Our dissatifaction with [name removed] has nothing to do with [name removed]. [name removed] our original superintendent was phenominal with everthing and [name removed] was helpful to us. He has been very responsive to us when we have had issues "inside" our home. However, we have had issues with the sloppy painting on the inside of our hom and outside. There were parts of our walls and molding that were not painted or was not given a proper second coat of paint. We re-painted ourselves, which we did not expect to do. We have had ongoing issues with an elongated crack in the cement in garage which they offered to fix. We have been told that the subcontractor is waiting for payment from [name removed] in order to get the work done. We also have been having serious issues with the cracking of cement in front of our driveway. When we signed to buy a "new" home, we did not expect to endure sloppy workmanship inside and out. We have heard the word "tolerance" which is intolerable to us. As we have stated to [name removed] and to [name removed], "If you would not accept the cracks in the cement inside and out, then why should we". Someone by the name of [name removed] wrote us email stating basically the HOA is determining the "next steps" with regards to the sloppy cement work in our driveway. So basically brushing us off. We love our home, but not the BS to get things fixed. Do better [name removed]. If you would like to speak with me about these issues, you can contact me ata 508-837-8634. We are in the habit of writing such strong emails, but we are frustrated. Hopefully when you read this survey, we can get some resolution for us so we can finally enjoy our new home free of imperfections.

Quality of work was very poor. Uneven walls and floors. Scheduled workers are no shows. Your assigned Supervisors and Mastercare Reps keep changing and you have to always start at the beginning and prove that you didn’t cause the damage that was supposed to be fixed. One strong example is that the tub was severely damaged upon final walk thru. It was noted and repaired after closing. [name removed] after the repairs were made the compound used started to break down with each use or cleaning of the bath. We reported it along with sagging floors and a few other minor things like a toilet paper holder that was mounted to a seam and went through the wall upon changing toilet paper roll. We were leaving for a few months and our Mastercare [name removed] said that all would be repaired once we returned back to the home. We returned to learn that we had a new [name removed] and at that point we had to provide proof that we did not damage the bath ourselves. We had to justify that we somehow didn’t push the toilet paper holder through the wall intentionally. We were told that only a few scratches would be fixed in the bath. When repair man came to fix bath he said that the original repair was done by using spray paint and improper compounds and said he would have to recoat the entire bath. When it came time for toilet paper holder repair we were told by our MC [name removed] that he will only approve the patching of the wall. No sanding, no painting and that he would not reinstall the toilet paper holder. We understood we were responsible for the painting because we had it painted ourselves. But found it very petty that he would not cover the sanding or installing the toilet paper holder. The drain plug in bathroom sink lays crooked and you have to push the stopper down with your finger to hold the water. Plumber came to fix it and said to us that the faucet was installed too far back and it doesn’t align correctly with drain stopper and would need to be replaced. MC [name removed] said if it holds water when we push it down with our fingers then it is doing its job and will not be replaced. So our brand new home of $600k has a drain stopper that will always sit crookedly and is fine thru Minto Standards. Our dining room accent wall had an inch and 3/4 difference from left to right on the header. Initial repair of that showed a warped support beam. That was solved with having a painter use wood shims and plaster to make the wall appear even. So the quality of work that went into our build was very substandard and disappointing. Our concrete floor throughout the entire home is uneven. When the living room area was being fixed it was proven to have major high and low areas that needed to be leveled. So they had to dig out some areas and build up others. The hassle of having to move all of your furniture and belongings from dining and living room area, the noise, dust and odors from chemicals make you just decide to live with uneven floors in other rooms. We are Senior Citizens and thought we were building a quality home to retire in and that has not been the case.

Working with Haleigh has been a pleasure. She is responsive, attentive, and takes the time to clearly explain the process for resolving any issues. Haleigh stays on top of the vendors to ensure work is completed promptly and as promised. She has consistently excelled at every stage of this process. However, I believe the first question in the survey, "Overall, I am satisfied with the quality of my new home," is not a fair assessment of the master care representatives' performance. These representatives are not responsible for the design or construction of the home, which directly impacts its quality. If an issue is design-related and beyond the control of a master care representative, it is unfair to negatively impact their performance rating based on this question. Instead, they should be evaluated on their effectiveness in helping us navigate any quality issues, rather than the overall quality of the home, which may be outside their control. For example, our home has a design issue with the heating and air conditioning system. We purchased a [name removed] pocket door upgrade, but the design of the HVAC system does not account for the effects when the door is closed. Essentially, we've paid for an upgrade we cannot fully utilize, which is a reflection of the home's quality and beyond the control of a master care representative.

Our Mastercare [name removed] [name removed] has really worked with us to correct issues.some quality of work needs to be addressed- taping and sheetrocking sub par tape joints visible. Striker plates at doors all were cracked. They were screwed in and not predicted. Contracter cut a hole in roof shingles and plywood causing leakage of water and mold issues wet insulation. Repairs being worked on and everyone has been courteous and helpful. Concrete outside our garage door crushed during construction and its been 6 months and still not repaired.

We were concerned about being assigned multiple building supervisors. Never heard from the initially assigned supervisor, the second one left after we had met him once. We ended up with [name removed] who did a great job, communicated well and was easy to work with. We wish we had [name removed] from the beginning. We have a few issues with the layout of the home. We would have preferred not to locate the the gas regulator right next to the front door as well as the electric meter and the hot water tank along the entrance walkway. It would have been better located towards the back of the house. Also, once the washer and dryer were installed in the laundry closet the shelf above is almost unreachable. There is an unusable space in the garage that maybe could have been used to extend the guest bath.

I very much disliked the seven-month battle with [name removed] and [name removed] to get the concrete on my lanai to an acceptable level of appearance. Multiple mud pops and patches to mud pops were very noticeable and noted as "unacceptable" by both me and my realtor during my walkthrough before closing. My sales rep agreed that something would have to be done. Seven months later, one damaged sliding glass door, one damaged screen door, multiple unsuccessful acid washes, and very avoidable headaches pleading with Minto/Mastercare to make it right resulted in Minto paying for cool deck coating to cover the horrible looking concrete. We asked for something like this from the get go. Why did I have to fight so hard and for so long? I'm sure you spent more money on all the unsuccessful half measures and repairs to the doors than on the cool deck. Not to mention how unhappy we were for the entire duration. Totally avoidable if you would have done what was right from the beginning. Yes, I'm still upset over the entire experience. Mohawk RevWood Plus flooring has a lifetime warranty for pet spills, pet accidents, water spills, etc. When my floor was damaged due to water penetrating a seam in the floor, I was immediately told by [name removed] that my floor was not covered by any warranty with regard to water. I had to make calls to Mohawk and provide the information to MasterCare to correct that false statement. I have requested a written document process from Minto/MasterCare to explain the exact process for filing future warranty claims. Mohawk requires an invoice from the builder or "other" documentation that states that I purchased RevWood Plus flooring. I can only find documents that state I purchased "Level 2 Laminate." Mohawk doesn't seem to know what that means when I called them. [name removed] did send somebody from the floor installation company to look at the seam that absorbed the water. They ordered several boxes of flooring and said they need to reinstall that section. Then, a different contractor came when the materials arrived. He banged the two boards together and applied silicon to the seam. I still have several boxes of new flooring that were ordered. I'm ok with the repair at this moment, but I don't have 100% confidence that it will last a "lifetime." So, I would like to know exactly how to get future work done when I can no longer call and text MasterCare. [name removed] is very clear on other warranties (e.g. appliances). Please provide the same level of information for Mohawk flooring. Again, [name removed] did not allow me to file a claim. They required the builder or installer to do it because I didn't have an invoice. Let's clear this up. [name removed] cabinets had to come seven or eight times to finally correct a damaged bathroom cabinet on a work order that [name removed] initiated before I even conducted my walkthrough before closing. It was corrected to an acceptable level two weeks ago. [name removed] was very supportive through the cabinet ordeal and made sure [name removed] continued coming back until it was right. All other issues (e.g. paint, plumbing, etc.) have been addressed quickly and professionally. I will be asking MasterCare to ensure the paint crew gets on their hands and knees at every door frame to remove the white paint that is on the floor at nearly every doorway in my house. They will do this when the come for the one-year nail pop repairs. This should have been cleaned up before my walkthrough. I have attempted to clean a lot of it, but I should not have to be on my hands and knees because of the painter's lack of attention to detail. Yes, that was "dislikes" list up front. Essentially we like/love everything else not listed. I understand that Minto/MasterCare has to deal with tons of homes, homeowners, and contractors on a daily basis. However, I have one home. I worked long and hard to be able to buy and live here. These things matter. Unfortunately the issue with the lanai concrete immediately set the tone for my entire experience with MasterCare because it had to drag on for so long. I was denied my request for [name removed] to either remove the concrete and start over or put a coating on it for seven months. Then [name removed] came on board and made it happen almost immediately. I am grateful that it was finally addressed, but that experience changed my relationship with MasterCare for quite sometime. I am only now able to start putting it behind me. Please don't do that to future buyers.

I liked the personalized attention from our site supervisor, Will. As well as our sales agent [name removed]. Great guys to work with. I like the fast follow up to issues with the build and the quality of the materials used. I disliked the lack of attention and information when it came to our exterior landscaping, irrigation, and driveway work. All of our concrete in the garage, driveway, sidewalk, and lanai were stained with the clay residue from working and walking over it in rainy conditions without cleaning. As a landscape architect, the plants specified for the plant beds and foundation plants are not the best options. [name removed] planted within two feet of the house will grow to be six to eight tall and wide, causing algae and mold conditions, damage to the siding, and yearly maintenance that could have been avoided. The Muskogee Crape [name removed] will grow to be twelve feet tall and wide and was planted four feet from the house and window. The European Fan Palms will grow to ten feet wide and tall and were planted withing four feet of the sidewalk and house. I cleaned the exterior siding to find a constant trail of mud coming out from underneath for several minutes.

Community amenities cannot keep up on amount of people and homes within. Too focused on jamming in homes causing too much loss of land, trees and added congestion.

One of my main issues is my breaker box Its to small for my model and whete other neighbors have the same model or smaller they have 10 or more spots to add breakers. For me I will have to pay to have a sub box put in if I dont want to hop on to other breakers.Seems like I paid the same for less. That's my main concern.

Overall, we loved working with [name removed] and think he did a fantastic job on our home. We do believe the overall quality is great. We have two major complaints though about our home, which I beleive has more to do with the subcontractors than [name removed]. First, the tile work in our master bathroom. While the rest of the tile work in the house--- in the guest bathroom and the backsplash in the kitchen---was done with care and skill, the tile in the master shower was sloppy and poor workmanship. Crooked lines, inconsistent depth of grout, sloppy grout work, two different colors of grout and broken tiles in our decorative band. Every time we get in the shower we are so disappointed in it; it is not in line with the quality of the rest of the house or what I think [name removed] wants to represent as quality work. Our Master Care rep did have someone look at the shower, and they agreed that it needed to be fixed, but we have had zero follow up since that appointment to let us know when we can expect the work to be started. Our second complaint is with the concrete walkway leading into the house. We noticed before we moved in that there is already a crack in the concrete at the entry of the walkway. It was not until we walked around the neighborhood that we realized that every other house of our model that the walkway had a score line at the place where we have the crack. We are concerned that this will lead to early heaving in the concrete that would have been mitigated if laid properly.

[name removed] GAVE US A WEEKLY UPDATE ALONG WITH PICTURES EVERY FRIDAY. HE IS THE MOST FRIENDLY AND CHARISMATIC YOUNG MAN WE HAVE EVER MET. HE WENT ABOVE AND BEYOND TO ACCOMODATE ALL OF OUR QUESTIONS AND CONCERNS. HE IS [name removed]'S ACE IN THE WHOLE. FANTASTIC PERSON WITH GREAT ENERGY TO HIS POSITION!!

Our Master Care rep did have someone look at the shower, and they agreed that it needed to be fixed, but we have had zero follow up since that appointment to let us know when we can expect the work to be started. Our second complaint is with the concrete walkway leading into the house. We noticed before we moved in that there is already a crack in the concrete at the entry of the walkway. It was not until we walked around the neighborhood that we realized that every other house of our model that the walkway had a score line at the place where we have the crack. We are concerned that this will lead to early heaving in the concrete that would have been mitigated if laid properly.

Our dissatifaction with [name removed] has nothing to do with [name removed]. [name removed] our original superintendent was phenominal with everthing and [name removed] was helpful to us. He has been very responsive to us when we have had issues "inside" our home. However, we have had issues with the sloppy painting on the inside of our hom and outside. There were parts of our walls and molding that were not painted or was not given a proper second coat of paint. We re-painted ourselves, which we did not expect to do. We have had ongoing issues with an elongated crack in the cement in garage which they offered to fix. We have been told that the subcontractor is waiting for payment from [name removed] in order to get the work done. We also have been having serious issues with the cracking of cement in front of our driveway. When we signed to buy a "new" home, we did not expect to endure sloppy workmanship inside and out. We have heard the word "tolerance" which is intolerable to us. As we have stated to [name removed] and to [name removed], "If you would not accept the cracks in the cement inside and out, then why should we". Someone by the name of [name removed] wrote us email stating basically the HOA is determining the "next steps" with regards to the sloppy cement work in our driveway. So basically brushing us off. Our Mastercare [name removed] [name removed] has really worked with us to correct issues.some quality of work needs to be addressed- taping and sheetrocking sub par tape joints visible. Striker plates at doors all were cracked. They were screwed in and not predicted. Contracter cut a hole in roof shingles and plywood causing leakage of water and mold issues wet insulation. Repairs being worked on and everyone has been courteous and helpful. Concrete outside our garage door crushed during construction and its been 6 months and still not repaired.

I very much disliked the seven-month battle with [name removed] and [name removed] to get the concrete on my lanai to an acceptable level of appearance. Multiple mud pops and patches to mud pops were very noticeable and noted as "unacceptable" by both me and my realtor during my walkthrough before closing. My sales rep agreed that something would have to be done. Seven months later, one damaged sliding glass door, one damaged screen door, multiple unsuccessful acid washes, and very avoidable headaches pleading with Minto/Mastercare to make it right resulted in Minto paying for cool deck coating to cover the horrible looking concrete. We asked for something like this from the get go. Why did I have to fight so hard and for so long? I'm sure you spent more money on all the unsuccessful half measures and repairs to the doors than on the cool deck. Not to mention how unhappy we were for the entire duration. Totally avoidable if you would have done what was right from the beginning. Yes, I'm still upset over the entire experience. Mohawk RevWood Plus flooring has a lifetime warranty for pet spills, pet accidents, water spills, etc. When my floor was damaged due to water penetrating a seam in the floor, I was immediately told by [name removed] that my floor was not covered by any warranty with regard to water. I had to make calls to Mohawk and provide the information to MasterCare to correct that false statement. I have requested a written document process from Minto/MasterCare to explain the exact process for filing future warranty claims. Mohawk requires an invoice from the builder or "other" documentation that states that I purchased RevWood Plus flooring. I can only find documents that state I purchased "Level 2 Laminate." Mohawk doesn't seem to know what that means when I called them. [name removed] did send somebody from the floor installation company to look at the seam that absorbed the water. They ordered several boxes of flooring and said they need to reinstall that section. Then, a different contractor came when the materials arrived. He banged the two boards together and applied silicon to the seam. I still have several boxes of new flooring that were ordered. I'm ok with the repair at this moment, but I don't have 100% confidence that it will last a "lifetime." So, I would like to know exactly how to get future work done when I can no longer call and text MasterCare. [name removed] is very clear on other warranties (e.g. appliances). Please provide the same level of information for Mohawk flooring. Again, [name removed] did not allow me to file a claim. They required the builder or installer to do it because I didn't have an invoice. Let's clear this up. [name removed] cabinets had to come seven or eight times to finally correct a damaged bathroom cabinet on a work order that [name removed] initiated before I even conducted my walkthrough before closing. It was corrected to an acceptable level two weeks ago. [name removed] was very supportive through the cabinet ordeal and made sure [name removed] continued coming back until it was right. All other issues (e.g. paint, plumbing, etc.) have been addressed quickly and professionally. I will be asking MasterCare to ensure the paint crew gets on their hands and knees at every door frame to remove the white paint that is on the floor at nearly every doorway in my house. They will do this when the come for the one-year nail pop repairs. This should have been cleaned up before my walkthrough. I have attempted to clean a lot of it, but I should not have to be on my hands and knees because of the painter's lack of attention to detail. Yes, that was "dislikes" list up front. Essentially we like/love everything else not listed. I understand that Minto/MasterCare has to deal with tons of homes, homeowners, and contractors on a daily basis. However, I have one home. I worked long and hard to be able to buy and live here. These things matter. Unfortunately the issue with the lanai concrete immediately set the tone for my entire experience with MasterCare because it had to drag on for so long. I was denied my request for [name removed] to either remove the concrete and start over or put a coating on it for seven months. Then [name removed] came on board and made it happen almost immediately. I am grateful that it was finally addressed, but that experience changed my relationship with MasterCare for quite sometime. I am only now able to start putting it behind me. Please don't do that to future buyers.

One of my main issues is my breaker box Its to small for my model and whete other neighbors have the same model or smaller they have 10 or more spots to add breakers. For me I will have to pay to have a sub box put in if I dont want to hop on to other breakers.Seems like I paid the same for less. That's my main concern.

Quality of work was very poor. Uneven walls and floors. Scheduled workers are no shows. Your assigned Supervisors and Mastercare Reps keep changing and you have to always start at the beginning and prove that you didn’t cause the damage that was supposed to be fixed. One strong example is that the tub was severely damaged upon final walk thru. It was noted and repaired after closing. [name removed] after the repairs were made the compound used started to break down with each use or cleaning of the bath. We reported it along with sagging floors and a few other minor things like a toilet paper holder that was mounted to a seam and went through the wall upon changing toilet paper roll. We were leaving for a few months and our Mastercare [name removed] said that all would be repaired once we returned back to the home. We returned to learn that we had a new [name removed] and at that point we had to provide proof that we did not damage the bath ourselves. We had to justify that we somehow didn’t push the toilet paper holder through the wall intentionally. We were told that only a few scratches would be fixed in the bath. When repair man came to fix bath he said that the original repair was done by using spray paint and improper compounds and said he would have to recoat the entire bath. When it came time for toilet paper holder repair we were told by our MC [name removed] that he will only approve the patching of the wall. No sanding, no painting and that he would not reinstall the toilet paper holder. We understood we were responsible for the painting because we had it painted ourselves. But found it very petty that he would not cover the sanding or installing the toilet paper holder. The drain plug in bathroom sink lays crooked and you have to push the stopper down with your finger to hold the water. Plumber came to fix it and said to us that the faucet was installed too far back and it doesn’t align correctly with drain stopper and would need to be replaced. MC [name removed] said if it holds water when we push it down with our fingers then it is doing its job and will not be replaced. So our brand new home of $600k has a drain stopper that will always sit crookedly and is fine thru Minto Standards. Our dining room accent wall had an inch and 3/4 difference from left to right on the header. Initial repair of that showed a warped support beam. That was solved with having a painter use wood shims and plaster to make the wall appear even. So the quality of work that went into our build was very substandard and disappointing. Our concrete floor throughout the entire home is uneven. When the living room area was being fixed it was proven to have major high and low areas that needed to be leveled. So they had to dig out some areas and build up others. The hassle of having to move all of your furniture and belongings from dining and living room area, the noise, dust and odors from chemicals make you just decide to live with uneven floors in other rooms. We are Senior Citizens and thought we were building a quality home to retire in and that has not been the case.

Working with Haleigh has been a pleasure. She is responsive, attentive, and takes the time to clearly explain the process for resolving any issues. Haleigh stays on top of the vendors to ensure work is completed promptly and as promised. She has consistently excelled at every stage of this process. However, I believe the first question in the survey, "Overall, I am satisfied with the quality of my new home," is not a fair assessment of the master care representatives' performance. These representatives are not responsible for the design or construction of the home, which directly impacts its quality. If an issue is design-related and beyond the control of a master care representative, it is unfair to negatively impact their performance rating based on this question. Instead, they should be evaluated on their effectiveness in helping us navigate any quality issues, rather than the overall quality of the home, which may be outside their control. For example, our home has a design issue with the heating and air conditioning system. We purchased a [name removed] pocket door upgrade, but the design of the HVAC system does not account for the effects when the door is closed. Essentially, we've paid for an upgrade we cannot fully utilize, which is a reflection of the home's quality and beyond the control of a master care representative.
