[name removed] is very responsive. Better QA/QC on electrical, smart switches are not very smart, paint is way too thin, needed gloss paint on shelves and window sills, trim work was sloppy, we ended up replacing the main sink faucet ourselves bc the original could not be secured properly, hinge on master shower door is not set properly (door slams)

I have two issues with my experience at New Home Co. The first is the quality of the build of the house. This house has had numerous issues with one major plumbing issue since the time of purchase. It seems like the builder took every shortcut possible to save money rather than build a quality house. The quality does not reciprocate the price of the house. The second issue is dealing with the warranty/repair team and remedying these issues with the house. I feel constant hostility when dealing with the warranty/repair team. I do not feel like a valued customer and the warranty team never wants to repair an issue and instead will deny the request. I used to think this was [name removed]' fault but I believe [name removed] is doing his job according to the instructions given to him by upper management which is to deny as many requests as possible in order to reduce expenses. This has infuriated me as a buyer and not what I have experienced with any other competing home builder in the past (Lennar, Tri Pointe Homes). There were issues with the Tri Pointe Homes house but the difference with the New Home Co house is Tri Pointe responded in a positive manner and completed every single task without question. New Home Co instead creates a hostile negative environment in which I hesitate to even call for a warranty issue. I purchased this house for my parents at the time. My wife and I are looking for a new house now but we will not even give a single thought of purchasing another New Home Co house because of the negative experiences we had with the builder.

Moved up our close 30 days with only ~60 days notice which created issues to sell and market our other home, including having to move over the xmas holiday. We were concerned they were rushing completion to meet end of year close after confirmed in July we were on schedule for Jan 31st closing. Wouldn't budge and repeately sent letters confirming they would charge us $500 a day for everyday we were late closing. Were forced to use their solar contractor ([name removed] Power) who are bankrupt. We repeatly expressed our concerns about activation and service after paying upfront and in full. It is now 30 days later and we still don't have solar (neighbors around us that have been here 4 months also still don't have service). As a result with 2 Tesla's we have extremly high PGE bills. Paint quality is awful, entry grade, scuffs easily. Upon move in found lots of sloppy paint related issues that we are still trying to get resolved. Also very sloppy base board installation, gaps and base board edges not finished. Dishwasher didn't work initally (plumbing issue). New construction manager [name removed] was pretty responsive, no complaints about him. Front yard landscaping that is included is a buffet for the dear. Why they planted roses in this area (which the dear love) makes no sense. Again upon move in we noticed the plants were already eaten. Understand there is a 90 day warranty but if they replant the same thing it will just keep happening. We technically paid for plants that already look like hell 30 days after move in. After being in the house quality not what we expected for what we paid.

We get slow or no response. Vague answers, errors galore. Example - no water supply hook up in laundry room. Ugly mottled concrete driveway and sidewalk retaining moisture, subject to spalling.

We bought home we were told we will get 15 k closing credit if we use [name removed] [name removed] but we got 5 k credit This is very very wrong I have been with us army and va hospitals for 43 yrs and never had broken promise I could have gotten better rate if I used some other bank

The most traumatizing experience was when AC system failed 3 months after closing escrow. Warranty claim related to A/C failure was submitted on Wednesday, July 3rd, no action was taken by TNHC until I called Villara myself on the night of July 6th because the temperature inside the house was unbearable during the hottest peak of the year temperatures soaring to 120F that week. Technician didn’t come until morning of July 7th because it was after hours. Later I found out he didn’t fix the issue, because a/c went out again in 2 days. If TNHC warranty dept would address this critical problem immediately and send someone on July 4, my family wouldn’t have to fry inside this hot home for four days.

[name removed], [name removed] and [name removed] were fantastic. [name removed] was completed on time. It was not as clean as it could have been when we moved in. It needed a good cleaning and some paint on tile in bath and laundry room.

Quality check and after move in repair, I have come up with a handful of items that impact my day to day living, I submit a request into the system, and I don’t hear back from the request, till I randomly get a call from an unknown number, stating it’s a contractor that is scheduled to fix something. The time windows are usually weekdays, hard to get Fridays, requiring me to take time off from my work, to meet a contractor. The home isn’t cheap, in order for us to be able to afford it, we have to be able to work, if I’m taking time off it means I’m not working! And since these are not easy to live with issues, I’m left with little choice.

Our "address" of [name removed] [name removed] [name removed] is not recognized as a valid address by the post office, which is making it impossible for us to process a change of address from our present home, Furthermore, if you google the address or look on Zillow it shows just a piece of undeveloped land - NO HOUSE. This leads me to believe that someone at NewHomeCo dropped the the ball in notifying the county, so that they in turn could not notify the post office of it being a valid address. Further, and more aggravating, I was THEN told by your local agent in an email that "Well, no one else in the development had experienced that problem" inferring that it was somehow my failure. She denied any responsibility for ANYONE at NewHomeCo, and told me that I would have to visit the post office personally to resolve the problem and that I would likely have a "learning curve" with them. What she didn't realize is that - not only did I go online with USPS showing the address as invalid, but I went to my local post office in person here in Florida to hear the same thing and my daughter who lives in El Dorado Hills and our realtor went to the post office in El Dorado Hills, only to hear the same response - that SOMEONE from the builder or the HOA would have to take the documentation to the county. After writing me an insulting email, your local rep essentially said "you're on your own" and offered no further assistance. I will be glad to forward the emails to you. The issue this causes for me, is that extremely important U.S. mail containing significant documents like life or death healthcare records, sensitive financial information, remaining bills for which we have local responsibility, and much more that are at risk of ending up in a vortex of lost an misplaced mail. It WON'T be the post office's fault. It will be NewHomeCo's which makes me an extremely unhappy new home owner. My phone number is 216 401 3481. [name removed]
