[name removed] did not document our flooring correctly and then when we followed up upon closing was unwilling to correct the flooring issue, even though it was the small guest bath.

I am very happy with the quality of the house and am enjoying my first few weeks in the neighborhood.

I was not allowed to provide a deposit and locked in my price or pick my lot. With the two year weight, the price went up significantly and I’ve been told that people can pick their lot now. I was not given a price list for my B’s when I was selecting my A’s. I was not allowed to change one of my A’s after seeing the B’s price list. Even though construction was not going to begin for six months. I opted to purchase a significant number of upgrades which all were very expensive. I was not given any credit for the basics that came with the home, That just isn’t right! I viewed the model homes without a realtor. I was not offered, nor did I receive a discount when I asked for one. You will pay a realtor but not give someone that doesn’t feel they need a realtor a discount, very disappointing! I was rushed through the inspection of my new home, due to my closing schedule. I was told that everything had been checked very thoroughly by several people. I found several unacceptable issues after my closing! Several Chipped/damaged tile on my very expensive zero entry shower floor in the master bath. Also a piece of tile that was cut too short on the bathroom floor and needs to be replaced. The towel bar was hung very low over the toilet in the master bath. That was not the location in the model home. It was so low that the towel would hang in the toilet. When I asked for it to be relocated. I was told that is the way it is on the print, and he could not / would not move it. “Wrong answer”. So I had to move it myself! This is totally unacceptable! I did not get the hand towel rings by the sinks in neither of my bathrooms. I was told they did not come with them and they would not be installed. Even though I paid for upgraded faucets, and towel bars. It clearly states in my paperwork towel bars, which is plural. I still want the 3ea. hand towel bars/rings! This is ridiculous and unacceptable! I also did not get the 3ea. matching Toilet Levers, and the Escutcheons that is also clearly stated in my paperwork. They need to be installed! I paid for the very expensive appliance upgrade package. Which came with a low profile range. I also paid for the very expensive backsplash in the kitchen. The backsplash behind the range was not installed properly. When you’re standing there cooking. You can see broken tile, the wall and the jagged unfinished edge of the tile. The backsplash was not installed low enough behind the range with the tile edge to finish the job. When I told my superintendent that was unacceptable and it needed to be redone, I was told they didn’t extend the tile below the countertop and wouldn’t change it. “Wrong Answer” totally unacceptable! The door jams were not caulked at the bottom where they meet the laminated flooring, it looks very shawty. When I asked for them to be caulked. There again I was told we don’t do that and won’t do that. Again “Wrong Answer”. This is totally unacceptable! I had to take care of this issue myself! There is a plastic flexible conduit sticking out of the side of my house on the way to the entry. This is very Shawty workmanship. When I asked what it was. I was told if I use AT&T they will cut it off and install a box, but only if I use them. But if I don’t use AT&T, I have to cut it off myself. But he wouldn’t have it cut off and wouldn’t install a plate. So the front of my house would look nice. Again “Wrong Answer” and totally unacceptable! I had to cut the flex and install a plate myself. Since I used T-Mobile for my Internet service. There is a dead section of grass where the sidewalk and driveway meet. It does not get enough water. I have asked for them to move the sprinkler to the corner, so the grass gets water. They keep replacing the dead grass, but refused to relocate the sprinkler head. So the grass keeps dying. I asked for one palm tree to be planted behind my Tortola Villa. In the same row with the others that have been planted, beside me. Some of the houses are getting several palm trees. Where others get none, this just isn’t right. There again I was told they wouldn’t give me a palm tree! I would still like a palm tree to be installed in my backyard. Please look around at the way the palm trees are being installed, at some houses and not others. It definitely is not fair. I spent over $500,000 for my Tortola Villa on a premium preserve lot and I can’t get one palm tree in my backyard? I paid for rain gutter. The job was not completed, but I was told that’s all I get. So I had to contact the rain gutter subcontractor myself. He was fantastic and made everything right! I paid for the storage loft in the garage. They installed the light switch and receptacle on the wrong side of the ladder. You cannot reach it when you go up the ladder. I made it clear this is a Safety Issue! So they have agreed to relocate it. They finally agreed to replace the tile on the backsplash in the kitchen behind the range. But not without a fight, This is totally unacceptably! The front door is hollow and very flimsy. It bows with very little pressure. The vinyl planking floor is very cheap and is starting to have water damage just from mopping the floor. The landscaping water system for my lawn and shrubs was turned off, so my neighbor could have a pool installed without contacting me. So I had to live with brown grass all last summer. I have two landscaping issues, and I would like to invite you to come out and see exactly what I’m talking about. I will be happy to meet with you anytime. The landscaping contractor did not finish, placing the palm trees along the backside of my villa and at least three others duplex villas altogether. My construction superintendent told me the reason they weren’t installed. Was because two of my neighbors were having pools installed after they moved in, and they would be in the way. They would be installed later. They have finished building their pools and screened in lanai covers. So please have the landscaping contractor Finish installing the palm trees. They have replaced several dead palm trees, but have not completed the row of palm trees behind our villas. The landscapers came out and removed some of my bushes that were dead and dying right before the snow. They have not come back out to replace them. I would prefer some flowering bushes and plants. Please have my bushes replaced. I do not wish to have any large bushes directly in front of my windows. Because my windows have to be washed periodically, and storm shutters installed from time to time. I paid for a premium preserve lot, the same as my neighbors and I feel I’ve been short changed on my landscaping! Thank you in advance for your help.

They are very patient and they both are responsive. Currently dealing with water damage and [name removed] has gone above and beyond to help us through this crisis. The water damage was due to a broken cleanout and [name removed] has worked tirelessly to help resolve our issies. While the damage is significant and distuptive [name removed] has been awesome in ensurimg things are dome correctly. A huge shout out to [name removed] for his hard work in our behalf.

The entire process made it very easy for us. This was our very first new build and we felt confident the entire time because of the way they the Sales, Design & Build teams helped us. From the model viewing, the contract, Selections for As & Bs, weekly photo updates. It is a well oiled machine.

The contract phase was thorough and easy to go through. Both the sales agent and the design center staff were extremely helpful and professional. During the building phase, our construction supervisor was polite yet seemed to lack specific knowledge of how contractors should fulfill their role. Example, a question would be raised about a potential issue, the contractor would reach out to the building team for resolution. When we would ask about how the issue was resolved, he was not able to explain the resolution process to us. During the closeout process, it was not clear that we should have looked extremely closely at the home. We seemed to be pushed and rushed. After the closing, we have noticed some items that were not acceptable, but we are now told that the issue(s) is cosmetic and should have been identified and resolved prior to closing. Example, the guest bathroom sink has a couple of small chips and breaks in the porcelain. We thought it was just dirty; needing cleaning. However, once we cleaned the sink, unfortunately we learned it is defective or was damaged during construction. We have a new house with a 'bad' sink. We have noticed an issue with the drainage on the lanai. Our mastercare rep has inspected the issue and indicated that there are defect tolerances that [name removed] adheres to during construction. Now that we have closed, we have learned that [name removed] does not 'cover' issues that are not under roof. Thus, the mastercare rep is reaching out to the concrete team to see if they will correct the problem; [name removed] not taking responsibility. Frankly, the lanai is under roof so this problem should be corrected by [name removed]. We realize that [name removed] has to utilize services of various 3rd party providers. However, there needs to be some way to keep those vendors accountable for their work/services. Example, it has taken over 3 weeks for temporary internet service to be provided in our home. AT&T could not get the fiber/cable pulled through the conduit and we experienced 'finger pointing' from one vendor to another as to whose responsibility it was to get that corrected. We have had a temporary cable strung across our driveway for 2 weeks and continue to wait on AT&T to finalize the installation of the fiber to our home. The actual closing process went very smoothly and quickly.

This is not a new project ignorance about with parking and what not you stayed in the lawsuit is not acceptable defense ignorance is not defensible but again Mr. [name removed] is the only person in the organization along with [name removed] That gave you the scores of 10, but you let me down on the solitude serenity you promised in your website hence force lawsuit, Bay County

I didn't like that we were pushed into an earlier closing and almost lost the house because they would not give us a couple extra weeks to close. I really like our Master Care [name removed], [name removed]. He is always on the ball. I appreciate all the help [name removed] gave us going through this process. [name removed], our Builder, was top notch and excellent with communication. Finally, [name removed], was a big help with picking out our options.

I had a great builder named [name removed]. She is the reason we are happy with our home. What we dislike is how close the homes are to each other and we have no open gathering place on [name removed] drive.

Liked informative sales staff and builder. In Spring 2023, disliked length of time to get a villa so we got a cottage. Now we are building a villa and will have to sell our cottage.

I was not allowed to provide a deposit and locked in my price or pick my lot. With the two year weight, the price went up significantly and I’ve been told that people can pick their lot now. I was not given a price list for my B’s when I was selecting my A’s. I was not allowed to change one of my A’s after seeing the B’s price list. Even though construction was not going to begin for six months. I opted to purchase a significant number of upgrades which all were very expensive. I was not given any credit for the basics that came with the home, That just isn’t right! I viewed the model homes without a realtor. I was not offered, nor did I receive a discount when I asked for one. You will pay a realtor but not give someone that doesn’t feel they need a realtor a discount, very disappointing! I was rushed through the inspection of my new home, due to my closing schedule. I was told that everything had been checked very thoroughly by several people. I found several unacceptable issues after my closing! Several Chipped/damaged tile on my very expensive zero entry shower floor in the master bath. Also a piece of tile that was cut too short on the bathroom floor and needs to be replaced. The towel bar was hung very low over the toilet in the master bath. That was not the location in the model home. It was so low that the towel would hang in the toilet. When I asked for it to be relocated. I was told that is the way it is on the print, and he could not / would not move it. “Wrong answer”. So I had to move it myself! This is totally unacceptable! I did not get the hand towel rings by the sinks in neither of my bathrooms. I was told they did not come with them and they would not be installed. Even though I paid for upgraded faucets, and towel bars. It clearly states in my paperwork towel bars, which is plural. I still want the 3ea. hand towel bars/rings! This is ridiculous and unacceptable! I also did not get the 3ea. matching Toilet Levers, and the Escutcheons that is also clearly stated in my paperwork. They need to be installed! I paid for the very expensive appliance upgrade package. Which came with a low profile range. I also paid for the very expensive backsplash in the kitchen. The backsplash behind the range was not installed properly. When you’re standing there cooking. You can see broken tile, the wall and the jagged unfinished edge of the tile. The backsplash was not installed low enough behind the range with the tile edge to finish the job. When I told my superintendent that was unacceptable and it needed to be redone, I was told they didn’t extend the tile below the countertop and wouldn’t change it. “Wrong Answer” totally unacceptable! The door jams were not caulked at the bottom where they meet the laminated flooring, it looks very shawty. When I asked for them to be caulked. There again I was told we don’t do that and won’t do that. Again “Wrong Answer”. This is totally unacceptable! I had to take care of this issue myself! There is a plastic flexible conduit sticking out of the side of my house on the way to the entry. This is very Shawty workmanship. When I asked what it was. I was told if I use AT&T they will cut it off and install a box, but only if I use them. But if I don’t use AT&T, I have to cut it off myself. But he wouldn’t have it cut off and wouldn’t install a plate. So the front of my house would look nice. Again “Wrong Answer” and totally unacceptable! I had to cut the flex and install a plate myself. Since I used T-Mobile for my Internet service. There is a dead section of grass where the sidewalk and driveway meet. It does not get enough water. I have asked for them to move the sprinkler to the corner, so the grass gets water. They keep replacing the dead grass, but refused to relocate the sprinkler head. So the grass keeps dying. I asked for one palm tree to be planted behind my Tortola Villa. In the same row with the others that have been planted, beside me. Some of the houses are getting several palm trees. Where others get none, this just isn’t right. There again I was told they wouldn’t give me a palm tree! I would still like a palm tree to be installed in my backyard. Please look around at the way the palm trees are being installed, at some houses and not others. It definitely is not fair. I spent over $500,000 for my Tortola Villa on a premium preserve lot and I can’t get one palm tree in my backyard? I paid for rain gutter. The job was not completed, but I was told that’s all I get. So I had to contact the rain gutter subcontractor myself. He was fantastic and made everything right! I paid for the storage loft in the garage. They installed the light switch and receptacle on the wrong side of the ladder. You cannot reach it when you go up the ladder. I made it clear this is a Safety Issue! So they have agreed to relocate it. They finally agreed to replace the tile on the backsplash in the kitchen behind the range. But not without a fight, This is totally unacceptably! The front door is hollow and very flimsy. It bows with very little pressure. The vinyl planking floor is very cheap and is starting to have water damage just from mopping the floor. The landscaping water system for my lawn and shrubs was turned off, so my neighbor could have a pool installed without contacting me. So I had to live with brown grass all last summer. I have two landscaping issues, and I would like to invite you to come out and see exactly what I’m talking about. I will be happy to meet with you anytime. The landscaping contractor did not finish, placing the palm trees along the backside of my villa and at least three others duplex villas altogether. My construction superintendent told me the reason they weren’t installed. Was because two of my neighbors were having pools installed after they moved in, and they would be in the way. They would be installed later. They have finished building their pools and screened in lanai covers. So please have the landscaping contractor Finish installing the palm trees. They have replaced several dead palm trees, but have not completed the row of palm trees behind our villas. The landscapers came out and removed some of my bushes that were dead and dying right before the snow. They have not come back out to replace them. I would prefer some flowering bushes and plants. Please have my bushes replaced. I do not wish to have any large bushes directly in front of my windows. Because my windows have to be washed periodically, and storm shutters installed from time to time. I paid for a premium preserve lot, the same as my neighbors and I feel I’ve been short changed on my landscaping! Thank you in advance for your help.

Sales office needs to explain issues concerning home interior choices more accurately. Sales office also promised a commercial buildup, with a large grocery store soon to be built. This has not happened and we receive no correspondence on status.

We are so pleased with our construction supervisor [name removed] and our Mastercraft supervisor [name removed]. Both are amazing in their responsiveness and communication skills. They are very patient and they both are responsive. Currently dealing with water damage and [name removed] has gone above and beyond to help us through this crisis. The water damage was due to a broken cleanout and [name removed] has worked tirelessly to help resolve our issies. While the damage is significant and distuptive [name removed] has been awesome in ensurimg things are dome correctly. A huge shout out to [name removed] for his hard work in our behalf.

The amenities are to slow. We have had property at The Villages for over 18 years. The amenities are developed first. We are concerned about how crowded the square & etc are going to get with the increase of houses being built here at LMWS and only one square.
