My yard has been torn up for half of the time that I have lived here and I've been here for 7 months. Mud and dirt is constantly tracked on my walkway because of this. Also I have to clean my screens and aluminum on my screen porch and furniture weekly because the water truck not always water the dirt road next to my house that is used numerous times a day by construction vehicles. With All of this, no one seems to care.

My sales person [name removed] was amazing- My building supervisor was extremely helpful and responsive The only negative with my bamboo is the two outside lights…the front door swings out and hits/nicks the door. If you look at the sample home you’ll see it is nicked as well .WHY!?

I have been sick for 3 months and home bound. I know every inch of this property. The build has been almost perfect and little to complain about. Small dish washer issue my MC [name removed] [name removed] was here with [name removed] resolved in minutes. She even said she would contact Whirlpool for me because of my surgery if necessary. All of the people at Minto have been great.

Only concern that bothered us was that when final coat of paint was applied the outlet and switch covers were Not removed so they were essentially glued to the wall. I ([name removed]) painted several places in different colors so those covers had to cut loose with a package opening blade.

Our Mastercare representative saved [name removed] from receiving a very sub-par survey result. The initial workmanship on our house was disheartening to see. For example; a window frame being installed crooked, the spare bath toilet drain installed in the incorrect spot, unacceptable drywall finishing that received a shoulder shrug from our builder rep, a large chunk of concrete damaged at the driveway/garage, backsplash selected according to sample but actual backsplash contained different (unwanted) colors.... and the list could go on. The quality control of the build was abysmal. In addition, the vendors doing the Mastercare sponsored work were hit or miss for appointments, and some required prodding just to come back and complete the work. Having spoken with others in the community about their experience, which were very similar to mine, [name removed] should put more emphasis on the front end of the build, with quality vendors, products, and BUILD OVERSIGHT. That would certainly take the frustration away from the homeowner and leave the Mastercare reps to focus on few, more serious home issues.

I’m also disappointed in the landscaping plantings and installation of them… the majority of our plants have died because the were improperly installed.

The mortgage process through your preferred bank lenders was not a good experience. Our house in Beaufort had not sold, which we had paid cash for, as we were approaching our designated closing date. The first person [name removed] offered us an interest only at 9.75% which we declined. Next was [name removed] who was not very responsive and actually threw us under the bus to and accused us of the same to protect herself. When she would take 2-3 days before getting back to us and sometimes asking for the same information we sent. We were eventually rejected by her bank ([name removed]) saying our investment accounts and the 2 homes we owned outright couldn’t be used. She said only 401k and/or money market accounts are acceptable. We were only mortgaging $185,000 coming up with the rest ourselves. After we were rejected we came up with another 401k from a former employer we had she said it didn’t matter, that process took a month. So we had to start over again and were advised by [name removed] we had to use only [name removed] approved lenders in order to keep our $10k incentive. Next person [name removed] with US Bank basically told us no bank was going to give us a mortgage that all banks have the same set of options to draw from and we would not qualify. Which was baffling because we had over $1m in investment accounts, $190k in money market, and 2 houses worth about $900k. [name removed] said the only option he suggested was for us to buy the house as an investment property that the rent would offset our mortgage payments. I said this going to be our primary residence how would that work we would be charged the higher tax plus an additional tax for rental property? His response was once we closed we could change it over and no one would be the wiser. Again we were trying to save the $10k by using your people, we discussed this with our friend [name removed] who said this option amounts to mortgage fraud and the responsibility would be ours. We discussed all this with [name removed] and the fact that [name removed] could get us an asset based mortgage which none of the banks could offer and get us to close in 2 weeks. [name removed] suggested we go with [name removed] and he would see about the incentive, meanwhile [name removed] came back saying she had another option higher interest and could not guarantee we would close in a month or guarantee we would be approved either! This would take us to end of February or March for potentially closing and again no guarantee we would be approved so again starting the process over again and could potentially take us to April and still not closing. Then [name removed] threw at us the potential for a $300/day fine for every day past our closing date and for using [name removed] we would lose our $10k. Then said that [name removed] did come up with another option we chose not to use her therefore because of [name removed]’s policy of not using their approved banks we would have to forfeit the incentive. We countered with with [name removed] that [name removed] is a liar and had no guarantee of providing us with a mortgage and a definitive closing which would set us up for the fines what a scam we thought. We proceeded with [name removed] closed in 14 days as promised with a mortgage and an interest rate lower than any of the [name removed] offers. So you used your loophole to cheat us on the incentive in hindsight we could have dragged this out using your deceptive people but [name removed] was honest and kept his word. So would I recommend your property to others only if they could pay cash and not to use any of your “preferred” lenders, we felt very let down by [name removed]. I get it he has to go with corporate decisions because they are not personal and are paper pushers and have no emotional attachment to the actual buyers. So if we had to give you a rating on the purchase experience it would be a 1 [name removed] a 10 but none of this matters to any you now you got your money and you saved $10k in the process! because the potential rent would offset our mortgage

He was pro-active in giving weekly updates and was always generous with his time if we had a question or wanted to come and see the construction progress in person. We also appreciated the quality of fixtures(faucests and lighting) that were standard with the home. What we disliked was that we chose to do some of the finishes after closing because we felt like items like flooring and backsplash was significantly overpriced for the quality offered.

He regularly sent photos and bullet point lists of what was accomplished each week and gave us a preview of what to expect for the coming week. He was easily accessible via text and accommodated us each time we came to visit and when we weren't able to attend the final "New Home Celebration" walk-through, he offered to meet us on the day of our closing. We have just started working with our Mastercare rep, [name removed] and she has been equally efficient.

It’s very difficult to get things done through first service. I gave to stay on top of it to make sure it gets taken care of. Very restrictive-we dont feel like we own the land we purchased. We have lived in an hoa community before, but the restrictions here are high. We paid extra for our lot with a reserve separating our house from the homes in phase 6. The reserve It’s dying. No one responds to our complaints. Painters do the bare minimum. No privacy. Unnecessary grounds maintenance always coming around. The grounds should look much better for all of the people that are in our back yard. Why do I have to tell you a plant is dead? Can’t they see that? Activities sell out in minutes every month. They know this. Plan more events. More homes sales require more facilities, events, staff. Stop selling it if you can’t keep up. Mango theater feels like an old folks home. Shoreside is a main road. No sidewalks past carribean soul. It’s dangerous! If you go for a walk, you’re going to be dodging cars to keep from getting hit. You need an ADA consultant. This place is not senior friendly. Example: how many ankles have been broken on the lip at the garage door ?

The reason I didn’t give a 10 on all is my HVAC the tech was In my hose 4 times summer time my front bedroom I use a portable AC as it is so hot. The master bedroom is cold in winter the insulation is poor I have 5 degrees difference between room it need to be balance other neighbors have the same issue. Our Mastercare representative saved [name removed] from receiving a very sub-par survey result. The initial workmanship on our house was disheartening to see. For example; a window frame being installed crooked, the spare bath toilet drain installed in the incorrect spot, unacceptable drywall finishing that received a shoulder shrug from our builder rep, a large chunk of concrete damaged at the driveway/garage, backsplash selected according to sample but actual backsplash contained different (unwanted) colors.... and the list could go on. The quality control of the build was abysmal. In addition, the vendors doing the Mastercare sponsored work were hit or miss for appointments, and some required prodding just to come back and complete the work. Having spoken with others in the community about their experience, which were very similar to mine, [name removed] should put more emphasis on the front end of the build, with quality vendors, products, and BUILD OVERSIGHT. That would certainly take the frustration away from the homeowner and leave the Mastercare reps to focus on few, more serious home issues.

Overall our experience with [name removed] has been excellent, but there are things with the community and amenities which are lacking and insufficient for the size of this community and the amount of residents. I’m also disappointed in the landscaping plantings and installation of them… the majority of our plants have died because the were improperly installed.

Quick response to all questions and concerns. From our first visit with [name removed] who guided us along the buying and decision making stage, through the build with [name removed] which had to be done all long distance and during our first year with [name removed] who was fantastic with responding to problems and who scheduled all repairs and followed up in a timely manner. As my husband has not been able to handle all of these situations because of declining health I have been very appreciative of all the patience and guidance of these people and their workers.

It’s very difficult to get things done through first service. I gave to stay on top of it to make sure it gets taken care of. Very restrictive-we dont feel like we own the land we purchased. We have lived in an hoa community before, but the restrictions here are high. We paid extra for our lot with a reserve separating our house from the homes in phase 6. The reserve It’s dying. No one responds to our complaints. Painters do the bare minimum. No privacy. Unnecessary grounds maintenance always coming around. The grounds should look much better for all of the people that are in our back yard. Why do I have to tell you a plant is dead? Can’t they see that? Activities sell out in minutes every month. They know this. Plan more events. More homes sales require more facilities, events, staff. Stop selling it if you can’t keep up. Mango theater feels like an old folks home. Shoreside is a main road. No sidewalks past carribean soul. It’s dangerous! If you go for a walk, you’re going to be dodging cars to keep from getting hit. You need an ADA consultant. This place is not senior friendly. Example: how many ankles have been broken on the lip at the garage door ?
