Purchase Experience Testimonials from Real Homebuyers

Royse City, on Jan 17, 2023

Once we closed on the home, communication with builders sales and management became extremely difficult with little to no response to complaints and concerns. Our biggest was related to the poor performance of the HVAC system installed and learned a smaller unit was installed than calculated for our home. And [name removed], VP of Construction, is the most rude, condescending, unprofessional person I have ever had to deal with! He only offered to shut us up for pennies on the dollar instead of fixing the problem and was mean and extremely rude the entire time. We didn’t accept his petty shut up money.

My buying experience was not too great. There was a clause, prior to buying the home, that stated that if I proceeded to purchase it that I would be liable to any shortfalls in the appraisal. Sales manager insisted that home would appraise in the purchasing price offered and were so confident that it wouldn't appraise for less. They promised verbally that they would agree to help out but when the appraise value came in, it did turn out lower and I had to pay the difference. I appreciate honest people and not lies to just make a sale. Also, the material of the home has been disappointing since its only been almost 2 months and things/materials are already starting to have issues. I will submit these claims to the warranty manager!

Over the whole process of buying, moving in, and living here for a year, it feels like we have a new "contact" every couple of weeks, its sort of ridiculous. The fact that ~85% of the trees you planted in the neighborhood so far, are dead is also frustrating... and even more so that you are not going to replace them. I would recommend buyers only go with trophy if they understand the risk of dealing with trophy and have exhausted all other options.

While some issues have been fixed and resolved. There are certain items that I feel should have been warrantied that I was told would not be fixed. I this specific instance I am referring to our trees, both of which are dead because they were planted too deep into the ground. This is common with many of the homes that were built by Trophy in the neighborhood. Due to the HOA requirements, I feel this is an item you should repair rather than stick the homeowners to front the bill from your lazy/shoddy work.

When [name removed] was here we had no problems at all with getting in contact with her or her answering any of our questions. When [name removed] took her place we could not get in contact with him not even 1 time. We were moving from Louisiana and came in and did a walk through of the home. 2 days later we were sent an email from York stating that we needed to be back to do the walk through. We advised him we did it already and spoke with the contractor in charge of the walk throughs who said we could do the final walk through the day before closing. York still insisted that we had to come back so when we drove 6 hours back on the day of the new walk through we arrived at the home with no one there. We attempted to call York but of course no answer. We contacted the contractor who was confused and said that he never told [name removed] that we needed to be back. We were never able to get in contact with York and spent approximately 600 dollars on a trip we did not need to take. York is not professional and is horrible at communicating.

Working with the Sales Manager, [name removed] was a nightmare. She was completely unprofessional and her attention to detail was appalling. I do not feel like she is an honest and ethical person and/or has no business being in the position that she is in. She called me the week before our final close date, saying she was "afraid I would lose my home due to my lender", and then tried to file a complaint towards him with his boss. There is no excuse for that. We had been waiting on her and Trophy since our original closing date that she promised almost 2 months prior to final close date. Due to her, I lost my original lending rate, and had to find somewhere to live with my wife and 6mo old child while we waited for our house to be completed. Having someone like her represent Trophy Signature Homes speaks poorly of your company. The only reason we felt comfortable continuing to purchase the home was due to [name removed] & [name removed] our builders. They have been fantastic through the closing and move-in process. They continue to treat us with respect and take care of any issues that we have identified with them. You should thank them for redeeming the image we had of your company and the way it conducts business.

Our home itself, is exactly what we were looking for. However, the process was awfully painful to say the least. Communication was way too infrequent after being told we would have weekly check ins and builder calls that maybe happened twice throughout the entire process. The title company, green brick, was a nightmare to work with, did not complete their tasks on time, delaying our close date NUMEROUS times and flat out rude to us as the customer, which in any other industry would be unacceptable. The preferred lending that is attached to the new home incentives is incompetent and incapable of doing their job. We had to switch lenders to make the process happen. When asked if we should consult another lender, we were told “we all are held to the same guidelines and no other company can do more for you than we are already doing” FALSE because the second lender was capable and with quite speed and ease. Every person we dealt with from the beginning has either left the company or got fired. Some of them probably needed to move on due to their lack of competence and some of those are seriously missed as they were super helpful throughout the mess of a process. And to elaborate on a more positive note, [name removed], our sales representative and [name removed], our second head of construction have been amazing and seem to actually care. Now that we are moved in, there are several issues with the home such as several rooms where the hot and cold water are backwards, the irrigation and sprinkler system keeps our yard flooded and unusable, fixtures such as towel racks and toilet paper holders either installed wrong or falling off the wall, dings and scrapes in our cabinets, base boards were set too high and makes the flooring separate from the wall and caulking and warranty request are not answered. The website, after submission, states 3 day response time and most of our requests have been unheard after weeks. (The baseboards were the only issue we have yet to get resolved). Moving onto the builders and contracted workers. I can understand that we currently live in a construction zone but end up with trash in our yard and littering our entire street and entire neighborhood. Within about 4-5 weeks of residency, we have, as a family, soent over $2,000 on replacing tires due to carelessness of the builders and getting nails in our tires. My wife and I work from home and the music at times can be blasting as if no one lives here yet making it impossible to get anything done. They constantly block the roads making it difficult or impossible to get down the street to our own home.

A kind of rush for final walk through before closing. It happens on the same day 1.5 hour before closing. Also, I didn't know how much downpay that I need to pay before closing until I contact tiyle. Then some thing miss up these days between title and home insurance because insurance company doesn't receive check from escrow.
