This is a $2.5M home that you put hollow core doors in, didn't put a vanity in that we asked you for, wouldn't insultate between floors, only did the front yard, didn't setup the water heater properly (for anyone in the neighborhood), weren't going to tell us the roof needed to be replaced, wouldn't caulk windows and doors or any other inspection items that came up and the list goes on. We've asked everyone in the neighborhood and their experiences parallel ours. You failed on so many levels. Fortunately for you the people who live there are REALLY nice people. If any of them are lawyers or litigious be warned, they will come after you for these failures - there are SO many!

While not everything is perfect at our new home, your team has been very helpful addressing the small things that need to be corrected. [name removed] has been a huge help, and we appreciate that your vendors and sub-contractors have been responsive the the requests that we've put through to [name removed].

The quality of finishes is absolutely the least expensive materials possible in a home over $2M. Down to the toilet seats. The A/C runs non-stop because it's SO undersized. Everything about this house is cheap beyond cheap.

The construction delays were maddening, and at times [name removed] didn’t handle situation the best, he seemed to have limited info on what was going on.

The punch list items and warranty work has been a real pain. Inconsistent and tons of work still needs to be completed and it's a pin having to upload all the items through the portal.

Hot water lines are under sized. Plumbing to toilets and sinks are 3rd or 4th rate.

We have a lot of outstanding warranty work that has been delayed due to there not being a deicated rep in place. [name removed] and [name removed] have been amazing but ever since [name removed] (?) left there hasn't been the attention we would expect to get the projects coompleted.

Punchlist and warranty repairs remaining. I attempt to be understanding of how difficult it is to get the subcontractors back out to complete their tasks, but the remaining punchlist items from the initial punch walk should be completed 10 months in.

Pros: [name removed] was able to meet our desired move-in date by prior of 2022; We appreciate the ability to do minor customization to the floor plan; The quality of finishes and design options to customize; When able to talk or work with [name removed] or [name removed], things were great and communication lines were open, they assisted on making sure concerns were addressed. All sub-contractors we interacted with were phenomenal in helping us through questions or things that needed to be addressed (I.e. [name removed] with Kitchen Showcase, electricians, etc..). Appreciated the ability to do the detailed walk-throughs prior to drywall and closing, [name removed] was super detail oriented in the process. Cons: Almost zero proactive communication from our sales representative. When we tried to ask questions or get clarity on topics, we would need to email, followed by text to still often receive no communication back. This was very disappointing as we were told during the sales process we would be receiving at a minimum bi-weekly updates on progress, next steps, schedule and that never occurred. Front yard landscaping is a disaster and needs to be resolved ASAP. We have to continually push on on pre-closing items to get resolved (outside painting, trim work, etc..). Overall price / value of the home, especially with the involvement we needed to provide to make sure things were done right.

Warranty work has taken extremely long periods of time. There were items on our final walkthrough checklist that are still not completed and it's been almost 12 months. The recent changes to the people that oversee warranty work have been a vast improvement but we're still waiting on items that would appear to be an easy resolution. I.E. get another mirror of the same size and install

PROS: Good Communications; responded to questions/concerns quickly. Made modifications as requested (moving kitchen lights, different hood/cabinet than originally planned). Completed the home in 11 months. CONS: No model home to look at so really learned as we went; probably would have made other choices/modifications if there was a model. Construction clean-up could have been better/more thorough. Hot water takes a long time even though we have 2 insta-hot water heaters (actually, the 2nd hot water heater was really a bad choice so wish they had talked me out of that option)
