Dear Senior Management/Executive Team, I would like to take a moment to share both positive feedback and some important concerns regarding our recent home purchase. First, I want to commend your customer service team. As I mentioned in my earlier note to [name removed], [name removed] and [name removed] provided exceptional support throughout the process, and we are very pleased with their professionalism. I would also like to specifically recognize [name removed]. From the final walk-through through post-COE follow-ups, [name removed] consistently demonstrated outstanding professionalism, in-depth knowledge, and resourcefulness. His dedication has made a meaningful difference in our overall experience. At the same time, I feel it is important to bring to management’s attention a few construction quality control issues that should be addressed: 1) The garage door was not properly installed. The 2x6 framing around the header and sides is missing, leaving wide gaps (see attached photos). 2) The platform supporting the AC condenser is not level and is visibly tilted. 3) Several interior doors were installed unevenly and swing open or closed on their own when released. 4) A minor but notable issue: several light switches were miswired, with the “on” position currently in the down position rather than up, which is unusual and not consistent with standard practice. 5) The wiring in the control panel located in the laundry room (coax and Ethernet cables, etc.) was not clearly labeled, making it difficult to determine which connection corresponds to each room. Aside from these concerns, we are very pleased with the architectural design—the high ceilings, open layout, abundant natural light, and functional floor plan all make for a beautiful and comfortable living space. The overall finishing of the home also reflects a strong attention to detail. We appreciate the excellent customer service your team has provided, and we hope that by highlighting these issues, management can help ensure that future homes meet the same high standard of service and design with stronger quality control on construction. [name removed] has been wonderful to work with. She has been extremely responsive, listened to our concerns and then went to work to make sure everything was as it needed to be. She coordinated subcontractors to return and fix/repair things for us, working with our busy schedules to ensure it fit the times we needed it to. She even offered to come clean up the paint off our floors herself, which is well above and beyond what she needed to do and so greatly appreciated!

I can’t say this strongly enough: if I ever buy another home and see this lender attached, I’ll walk away immediately. If you asked toddlers to run a mortgage company, they’d do a better job. Months went by before I could even get someone on the phone. They kept bouncing me from one rep to another, losing paperwork at every step. Even after closing, I’m still chasing them for documents. To be clear: I love the home you built. I’d recommend you to anyone. But I cannot in good conscience recommend you as long as you’re tied to this lender. [name removed] even told me my contact was “one of the good ones.” If that’s true, I don’t see how most buyers would even make it to closing. The only reason my loan moved forward at all was because I escalated to their head office in Colorado. I seriously questioned whether the $21k incentive was worth the nightmare. This lender is the absolute worst. Unqualified, unprofessional, and impossible to work with. If you care about your buyers, cut ties with them. Fire your lender.

The finishing quality of work is frustrating but it actually not my biggest concern with this house. We have reached a point of fatigue when it comes to submitting service tickets. Because there is so many areas of the house that weren’t finished properly. We were upsold a certain type of kitchen cabinets during the design process but the cabinet company installed the wrong cabinet style. New Hone Co refuses to acknowledge its error with this issue. Lastly, We are also incredibly disappointed in having our warranty denied when the kitchen was destroyed by a leaking pipe inside the wall.

Dislikes • Mailbox keys: Delay of three weeks before receiving them; post office error, but New [name removed] should have provided keys on day one. • Inflexible finishes: Limited customization options; wished for more choice in finishes.
