Since 1984, Eliant has been independently evaluating the performance of homebuilders across the U.S., Canada, and the Middle East:

  • We ask recent homebuyers to evaluate their builder's purchase process.
  • Then, we ask homeowners to evaluate their builder's quality and service (1) after the first 5-months in the home, and (2) again at the end of the first year.

The overall experience was decent. The salesperson and mortgage team were great—special thanks to [name removed], who was amazing throughout the entire mortgage process. However, I did face a few issues with additional costs that I believe should have been covered by the builder. For example, I had to pay for carpet cleaning, some towel hangers were missing from the bathrooms, and the kitchen dustbin holder is placed in an inconvenient spot near the cooking and food storage area. Additionally, the kitchen sink is too shallow, which causes water to spill when washing dishes, and the bedroom doors are missing locks.

I had excellent experience with the purchase of the home, starting with the quality of construction of the house, very friendly sales staff that worked overboard to complete the closing on time as my closing date and move out date from the previous home was for a very short time.

Dealing with the loan processor was the biggest headache throughout the entire process. There was minimal communication from their end after the initial contact, we had to reach out consistently to make sure we met specific deadlines, or if we submitted everything appropriately, even on the day of closing. They wouldn't return calls, emails, or messages in timely manners. We were literally reaching out throughout the entire process and following up constantly to see if we needed additional documents. There was misspellings throughout documents that we had to correct multiple times. It was very disorganized from that aspect, and it made the process of closing very uneasy and extremely unsettling. The home itself has been amazing. The builders, the sales representatives, everything else has been great. They were extremely accommodating considering it was difficult for us to be physically present for specific dates, but they made things possible for us. Dealing with the preferred lender was only the negative part about the experience.

Everything was a seamless experience. [name removed] and [name removed] were wonderful to work with and communicated every step clearly and updated us regularly. They did not hesitate to assist or provide clarity on a questions we had. Now that we are settled into our home, I am finding that the other points of contact such as [name removed] and [name removed] are also great resources and super helpful. Essentially from the start and until now our experience has been great- consistent level of service and care so it really feels that New [name removed] Co’s commitment to homeowners goes beyond the sale.

The Sales managers - [name removed] and [name removed] were very helpful and explained everything, from the demo to walkthrough of the model homes to every step of the process. Also, importantly, the loan officer - [name removed] was an asset to the company and provided quality and excellent customer service regarding our loan process. She was available to answer all our questions. She went above and beyond for us, and we are very thankful for her professionalism and cordial assistance throughout the loan process. We would recommend our families and friends because of the quality of customer service we received during our home purchase. [name removed] and [name removed] who were loan processor were excellent and provide real-time communication in collecting all the required documents for our mortgage loan. The walk throughs and communication were great, happy all issues were solved after blue tape walks and electric issues were solved rapidly after move in. I didn't go through the full custom process, but it felt like I had to ask for certain documents that I didn't receive up front and didn't even know we're available. For a buyer like me (first time home buyer) maybe it would be beneficial to have a packet specifically targeted for us that walks through your specific process and where to find information about the house (fixtures, materials, etc...)

What I disliked most about my purchase experience was the lack of follow-through and transparency regarding the issues identified during our first walkthrough. During the initial walkthrough, we pointed out multiple problems inside the house and in the backyard. The builder’s representatives assured us that all these issues would be properly repaired and cleaned before the final walkthrough and closing. However, when we requested a final walkthrough before closing, we were told that the team’s schedule was full and that no final walkthrough could be arranged. We were reassured that all issues would be fixed before closing, so we trusted that commitment. Unfortunately, after closing and receiving the keys, we found that more than half of the original issues remained untouched, the interior was not properly cleaned, and the backyard was still full of weeds, dead plants, and debris — exactly as it was during the first walkthrough. We felt deceived and very disappointed because we relied on the team’s promise that everything would be completed before move-in. Even after reporting the backyard condition to the warranty department, we were told it might not be covered, despite the fact that it was part of the original list of issues the builder had agreed to fix. This experience left us feeling misled and dissatisfied with the overall process.

Working through the contract was fairly simple. [name removed] was great to work with. Unfortunately, the quality of the work throughout the house was very poorly done. Quality control was definitely not on their list of priorities. Trim work was poorly done, stucco has lots of spots that were not covered or broken off. Drawers throughout do not pull out evenly or smooth. Kitchen was not painted in satin or semi gloss. It was painted with flat paint the rug that had been replaced in the upstairs and on the staircase was poorly installed. Loose and misaligned patterns in the rug throughout and lots of gaps between the baseboard and rug. Stains on counters in the bathrooms. I’m sure many more issues will arise throughout the first year.

I can’t say this strongly enough: if I ever buy another home and see this lender attached, I’ll walk away immediately. If you asked toddlers to run a mortgage company, they’d do a better job. Months went by before I could even get someone on the phone. They kept bouncing me from one rep to another, losing paperwork at every step. Even after closing, I’m still chasing them for documents. To be clear: I love the home you built. I’d recommend you to anyone. But I cannot in good conscience recommend you as long as you’re tied to this lender. [name removed] even told me my contact was “one of the good ones.” If that’s true, I don’t see how most buyers would even make it to closing. The only reason my loan moved forward at all was because I escalated to their head office in Colorado. I seriously questioned whether the $21k incentive was worth the nightmare. This lender is the absolute worst. Unqualified, unprofessional, and impossible to work with. If you care about your buyers, cut ties with them. Fire your lender.
