Good afternoon, I would like to start by saying that before moving in, our builder was [name removed], who was professional, responsive, and addressed all of our concerns promptly. Based on that experience, my husband and I even considered purchasing a second [name removed] home as an investment property. However, since moving in at the end of October 2025 and being assigned our new builder, [name removed], our experience has been extremely frustrating and disappointing. We’ve had to constantly follow up on issues that should have been resolved long ago. For example, the flickering lights and non-working outlets we reported shortly after moving in were only fixed a weeks ago—after more than 6 months of reminders. Another major issue involved our new stove. We reported damage after the very first use and immediately sent photos to [name removed]. After several messages and months of no response, he finally replied that the matter was “covered by Whirlpool.” When we contacted Whirlpool, they informed us that cosmetic issues are covered only within 30 days. Because of [name removed]’s delay, we lost coverage for this repair. A major issue has been with the cracked floor tiles, which remains unresolved to this day despite months of back-and-forth communication, conflicting explanations, and missed appointments. When [name removed] first came to the house, he agreed to replace one cracked tile we identified at that time. After that visit, he disappeared and became unresponsive for several months. When he finally got back in touch, I had discovered additional cracked tiles—a total of three as of now. He initially repeated that he would replace them, but later changed his story, saying that [name removed] no longer uses those tiles. He asked if I had any leftover tiles, and I told him I did not. He said he would “see what he could do.” Sometime later, he sent a worker with replacement tiles, but the dye lot did not match the existing flooring. I contacted [name removed] immediately to let him know. Instead of addressing the issue, he said, “Well, if you didn’t throw out the tiles…” I told him I never said that and corrected him several times. He admitted that he “thought” I said that, then claimed he would look into it. A short time afterward, [name removed] said he would investigate what happened to the tiles supposedly left in my garage. Later, he texted me again to say that my previous builder told him some tiles were left behind. I made it clear that I had no tiles in my garage. He responded, “OK, I’ll see what I can do.” Weeks passed with no action. After more follow-up messages, [name removed] eventually said that a new dye lot had arrived and offered to schedule the replacement for April 17, 2026, between 9:00 and 11:00 a.m. I took time off work and waited at home during that entire window. No one showed up. I sent several messages between 9:20 and 11:00 a.m. with no response. After 11:00 a.m., [name removed] finally replied, saying that “the tile didn’t match.” When I asked how that could be since no one came to test the color, he said, “They compared it to the previous lot” After this missed appointment, [name removed] again said, “We are investigating what happened to your tiles left in your garage,” implying that I did something with the tiles, which was both offensive and unprofessional. To make matters worse, I also had a garage repair appointment scheduled for that same time, and no one showed up for that either. Throughout this entire process, I expressed to [name removed] how disappointed I was with [name removed] and I would let you guys know through the survey to which he replied "Unless you plan on giving me all 10's do not fill it out, I'm doing you a favor finding those tiles because [name removed] will not!' [name removed] has repeated the statement several times in the past few weeks as I felt that [name removed] does not care for homeowners after closing and I mentioned that I felt this will be the only way you will know what is happening. This is manipulative, inappropriate, and unacceptable from our assigned builder. I am a very busy professional who has taken time off work repeatedly for no-show appointments, unanswered messages, and ongoing excuses. After months of wasted time and frustration, I am now taking yet more of my personal time to document these continuing problems because my dissatisfaction with both [name removed]’s conduct and [name removed]’s customer service process is extremely high. This experience has been draining, unprofessional, and far below the standards expected from a reputable builder. I urge [name removed] to investigate this matter seriously, hold Mr. [name removed] accountable, and ensure proper communication and customer care in the future.

Upon request, we were reassigned [name removed] as our sales rep and she was absolutely wonderful to work with. Very upbeat and communicative throughout our purchase experience. She helped clearly guide us through the process of selecting our lot and, as a result, we were able to secure the lot we had set our hopes on. From there, we were assigned [name removed] as our builder. He was very friendly, knowledgeable, and communicative throughout the construction phase. He regularly provided updates with photos in our group text and was very responsive whenever any questions came up. We had our inspector come by one week before our New Home Celebration/final walk-through and [name removed] quickly addressed every item on the inspection report before we closed, which we really appreciated. Even after we moved in, he encouraged us to contact him if we had any questions or if there was anything he could help with. A couple of days after we moved in, we had our washer and dryer delivered from Lowes, but they kept tripping the breaker when we tried to run them. We reached out to [name removed] and he promptly stopped by and was able to resolve the issue in a couple of minutes, which we appreciated because by that time we had a lot of laundry piling up. The handful of items that have come up since moving in have been quickly addressed by our warranty rep, [name removed]. Currently, we're down to the last couple of things, which we have someone scheduled to come by on Monday to fix. Overall, our purchase experience has exceeded our expectations. We love our new townhome and have been mentioning to any friends in the market for a new home in PBC to consider checking out [name removed]. I'm not sure if this is the right place to mention this since it's not directly concerning our new townhome, but if I had one critique so far after living in [name removed] for a month, it would be the playground in the [name removed] Adventure Park. We love the pool (it certainly was a big selling point) and the community center over there is beautiful, but for a community that is heavily geared towards families, the playground at the Adventure Center (which as far as I know is the only one in [name removed]) is a bit of a let down and, as a result, it seems like its rarely used. We have a toddler and another one on the way so I do kind of wish the playground over there was more than what it is. Luckily, there's a playground a few minutes down Seminole Pratt [name removed] and some nice ones over in Wellington, but having a decent one closer to us would really be convenient. Perhaps this is something our Terraces subcommunity can look into doing when the HOA is handed over to residents.

The community needs more amenities/ things to do. Most residents travel +25 minutes to do any recreational activities. The town center is not prioritized and would be great for the community. A movie theatre and dining center would be phenomenal. Tennis/pickle-ball courts would be great. XCEL padel rates are outrageous.
