People working on site were professional and mostly responsive. Quality of the home construction sub par for the price of the home. Lowest quality paint, sloppy workmanship especially, base boards, trim and paint. Now that they are down to a hand full of homes to sell they are landscaping and adding improvements that weren't offered to us. Front yard landscaping was a joke. We asked if we could do our own landscaping for a credit towards our upgrades but were told no. Asked if we could have the front painted a different color and were told no so we paid for it ourseves after moving in. Took almost 6 months to get our solar hooked up which cost us money, time and lots of frustration.

I disliked how I entered into the contract without understanding this home was already permitted because it fell through from a previous contract. As a consequence, I was not able to add the things that I really wanted (shower in the in law suite, sink in the laundry room, etc.). It was as though that part was left out of the conversation until after I signed the initial paperwork. Also the process to select and customize at the design center was a complete disaster. The selection was incredibly narrow and the options provided were not high quality (despite a high price tag). The appliances that were included were very low value as well. To make matters worse some of the problems in the [name removed] neighborhood were kept hidden from us, like water pressure issues, neighbor incivility, nuisance cross traffic, insect infestations, and local tax issues with the local area. On a positive side, upon my one year anniversary, I have enjoyed working with [name removed], the [name removed] warranty representative. She has been very responsive and consistent. However, I will not ever buy a landsea home again.

Well the software system needs to be improved in my view else there are chances of mistakes . Overall a good experience as people in the team are good hearted and would work to make things happen . Their software system is little old fashioned and you need to ensure that you have paper work in your files and check the inventory of items . It is not easy for them to find out details of orders . [name removed] was always very responsive and knowledgeable by text. He has a good reputation I have heard. Paint stains on the floors and big splotches on the walls in many places showed an unprofessional quality of painters.

I would like to express my appreciation for the excellent communication and support I have received through Ashley, Joe, and Chris. Throughout my interactions of each of them, I have been constantly impressed by their patience and willingness to answer all my questions thoroughly. They kept me well informed at every stage! They’ve have made the entire process much smoother and less stressful. However, the company‘s quality of subs to finish the work is not up to my standards for buying a $1.2 million home. When the subs have showed up for follow ups there has been a language barrier, which has made it hard to communicate with them to finish the work that needed to be completed. We even found one subs in our master bedroom, which there was absolutely no work to be done, which was alarming. Working with Jennifer Yarberry was very enjoyable. She made the buying experience very easy and helped us along the process in any way possible. Getting things fixed/taken care of around the house has been a good experience as well. The experience with getting a loan working through Universal Lending Company (ULC) was terrible. I can understand being thorough when getting approved for a loan, but it seemed that the expectations continuously changed. When we asked questions, we never got responses that were timely and/or helpful. I know we weren't the only new home buyers in the neighbor hood that had a terrible experience with ULC as well. I would highly recommend New Home Company finding another lending partner.

Everyone tells you what you want to hear, promises… nothing but promises. Im sure management is aware of the situation , but no one has contacted us. Let’s start by mentioning a few names #1 [name removed] - he has no customer service skills and his demeanor is absolutely unprofessional, I don’t know if it is racism or his lack of self control. He treated us the buyers, now owners of the property like fools. In fifty years we have bought numerous properties new and used this so far has been the worst experience. #2 [name removed] (warranty)- since the first walkthrough she told us whatever we need she would take care of it, not to worry. Still waiting for some issues to be resolved that were noticed before closing and more issues are arising. I specifically said I didn’t want to deal with Mr. [name removed] after numerous times he disrespected or undermined us and unfortunately no body cared what we, the customer said. Still waiting for the promises to be fulfilled. #3 [name removed] (sales) - the only person who actually seems to have customer service skills, but apparently not in a position to take care of all the things that need to be addressed.

Our experience was great overall from start to finish. Our sales person [name removed] was very kind and helpful throughout the whole process. When we needed to reach out to the builder for issues, she was quick to connect us. Our builder [name removed] was extremely communicative and friendly. Reaponded to texts on weekends within minutes. We wanted to show our out of town family our home during the holidays before it was complete and they accommodated us and unlocked the doors. The most “unpleasant” part was the closing day. It took a ridiculous amount of time. Our realtors said it was their longest closing ever.. but even then, we were too excited to care about the wait. We’ve only been in the house for 1 month so we will see if any quality issues arise. Overall great experience, love our home and are very happy.

Electrical is dodgy and paint application is too thin as well color inconsistency and needs gloss finish on shelf surfaces. Issues with cement. White porcelain sink is pretty as long as you never use it. Note that [name removed] and customer service was great at addressing.

The most traumatizing experience was when AC system failed 3 months after closing escrow. Warranty claim related to A/C failure was submitted on Wednesday, July 3rd, no action was taken by TNHC until I called Villara myself on the night of July 6th because the temperature inside the house was unbearable during the hottest peak of the year temperatures soaring to 120F that week. Technician didn’t come until morning of July 7th because it was after hours. Later I found out he didn’t fix the issue, because a/c went out again in 2 days. If TNHC warranty dept would address this critical problem immediately and send someone on July 4, my family wouldn’t have to fry inside this hot home for four days.

I have two issues with my experience at New Home Co. The first is the quality of the build of the house. This house has had numerous issues with one major plumbing issue since the time of purchase. It seems like the builder took every shortcut possible to save money rather than build a quality house. The quality does not reciprocate the price of the house. The second issue is dealing with the warranty/repair team and remedying these issues with the house. I feel constant hostility when dealing with the warranty/repair team. I do not feel like a valued customer and the warranty team never wants to repair an issue and instead will deny the request. I used to think this was [name removed]' fault but I believe [name removed] is doing his job according to the instructions given to him by upper management which is to deny as many requests as possible in order to reduce expenses. This has infuriated me as a buyer and not what I have experienced with any other competing home builder in the past (Lennar, Tri Pointe Homes). There were issues with the Tri Pointe Homes house but the difference with the New Home Co house is Tri Pointe responded in a positive manner and completed every single task without question. New Home Co instead creates a hostile negative environment in which I hesitate to even call for a warranty issue. I purchased this house for my parents at the time. My wife and I are looking for a new house now but we will not even give a single thought of purchasing another New Home Co house because of the negative experiences we had with the builder.

[name removed] & [name removed] took ownership of all the issues [name removed] and their vendors had done and corrected them. Even the closing with First American was very un-organized. Worst exeperince ever!

Backyard has a steep drop off as part of the property not shown on the original plan. With as much dirt that they hull away all the back yard space should be usable and flat. It should not be on the owner to pay for dirt and to built up a wall.

Did not like has my backyard has s 90 drop-off and it was not made level. with all the sand and dirt available the backyards should all have the same useable space. I should not have to pay to fix a problem that should have never existed.

Did not disclose an additional $12K bond. Should have explained up front like [name removed]...It was buried in the closing doc with no mention of the percentage or cost to homebuyer. Called New [name removed] Company and never received a call back. Also no flexibility in design, spec including exterior paint. Rushed closing so they could hit end of year goals.

I disliked how I entered into the contract without understanding this home was already permitted because it fell through from a previous contract. As a consequence, I was not able to add the things that I really wanted (shower in the in law suite, sink in the laundry room, etc.). It was as though that part was left out of the conversation until after I signed the initial paperwork. Also the process to select and customize at the design center was a complete disaster. The selection was incredibly narrow and the options provided were not high quality (despite a high price tag). The appliances that were included were very low value as well. To make matters worse some of the problems in the [name removed] neighborhood were kept hidden from us, like water pressure issues, neighbor incivility, nuisance cross traffic, insect infestations, and local tax issues with the local area. On a positive side, upon my one year anniversary, I have enjoyed working with [name removed], the [name removed] warranty representative. She has been very responsive and consistent. However, I will not ever buy a landsea home again.

I am extremely happy with [name removed] for her customer service and follow ups. My only complaint was that lawn provision. Not at all happy with lawn with two different varieties of sod ..one for front and one for backyard. Backyard leveling of the ground is also very poorly done

The sales rep [name removed] was great. Her replacement was kind. Zuheyli is very responsive and helpful. The painters were terrible. Most other things seem well done in general. [name removed] was always very responsive and knowledgeable by text. He has a good reputation I have heard. Paint stains on the floors and big splotches on the walls in many places showed an unprofessional quality of painters.

Electrical is dodgy and paint application is too thin as well color inconsistency and needs gloss finish on shelf surfaces. Issues with cement. White porcelain sink is pretty as long as you never use it. Note that [name removed] and customer service was great at addressing.

Dislike: Low quality paint finish, dry lawn, no tower & toilet holders in bathrooms, noticed a small damage in the kitchen island, brick pavers "garage driveway & porch" should be seal "a lot of sand comming out by ants", painting drops every where "specially on the porch", heavy traffic on [name removed] Ave. used as a short cut between 27 hwy & Schofield Rd..

I have two issues with my experience at New Home Co. The first is the quality of the build of the house. This house has had numerous issues with one major plumbing issue since the time of purchase. It seems like the builder took every shortcut possible to save money rather than build a quality house. The quality does not reciprocate the price of the house. The second issue is dealing with the warranty/repair team and remedying these issues with the house. I feel constant hostility when dealing with the warranty/repair team. I do not feel like a valued customer and the warranty team never wants to repair an issue and instead will deny the request. I used to think this was [name removed]' fault but I believe [name removed] is doing his job according to the instructions given to him by upper management which is to deny as many requests as possible in order to reduce expenses. This has infuriated me as a buyer and not what I have experienced with any other competing home builder in the past (Lennar, Tri Pointe Homes). There were issues with the Tri Pointe Homes house but the difference with the New Home Co house is Tri Pointe responded in a positive manner and completed every single task without question. New Home Co instead creates a hostile negative environment in which I hesitate to even call for a warranty issue. I purchased this house for my parents at the time. My wife and I are looking for a new house now but we will not even give a single thought of purchasing another New Home Co house because of the negative experiences we had with the builder.

Backyard has a steep drop off as part of the property not shown on the original plan. With as much dirt that they hull away all the back yard space should be usable and flat. It should not be on the owner to pay for dirt and to built up a wall.

From my first visit with land sea rep [name removed] everything was went good , my only negative is with Firstservice residential they are hard to contact and are very rude on the phone not only to me but neighbors as well , especially when when dealing with women they do not respect.
