I felt that it should’ve been communicated better that you were required to purchase title insurance with their affiliate, even though you were allowed to choose another closing company you would forfeit your incentives. That was never made clear. And we were paying cash and we didn’t want to purchase title insurance, but we felt we were forced to or forfeit our incentives. I feel like that wasn’t transparent in the sales pitch or during the contract stage.

Dislike - no flexibility in even simple changes to house construction (add insulation to interior wall, additional shelf in shower, etc.). I am having issues with HOA approval for solar panels. HOA has unnecessary insurance requirements that my provider is unwilling to provide. Solar rebates are expiring so I am out about $5000 in solar installation costs because I can't get this resolved. Like - people have been great!

I want to be very clear that we have realistic expectations. However, we are increasingly concerned that several legitimate issues are being dismissed, seemingly because expectations are not aligned. First, our sink is defective. This is not a cosmetic issue. It consistently stains, and this has been an ongoing problem since installation. We are still within our one-year build warranty, yet no corrective action has been taken. We were told it will not be fixed/replaced. Second, we were informed that the water lines in the attic do not meet current code and were told by our representative that compliance “depends on when the house was permitted.” This explanation is confusing and concerning. If the home was permitted three years before we even signed a contract, that is not within our control. Additionally, we were previously told that our home was permitted after we signed our contract, so the information we are receiving is inconsistent. (we signed in 3/2024) We just completed our one-year Mastercare appointment and understand that there has not yet been sufficient time to resolve the items discussed. However, we were told someone would follow up with us in early January. Our one-year warranty expires on January 22, and we want to ensure that all outstanding issues are formally acknowledged and addressed within that timeframe. We are not asking for anything unreasonable—only that documented defects and code-related concerns be resolved appropriately and in accordance with the warranty terms.

If the builder had spent more time in the small details, I wouldn’t of had to deal with the mold behind the sink, re pour my driveway which will never match the vents had to be adjusted, grout was a mess and was re done in the bathroom floor. My master are person was great but can’t say [name removed] was as detailed as he could have been. I was impressed with [name removed] the builder of single family homes, he made sure the house was in perfect shape before the owners moved in.

We really liked our sales rep, [name removed], our Build Supv, [name removed], and MasterCare [name removed], [name removed]. They were all very professional, gave us great advice when we asked for it and they were very responsive to our needs.

Things I dislike about the "purchase to move in" process; 1): Not having the knowledge of known locations of outlets/receptacles in our model prior to group A selections. We have a couple outlets placed right next to another due to the lack of an electrical schematic for the build plan in the sales office; 2): We were told by our sales rep that we could not select the placement of the floor outlet/receptacle in the living room floor, yet was told by our builder that we could have prior to closing. Now, I have a bad/awkward location for the outlet/receptacle in my living room floor and there is nothing that can be done to correct this; 3): I believe ALL [name removed] sales reps need to have a copy of the HOA documents and have full knowledge of the HOA requirements! We questioned whether we could park our cars over the sidewalk as our parking area is very limited due to the sidewalk on our side of the street. We were told that it is okay to park on or across the sidewalk, yet, we later discovered it is an HOA violation to park in this manner. If we were given accurate information, I surely would have selected a different location for our house build; 4): The shower surround in the guest bathroom is not mounted in an esthetic pleasing manner (huge gaps at the top of both ends of the shower). It looks awful! I feel this is gross oversight by the trades and I am very displeased with this install. During our walk through, [name removed] called his trade person and was informed that they couldn't or wouldn't correct as these ends are mounted "within specifications", If I did this install, I would NOT have left it looking like it does. [name removed] did his job but this shower insert will be a constant reminder of poor installation by the contracted trades. It is so bad that I may rip it out and do the job correctly! 5): In the master bathroom, there is a manufacturer defect in one of the sinks. During our walk through, it looked like dirt and left it to be cleaned at a later time. Upon move in, I tried to clean it when I discovered the flaw. I gave this information to the Mastercare rep, who then informed me that the trades would not replace the sink. It is a manufacturer flaw and should NOT have been installed. It will be a daily reminder that I was given several scrappy items and told to just live with it. Will these items ever get corrected or will I be forced to fix these flaws myself? However, the aspect I do like is our builder. [name removed] was phenomenal and I give him all 10's! We couldn't be present during the build due to work and living location. [name removed] was always in contact with us and provided updates very often on the progress of the build. Even after closing, [name removed] has been a great person ensuring we get everything we need and directs us to whom we need to speak to.

Most difficult part was design deadlines and narrowing the window for closing. Overall a good experience. Our sales rep ([name removed]) was very helpful and knowledgeable. Our builder was outstanding with communication and attention to detail. Closing and excessive fees are one sided and frustrating and I'm a little concerned that we didn't have a real estate agent and concessions weren't made for Mintos foregoing a 3.5% real estate commission but overall are pleased with our purchase.

As it relates to our actual home build. We are thrilled with the product and our building supervisor, [name removed] was fantastic to work with. He stayed on top of all aspects of our building process. [name removed] communicated very effectively and at least once weekly. He sent us pictures of our build weekly and often met us on site whenever we had any questions. Once we took possession of our new home our Mastercare rep [name removed], has been absolutely amazing. She is extremely knowledgeable, professional and always willing to go the extra mile to make sure we are safe and happy in our home. She checks in with us often to make sure everything is ok and is extremely responsive when we have a question or concern. She treats us as though we are the only owners she takes care of. Her extensive knowledge of home building has been invaluable to us as questions have arisen. We have built several houses in the past and working with [name removed] was the best builder experience we’ve ever had! Moreover, having MasterCare’s [name removed] walk with us through our first year in our new home, new community, new state etc has been absolutely invaluable. Most builders can build a decent home but the follow through from [name removed] with [name removed] is what will make us strongly push our friends and family to buy a home in here too. [name removed] has made our home building/buying process the best experience we’ve ever had and honestly all my neighbors who’ve worked with first [name removed] then [name removed] feel the same. On a personal note, [name removed] has been a godsend to us in so many ways! Dealing with my panicked calls, occasionally outside of business hours because of problems I’ve have in our home. Her professionalism and patience is commendable. Both occasions were my fault not [name removed]! She kindly didn’t laugh at me while telling me my electric service wasn’t broken I just needed to flip switches I didn’t know were connected! [name removed] has not only helped us by immediately handling every problem we’ve come across in our home very professionally she has helped us get the most out if every aspect of it. She answers all our questions even those not about the house but about this part of Florida that is so new to us. She is someone we would absolutely want to work with again and [name removed] should be commended for having such an excellent representative in [name removed]. However, the HOA has real issues and as long as [name removed] is in control of that there is much work to be done. [name removed] should send a survey to all the homeowners here regarding the HOA personnel and policies as a stand alone questionnaire. You’d get an earful!

I think it’s ridiculous that I cannot get cold water in my house. While the majority of this experience has been great. This one item really bothers me. I wanted to lower the score for trusting things to be taken care of, but I didn’t want it to hurt my Mastercare rep’s score because this is not his fault and he has done a good job. I’m truly shocked that having cold water is not something that is part of [name removed]’s “commitment” to me.

He was receptive and quick to address any concerns we had. We were comfortable calling him with the smallest of questions/concerns and he always made us feel heard. He assured us that he wanted everything to be perfect for us in our new home and that it was important to him that we were happy. I have seen other people on Facebook announce that they have been assigned [name removed] as their builder. I am comfortable assuring them that they have the best! I also see others say the same. A close second would be some of the construction elements such as concrete finish, window/door quality, etc

Loud pump noises installed by [name removed] Pool company..Decibel readings at 76..Bay county noise ordinance at 60am & 55pm. No one should have a single family home with this noise heard directly inside their home. Nothing done and it has killed the peace and joy of my new Home!!!

I want to be very clear that we have realistic expectations. However, we are increasingly concerned that several legitimate issues are being dismissed, seemingly because expectations are not aligned. First, our sink is defective. This is not a cosmetic issue. It consistently stains, and this has been an ongoing problem since installation. We are still within our one-year build warranty, yet no corrective action has been taken. We were told it will not be fixed/replaced. Second, we were informed that the water lines in the attic do not meet current code and were told by our representative that compliance “depends on when the house was permitted.” This explanation is confusing and concerning. If the home was permitted three years before we even signed a contract, that is not within our control. Additionally, we were previously told that our home was permitted after we signed our contract, so the information we are receiving is inconsistent. (we signed in 3/2024) We just completed our one-year Mastercare appointment and understand that there has not yet been sufficient time to resolve the items discussed. However, we were told someone would follow up with us in early January. Our one-year warranty expires on January 22, and we want to ensure that all outstanding issues are formally acknowledged and addressed within that timeframe. We are not asking for anything unreasonable—only that documented defects and code-related concerns be resolved appropriately and in accordance with the warranty terms.

As it relates to our actual home build. We are thrilled with the product and our building supervisor, [name removed] was fantastic to work with. He stayed on top of all aspects of our building process. [name removed] communicated very effectively and at least once weekly. He sent us pictures of our build weekly and often met us on site whenever we had any questions. Once we took possession of our new home our Mastercare rep [name removed], has been absolutely amazing. She is extremely knowledgeable, professional and always willing to go the extra mile to make sure we are safe and happy in our home. She checks in with us often to make sure everything is ok and is extremely responsive when we have a question or concern. She treats us as though we are the only owners she takes care of. Her extensive knowledge of home building has been invaluable to us as questions have arisen. We have built several houses in the past and working with [name removed] was the best builder experience we’ve ever had! Moreover, having MasterCare’s [name removed] walk with us through our first year in our new home, new community, new state etc has been absolutely invaluable. Most builders can build a decent home but the follow through from [name removed] with [name removed] is what will make us strongly push our friends and family to buy a home in here too. [name removed] has made our home building/buying process the best experience we’ve ever had and honestly all my neighbors who’ve worked with first [name removed] then [name removed] feel the same. On a personal note, [name removed] has been a godsend to us in so many ways! Dealing with my panicked calls, occasionally outside of business hours because of problems I’ve have in our home. Her professionalism and patience is commendable. Both occasions were my fault not [name removed]! She kindly didn’t laugh at me while telling me my electric service wasn’t broken I just needed to flip switches I didn’t know were connected! [name removed] has not only helped us by immediately handling every problem we’ve come across in our home very professionally she has helped us get the most out if every aspect of it. She answers all our questions even those not about the house but about this part of Florida that is so new to us. She is someone we would absolutely want to work with again and [name removed] should be commended for having such an excellent representative in [name removed]. However, the HOA has real issues and as long as [name removed] is in control of that there is much work to be done. [name removed] should send a survey to all the homeowners here regarding the HOA personnel and policies as a stand alone questionnaire. You’d get an earful!

I think it’s ridiculous that I cannot get cold water in my house. While the majority of this experience has been great. This one item really bothers me. I wanted to lower the score for trusting things to be taken care of, but I didn’t want it to hurt my Mastercare rep’s score because this is not his fault and he has done a good job. I’m truly shocked that having cold water is not something that is part of [name removed]’s “commitment” to me.
