Buying process was very good but experience with warranty/service is very poor. I contacted service for an issue but was told we don't come until its 6 months mark or 11months inspection. 6 months mark was passed and nobody bother to show up. House was built with bare minimum material and labor. 6 months into the house and things are showing signs of poor workmanship and materials used.

Hi there, this is requested feedback so I will be as honest as possible. Here are a few points for your reference: 1) This is an extremely overpriced home. We decided very poorly on when to jump into this market. 2) I had connected w contractor for a tub little hole that was there since installation and no answer yet. Also noticed there were 2 missing light bulbs and they told me they'll get it. Its super cheap but in the little things is where commitment is shown the most ;). 3) For such an expensive project, with many young families, there is not a single area for kids to play outside (due the fact that these houses have so little green areas) such as other community amenities (shades, seating, pool, grills etc). This is very concerning since we pay such a high HOA. I have made the approach to Empire HOA to be willing to pay more HOA if we could talk with Integra apts (right beside our community) to can use their amenities since they can use the income and we can benefit of facilities etc. and there was not a single good faith of at least trying anything related. In conclusion, we want out of here but are stuck in this project since house prices have gone down and if we sell at bought price we would be at a loss already. Sorry for our honesty.

The sales experience and lending aspect was great. The project manager for our home was great at first. Offered the [name removed] and moon. Ultimately, he made promises he didn’t keep (showing us how to use our sprinkler system and dropping off extra wall touch up paint). He said he had a streak of 5 star ratings and to help him keep that. After the survey it was like “bye!”.

We enjoyed the sales process. [name removed] was amazing. [name removed] made a lot of promises about things he’d do and he never followed through. We felt like he was mostly talk and less action. [name removed] has been great to work with on warranty items.

I was very impressed with how organized the overall process was, from contract to move-in. Most, if not all, of the professionals I worked with, including my loan officer, sales agent, and insurance representatives, were highly available and responsive to all of my questions. The only part of the process that wasn't as smooth was communication with the title representatives. I had a question about sending my wire transfer and had difficulty reaching someone by phone to get an answer.

I have been able to contact the persons or office with my concerns. Sometimes it took a while, or I had to make several calls, for the service to be provided. So far, all my service requests have been met.

Any questions we had, all the people involver were so prompt to respond. And during the inspection phase, [name removed] the builder rep was so friendly and knowledgeable. We are very happy with our new Landsea home!
