Everything up until move-in was a very smooth process. If we ever had a question, it was answered immediately, and I felt like my superintendent Michael Thornton was really interested in our concerns and our getting the home that we expected.

My sales person Caleb was amazing- My building supervisor was extremely helpful and responsive The only negative with my bamboo is the two outside lights…the front door swings out and hits/nicks the door. If you look at the sample home you’ll see it is nicked as well .WHY!?

Would have liked a pool expert at Option A to run through the pool options. Overall sales was outstanding and site superintendent went above and beyond to meet our needs and requests. Steve was always able to answer our questions and provided thorough answers.Provided insight to the building process.

Steve Blewitt was/is an absolute rock star! His attention to detail is outstanding and his responses to concerns was virtually immediate. Plus he's very personable and professional. Only concern that bothered us was that when final coat of paint was applied the outlet and switch covers were Not removed so they were essentially glued to the wall. I (Terrie) painted several places in different colors so those covers had to cut loose with a package opening blade.

Dislike - Very complicated and somewhat confusing start with the option A option B payment requirements. Like - The quality of the wall construction starting with 2x6 exterior walls and the cabling within the walls. Like - Luke Dolph sent us many pictures every Friday showing the teams progress for the week.

The mortgage process through your preferred bank lenders was not a good experience. Our house in Beaufort had not sold, which we had paid cash for, as we were approaching our designated closing date. The first person Mark offered us an interest only at 9.75% which we declined. Next was Sarah who was not very responsive and actually threw us under the bus to and accused us of the same to protect herself. When she would take 2-3 days before getting back to us and sometimes asking for the same information we sent. We were eventually rejected by her bank (Chase) saying our investment accounts and the 2 homes we owned outright couldn’t be used. She said only 401k and/or money market accounts are acceptable. We were only mortgaging $185,000 coming up with the rest ourselves. After we were rejected we came up with another 401k from a former employer we had she said it didn’t matter, that process took a month. So we had to start over again and were advised by Dom we had to use only Minto approved lenders in order to keep our $10k incentive. Next person Dan with US Bank basically told us no bank was going to give us a mortgage that all banks have the same set of options to draw from and we would not qualify. Which was baffling because we had over $1m in investment accounts, $190k in money market, and 2 houses worth about $900k. Dan said the only option he suggested was for us to buy the house as an investment property that the rent would offset our mortgage payments. I said this going to be our primary residence how would that work we would be charged the higher tax plus an additional tax for rental property? His response was once we closed we could change it over and no one would be the wiser. Again we were trying to save the $10k by using your people, we discussed this with our friend Charles Davis who said this option amounts to mortgage fraud and the responsibility would be ours. We discussed all this with Dom and the fact that Charles could get us an asset based mortgage which none of the banks could offer and get us to close in 2 weeks. Dom suggested we go with Charles and he would see about the incentive, meanwhile Sarah came back saying she had another option higher interest and could not guarantee we would close in a month or guarantee we would be approved either! This would take us to end of February or March for potentially closing and again no guarantee we would be approved so again starting the process over again and could potentially take us to April and still not closing. Then Dom threw at us the potential for a $300/day fine for every day past our closing date and for using Charles we would lose our $10k. Then said that Sarah did come up with another option we chose not to use her therefore because of Minto’s policy of not using their approved banks we would have to forfeit the incentive. We countered with with Dom that Sarah is a liar and had no guarantee of providing us with a mortgage and a definitive closing which would set us up for the fines what a scam we thought. We proceeded with Charles closed in 14 days as promised with a mortgage and an interest rate lower than any of the Minto offers. So you used your loophole to cheat us on the incentive in hindsight we could have dragged this out using your deceptive people but Charles was honest and kept his word. So would I recommend your property to others only if they could pay cash and not to use any of your “preferred” lenders, we felt very let down by Dom. I get it he has to go with corporate decisions because they are not personal and are paper pushers and have no emotional attachment to the actual buyers. So if we had to give you a rating on the purchase experience it would be a 1 Charles a 10 but none of this matters to any you now you got your money and you saved $10k in the process! because the potential rent would offset our mortgage

We were very pleased with the communication level with our builder, Shane. He was pro-active in giving weekly updates and was always generous with his time if we had a question or wanted to come and see the construction progress in person. We also appreciated the quality of fixtures(faucests and lighting) that were standard with the home. What we disliked was that we chose to do some of the finishes after closing because we felt like items like flooring and backsplash was significantly overpriced for the quality offered.

First, we appreciated the opportunity to truly get a feel for this community by way of the Stay-n-Play experience. We enjoyed working with our sales agent, Julie S and our designer Abbie. We also had an outstanding experience with our assigned superintendent, Dusty. He regularly sent photos and bullet point lists of what was accomplished each week and gave us a preview of what to expect for the coming week. He was easily accessible via text and accommodated us each time we came to visit and when we weren't able to attend the final "New Home Celebration" walk-through, he offered to meet us on the day of our closing. We have just started working with our Mastercare rep, Catherine and she has been equally efficient.
