Overall, the purchase process was relatively easy, largely because my real estate agent did an excellent job guiding me through each step. However, there were times when communication between the seller's agent and my agent seemed delayed, which occasionally made it difficult to get timely answers. There were also a few misunderstandings regarding what could be negotiated during the purchase process. For example, I was initially told that I could use part of my 6% concessions toward landscaping, but later learned from my lender that this was not an option. Similarly, I was told that a water softener was a standard feature in the home, which ultimately was not the case. I chose to obtain my own home inspection and had the report sent to the seller's agent. During my first walkthrough, the construction manager informed me that he had not reviewed the inspection report, so I had to go through the items with him directly. While not every item was addressed before closing, the more urgent concerns were resolved. One of the highlights of the experience was working with [name removed]. He was friendly, professional, patient, and took the time to answer my questions throughout the process. The home was ready by move-in, and I appreciate the effort that went into preparing it. Although a few cosmetic items that I marked with tape were missed, I plan to bring those up during the post-move audit process. Lastly, while I appreciated being offered the lease buyout benefit so that I could close on the home before my apartment lease ended, the process itself proved to be more difficult than expected. It created confusion for both my agent and me, and there was uncertainty regarding the requirements and timelines. While I am grateful the option was available, clearer communication and guidance would have made the experience much less frustrating.

Package delivery continues to be a major problem. Couriers cannot contact homeowners at the entrance, cannot access the building, and do not use the new lockers over by the mailbox. The mailman delivered a package to me designated to a different building with the same unit number last week. The mailboxes until recently weren't labeled as to which key goes to which box. Clearly package delivery was not a design consideration when building this place. Label each building clearly, each box clearly, provide a communication channel to homeowners for delivery drivers or temporary access code, direct drivers to use the new lockers if possible.

I love the energy efficiency and the overall quality of the build. There really is not much wrong to say about this home. My only main gripe about the structure of this home is the pantry has very little airflow (only present when the door opens); given this is an exterior wall, the room gets either very warm or very cold depending on the season which had led to spoilage a little quicker in there, but there are ways around that with those products that mold a little easier. As for the sprinkler system outside, we've run into a few problems with pipes cracking (not schedule 40, so it is more prone to cracking with clay soils, thus leading to some higher water bills at times), pipes not getting properly glued into their elbows and tees (we had a fountain coming out of our backyard because only 1" of the pipe was set inside the elbow which naturally gave way to the water pressure within a few months), and a few sprayer heads were set at a heavy angle which led to some uneven water coverage and dirt build up. None of these, however, were expensive fixes to do ourselves and gave me something to do on the weekend. Though, I'm not sure if other people know how to do these fixes themselves and pay someone $100s of dollars to fix something they could do with $15 and a shovel. Something to keep in mind perhaps?
