Overall it’s been a very positive experience. I dislike the fact that the installed HVAC requirements don’t match the permits on file with the county. Permit says 4 ton unit and 3.5 is installed. In addition the sales literature states a “high efficient” system will be installed and our unit is below the industry standard in terms of high efficiency.

It is impossible to pinpoint one item that we’ve loved. From working with [name removed] in Sales, to [name removed]—the builder—to [name removed] our master care person, all the front desk help in the Sales office, & [name removed] in design, we’ve [name removed], extremely satisfied and happy!! Our dislike? The breaker boxes flat out suck. The team of people we mentioned—-and more of them we failed to note— are amazing and [name removed] should double their salaries! ??.

[name removed] our builder was fantastic! I even caught her picking up trash in our back yard that had migrated over from construction next door. She was and is always responsive to our calls and texts. We were blessed to have her as our builder. [name removed], our realtor was upfront and honest with us which left no room for nasty surprises. She was responsive to calls and texts making us feel comfortable throughout the process. [name removed], from the design center was and is helping me put my dream home together as well as saving my sanity! We could not have had such a pleasant experience buying our home without the care that these three have shown.

This is a great community and we love living here. However... During our sales experience, we were lead to believe that the landscaping along our rear property line would be at a level which was not fully realized. Due to the neighborhood layout (specific to our phase/street) this was an issue of concern from the very beginning of our home purchase process... the expectations were set by your sales staff and were an important factor in our decision to go with this specific property. Similar promises of lush and thick foliage (to provide privacy) were made to all of the residents of this street and unfortunately what we (all) got, fell well short of the promises. Clearly, the description of the proposed landscaping was subjective, but given the close (rear to rear) proximity of this collection of villas, it was a reasonable concern for potential new residents. I know the vast majority of the residents on this street and feel comfortable in saying that my opinion is shared by most, if not all, of them.

there was no flexibility to make changes. Would not allow homeowner to have contractors to do things like wire for sound and alarm systems. couldn't upgrade HVAC ,insulation or appliances. We would pay for what was included and then take them and throw them away.

I have requested warranty work to be completed after 1 month, 6 months and 11 months and so far not much has been completed. If this gets completed before my 1 year anniversary, I will happily update my survey.

This is a very broad question to answer. Experience... Is the question about people, products, walk- thru, sales, issues we've had regarding a couple items? If I were to list just one, it would be the answer given to the reason a trade would not properly repair/remount a shower insert. It is mounted with a huge gap at one end and a tiny gap at the other. I was told that the trade said it was too much to work on to adjust and that it may be a wall NOT plumb. If that is what caused the out of symmetry, we have issues beyond the appearance of an out of adjustment shower insert.

Our first Mastercare rep was unresponsive, frustrating and overall ineffective. [name removed] is very good. That is why we gave 3 10s to the first 3 questions. He communicated effectively. Some [name removed] sub contractors are ineffective at solving problems. It took Triad 5-6 visits to somewhat solve our problem. After 5 visits, our garage door still needs fixing. One huge problem is Triad is not allowed to share their findings (for example cfm readings) with the homeowner. That defines not trusting the homeowner.

Items not done correctly, no supervision of vendors, most do not speak English you have to communicate via phone thru translator. Items correctly initially had to be corrected again. Items that should have been identified by the builder were not. Builder was not honest regarding an issue with my toilets he involved my Relator who had never spoken to him. There is a lack of accountability and follow through. On my previous home in phase 2 it took almost 2 years to get [name removed] to respond and come onsite to evaluate my yard and dead bushes. That is unacceptable. Many of the yards still In phase 2 and 3 are terrible totally not what Minto sells to prospective buyers. I am aware of two residents in those faces that have reported issues with landscaping for months nothing has been done. I did escalate my issues to Minto executive team and [name removed] has been working with me to make sure everything gets resolved. To be quite honest without [name removed]’s involvement I don’t think half of this would’ve gotten done correctly. I am thankful for [name removed]. My year anniversary will be May 1. My lanai is still not right and [name removed] is working to get that redone again that should not happen. Very disappointing. The builder should have identified the issue. Based on the issues identified by myself and my inspector it makes me question what the builder and quality looked at

THe Mastercare rep changed several times which was frustrating but things did get finnaly done after much follow up and it is confusing about the line betweem [name removed] and the HOA but finally have a better underestanding to day after a discussion with rep and her supervisor. I feel that in many cases [name removed] takes a brunt or bad rep due to the HOA and its lack of response and inadequate responses. The HOA is sfar more concerend with petty items and playing games that fixing the core issues. Better management and support need to be in the HOA
