My sales associate, [name removed], went above and beyond to resolve issues. I had issues with the title company and she was so helpful to get these resolved. [name removed], the super intendant, has been so helpful in resolving and home defects.

I liked that [name removed] has great customer service and has been able to meet its agreement to come and fix and inspect my home. [name removed], as well as her manager, and all the contractors who have come and helped get the house fixed have been fantastic. We had a scheduling issue for a few weeks as a result of personal issues (which were entirely reasonable), but the minute I raised the issue and requested a resolution they dropped everything to help us! There’s always issues with homes but [name removed] has made it reasonable and easy.

The only issue has been scheduling to get some minor issues with drywall scheduled. We have set times multiple times to have people come fix it and they have either come early or with out warning when we are not there and getting rescheduled has feels like we are talking to the wrong person. Other than that the home is great.

The quality of these homes is disappointing. My home in Chandler was constructed better than this one, even during COVID. Although the service department has made efforts to address the issues, the quality of the materials is subpar. For example, my range hood has dents, and each replacement has been worse than the original.

Some of the workmanship is shoddy. Landsea sold my mortgage to Freedom even before my first payment was due thus getting out of the 3 year guarantee that if interest rates dropped they’d refinance for free.

[name removed] the sales rep was AMAZING! Really helpful and easy to get a hold of. The home quality itself is awful. Coming in, I thought [name removed] had a great reputation with build quality. There was a lot of things that needed to be fixed when my inspector looked at the house. Some were fixed, some still need to be worked on. I was not fully confident about closing on the house but I was given a “must sign end of November” deadline so it doesn’t affect my incentives. Even though during the final walkthrough there was PLENTY of things that needed repair, I was assured it would be fixed since the house is under warranty. The worst part was [name removed]. He was the person that did the walkthrough with me and he was suppose to be in charged with fixing what we find in the walk through. He was very dismissive about my private inspectors concerns. He seemed like he was annoyed every time me and my family brought up concerns. There’s plenty wrong that needed to be fixed, but one thing that was shocking was that the Dishwasher was not installed at all. I was able to slide off the whole unit completely. This was after the “Final Walkthrough”. After I already signed the papers. [name removed] was informed by my inspector that the dishwasher wasn’t installed and [name removed] still neglected this. My inspector also brought up concerns regarding two fire hazards in the home. One was a not properly sealed electrical outlet and one was the garage door not latching properly so the door closes properly. [name removed] did not fix the door. When I asked him about the electrical seal, he insured me he did, but didn’t show me the fix, so I have my doubts. On the bright side, [name removed] is now the new maintenance personal. He’s been easy to communicate with and really helpful. Like I mentioned before, there is alot of things that need to be fixed in the house (staircase creaking and carpet isn’t stapled, side by side windows are uneven in height, island cabinet is cracked and damaged, missing caulking EVERYWHERE, drywall poorly patched causing warping and creating holes, electrical post on the yard is damaged and is an eyesore to look at, other small things) and [name removed] has been great at making a plan and scheduling when it’ll be fixed. Hopefully [name removed] pulls through. Lastly, because of the subpar build quality paired with terrible service by [name removed], I would not recommend [name removed] to any of my family, friends, or coworkers. Me and my family still love the house, the layout, the look of it, but the experience was has not been ideal.

Disappointing and Frustrating Experience with Landsea Homes - We want to start by acknowledging Jessica Stoehr, our customer representative, who has been absolutely amazing throughout the entire process. She has been responsive, attentive, and has tackled most of the warrantied items throughout the year. Even though there are still warranty items that need to be taken care of, because of her, the experience with Landsea Homes was, at times, above average. Unfortunately, this was the only positive aspect of an otherwise very disappointing experience. Rushed Construction and Poor Closing Process - From the start, the construction and closing process felt disorganized and rushed. Initially, we were informed that our home would be completed by late December, but this was later moved up to mid-November. Despite repeatedly asking not to be rushed so that the house could be properly finished, we received a home that was far from complete and clearly done hastily. It was evident that corners were cut, and attention to detail was non-existent. - On the day of closing, we encountered several significant challenges that further complicated the process. Our sales representative, Brennen, was unavailable due to an "off day," leaving us without the necessary guidance and communication during this critical time. Additionally, our superintendent, Dylan, was unaware of the scheduled closing appointment and was unable to effectively address our questions. This lack of preparation led to a rushed closing process and left us feeling unsupported. - Because Brennen was absent, we were unable to ask the numerous questions we had, nor were we able to receive our keys in an organized manner. It seemed that no one was aware of the required procedures or who should provide the necessary information, resulting in an unsatisfactory closing experience. - Prior to closing, we presented several items to Dylan that required attention or repair. Dylan assured us that these would be addressed before our scheduled move-in date of January 31st. However, none of these items were resolved as promised. Despite taking days off work to facilitate the resolution of these issues, Dylan failed to follow through and left us without assistance, leaving the problems unresolved. - It became apparent that neither the superintendent nor the sales counselor had fulfilled their responsibilities in preparing for the closing. It was only after we formally escalated our concerns to Landsea Homes that Jess took over to address the numerous issues that persisted, and still persist, both before and after the closing. Subpar Quality and Poor Workmanship? - We are deeply disappointed with the overall quality of materials and craftsmanship in the construction of our home. The finishes and fixtures, including the windows, bathrooms, cabinetry, and plumbing, among others, appear subpar (cheap), rushed, and lacking attention to detail. For a new home, it is disheartening to have encountered and still encountering numerous issues from day one, including scratches, dents, imbalances, and poor construction. - When requesting repairs, it often felt as though we were passed between parties, with each one deflecting responsibility and pointing fingers at each other or someone else, or attributing the issues to "miscommunication." This lack of accountability has been incredibly frustrating, leaving many issues unresolved. No one—neither the tradespeople nor Landsea Homes—has taken full responsibility for the substandard work. - However, it is important to acknowledge that Jessica consistently took ownership of the situations. She made genuine efforts to address our concerns, whether by coordinating with trades or following up on the work herself. Irresponsible and Unprofessional Trades - We have encountered significant challenges with the trades involved in the construction of our home. Unfortunately, there have been consistent issues with missed appointments, unannounced visits, and a lack of organization when the trades did arrive. Not only did they frequently miss scheduled appointments, but they often showed up unannounced, most of the times when we weren’t even at the house. When they did show up, It was evident that the work was often incomplete or improperly executed, and they more often than not appeared to be confusion about the tasks at hand, with trades frequently unaware of the proper work orders or scope of their responsibilities. There was not a single trade that took responsibility for their work. Instead, every issue was passed along to someone else—whether it was blaming Landsea Homes for poor communication or blaming other trades for errors. This lack of accountability is unacceptable and concerning, especially in a brand-new home. Unresolved Issues and No Compensation - It is extremely disappointing and frustrating that, even after the warranty period, many issues remain unresolved. For example, we have been dealing with window problems from the very first day. Despite numerous requests, we have been informed—both verbally and without formal documentation—that the windows cannot be repaired or replaced. Yet, the scratches on all 15-17 windows are clearly visible, the craftsmanship is subpar, and several windows remain unbalanced. This issue, which is not due to any fault of our own, is unacceptable in a new home. Furthermore, we are frustrated by the lack of compensation or viable solutions offered by Landsea Homes for problems that should have been addressed long before the warranty expired, particularly in a state like Arizona, where repairs / replacements should take priority. We paid for a home that, regrettably, was not completed to an acceptable standard, and we are left with ongoing issues that have either been ignored or dismissed. Conclusion? - While Jessica Stoehr’s assistance and amazing customer service has been a positive aspect of our experience, the overall process has been riddled with challenges. We are disappointed by the lack of attention to detail, poor quality of workmanship, and the unaddressed issues we continue to face. As customers that paid a house in full, we had hoped for a higher level of service, especially considering Landsea Homes’ reputation of “2022 Builder of the Year”. - We remain hopeful that there is an opportunity for Landsea Homes to address these concerns, resolve the outstanding issues, and restore our confidence in the brand. I believe with proper attention to detail and more effective communication, and proper compensation, these matters can be resolved in a manner that reflects the high standards we expected when we first chose Landsea Homes.

The finance department was phenomenal. The customer service and construction team has been very thorough and educational. There are always going to be some amount of things that come up, but these teams have been so personable and responsive.

The house is starting to settle and coming apart at the seams in the kitchen. Also the landscaping in the front yard has never been completed as promised. The front landscaping by the street looks like garbage and needs plants to fill in like the rest of the homes around me. I have communicated this to several people in your organization but to no avail. It seems after close of escrow nobody cares or wants to step up to the plate and take responsibility. The items in the 30-day checklist were not completed. As repairs were finally made damage was done to other parts of our home. We've had to deal with so many different Landsea employees to try and resolve. We were removed from our home on two separate occasions for a total of 7 days so that repairs could be made. Poor quality of work and poor quality control by Landsea.

There have been plenty of issues with the house itself. The main one is one that I have been dealing with since month 3 damage to the kitchen island because the dishwasher was not leaking, not properly installed. During the process, Landsea has done very little to help and I've been forced to contact the dishwasher manufacturer and deal with them.

We are facing an ongoing issue and have not yet been able to move into or live in our home or spend any length of time due to health risks associated with an inferior cabinet product that was installed. Landsea has hired an air quality company to determine the extent of the contamination. However, Landsea has not provided us a solution to date. We also have other warranty items that need addressed.

Disappointing and Frustrating Experience with Landsea Homes - We want to start by acknowledging Jessica Stoehr, our customer representative, who has been absolutely amazing throughout the entire process. She has been responsive, attentive, and has tackled most of the warrantied items throughout the year. Even though there are still warranty items that need to be taken care of, because of her, the experience with Landsea Homes was, at times, above average. Unfortunately, this was the only positive aspect of an otherwise very disappointing experience. Rushed Construction and Poor Closing Process - From the start, the construction and closing process felt disorganized and rushed. Initially, we were informed that our home would be completed by late December, but this was later moved up to mid-November. Despite repeatedly asking not to be rushed so that the house could be properly finished, we received a home that was far from complete and clearly done hastily. It was evident that corners were cut, and attention to detail was non-existent. - On the day of closing, we encountered several significant challenges that further complicated the process. Our sales representative, Brennen, was unavailable due to an "off day," leaving us without the necessary guidance and communication during this critical time. Additionally, our superintendent, Dylan, was unaware of the scheduled closing appointment and was unable to effectively address our questions. This lack of preparation led to a rushed closing process and left us feeling unsupported. - Because Brennen was absent, we were unable to ask the numerous questions we had, nor were we able to receive our keys in an organized manner. It seemed that no one was aware of the required procedures or who should provide the necessary information, resulting in an unsatisfactory closing experience. - Prior to closing, we presented several items to Dylan that required attention or repair. Dylan assured us that these would be addressed before our scheduled move-in date of January 31st. However, none of these items were resolved as promised. Despite taking days off work to facilitate the resolution of these issues, Dylan failed to follow through and left us without assistance, leaving the problems unresolved. - It became apparent that neither the superintendent nor the sales counselor had fulfilled their responsibilities in preparing for the closing. It was only after we formally escalated our concerns to Landsea Homes that Jess took over to address the numerous issues that persisted, and still persist, both before and after the closing. Subpar Quality and Poor Workmanship? - We are deeply disappointed with the overall quality of materials and craftsmanship in the construction of our home. The finishes and fixtures, including the windows, bathrooms, cabinetry, and plumbing, among others, appear subpar (cheap), rushed, and lacking attention to detail. For a new home, it is disheartening to have encountered and still encountering numerous issues from day one, including scratches, dents, imbalances, and poor construction. - When requesting repairs, it often felt as though we were passed between parties, with each one deflecting responsibility and pointing fingers at each other or someone else, or attributing the issues to "miscommunication." This lack of accountability has been incredibly frustrating, leaving many issues unresolved. No one—neither the tradespeople nor Landsea Homes—has taken full responsibility for the substandard work. - However, it is important to acknowledge that Jessica consistently took ownership of the situations. She made genuine efforts to address our concerns, whether by coordinating with trades or following up on the work herself. Irresponsible and Unprofessional Trades - We have encountered significant challenges with the trades involved in the construction of our home. Unfortunately, there have been consistent issues with missed appointments, unannounced visits, and a lack of organization when the trades did arrive. Not only did they frequently miss scheduled appointments, but they often showed up unannounced, most of the times when we weren’t even at the house. When they did show up, It was evident that the work was often incomplete or improperly executed, and they more often than not appeared to be confusion about the tasks at hand, with trades frequently unaware of the proper work orders or scope of their responsibilities. There was not a single trade that took responsibility for their work. Instead, every issue was passed along to someone else—whether it was blaming Landsea Homes for poor communication or blaming other trades for errors. This lack of accountability is unacceptable and concerning, especially in a brand-new home. Unresolved Issues and No Compensation - It is extremely disappointing and frustrating that, even after the warranty period, many issues remain unresolved. For example, we have been dealing with window problems from the very first day. Despite numerous requests, we have been informed—both verbally and without formal documentation—that the windows cannot be repaired or replaced. Yet, the scratches on all 15-17 windows are clearly visible, the craftsmanship is subpar, and several windows remain unbalanced. This issue, which is not due to any fault of our own, is unacceptable in a new home. Furthermore, we are frustrated by the lack of compensation or viable solutions offered by Landsea Homes for problems that should have been addressed long before the warranty expired, particularly in a state like Arizona, where repairs / replacements should take priority. We paid for a home that, regrettably, was not completed to an acceptable standard, and we are left with ongoing issues that have either been ignored or dismissed. Conclusion? - While Jessica Stoehr’s assistance and amazing customer service has been a positive aspect of our experience, the overall process has been riddled with challenges. We are disappointed by the lack of attention to detail, poor quality of workmanship, and the unaddressed issues we continue to face. As customers that paid a house in full, we had hoped for a higher level of service, especially considering Landsea Homes’ reputation of “2022 Builder of the Year”. - We remain hopeful that there is an opportunity for Landsea Homes to address these concerns, resolve the outstanding issues, and restore our confidence in the brand. I believe with proper attention to detail and more effective communication, and proper compensation, these matters can be resolved in a manner that reflects the high standards we expected when we first chose Landsea Homes.

There have been plenty of issues with the house itself. The main one is one that I have been dealing with since month 3 damage to the kitchen island because the dishwasher was not leaking, not properly installed. During the process, Landsea has done very little to help and I've been forced to contact the dishwasher manufacturer and deal with them.
