No one knows more about a homebuilder's quality and service than the builder's customers.

Since 1984, Eliant has been independently evaluating the performance of homebuilders across the U.S., Canada, and the Middle East:

  • We ask recent homebuyers to evaluate their builder's purchase process.
  • Then, we ask homeowners to evaluate their builder's quality and service (1) after the first 5-months in the home, and (2) again at the end of the first year.

What I disliked was the poor communication about close, keys & move-in. I never received email, or text agent said was sent notifying me of key available. Other than that very important timing issue the process went fairly smooth and was efficient.

I completed my home walk through taking notice of what issues were blatant in that time frame. What was missed was the poor paintwork involving doors only. Prior touch ups, scuffs, runs, poor paintwork overall involving paint coverage and quality of finish. Much of that I did not notice until after moving in. Overall poor paint workmanship. Im also disappointed in the lack of landscape maintenance within the community. I emailed the HOA manager with no reply to date. [name removed] is no comparison to [name removed] Vista Farms where landscaping in common areas is highly manicured. [name removed] common areas , except for the model home yards looks as if it has not been maintained in over a year. Shrubs overgrown and growing together. That is highly disappointing for a new home builder not to be more focused on community appearance to attract perspective buyers. Overall my contract to move in experience was pleasant however since then Im noticing issues that I wish had been more evident.

I liked how friendly and easy everything was. Everyone knew what they were talking about and kept their promises. I think communication post-sale could be better as we did have some minor hiccups. Overall fantastic experience.

Overall, the purchase process was relatively easy, largely because my real estate agent did an excellent job guiding me through each step. However, there were times when communication between the seller's agent and my agent seemed delayed, which occasionally made it difficult to get timely answers. There were also a few misunderstandings regarding what could be negotiated during the purchase process. For example, I was initially told that I could use part of my 6% concessions toward landscaping, but later learned from my lender that this was not an option. Similarly, I was told that a water softener was a standard feature in the home, which ultimately was not the case. I chose to obtain my own home inspection and had the report sent to the seller's agent. During my first walkthrough, the construction manager informed me that he had not reviewed the inspection report, so I had to go through the items with him directly. While not every item was addressed before closing, the more urgent concerns were resolved. One of the highlights of the experience was working with [name removed]. He was friendly, professional, patient, and took the time to answer my questions throughout the process. The home was ready by move-in, and I appreciate the effort that went into preparing it. Although a few cosmetic items that I marked with tape were missed, I plan to bring those up during the post-move audit process. Lastly, while I appreciated being offered the lease buyout benefit so that I could close on the home before my apartment lease ended, the process itself proved to be more difficult than expected. It created confusion for both my agent and me, and there was uncertainty regarding the requirements and timelines. While I am grateful the option was available, clearer communication and guidance would have made the experience much less frustrating.
