contractor did work on all identified items in timely manner. Builder agent was nice to address all needs. Closing process was smooth.

Takes too long to send a work order request. When contractors call to schedule repair date they say they just received a message from builder. It should not take so long to get a warranty claim work order submitted and repaired quickly. Also there is no guarantee on the repair work. Contractors come in to do repairs and end up making things worse

There was a lot of substandard work done in the construction of our home. Several repairs and replacements were made after closing - many of which should have been spotted during the process by the "professionals" and not left for the discovery of the buyers.

Overall process was good. Just not satisfied with condition of home. House was empty for over a year and when we purchased the home there should have been more effort to ensure the house was clean and ready. HVAC filter never replaced. There was animal feces in attic in front of HVAC system. Dead bird in fireplace control compartment area. Spiderwebs throughout house

My home has several warranty issues that should have been resolved prior to move in and are still not resolved; including foundation issues. It's been 1 year that I have been in this home and I am still waiting on Legend Homes to repair issues.

Quality from builder is fine - minor errors/issues like most new builds. Appreciated Lyle as our warranty rep - he always made us a priority and jumped in to assist us with our long list of “things to fix.”

220 GFI was not installed properly and blew our our dryer. Since it wasn’t installed properly we also had no working ac for over 2 weeks-in Texas. The garage was not finished and we have a wooden step instead of concrete leading to the house. The concrete on the front porch is crumbling away and we’ve notified them and it has to be corrected along with the attic door which is broken. I’ve never seen a horrible caulking and texturizing on the walls looks like my 2nd grader did it. The walls are even crooked. This is our 3rd new home build buy and we’ve never had an experience like this. We are regretting not having a 3rd party inspect the house because I’m sure what we’ve found so far isn’t all.

There is no craftsmanship in the home. It has small things that are a nuisance like upside down baseboards in the corners. Sales was fine, typical sales experience.

During the build process the communication was excellent. But after the closing their is items still needing attention. But the builder is hard to get ahold of. I feel that instead of pushing closing on more homes finish the ones that are already closed on.

They haven’t completed the repairs that were promised. I have a home with ruined concrete front patio, drive way because of a terrible job. They told me it wouldn’t get repaired. They only repaired the ruined back porch. They haven’t contacted me back on repairing the bad closet doors that don’t open and close correctly.

Not a single person from Bella Vista called me after I moved into my home, not a email, not a letter, NOTHING! When my family and I moved into our home during the 2021 Snow Storm. My home was never cleaned before our move in. The house had building materials, old thin set from the tile work, and just filthy. I advised Kyle, the project manager at the time and he told me that he would have the cleaning company contact be to get it cleaned because they didn't have time to clean the house even though the house had been sitting on the market for more than 6 months!!! Horrible customer service and no follow through with your customers.

I felt like I was being miss lead by the construction managers. They would say they did work that was not done all the time. In one of the other survey Brett Casey called me and asked to wright a letter for him because he did not like how I rated Bella Vista. I did write the letter but I was just trying to keep them from delaying my house anymore. I would also like to make the point that Chris did a much better job and he was able to get the house complete.

Dislikes: The length of time to build the home and the home setting for months at a time being exposed to the weather. The roof was not installed correctly, having missing material. The quality of workmanship, unlevel walls and doors. Too many repairs had to be done within the first month, electrical (light hard wired and not able to be turned off, dryer plug not working, shower light quit working), plumbing (toilets running and kits had to be replaced, the line in the garage was not plumbed to the outside), not to even mention having a giant hole in the foundation to repair major lines, and AC not cooling. The back yard is still not repaired to drain appropriately. The decorative vent on the gable is still not installed. The quality of the texture is poor and many lines show and clumps left on the walls, as well as missed spots of painting. The cabinet drawers do not slide or close properly. The dishwasher is not level and the door is hard to close. Electrical switches are placed in inconvenient places. We were supposed to have a wrought iron fence on the back as this was the design for the entire neighborhood and we got a wooden fence across the back even after it was pointed out when the posts were set. Very disappointing when this was one of the reasons we chose this development! This doesn't even began to touch on the number of builders that were assigned and the multitude of excuses we have had to cope with.

Ultimately, Bella Vista got the job done and delivered us a home we are, at this stage, very pleased with. The contract called for it to take about seven months, which we planned on. It took almost twelve months, creating much unplanned adjustment. We had seven different construction managers, resulting in very uneven construction scheduling and planning. The wrong floor plan was put in at one point and had to be completely changed. An independent inspector we hired warned us repeatedly to abandon the the project because of so much bad work on windows, the foundation, framing, etc. However, we stuck with it because we felt we had no decent alternative and Bella Vista kept working to correct problems and get us back on track. Closing delays were very much a problem and extra expense that Bella Vista tried to alleviate by giving us an extra $1000 credit at closing. That was a gesture that was appreciated.

Terrible communication, Process had 6 construction managers over a 9 month span. Thank god Chris Keeland was hired and stayed longer that 6 weeks and able to help us complete home. The first 6 months felt like we literally built the home ourselves and we were lied to over and over. Rarely did we visit the property and not have to mark changes because of poor communication between Bella Vista employees. The house sat for 3+ months with no progress due to poor communication during construction manager transition. I typically leave phenomenal reviews due to myself being in the service industry and knowing the importance of them, but besides Chris’s hiring, nothing was short of a headache and disaster. After 30 days of move in, we are still waiting on many items to be fixed that were agreed to at closing, with no idea when they will be fixed, or if they even will. I would not recommend Bella Vista to anyone.
