Two people stood out in a very positive way with my home buying experience. One was [name removed] in the sales office. [name removed] was nice and not pushy. He was well informed, and answered all my questions. The other person was [name removed]. [name removed] allowed me to go at my own pace during our home walk through visits. He always answered my calls and provided the information I needed.

I was surprised to find SO many upgrades and decisions to be made with the Part and Part B selections. Specifically, not including gutters and insulation in the garage I felt should have been included in the price of the house.

The experience was fantastic. From the beginning our sales guy [name removed] was fantastic and our project manager [name removed] went above and beyond.

Many things have been down graded from the previous development like the units of cottages are much closer together. I think the contracts are one sided for [name removed] which is not fair to the customer. I think the workmanship of the trades are a mix of good to incompetent. The warranty issues have been disturbing in the way that some repairs are being done. Repairs being done in a subpar and incorrect way causes addition time and costs to everyone involved especially the customer and shows no respect for those paying for the home. I still work so it takes my time away from the business and costs the business also for less productivity for the day. There is much more to the story but I’m not wasting time right now just to repeat it as I have already in emails to the supervisor [name removed] who will be getting an email from me as a follow up from our last meeting. I believe some of the employees want to do better but can only do what the corporation says is ok and that is usually not to do what right but what makes [name removed] more profits. [name removed] said right to my face [name removed] is a corporation and needs to make profits. I was wondering if you’re so proud of being a private company and not public company why not post your profits ? Embarrassed? Much more to say but my time is more valuable to me. I also think some employees are over loaded which also causes waste and improper final results. While others sit behind the desk and protected by the lawyers you have on call. People will go broke in this system of corruption with your lawyers you will bankrupt them before they have a chance to get their say or prove their case. Disgusting people in a disgusting nation of lies. I will request talking to the supervisor or above them of [name removed] next.

When viewing construction, I was expecting tighter fits at the joints and a lot less toe nailing. We had severe cracking in our garage and patio. [name removed] did pay to apoxy the garage and we agreed they would pay for the prep work on the patio up to the point where the pebble surface would be installed. The front door was hung slightly crooked and in the mast shower, clear caulk went on over some of the red clay mud. I still need to submit that to be fixed. Overall, however, we are happy with the house and look forward to our new lives there.

We have had an excellent experience from start to finish. Starting with [name removed] our sales associate, very knowledgeable and extremely helpful and friendly. We are loving our new home. So far if we have had any issues they have been handled quickly and efficiently. We are very pleased. Our superintendent [name removed] was great!!! Kept us fully informed every step of the way. Was very accommodating in meeting us at the house during our build to answer any questions that we had. Even now after we are moved in. Checks in on us occasionally. We are very pleased with [name removed].

What we disliked most is having three superintendents, especially since we worked so well with our initial super. We met [name removed] prior to signing our contract. He spent time showing us a home under construction and describing Minto's build process and quality standards. We requested him when we signed our contract and worked with him until early April. He kept us well informed during our weekly calls, communicated well, listened to our concerns, and made us feel comfortable throughout the process. It was very disconcerting when he was let go.

Minto starts out by telling you what you would like to hear, but through the process they fall short of delivering a quality product. To many issues and resistance on taking care of issues such as drywall tape and repair, ceilings where you see and tell where the drywall was taped. Concrete issues (This has been an ongoing issue since 2019+ not corrected), painting of doors and trim. The homes are so small to continue to have quality issues. I believe the upper management needs to step up and hold the staff and contractors accountable for their work. It is very frustrating that a homeowner has to spend so much time on a new property. I also believe that it is unfortunate that homeowners have to hire their own inspector to hold Minto and their construction managers responsible to make sure everything is correct. I believe [name removed] and other construction managers have become reliant on the home inspectors report. The number of items brought to my attention on the report should have already been addressed through the city/Minto inspections, you should not have to hire someone to make sure the construction is being completed correctly.
