Community seriously lacks enough activities for people to spread out. No indoor rec center with billiards and various games to play for when it's either too hot, too cold or raining out. Even the theatre doesn't have enough seats to accommodate everyone that wants to sign up for various movies, shows etc. Very poorly thought out as far as activities are concerned. And even the pool is too small for everyone. People are starting to put towels on chairs to reserve them and they aren't even in the pool for hours.

We had been looking around at Houses, Villas at Sunset City and found it to be depressing. We stumbled upon [name removed] in passing. The place lit us up and If it wasn't for [name removed], we would not have had the best experience in finding our new home. [name removed] has been with us throughout the entire process and he made sure that he will always be there for us when needed. [name removed] was a gift to us! [name removed] was always there for us whether it involved him or not.

It’s been six months since I moved into my house all of the items that should’ve been fixed prior to me moving in deficiencies. I’ve never moved into a new home with having to go through all of this, trying to follow up with appointments and broken items in my home for as much money as I spent on this house it should’ve been perfect when I moved in.

I have cracks on my lanai floor that are extremely unsightly. Your mastercare supervisor [name removed] was condensing to me when I showed him the issue. He is a representative of [name removed] and as such this is how I feel about [name removed].

Everything was mostly great. I think I speak for 100% of the other buyers in saying that the only frustrating aspect was not being able to see the prices of 'A' options ahead of time. The Lot prices were MUCH higher than expected. Some options seemed fairly priced while others felt like a gigantic rip-off ($1200 for crown molding on the kitchen cabinets? $1300 to have a piece of glass in the front door? $600 to put the TV outlet and a conduit up three feet? Some of those are insulting and a blemish on the brand.) But other than that frustration, the process went remarkably smoothly. I have told people that buying a house with cash from Minto/[name removed] is as easy as buying a toaster on Amazon.

Warranty Service is good. Quality of the construction, custumer service and responsiveness of the LMHH HOA is abysmal. The Sales and Settlement Department were equally poor.

Would like to have had more communication prior to choosing A's and B's about options, how to be prepared and how to see these options ahead of time. We picked out some things that after now seeing them in person, we wouldn't have picked. Experience between new home celebration and closing was a downer. During new home celebration, we were creating punch list which was extensive...that did not feel like a celebration. Too many punch list items were pushed through to MasterCare causing many contractor visits and disruption and dust after we moved in.

We luked everything until closing. Closing was a total cluster. We hot delayed 4 days to close after having driven out from utah. Then 2 more days to get the labor to reload out of the storage and to our house. We hsd to move our stuff into a storage unit snd then hire a crew to load up from storage and move it into our house 5 days later. I had to pay an extra $800 for that labor and for them to rent a truck. We had to stay 6 extra nights at a hotel for around $100/ night. We had to answer questions on our drive here and get documents while driving 80 mph across the country. And most of the questions/ docs were idiotic. Like showing a cancelled check that we had used for the deposit 18 mos earlier to show that it cleared. I guess they didn’t realize that [name removed] would not have contacted us when it didn't clear. Plus the bank statement the month the check cleared and the prior month. They asked about a $50 lien from 27 years ago when I moved to Utah from socal that been paid off 27 years ago. Should i go on? And to think these guys were your preferred lender. What does it take to not be preferred? Our supt [name removed] and our sakesoerson [name removed] could bot have been better. In fact, [name removed] found us a storage facility to use at 5 pm Friday afternoon before the movers showed up at 8 am the following morning. And This was while she was on vacation. But other than that….. [name removed] returned after work to let us look thru iur hiuse with one of my daughter who we’re visiting from Utah and had driven 4 hours from [name removed] Beach see our house on Friday after our non-closing the day before. We sooo appreciated his effort.

MASTER CARE REP Score 10, [name removed] Score 1. I would NOT buy a Minto home nor recommend one. I am overall happy Master Care [name removed] [name removed]. He works aggressively to get issues addressed, but he is handicapped as there are 1) too many issues due to poor QC during build, 2) Limited availability of contractors, 3) Contractors not showing up on time causing cascade delays, 4) Unskilled and unprofessional subs doing poor work, missing parts, etc., 5) needing multiple attempts to fix things, often causing more damage. I am extremely dissatisfied with is the quality of work/workmanship of many of your contractors both during build and post close. We closed 10/31/23 and have to wait till 7/8/24 to address ceiling replacement/mold in bathrooms. Roof leak was supposably fixed by [name removed] prior to closing. So it was fixed wrong initially. Roofer just notified me that ALL the roof vent stacks were installed incorrectly, and they need to be replaced along with shingles, insulation, sheetrock and maybe even sheeting as roof is soft in those areas. He sees light shining thru and can see stains from where water was running down the vent pipe, 1/2 way across the house for extended period of time. Do I need to throw a blue tarp over the roof to protect my investment? Roof needs to be fixed and interior work can't start for a month! [name removed] said left unattended ceiling could cave in. Mold has again started forming. Done right initially or fixed right pre-closed [name removed] would not have to be dealing with this. Too many issues, and poor, slow and incomplete fixes. This roofing issue is identified after we waited 6 mos for master-bath to be re-done while [name removed] figured out who pays for repairs, tile mfg or installer. Why is that my issue? Poor Monto customer service on display once again! Once work started we lost use of that bath for weeks and work still not done. Took 5 visits to replace a mirror. [name removed] subs keep doing the same work over and over half-assed. They don't show up when scheduled. Tile contractors in master bath showed up before Demo crew causing cascade delays. Multiple visits to finish job is often required. What should have taken a week, is still not complete a month later. Constant dust in my home as precautions to seal off rooms are not done. Floor damaged as equipment and supplies is moved in and out. Score of 1 to team doing grading/drainage. Have ponding behind my house as lakeside grading incorrect as admitted by Greenery. Reported this pre-close. Palm tree fell over twice, now dead. I'd give the concrete team a score of 0 and hope this is not a long term issue. Many of subs have trucks leaking oil, not taking precaution, starting and not finishing, not understating work order, not speaking English. I want someone from [name removed] upper management to call me.

sales rep Phil was fabulous. first construction manager was a trainwreck. second construction manager started out well but went downhill just before and after final walkthrough. he promised certain construction shortfalls would be corrected prior to closing. when not completed he continued to promise the corrections would be done and a month later still nothing but promises.

Builder, [name removed], was amazing. Mastercare rep, [name removed], was not. Sales person, [name removed] is amazing. Structural integrity of the home is fantastic. Finish work is very much hit or miss with a lot of miss. Follow up fixing via Mastercare with contractors has been ok when we can get someone to show up but with our mastercare rep being the gatekeeper that has been very frustrating at times, at other times, not so much. We have had damaged/stained gutters since closing that we are continually told that they won't be replaced. I would not have accepted these answers from any other vendor.

That there is no format or way for residents to have input on decision that are made. Example, a Pickle ball club that has monetized an amenity that all residents already pay for. Also not willing to expand amenities that are at maximum capacity. I'll stop there, but a actual resident should be on the governing board.

MASTER CARE REP Score 10, [name removed] Score 1. I would NOT buy a Minto home nor recommend one. I am overall happy Master Care [name removed] [name removed]. He works aggressively to get issues addressed, but he is handicapped as there are 1) too many issues due to poor QC during build, 2) Limited availability of contractors, 3) Contractors not showing up on time causing cascade delays, 4) Unskilled and unprofessional subs doing poor work, missing parts, etc., 5) needing multiple attempts to fix things, often causing more damage. I am extremely dissatisfied with is the quality of work/workmanship of many of your contractors both during build and post close. We closed 10/31/23 and have to wait till 7/8/24 to address ceiling replacement/mold in bathrooms. Roof leak was supposably fixed by [name removed] prior to closing. So it was fixed wrong initially. Roofer just notified me that ALL the roof vent stacks were installed incorrectly, and they need to be replaced along with shingles, insulation, sheetrock and maybe even sheeting as roof is soft in those areas. He sees light shining thru and can see stains from where water was running down the vent pipe, 1/2 way across the house for extended period of time. Do I need to throw a blue tarp over the roof to protect my investment? Roof needs to be fixed and interior work can't start for a month! [name removed] said left unattended ceiling could cave in. Mold has again started forming. Done right initially or fixed right pre-closed [name removed] would not have to be dealing with this. Too many issues, and poor, slow and incomplete fixes. This roofing issue is identified after we waited 6 mos for master-bath to be re-done while [name removed] figured out who pays for repairs, tile mfg or installer. Why is that my issue? Poor Monto customer service on display once again! Once work started we lost use of that bath for weeks and work still not done. Took 5 visits to replace a mirror. [name removed] subs keep doing the same work over and over half-assed. They don't show up when scheduled. Tile contractors in master bath showed up before Demo crew causing cascade delays. Multiple visits to finish job is often required. What should have taken a week, is still not complete a month later. Constant dust in my home as precautions to seal off rooms are not done. Floor damaged as equipment and supplies is moved in and out. Score of 1 to team doing grading/drainage. Have ponding behind my house as lakeside grading incorrect as admitted by Greenery. Reported this pre-close. Palm tree fell over twice, now dead. I'd give the concrete team a score of 0 and hope this is not a long term issue. Many of subs have trucks leaking oil, not taking precaution, starting and not finishing, not understating work order, not speaking English. I want someone from [name removed] upper management to call me.

Community seriously lacks enough activities for people to spread out. No indoor rec center with billiards and various games to play for when it's either too hot, too cold or raining out. Even the theatre doesn't have enough seats to accommodate everyone that wants to sign up for various movies, shows etc. Very poorly thought out as far as activities are concerned. And even the pool is too small for everyone. People are starting to put towels on chairs to reserve them and they aren't even in the pool for hours.

Builder, [name removed], was amazing. Mastercare rep, [name removed], was not. Sales person, [name removed] is amazing. Structural integrity of the home is fantastic. Finish work is very much hit or miss with a lot of miss. Follow up fixing via Mastercare with contractors has been ok when we can get someone to show up but with our mastercare rep being the gatekeeper that has been very frustrating at times, at other times, not so much. We have had damaged/stained gutters since closing that we are continually told that they won't be replaced. I would not have accepted these answers from any other vendor.

That there is no format or way for residents to have input on decision that are made. Example, a Pickle ball club that has monetized an amenity that all residents already pay for. Also not willing to expand amenities that are at maximum capacity. I'll stop there, but a actual resident should be on the governing board.

We've had a good experience with [name removed] overall and are pleased with our home. Our only comment is that we'd like to have seen sidewalks/walking paths throughout the community, so that we would not need to walk/run in the street.
