There are alot of things we disliked about the purchase experience over the past year. We started off with a sales person / team that is constantly changing. We went through 3 sales people all of whom avoided answering questions in writing, and who also would not share information about things like why timelines changed by months amongst other items. So we had the following issues: 1. The day we were set to sign the purchase agreement prices changed. This means day 1 pre sales pricing wasnt even honored which costs us a few thousand dollars. 2. The plot plan isnt shared until long after the purchase agreement where we discovered the developer is giving away a lot of people's property on the walk out basement side of things to the owners below by separating them with a retaining wall being placed 5ft into my property vs on the property line like it should have been. This is going to result in 5ft of property that belongs to some people will be inaccessible to the owners but easily accessible to those who do not own it. The plot plan also showed us that the final grading provided would be so steep the backyard in most situations would be unusable to the average person without other revisions. Those items will be listed below as part of this journey. 3. The sales people also refused to work with us to get answers to the insurance company to clarify how much the home would cost to insure. We were lied to about roofing brand, warranty, and class rating. 4. The developer will not give you a copy of the plans to better allow you to renovate or know where wiring, plumbing, and HVAC are in the home in the future. There are also many discrepancies from the permit documents to the home which insinuate an additional window in the basement as well as a few other items. 5. The HOA is also run by the developer for the time being. They will not give me access to my property by allowing me to revise the retaining wall to make my backyard accessible. I have been in a back and forth between the developer / the board for 4 months now. 6. The closing dates were moved without our knowledge and coordinated with the lender to try to force us until closing on multiple occasions vs honoring the date previously given to us on multiple occasions. 7. Many of the things the sales people said was allowable to do with the property has been denied by the HOA run by the developer. Specifically the use of black metal fencing the developer is currently using. 8. Upon closing we had a wind storm which ripped off quite a few roof shingles the Developer's warranty guy attempted to deny fixing the roofing, and the siding which had been damaged or was loose causing a near constant rattling noise which made the house challenging to live with. Only upon engaging with the GC did someone acknowledge there were roofing issues which would not be fully fixed until a warmer time of year. This has given us a sense that the warranty department is likely to not honor the warranty or fix issues throughout the neighborhood.

Constant communication from sales & construction on status updates, what was going to be happening when, and proactive scheduling with us on walks, orientations, etc.

New Home Co did a good job throughout the process of kepping us informed about the progress of the home. The process of picking finishes(semi-custom) was easy. We enjoyed working with Isaiah and Brett on the construction elements. They were always responsive and helpful. There are elements of the home that were somewhat on the cheap side. Little things like having Decora switches, but using standard outlets. The can lights are not flush to the ceiling. The retaining wall was not deep enough(based on the opinion of external contractors and structural engineers). The garage was only partially drywalled. These construction cost choices felt on the cheap side for a million dollar home. We have not had any significant issues since moving into the home. The construction seems to be of high quality. The minor issues were dealt with in a timely manner with negligible effort. Dealing with the HOA has been challenging. I would say that they are not particularly responsive or efficient in handling requests. Given that there were only a handful of owners in the community when we moved in, it seems like it shouldn't have taken weeks to get responses. That being said, they did meet the timelines set out in the bylaws. This may just be an issue of being so new that they are not up to speed. Overall, we love our new home and with some minor improvements to cost choices and communication with the HOA, I'm sure that future homeowners will be even more pleased!
