That the sewer gas smell is still present in my home and after numerous visits from the plumbers and an air quality company coming out, Roswell home ghosted me and didn’t resolve the issue. Not to mention my windows don’t work properly and the tile floor in my shower is uneven and I’ve cut my foot twice. Their construction workers toss their garbage everywhere so that the neighborhood is covered in trash debris and I’ve had to replace three tires already on a 4 month old vehicle . I tell everyone I know that they should be cautious about buying a home here because my experience hasn’t been great.

staffs are very nice, but house and decoration is very bad, I raise many tickes relate to electrical, garage door, water hieater and refregirator in the first year. some of them replace with key componment and some of them can't be fixed leading me doubt the quality and how long those appliance can last.

I disliked that some issues were not fixed and had to be called in for warranty items and got fixed then because of poor quality to begin with.

I like the community, it's nicely planned, but the build quality of the home itself and the appliances feel kind of mediocre. But the biggest drawbacks for me are the solar system (feels like a total sham with three different companies involved and making no change in the utility bills) and the HOA. The HOA fee is very high to begin with, and on top they introduced another third party to administer weird parking rules. According to them, all the parking within the community are for the guests, not for the residents who pay such high fees. Really? Did Risewell really thinks that there should be that many guests living in the community everyday?! On top of that, now the cars need to be "registered" by paying additional fees to park the even inside my own garage!!! We were actually planning on upgrading to another home within the community in the future, but that seems unlikely now. Couple of my friends and colleagues were also showing interests, but backed off after hearing my experience with the solar and the HOA. Frankly, I would love the referral bonus, but couldn't hide those from them since I value my relationship with them than some bonus :(

As we live in the home, we have noticed craftsmanship issues. Not sure if they can still be addressed. I would advise anyone buying a new Risewell home to get an inspection.

[name removed] was so great and friendly to work with. She explained the options clearly and was very responsive. [name removed] was very kind and thorough with the walk through and 30 day follow up. [name removed] at Universal lending was also really great to work with. I was very happy with everyone in the process from start to finish.

Warranty issues were handled quickly. Communication with repair technician's was difficult. Brick work was horrible, also with cracking of the bricks. Building materials are cheap compared to other builder grades in the area. We bought quickly without looking at other builders homes. That was a mistake. Also the roof vents are plastic all (12) had to be replaced because of leaking. Electrical breakers trip a lot with microwave use. Had to put in better made breaker. Not sure we will stay here.

I disliked the lending side of [name removed]. It was great until closing, and then things were forgotten and delayed 3 times. In the future, I would recommend for someone to choose a different lender.

The design center experience felt rushed, and we did not feel like there was enough time to fully evaluate all of the options. It would have been extremely helpful if samples, catalogs, or an online portal with available selections had been provided prior to the appointment so customers could research and narrow down choices ahead of time. Additionally, there were very few real-life photos or examples from previous homes showing the design selections installed, which made it difficult to visualize how certain finishes, colors, and upgrades would actually look together in a completed home. Having more reference photos or model home examples available would greatly improve the overall customer experience and help buyers feel more confident in their decisions.
