We did not have one full night of sleep since we moved in our home. The HVAC is so so so loud, it is impossible to sleep. My baby cannot sleep because of the loud noises that come from the pomp, he wakes up every time it starts. Everyone was very nice until we moved in and then everything changed. The house is beautiful, but there construction is terrible, we had to fix both baths, the shower was completely re-done, the bathtub had a hole in it and it now has a patch from fixing it that is a lot more yellow that the color of the tub. The gutters are not working properly, we have been waiting for more than 8 months for them to fix them, and they still did not. They have to take pieces of the roof to fix that. The gutters are all full of debris, we asked the company to clean them and was never done. We had a terrible experience and have NOT recommended our friends to go with this company for their new home.

Everyone on the New [name removed] Co. team was very easy to work with. Great experiences from Sales, design and post move in support. That said, we do wish there were more design options as well as the ability to pick the exterior color and elevation.

Our experience started with the most amazing Sales Rep- [name removed]. She was the most welcoming, helpful, and caring rep we met across all new construction communities. From our initial walk-throughs of the model home to every site visit, she made it a very pleasant experience. The meeting with the builders was also a great opportunity to hear from them and get reassurance that our investments are in safe hands. We got most of our dream selections thanks to [name removed] and the design expert [name removed]. Even though they have tightly packed schedules and a limited time for design appointments, which can be a daunting experience because these are major selections for a heavy investment, [name removed] was flexible to help us and worked with us to choose well. [name removed] and [name removed] in the sales office also added thoughtful touches throughout our process and closing. Our experience with the lending team was extremely unpleasant however. From the lender's rep not understanding the process herself, to not communicating important information on time, and then the leaving without notice and new reps getting assigned to our case, really pushed our process to the very end making it quite stressful. However, the final reps worked diligently to get the paperwork processed. For moving-in, we had all of our instructions and went through all the essential set-up procedure as advised. The ADT service has been a little unreliable as they have not yet delivered all of the products we opted for. In terms of home quality, we have added service tickets for issues we've seen and [name removed] has helped process some of those tickets already. Our biggest concern that remains is the quality ofand finishing on our stairs- there are some lose panels, and there are gaps in the finishing panels and the walls with paint marks that don't look good. This should be addressed and fixed so hopefully the team will action this ticket. Overall, we are very happy with the home, the process, and the people.

[name removed] was very organized and provided timely responses to our questions throughout the process. I did not like that the fence in our new home was over 2 years old with areas of rot and broken wooden planks with rusted nails sticking out. Since our neighbor bought an “as is” home, we repeatedly got pushback when asking the builder to fix our fence. It is a health hazard for our children and we take that very seriously.

Contract to move in was great. There’s always going to be issues with new builds, and our experience was not exempt from that. We really appreciate [name removed]’s enthusiasm and welcoming spirit. What we dislike most is some of the “cut corners” like unfinished door jamb rough cut corners, paint all over the floor, and some of the silly mistakes like a cabinet being hung upside down.

The build quality seemed to be sub par in areas, the light fixtures retire we requested are off position, and there are other areas like floor and walls that has issues. The initial booking and building process was ok though.

Working with Joanne and the team was easy. She was very accommodating and informative. The Loan process was a bit stressful for me as my situation was a bit complicated but I felt that things were not fully explained to me upfront in this regard. Also a number of items that were called out on our initial walkthrough have not been completed and are still unresolved.

I liked the Sales people. I didn't like when I was told that I am bound to Fidelity title company and then later on, it depends on builder. Reason being, in the closing cost there charges were very high compared to what I shopped for. It costed me couple of grands extra. Another thing is after first inspection, the repairs were not addressed in 2nd inspection and even 1 month after move-in. Only critical pieces were addressed. I saw the glues on toilet bottoms, chips on bath-tubs, scratches on french glass-door.

The whole process was great! The agents were so so nice! The house designs are beautiful! The construction manager was very nice as well! The whole team we worked with was very understanding and happy to help! What we did not like was that many of the things in the house were broken in the process of installation or during construction, and then needed to be repaired after the walkthrough (we chips all over the bathtub; we had broken kitchen cabinets). They were repaired well! but could have been not broken in the first place to be new.
