Since 1984, Eliant has been independently evaluating the performance of homebuilders across the U.S., Canada, and the Middle East:

One builder incentive was over promised and then limited by some (builder provided) lender rules. Sales representatives should understand all of these limitations better before over promising incentives.

Overall, the process was a mostly pleasant experience, though there were a few frustrating aspects. [name removed] was very helpful throughout the process and guided us step by step, as this was our first time purchasing a home. During our initial meeting, [name removed] explained the homebuying process and showed us several homes. We ultimately fell in love with one of the homes we toured (our current home) and returned to the office to review purchase estimates and the incentives Trophy was offering at the time. During that discussion, it was communicated that in addition to the home appliances being included, our closing costs would be covered. Based on that information, my husband and I decided to move forward with the purchase. However, during the loan process, we learned that while Trophy did provide assistance toward closing costs, the full amount was not covered, and we were responsible for approximately $13,000 in additional costs that we were not prepared for. We understand that closing costs can vary and that some expenses are required, but we feel it should have been clearly stated upfront that there was a specific dollar amount being contributed and that it might not cover the entirety of the closing costs. As first-time homebuyers, we were very open throughout the process about our lack of experience and shared that our biggest concern was the financial aspect of purchasing a home. Because of this, the additional costs came as a surprise and felt overwhelming at the time. While we are grateful that we were ultimately able to pull together the funds and purchase the home, had we been given all of the information from the beginning, we may have chosen to wait until we were more financially prepared.
