I was told I would have a water view or a woods view. I have neither. The problem is the realtor did not mention it. Now I have a house at my back door. The problem is when I am on my screened in area I have my neighbors air conditioner sitting in my lap running constantly and on top of that my neighbor put in a pool the filter also runs constantly. The noise from these two makes my back yard not livable. The designers should have put the air conditioner and the pool equipment on the other side of the house. The HOA response is to have the neighbors put in scrubs. This does not bloock the noise. Also the design person sold us a full size refrigerator. It is to big for the space and is in the asile going into the kitchen. I requested to change to a counter depth to replace it and was told no. So I requested to take the refrigerator off of the contract and I would purchase on my own and was told no by the head of Mintos. The design person said she told us about this problem but she didn't and then lied to her boss about the issue. Now some of my plants in my landscaping are dead and missing. I reported this and it has been two months and nothing. Also my yard is full of weeds, has a lot of bare spots. It is an embarrassment. The main entrance and the common areas look great but my yard is a catastrophe

1. No one will take action or responsibility for the ditch between our home and neighbor's home, this ditch prevents us from accessing our back yard and it stays wet. We have talked to landscaping, HOA and mastercard and they all say that it is the builder's problem but cannot get a point of contact. 2. Black streaking has returned on lanai wall after being repainted, our neighbor does not have this problem with her lanai wall and screened enclosure. We should not have to repeatedly repaint or scrub the black residue off and this issue need sto be corrected. 3. Most all issues we have had inside the home have been corrected and our mastercard rep [name removed] has been very helpful and accommodating. None of these problems are his fault and he is not responsible for the rushed work and poor workmanship of the contractors who built this home.

[name removed] did a good job with the build, and [name removed] is doing a good job with the Mastercare items. My rating of '8' is more of an overall rating of how we feel about the build quality from signing to contract to now. We continue to have a spillover issue in our master bathroom zero entry shower due to incorrect tiling issue - [name removed] is working on that. The quality of the paint offered by [name removed] is awful - rubs off easily, painter's tape can pull it off! My wife is still upset that the brushed nickel fixtures in the bathroom don't match (no reason for that, cheesy). I am not happy with the wall stud construction, particularly the flimsy metal studs, and all studs (wood or metal) are on 24" centers - makes me question the sturdiness of our structure. Have had problems with the lanai with rainwater runoff, but we may have that behind us now. Overall, pretty good . . . as with any builder, I expect there to be issues, and there haven't been too many, but I do see a lot of corners cut with watered down construction (studs) and some cheap materials (paint, a few other things).

Many employees and crew at Minto are what make this community and HOA run smoothly! They were extremely available to answer all the questions I had (since I have never even been to Florida) before I came to check out Latitudes due to my love of the concept of all things [name removed]. My communication with Mr. [name removed], my Mastercare rep, was always well received and quickly handled. He follows up even after the vendor appointments are completed to confirm the work is done correctly and to my satisfaction. His easy going, jovial yet professional nature makes him so easy to work with that any problem doesn’t seem that bad. He is organized with copious notes and lists of projects plus he answers my calls quickly or texts me with answers and solutions. The part I didn’t enjoy was working with my elusive builder, Mr. [name removed], who did not double check his work causing more work for Mastercare. The small, basic (yet important tasks) were not to spec in all rooms. I was disappointed as this was my first house purchase and I had to spend my leisure time and reschedule appointments around the vendors bc there was such a long and tedious punch list of things to fix despite [name removed] promising me more than once that he fixed “everything” in two weeks prior to close. Even when I showed him the shoddy work he responded “this is as good as it gets.” The builder did not walk me through my home during closing and forgot to turn on my water to my washing machine or plug in my garbage disposal and even forgot to make sure the ice maker was on so it froze into a giant block that I had to de thaw. He assured me he had already done two walk thrus before me and everything was (in his words) “PERFECT!!! NOT Since I moved here 3 weeks before my husband with no furniture or TV and my indoor cat, it wasn’t long before I realized my living room lights didn’t even work and they were cross wired which took a day for him to get a crew to fix it. The vendor didn’t do it right at first but luckily I checked before they left. The biggest concern and most alarming interaction with [name removed] was him sliding the building survey across the slick kitchen countertop discerningly stating that, “I better give him all 10’s since the house was built perfect and his job depended on it!” He stood there with his arms crossed and watched until I filled it out in front of him which made me feel obligated and intimidated to give him 10’s and write nice things about him. I didn’t appreciate that being especially since I was alone without my husband. I found it alarming that he coerced me to give him all high marks. After I spent 5 minutes completing the survey he only allowed me 5 minutes to inspect my home and did not show me anything. On a positive note [name removed] took over for an ill Mastercare rep, [name removed], who did as best he could and was also friendly and accessible but had too many houses on his list (at least 70) which is way too many in my opinion. I think Mr. [name removed] has to work sometimes into the evening and some Saturdays bc he also has so many clients. Thank God he is organized and knows his craft or my usual lively, gregarious disposition would be drab indeed! I honestly would give [name removed] 11’s if there was an “above and beyond extremely satisfied” category and he deserves credit for his valiant efforts. My fins up to [name removed] and the vendors he coordinates with bc he knows who is the best crew to complete the work orders right the first time on most of the fix it tickets. I love living here and Minto Community is my favorite bc of its employees and [name removed] themed designed homes and lifestyle. Not enough credit is given to the smiling, polite ladies at the front desk of the sales center bc they are the first faces you see and they embody the attitude of Latitudes [name removed]. The sales team members are real gems and also exude the festive vibe here in LMWS . My sales rep, [name removed], also went out of her way to make sure I was informed throughout the building process with lots of texts and monthly check in calls even though I had a realtor who got the commission. I apologized and she said with her infectious smile and sweet disposition, “ Don’t worry. We ALL work as a team here at Minto and we are just delighted you will be our resident!” Since she was my first direct contact at [name removed], I was sold the minute she gave me an enthusiastic, “Fins Up and welcome to your future home!” Yup…SOLD!!!!!!

Even in the last few weeks before we closed, we still received our weekly text from these 2 even though there wasn't much to report because our villa was close to being completed. They always communicated with us and answered our questions. [name removed] and [name removed] explained to us on the day we met how the build would go and their commitment to us that they were dedicated to build us a home that they would want built with high standards. These 2 gentlemen did exactly what they told us on that initial meeting and built us a wonderful home. They made this process basically worry free for us since we could not be there to check on the progress. We to this day have not found anything in need of repair, and we're so happy and blessed to have worked with these 2 gentleman who built our dream home in paradise. [name removed] has stayed in communication with us frequently to see how things are going with our home as we get settled, and that has meant a lot to us. He has also provided assistance to us above and beyond his role as our builder. I needed to take my husband to the hospital, and being new to the area I wanted a recommendation from a local person. I called [name removed], and he told me exactly where to take him. [name removed] was spot on in his recommendation, and my husband received excellent care and is doing well. It is just a testament to the dedication that he has to his work and the people he builds homes for even after closing. We would highly recommend [name removed] and [name removed] to anyone building here based on their communication, work ethic in just wanting to build us the best house they could, in which they went above and beyond our expectations.

We really like the home, but the real awesome part is working with [name removed], our assigned home care specialist. He treats us as family and is quick to address any questions and offer assistance where necessary. We absolutely love him. This is our third new home and he has made this the most enjoyable and easiest.

We had a few issues (such a 4 different building superintendents) that created a less than seamless flow of information. Some errors resulted such as the wrong color of cabinets being installed.

Many employees and crew at Minto are what make this community and HOA run smoothly! They were extremely available to answer all the questions I had (since I have never even been to Florida) before I came to check out Latitudes due to my love of the concept of all things [name removed]. My communication with Mr. [name removed], my Mastercare rep, was always well received and quickly handled. He follows up even after the vendor appointments are completed to confirm the work is done correctly and to my satisfaction. His easy going, jovial yet professional nature makes him so easy to work with that any problem doesn’t seem that bad. He is organized with copious notes and lists of projects plus he answers my calls quickly or texts me with answers and solutions. The part I didn’t enjoy was working with my elusive builder, Mr. [name removed], who did not double check his work causing more work for Mastercare. The small, basic (yet important tasks) were not to spec in all rooms. I was disappointed as this was my first house purchase and I had to spend my leisure time and reschedule appointments around the vendors bc there was such a long and tedious punch list of things to fix despite [name removed] promising me more than once that he fixed “everything” in two weeks prior to close. Even when I showed him the shoddy work he responded “this is as good as it gets.” The builder did not walk me through my home during closing and forgot to turn on my water to my washing machine or plug in my garbage disposal and even forgot to make sure the ice maker was on so it froze into a giant block that I had to de thaw. He assured me he had already done two walk thrus before me and everything was (in his words) “PERFECT!!! NOT Since I moved here 3 weeks before my husband with no furniture or TV and my indoor cat, it wasn’t long before I realized my living room lights didn’t even work and they were cross wired which took a day for him to get a crew to fix it. The vendor didn’t do it right at first but luckily I checked before they left. The biggest concern and most alarming interaction with [name removed] was him sliding the building survey across the slick kitchen countertop discerningly stating that, “I better give him all 10’s since the house was built perfect and his job depended on it!” He stood there with his arms crossed and watched until I filled it out in front of him which made me feel obligated and intimidated to give him 10’s and write nice things about him. I didn’t appreciate that being especially since I was alone without my husband. I found it alarming that he coerced me to give him all high marks. After I spent 5 minutes completing the survey he only allowed me 5 minutes to inspect my home and did not show me anything. On a positive note [name removed] took over for an ill Mastercare rep, [name removed], who did as best he could and was also friendly and accessible but had too many houses on his list (at least 70) which is way too many in my opinion. I think Mr. [name removed] has to work sometimes into the evening and some Saturdays bc he also has so many clients. Thank God he is organized and knows his craft or my usual lively, gregarious disposition would be drab indeed! I honestly would give [name removed] 11’s if there was an “above and beyond extremely satisfied” category and he deserves credit for his valiant efforts. My fins up to [name removed] and the vendors he coordinates with bc he knows who is the best crew to complete the work orders right the first time on most of the fix it tickets. I love living here and Minto Community is my favorite bc of its employees and [name removed] themed designed homes and lifestyle. Not enough credit is given to the smiling, polite ladies at the front desk of the sales center bc they are the first faces you see and they embody the attitude of Latitudes [name removed]. The sales team members are real gems and also exude the festive vibe here in LMWS . My sales rep, [name removed], also went out of her way to make sure I was informed throughout the building process with lots of texts and monthly check in calls even though I had a realtor who got the commission. I apologized and she said with her infectious smile and sweet disposition, “ Don’t worry. We ALL work as a team here at Minto and we are just delighted you will be our resident!” Since she was my first direct contact at [name removed], I was sold the minute she gave me an enthusiastic, “Fins Up and welcome to your future home!” Yup…SOLD!!!!!!
