I want to give extra praise and attention to [name removed] who was there at every turn and had answers for every question. His attention to details was amazing, his knowledge and experience enabled him to excel as a [name removed] ambassador. In fact, every single staff member we encountered were wonderful ambassadors. [name removed] was on top of every detail and built our home exactly as we envisioned it. [name removed] and [name removed] were incredibly helpful in sorting through the countless design options and helped us integrate all of our decisions into the final design all while keeping us in budget. We recommend LMWS to anyone and everyone we encounter that is looking for a change in latitude!!!!

What I liked most - My sales person, [name removed] & my builder, [name removed], I hit the jackpot with both of them - they were and are the best of [name removed] - they truly care for their clients. I lived a good distance away & was doing this by myself - they made sure, there wasn't a week went by without an update, my emails were quickly responded too. They both told me, "that I was now family" and they treated as such - I am beyone satisfied with everything and everyone I've met associated with this beautiful community!

It really was not ready to move in. I know there are always issues with a new build, hence [name removed], but I was not expecting the floor to be the main issue. Cracks, chips, hollow tiles and some haze and spots on them that do not clean off. Twice now the floors have been cleaned but the haze persists. Delays in getting the correct color tiles to replace the bad and workers with no translator nearby. We closed a month ago and still have items in storage as we can’t fully move in. We spend much of our time waiting on vendors to fix what should have been repaired before we moved in. We are from out of state and could not be here for the initial walk through. Closing on old house, pack out and severe weather up north prevented that. We do like the area and amenities and I hope we get to enjoy everything soon, but it was not the moving in experience we were expecting.

I like the floorplan and community. The employees are very courteous and responsive. I am disappointed in the quality of the floors for which we paid extra and the HVAC. The HVAC makes noise that I have never heard from an HVAC before. I am told it is "normal" for Florida, but I have lived in Florida for 27+ years and have never had this problem before.

We live in Reno [name removed], so of course we were concerned about being so far away. But [name removed] and [name removed], were able to address all of our questions and concerns quickly and professionally.. We had to ask [name removed] questions and then she would contact [name removed] to answer our questions as [name removed] laws did not allow us to contact [name removed] directly. Nancyresponded so quickly and professionally, through [name removed], it put us at ease. They helped us pick out the perfect lot, which we absolutely love. Then we came to Florida to the design center. [name removed] was extremely helpful, and very talented, I must add. Without her there’s no way I would have been able to pick out all of the fixtures, tile, flooring, etc., and have them actually match nicely. She was fantastic. She also came by our new home and helped me pick out paint colors. Then came time to meet our builder, [name removed]. She was so professional and on target with everything. Every time we had a question she got back to us immediately. She walked us through the process gave us complete understanding as to what was being done, what was completed and what was next. She too went above and beyond our expectations. When we came to Florida to do our walk-through and closing, [name removed] went through everything with us any questions we had any concerns they were answered to our satisfaction. [name removed] saw an issue with the garage floor and mentioned that to [name removed], and she had already taken care of it, it would be done the next day. Which it was.Every person we met at Minto properties has been very professional and so kind and so helpful. I mean everyone, the women behind the desk that are answering phones, making name tags, to the sales people, it doesn’t matter who greets you they make you feel welcome.Minto has the greatest group of employees available to the new homebuyer. The only negative experience we had was with [name removed] bison, Wells Fargo, and we have addressed that with Wells Fargo. I want to make it clear, though, that WaterSound, title agency and [name removed], we’re on the list of extremely helpful. [name removed] notified us information that we needed, that [name removed] did not provide. [name removed] was very helpful and offered to come in on her day off. We really appreciate her and making that offer. We plan on moving to our Minto property by June, 2025. We know that we can still count on receiving help from any of these people even though the house is sold and the job is complete. Yay! Thank you, everyone.

Our builder, [name removed] was awesome in keeping us up to date with weekly messages and photos of the building progress. He was incredibly responsive, answering emails, text messages and phone calls promptly… and very flexible with walk-throughs done over FaceTime.

What we liked the best was the [name removed] People! [name removed] - Minto Sales, [name removed] - Minto Design, and [name removed] our Builder have been just fantastic through the whole process and even have helped after we closed. What we dislike the most is that whoever designed the house didn't consider what it would be like to like in the model. Examples, where in the bathroom do you put towels after showering, or in the office where we did the door upgrade, you have to walk into a dark room, close the door to get to the light switch, so stupid. Our appliances have been total crap, everyone had issues that I had to contact Whirlpool about, shouldn't happen to a new home owner. Now I understand why so many people take out brand new appliances and buy new ones. Workmanship by some of the subcontractors could have been better, i.e. back cutting of the door frames for flooring, some are perfect some are not.

The workmanship quality in the homes is good. Our builder ([name removed]) was thorough and very detail oriented. I believe he is the reason our Mastercare reps have had only a few call back tickets. The Mastercare representatives ([name removed] and [name removed]) are excellent. Great fitness facilities and programs. Cart paths are a plus in the community. More indoor storage is needed in the villas. The cabinets doors next to the hood vent should swing away from the range.

1. Second bedroom closet slider doors are very awkward and do not allow for efficient use of closet space, since one door is always closed. 2. The pool pump from the neighbor ([name removed] installed) should no be directly next to the main bedroom; it’s very loud. 3. The top row of glass tiles in the kitchen backsplash (under the hood) are all chipped on the backside. It appears as though the installer knew, since they are all in the same area, but didn’t care. 4. There is adhesive residue on several LVP pieces and mastic leftovers on several floor and bathroom wall tiles. 5. The default location for the hurricane panels (side of the garage) is not convenient when trying to parking a car. 6. It would fabulous if [name removed] offered the water softening system and reverse osmosis system at the time of build. Especially when considering the Bay county water quality (or rather lack thereof).

Our builder, [name removed], and our Superintendent, [name removed], have represented [name removed] in the most professional and responsive manner. We know any questions or concerns we have will be addressed very quickly. Plus, the environment around the neighborhood is aesthetically pleasing and gives a true sense of security. My only complaint is air circulation within the gym. I know HOA members run the facility, but two large industrial ceiling fans should be installed in future gymnasiums in the workout area. I have requested two large industrial ceiling fans be installed in the existing gym and got the response that they ‘would take it under consideration’. I’ve lived here a year and have seen no progress on that at all. That was a major oversight. The tiny fans on the wall by the treadmill type equipment are not sufficient airflow for those working out with weights. And portable floor fans provide too much direct air for some people. That leaves the patrons disputing over whether the fans should be off or on.

The workmanship quality in the homes is good. Our builder ([name removed]) was thorough and very detail oriented. I believe he is the reason our Mastercare reps have had only a few call back tickets. The Mastercare representatives ([name removed] and [name removed]) are excellent. Great fitness facilities and programs. Cart paths are a plus in the community. More indoor storage is needed in the villas. The cabinets doors next to the hood vent should swing away from the range.

Our builder, [name removed], and our Superintendent, [name removed], have represented [name removed] in the most professional and responsive manner. We know any questions or concerns we have will be addressed very quickly. Plus, the environment around the neighborhood is aesthetically pleasing and gives a true sense of security. My only complaint is air circulation within the gym. I know HOA members run the facility, but two large industrial ceiling fans should be installed in future gymnasiums in the workout area. I have requested two large industrial ceiling fans be installed in the existing gym and got the response that they ‘would take it under consideration’. I’ve lived here a year and have seen no progress on that at all. That was a major oversight. The tiny fans on the wall by the treadmill type equipment are not sufficient airflow for those working out with weights. And portable floor fans provide too much direct air for some people. That leaves the patrons disputing over whether the fans should be off or on.
