Since then, The Minto Group has successfully built a fully-integrated real estate company that can meet the needs of any individual, family, investor or business. I am only disappointed in the maintenance and upkeep of my lawn. I realize that Minto has little control over the HOA but when I have dead grass and weeds everywhere. It doesn't reflect very well on Minto who basically says it has nothing to do with them.

My Likes ... Master Care representative "[name removed]" goes above and beyond to address any issues which the client he represents may have. He always has a warm greeting, a hearty handshake and friendly disposition. The corrections and repairs he oversaw were handled expeditiously and without a re-occurrence of the same issue. [name removed] has also offered assistance in getting things done even when not in his area of concern. He is the very very force keeping me from selling and moving. My dislikes/distrusts/disdain/dissatisfaction about [name removed] Communities and my Minto-built home are way too many to list ... but that has nothing to do with the stellar attention to detail and servicing that I receive from master care.

Not a very clear explanation about the down payment & deposit requirements when including a pool. This resulted in a downpayment of greater than 25% to be held in escrow the entire build process which we found excessive. At closing, some of that was returned to us (we used a mortgage) but Minto held lots of our cash for the entire build process. Also, shortly after selection our B options, we changed the cabinets in our kitchen to L4 vs L3...to this date (June 2025, after closing in Nov 2024), we STILL do not have all the proper upgraded (L4 vs L3) cabinets installed in our house. The paper work for ordering parts NEVER reflected the contract change we paid for the upgraded cabinets. Lastly, in general, the builder communications were not terribly great and issues got pushed onto our Master care Rep after settlement rather than fixed prior to closing. Unique to us in Phase 8: due to neighbor behavior, all of northern Phase 8 was locked down during the build and we were prevented from seeing the house (without a Minto rep) during the final months of the build. This was NOT done to prior phases, despite Minto's legal authority to do so. We felt this was wrong to punish everyone and impacted our ability to identify issues during the final build stages - in fact it was **US** that discovered the wrong cabinet door installation DURING THE BUILD, and it's STILL not fully resolved. We identified numerous issues to the builder via our visits in process. Perhaps more issues could have been proactively resolved during the build had Minto not done this and penalized everyone in Phase 8 North.

Our Mastercare rep has been outstanding and quickly resolved any issues that we found. People outside the community can't believe the excellent support we have here.

Our builder missed the mark on complete and quality implementation. One example is the non completion of installation of the additional 60 amp outlet on our lanai. Thankfully Mastercare took care of completing the wire but could not provide the aesthetics we paid for. They had to run wire on the outside wall. Towel racks and hand bars had to be handle by Mastercare as well. A new mirror was needed in master bath. Again Mastercare took care of it. We would give mastercare a 10 on their rating.

The contracting phase with our agent could have been a little clearer and more ex plantations. We only recently found out that model row was built out and it would have been nice to know this as an option while we were deciding on 4B we are happy with our choice but it would have been nice to know there was an option

We have had a few roof issues and caused several leaks during storms....these are being corrected. The electrical fuses for the kitchen has caused us issues with appliances, but these have been corrected. We were just surprised and not expecting these types of issues.

All in all Minto seems to have it together. There are times though, it seems that the MasterCare Rep or HOA drops the ball or passes the buck and things get held up an extra amount of time before getting done.

The Sales process worked well and we enjoyed the updates regarding construction. Initially the paint was wrong and the backsplash title discontinued. Upon closing I was told I could not put an AC in the garage which I should have known all along as I would have purchased a larger home at Margaritaville if I would have known. I had to make the worst decision of my life to get rid of 2 of my small dogs which were like children to me for lack of space. My things in the garage are in the heat and humidity which is not proper or what I would have chosen. Our closets were not painted and smelled like wet dry wall, we had to change the toilets since they would barely flush and have had to have trades people to fix ceiling, floor tile, caulking, paint the closets, change a rusting hand rail in bathroom, and fix other things. I would have wanted to paint with a paint with a bit of a gloss to seal the drywall smell in the walls even if I paid the difference, but was not allowed, the pain coat on trim and doors is dust thin, etc. I have allergies and need to ensure the walls are sealed and there no heat or humidity. I love the cottage, but I did not expect to get the short end of the stick on so may things as if we were not paying for it. The ideal scenario would have been that we only would have had a couple of minor things to deal with. And that the qualify of work would have been up to the high qualify of the neighborhood/property.

At closing we were not informed that we would not receive an HOA passport or gate transponder. We had to take off work and drive 3 hours an extra day. That should have been taken care of at closing
