We were very pleased with the communication level with our builder, Shane. He was pro-active in giving weekly updates and was always generous with his time if we had a question or wanted to come and see the construction progress in person. We also appreciated the quality of fixtures(faucests and lighting) that were standard with the home. What we disliked was that we chose to do some of the finishes after closing because we felt like items like flooring and backsplash was significantly overpriced for the quality offered.

First, we appreciated the opportunity to truly get a feel for this community by way of the Stay-n-Play experience. We enjoyed working with our sales agent, Julie S and our designer Abbie. We also had an outstanding experience with our assigned superintendent, Dusty. He regularly sent photos and bullet point lists of what was accomplished each week and gave us a preview of what to expect for the coming week. He was easily accessible via text and accommodated us each time we came to visit and when we weren't able to attend the final "New Home Celebration" walk-through, he offered to meet us on the day of our closing. We have just started working with our Mastercare rep, Catherine and she has been equally efficient.

Our Mastercare representative saved Minto from receiving a very sub-par survey result. The initial workmanship on our house was disheartening to see. For example; a window frame being installed crooked, the spare bath toilet drain installed in the incorrect spot, unacceptable drywall finishing that received a shoulder shrug from our builder rep, a large chunk of concrete damaged at the driveway/garage, backsplash selected according to sample but actual backsplash contained different (unwanted) colors.... and the list could go on. The quality control of the build was abysmal. In addition, the vendors doing the Mastercare sponsored work were hit or miss for appointments, and some required prodding just to come back and complete the work. Having spoken with others in the community about their experience, which were very similar to mine, Minto should put more emphasis on the front end of the build, with quality vendors, products, and BUILD OVERSIGHT. That would certainly take the frustration away from the homeowner and leave the Mastercare reps to focus on few, more serious home issues.

We had to straighten out an issue regarding my partner being told he was only a guest! We were not informed by sales staff that he would be treated as such. After three weeks and letters to Minto management the issue was rectified!

Overall our experience with Minto has been excellent, but there are things with the community and amenities which are lacking and insufficient for the size of this community and the amount of residents. I’m also disappointed in the landscaping plantings and installation of them… the majority of our plants have died because the were improperly installed.

I disliked that the house was not ready for walk through. Lanai was dirty, rear screen door was damaged and unable to close. Several other items that should have been discovered IF the house was inspected by Minto to see if contractors work was up to standards: -Rear Sliding glass door was unable to lock -toilet tank was severely loose -grout haze, tile cement present in master bath When the problems were brought up, they were immediately taken care of. The purchase process was seamless

I bought a spec home and had a wonderful experience thus far. All repairs have been made in a timely fashion. All trades have shown up at their scheduled time, remained polite and attentive. My superintendent showed pride in his build and my Mastercare representative has been responsive to all of my requests.

From our first visit with Caleb who guided us along the buying and decision making stage, through the build with Greg which had to be done all long distance and during our first year with Anthony who was fantastic with responding to problems and who scheduled all repairs and followed up in a timely manner. As my husband has not been able to handle all of these situations because of declining health I have been very appreciative of all the patience and guidance of these people and their workers.

It’s very difficult to get things done through first service. I gave to stay on top of it to make sure it gets taken care of. Very restrictive-we dont feel like we own the land we purchased. We have lived in an hoa community before, but the restrictions here are high. We paid extra for our lot with a reserve separating our house from the homes in phase 6. The reserve It’s dying. No one responds to our complaints. Painters do the bare minimum. No privacy. Unnecessary grounds maintenance always coming around. The grounds should look much better for all of the people that are in our back yard. Why do I have to tell you a plant is dead? Can’t they see that? Activities sell out in minutes every month. They know this. Plan more events. More homes sales require more facilities, events, staff. Stop selling it if you can’t keep up. Mango theater feels like an old folks home. Shoreside is a main road. No sidewalks past carribean soul. It’s dangerous! If you go for a walk, you’re going to be dodging cars to keep from getting hit. You need an ADA consultant. This place is not senior friendly. Example: how many ankles have been broken on the lip at the garage door ?

Dislikes are landscaping, lack of sidewalks in Phase 8 and also lack of models available that had 2.5 car garage with separate golf cart area.

Some of the quality isn't up to what I think it should be, for example my cupboards are stained and some are smooth and some are gritty. We noticed that some of our handles on our cupboards are not all level. Several of our pull out drawers are installed crooked and difficult to pull out (although MasterCare is taking care of it). ** Our sewer line is not deep enough and froze during the cold weather and caused back ups in all the toilets and shower. I worry that will happen again if they don't lower the pipe. The plumber even said as much. We had a lot of issues with our fancy herringbone backsplash. They mostly fixed it but I have now seen 3 other homes with the same backsplash and they all look fantastic, ours is just okay. Would definitely have taken more care had we done it ourselves. I believe a lot of the quality of the final product (tile, fixtures, crown, painting, etc) really depend on the individual contractor. It is a luck of the draw sort of thing. Small things I know a lot of use are disappointed in are things like the dining area light not being centered but builder would change it. My island lights (2) are not equadistant from the edges of the island. I went round and round trying to get that fixed to no avail. Small things like that make a difference.

As per my master care rep Susan Wright she has done a great job with follow up and getting things done and a great person to work with on this house. She took the time and listen to are concerns and informed us how this would go. The things that do need improvements is that on the vender's side. After are master care rep put in work orders the construction side or as I know them as vendors do not commutate with the rep or the homeowners of when they are coming. My rep has kept us up to date when they are coming but then things change no show or change of time when they are coming but they don't let the rep know or homeowner which makes your rep look bad. Susan keeps up with this problem every time we had this happened and correct it ASAP. This was the best Rep I think I could ever have . PS Thanks to Susan Wright and her team

We love our cottage. However, our slab was poured in a mud bog caused by a rainstorm, (I have photos) resulting in large, long and spreading cracks on our front porch and garage floor. I'm sure the slab under our vinyl flooring is just as bad. By the time these cracks are wide enough to be a concern to Minto, I will conveniently be out of the warranty period...and I believe Minto knows this, I have addressed this with our Latittude representative on closing day, the one month follow up and the six month follow up, but it is clear that Minto will not address this. Very disappointing.

I loved that Greg ( our foremen) sent weekly updates & pictures as our Villa was under construction. Because we were in Michigan this made the process very turnkey. Greg also answered any questions we had. Julie , who was really our first contact, was also outstanding! She continues to send me short messages to follow up on how things are going. Because I have a background in Interior design Savannah & I were able to knock off finish selections in record time. Maintenance checks (Chris)& HOA ( Sherri) directions have all been pretty turn key as well. Storage is a commodity so if I could change anything it would be to add an entry closet & a broom closet near the laundry room. I also would move the tankless water heater to the garage. I know the weather here never gets too cold but we did experience a few freezing temperatures & lost hot water. We had to use a hairdryer to warm things up outside. Since tankless water heaters don’t take up much space I think it only makes sense to move them to the garage.

The entire process from start to finish has been amazing. I recommend to anyone and everyone. I am interested in building another home in the same community in the future.

The sales process and selection of materials was very good. The MasterCare has been like dealing with good cop/bad cop. I am not happy with the cement in my garage, and this has caused me to rate the after-sale process like I have.

Quick response to all questions and concerns. From our first visit with Caleb who guided us along the buying and decision making stage, through the build with Greg which had to be done all long distance and during our first year with Anthony who was fantastic with responding to problems and who scheduled all repairs and followed up in a timely manner. As my husband has not been able to handle all of these situations because of declining health I have been very appreciative of all the patience and guidance of these people and their workers.

It’s very difficult to get things done through first service. I gave to stay on top of it to make sure it gets taken care of. Very restrictive-we dont feel like we own the land we purchased. We have lived in an hoa community before, but the restrictions here are high. We paid extra for our lot with a reserve separating our house from the homes in phase 6. The reserve It’s dying. No one responds to our complaints. Painters do the bare minimum. No privacy. Unnecessary grounds maintenance always coming around. The grounds should look much better for all of the people that are in our back yard. Why do I have to tell you a plant is dead? Can’t they see that? Activities sell out in minutes every month. They know this. Plan more events. More homes sales require more facilities, events, staff. Stop selling it if you can’t keep up. Mango theater feels like an old folks home. Shoreside is a main road. No sidewalks past carribean soul. It’s dangerous! If you go for a walk, you’re going to be dodging cars to keep from getting hit. You need an ADA consultant. This place is not senior friendly. Example: how many ankles have been broken on the lip at the garage door ?

Staff in the main building very nice and friendly. Julie was great. Jovi Hall has been awesome imo. Always very friendly and very responsive to any issues and questions. Dislikes are landscaping, lack of sidewalks in Phase 8 and also lack of models available that had 2.5 car garage with separate golf cart area.

I didn’t appreciate the location of the dining room table and refusal to relocate it over the center of the room/ table…. Had to pay an electrician to relocate and painter to patch and paint

As per my master care rep Susan Wright she has done a great job with follow up and getting things done and a great person to work with on this house. She took the time and listen to are concerns and informed us how this would go. The things that do need improvements is that on the vender's side. After are master care rep put in work orders the construction side or as I know them as vendors do not commutate with the rep or the homeowners of when they are coming. My rep has kept us up to date when they are coming but then things change no show or change of time when they are coming but they don't let the rep know or homeowner which makes your rep look bad. Susan keeps up with this problem every time we had this happened and correct it ASAP. This was the best Rep I think I could ever have . PS Thanks to Susan Wright and her team

I feel the quality of my home is great and I’ve been lucky to have my builder Ryan do a great job and Darla, who I feel has made everything Minto promised come true. I love it here and feel very fortunate to be here.

I liked the Sales Center expierence especially with Caleb very professional. I did not like that I could not change my backsplash less than 48 hours after picking it out. Liked communication with our Mastercare Rep Owen he was amazing.

We have needed a couple of things replaced, and it was an uphill battle that we feel like we didn’t get satisfactory resolution on. We really like our home, we love our neighborhood and our neighbors and the feel of Margaritaville. He also really loved our sales person Phil.
