Everything went smoothly with the construction phase of the project. I think [name removed]’s should be more clear on what is an upgrade in their model homes. [name removed] in the sales office was awesome, always answered or returned our calls without fail. A really good person. [name removed] our superintendent stayed in contact with us throughout the build and still continues to be there when we need him. He also is a good person. We have not moved in yet but expect to early August.

Beginning with [name removed] & [name removed] [name removed]’ guiding hands in making Group A and B selections and continuing thru [name removed]’s outstanding construction oversight, our experience has been delightful. The final result measures up to those fantastic people. Everyone has been top notch! Even now, as we struggle to find something to complain about, we still come up empty handed. Jobs well done….all around!

We really like the home, but the real awesome part is working with [name removed], our assigned home care specialist. He treats us as family and is quick to address any questions and offer assistance where necessary. We absolutely love him. This is our third new home and he has made this the most enjoyable and easiest.

We are Not Happy with the lack of communication on the issue with the Size of the Master Bath Shower being 6inches smaller then the sample house. We wrote to HOA 2x and called 4x on this issue NOT being addressed.Our Sod is Dead is also on our initial complaint since June 4th. No reply from [name removed]. We are 1 month pass Our Settlement Date of June 3rd.

I liked that our MasterCare Representative worked hard to address any of our issues quickly. When possible he would fix them himself immediately. For fixes requiring other trades he scheduled the work so that it was done quickly and efficiently.

Many employees and crew at Minto are what make this community and HOA run smoothly! They were extremely available to answer all the questions I had (since I have never even been to Florida) before I came to check out Latitudes due to my love of the concept of all things [name removed]. My communication with Mr. [name removed], my Mastercare rep, was always well received and quickly handled. He follows up even after the vendor appointments are completed to confirm the work is done correctly and to my satisfaction. His easy going, jovial yet professional nature makes him so easy to work with that any problem doesn’t seem that bad. He is organized with copious notes and lists of projects plus he answers my calls quickly or texts me with answers and solutions. The part I didn’t enjoy was working with my elusive builder, Mr. [name removed], who did not double check his work causing more work for Mastercare. The small, basic (yet important tasks) were not to spec in all rooms. I was disappointed as this was my first house purchase and I had to spend my leisure time and reschedule appointments around the vendors bc there was such a long and tedious punch list of things to fix despite [name removed] promising me more than once that he fixed “everything” in two weeks prior to close. Even when I showed him the shoddy work he responded “this is as good as it gets.” The builder did not walk me through my home during closing and forgot to turn on my water to my washing machine or plug in my garbage disposal and even forgot to make sure the ice maker was on so it froze into a giant block that I had to de thaw. He assured me he had already done two walk thrus before me and everything was (in his words) “PERFECT!!! NOT Since I moved here 3 weeks before my husband with no furniture or TV and my indoor cat, it wasn’t long before I realized my living room lights didn’t even work and they were cross wired which took a day for him to get a crew to fix it. The vendor didn’t do it right at first but luckily I checked before they left. The biggest concern and most alarming interaction with [name removed] was him sliding the building survey across the slick kitchen countertop discerningly stating that, “I better give him all 10’s since the house was built perfect and his job depended on it!” He stood there with his arms crossed and watched until I filled it out in front of him which made me feel obligated and intimidated to give him 10’s and write nice things about him. I didn’t appreciate that being especially since I was alone without my husband. I found it alarming that he coerced me to give him all high marks. After I spent 5 minutes completing the survey he only allowed me 5 minutes to inspect my home and did not show me anything. On a positive note [name removed] took over for an ill Mastercare rep, [name removed], who did as best he could and was also friendly and accessible but had too many houses on his list (at least 70) which is way too many in my opinion. I think Mr. [name removed] has to work sometimes into the evening and some Saturdays bc he also has so many clients. Thank God he is organized and knows his craft or my usual lively, gregarious disposition would be drab indeed! I honestly would give [name removed] 11’s if there was an “above and beyond extremely satisfied” category and he deserves credit for his valiant efforts. My fins up to [name removed] and the vendors he coordinates with bc he knows who is the best crew to complete the work orders right the first time on most of the fix it tickets. I love living here and Minto Community is my favorite bc of its employees and [name removed] themed designed homes and lifestyle. Not enough credit is given to the smiling, polite ladies at the front desk of the sales center bc they are the first faces you see and they embody the attitude of Latitudes [name removed]. The sales team members are real gems and also exude the festive vibe here in LMWS . My sales rep, [name removed], also went out of her way to make sure I was informed throughout the building process with lots of texts and monthly check in calls even though I had a realtor who got the commission. I apologized and she said with her infectious smile and sweet disposition, “ Don’t worry. We ALL work as a team here at Minto and we are just delighted you will be our resident!” Since she was my first direct contact at [name removed], I was sold the minute she gave me an enthusiastic, “Fins Up and welcome to your future home!” Yup…SOLD!!!!!!

[name removed] our sales agent was great as were [name removed] our group B rep and [name removed] our builder. After the NHC and moving in, noticed a fan was out of balance, a switch that did match the others as far as were the fan switch was, plus noticed that 2 of the 3 gutters are not pitched correctly to allow the water to flow out. We met [name removed] our Master Care person as I guess [name removed] (?) was sick. We’ll follow up with them when we come back to [name removed] [name removed] [name removed] in Oct 2024.

I like the Master Care [name removed]. They are great and attempt to resolve any issues. The quality of the products in the home are not great. The dishwasher is not a year old and has died. The granite installed in our home SUCKS and the vendors do nothing to resolve issues.

Tile flooring was installed throughout our home during the build, and we found defects in the tile. Our Mastercare representative is aware and has had communications with [name removed] on this issue. The tile manufacturer visited our home to view our floor and sent a sample tile to their lab. Manufacturer agreed that the tile is defective and [name removed] advised that they will remove our flooring and replace. Mastercare rep advised that the manufacturer will be responsible for expenses incurred by us (temporary lodging, cost to move furniture/contents out of the house, cleaning) and if there is anything that the manufacturer will not cover, [name removed] will reimburse us. This is of course a big undertaking and extremely disruptive due to the huge mess/labor involved with tile removal. Nevertheless, we needed to have the flooring replaced; I met with the Mastercare rep and design center to choose new flooring. We opted to replace with laminate hoping to avoid similar issues that we have had with our current tile. Per a conversation with our Mastercare rep today, the manufacturer will only replace our tile with tile. As far as we are concerned, this is a matter for [name removed] to resolve with the manufacturer. The manufacturer is at fault for providing defective tile, and [name removed] is at fault for installing the defective tile.

We love the fact that we have a two-year warranty with our Minto home. Our master care rep, [name removed] has provided fantastic service. He is very responsive when we have contacted him with warranty issues. He has lined up workers to correct issues quickly and with minimal disruption to our schedules. We had a few issues with the pool and it took a week to get "Pool School" after we settled. We were unable to use the hot tub for a week after we moved in. The pool set up and instruction should be done the same day as settlement or at least the next day.

Our Mastercare representative is aware and has had communications with [name removed] on this issue. The tile manufacturer visited our home to view our floor and sent a sample tile to their lab. Manufacturer agreed that the tile is defective and [name removed] advised that they will remove our flooring and replace. Mastercare rep advised that the manufacturer will be responsible for expenses incurred by us (temporary lodging, cost to move furniture/contents out of the house, cleaning) and if there is anything that the manufacturer will not cover, [name removed] will reimburse us. This is of course a big undertaking and extremely disruptive due to the huge mess/labor involved with tile removal. Nevertheless, we needed to have the flooring replaced; I met with the Mastercare rep and design center to choose new flooring. We opted to replace with laminate hoping to avoid similar issues that we have had with our current tile. Per a conversation with our Mastercare rep today, the manufacturer will only replace our tile with tile. As far as we are concerned, this is a matter for [name removed] to resolve with the manufacturer. The manufacturer is at fault for providing defective tile, and [name removed] is at fault for installing the defective tile.

Many employees and crew at Minto are what make this community and HOA run smoothly! They were extremely available to answer all the questions I had (since I have never even been to Florida) before I came to check out Latitudes due to my love of the concept of all things [name removed]. My communication with Mr. [name removed], my Mastercare rep, was always well received and quickly handled. He follows up even after the vendor appointments are completed to confirm the work is done correctly and to my satisfaction. His easy going, jovial yet professional nature makes him so easy to work with that any problem doesn’t seem that bad. He is organized with copious notes and lists of projects plus he answers my calls quickly or texts me with answers and solutions. The part I didn’t enjoy was working with my elusive builder, Mr. [name removed], who did not double check his work causing more work for Mastercare. The small, basic (yet important tasks) were not to spec in all rooms. I was disappointed as this was my first house purchase and I had to spend my leisure time and reschedule appointments around the vendors bc there was such a long and tedious punch list of things to fix despite [name removed] promising me more than once that he fixed “everything” in two weeks prior to close. Even when I showed him the shoddy work he responded “this is as good as it gets.” The builder did not walk me through my home during closing and forgot to turn on my water to my washing machine or plug in my garbage disposal and even forgot to make sure the ice maker was on so it froze into a giant block that I had to de thaw. He assured me he had already done two walk thrus before me and everything was (in his words) “PERFECT!!! NOT Since I moved here 3 weeks before my husband with no furniture or TV and my indoor cat, it wasn’t long before I realized my living room lights didn’t even work and they were cross wired which took a day for him to get a crew to fix it. The vendor didn’t do it right at first but luckily I checked before they left. The biggest concern and most alarming interaction with [name removed] was him sliding the building survey across the slick kitchen countertop discerningly stating that, “I better give him all 10’s since the house was built perfect and his job depended on it!” He stood there with his arms crossed and watched until I filled it out in front of him which made me feel obligated and intimidated to give him 10’s and write nice things about him. I didn’t appreciate that being especially since I was alone without my husband. I found it alarming that he coerced me to give him all high marks. After I spent 5 minutes completing the survey he only allowed me 5 minutes to inspect my home and did not show me anything. On a positive note [name removed] took over for an ill Mastercare rep, [name removed], who did as best he could and was also friendly and accessible but had too many houses on his list (at least 70) which is way too many in my opinion. I think Mr. [name removed] has to work sometimes into the evening and some Saturdays bc he also has so many clients. Thank God he is organized and knows his craft or my usual lively, gregarious disposition would be drab indeed! I honestly would give [name removed] 11’s if there was an “above and beyond extremely satisfied” category and he deserves credit for his valiant efforts. My fins up to [name removed] and the vendors he coordinates with bc he knows who is the best crew to complete the work orders right the first time on most of the fix it tickets. I love living here and Minto Community is my favorite bc of its employees and [name removed] themed designed homes and lifestyle. Not enough credit is given to the smiling, polite ladies at the front desk of the sales center bc they are the first faces you see and they embody the attitude of Latitudes [name removed]. The sales team members are real gems and also exude the festive vibe here in LMWS . My sales rep, [name removed], also went out of her way to make sure I was informed throughout the building process with lots of texts and monthly check in calls even though I had a realtor who got the commission. I apologized and she said with her infectious smile and sweet disposition, “ Don’t worry. We ALL work as a team here at Minto and we are just delighted you will be our resident!” Since she was my first direct contact at [name removed], I was sold the minute she gave me an enthusiastic, “Fins Up and welcome to your future home!” Yup…SOLD!!!!!!
