The houses have many defective details. I feel they rush to build and deliver the homes quickly without caring about quality. I pointed out many issues with the house before moving in, and I was ignored.

Subcontractors are subpar. Electrician suggested changing something that would take my house out of code to resolve an issue. This isn’t a solution. After almost a year I am finding all the shortcuts and cost cutting measures these subcontractors used on my house. It’s very disappointing to see these lacks of attention to detail on the part of the builder. Cutting corners means I don’t recommend this builder or buy future homes. I’m sure many people feel this way. Pay attention to your owners and their concerns you plan to stay in business.

The quality of the home is great and just naturally has some issues from the new build settling. On the negative side, most of the issues that arose were due to the severe rain this year. I'm not sure if the front yard was too steep next to the retaining wall and from all the water pooling around the house and/or channeling all next to the retaining wall where the land washed into the neighbors yard and it was a constant battle having to re-shovel the mess. Fortunately my neighbors were friendly enough about it. But initially it was beyond frustrating given it was not covered by warranty. I felt like even if that isn't covered, because it is a new build you should stand by the quality you make. In the end I believe Desert [name removed] did rectify by filling in the missing area with dirt and rocks but it was a more than frustrating process. I think along the same vane, the rock path that should channel water is purely aesthetic given its location at the center of the pitched roof where it isn't possible for water to run. Sorry I am ranting, but these were definitely annoyances that came up in the past year. I will probably look into installing gutters to avoid future incidents when the rain gets bad.

My AC unit did not function properly when my home was given to me. Took them a while and some feedback about them arguing that the ac was the best it could give however, after some some back and forth discussions they called the manufacturer and the problem was resolved.
